Issues with Crawl Space Vapor Barrier and Insulation in Alsea, OR

This homes crawl space had some issues. It had old fiberglass insulation that was drooping and had absorbed water, causing some mold spores to take hold. The below vapor barrier was caked with mud and had shifted out of place, leaving patches of earth exposed. The smell under here was musty and wafting up into the living spaces. To address the issue, the homeowners called up John's Waterproofing to get a free inspection and learn about how an encapsulation would benefit them. 

To begin encapsulation we cleared out the crawl space, pulling the old fiberglass and vapor barrier out. We then installed a full drainage system with a TripleSafe sump pump to dispel the water away from the home. The vents were then sealed shut and we laid out TerraBlock insulation along the dirt floor. CleanSpace was then wrapped in, going under each wooden post, attached and sealed along the rim joists, and sealed the CleanSpace seams. A SaniDry dehumidifier was installed to keep the moisture levels under control, ensuring mold couldn't grow here. Spray Foam was then applied along the foundation walls. The space is now insulated properly, air sealed, and healthy. 

Basement Leak in Alsea, OR

Water trickling down the walls of the basement. This was what the homeowner faced. With the idea of their stuff in the basement facing water damage, the homeowners were ready to get the space waterproofed. They called up John's Waterproofing and were ready to find the solution that fit their homes needs. 

Our crew began by digging a trench along the interior perimeter. Here we put in a bed of gravel with our WaterGuard drainage system. This is fed water from the walls and collects groundwater. The walls were covered with our BrightWall panel system, providing a semi-finished look. it is easy to clean, and will not mold or mildew. The water then travels through the WaterGuard to the lowest point where a TripleSafe sump pump sends the water safely out and away from the homes foundation to a LawnScape outlet. A SaniDry dehumidifier is installed to keep the air dry and healthy. Now the homeowner will not need to stress about the leaks, as the water will be properly cared for. 

Basement Rafters have Fiberglass Falling - Alsea, OR

This homeowners basement had old fiberglass insulation hanging from the ceiling. The home suffered from cold floors in the Winter months and while the fiberglass had helped for a short while, it absorbed moisture from the basement and began to fall. This left pieces hanging down that people would run into, pieces along the floor, and the homes floors got very cold again. To solve the issue they would need a solution that was made to last. They called up John's Waterproofing to receive their free inspection. 
To address the homes problem we began by pulled down all of the nasty fiberglass. Some mold spores were starting to grow in the rafters and we treated these. We then installed a full interior perimeter drain system with our WaterGuard drains. The walls had a ThermalDry radiant vapor barrier installed to guide water moisture from the walls into the below drain system. This system also acts as a Thermal Break top help the space maintain a comfortable temperature. The drains lead all water to a new TripleSafe sump pump to be sent away from the home. We finished by installing a SaniDry dehumidifier and air sealing the basement to prevent drafty air from coming in. The homeowners like how clean the space looks, no more ugly fiberglass hanging down making a mess, and their floors are more comfortable!

Water Stains Throughout Older Basement in Alsea, OR

Mineral deposits from the soil can lead to nasty colored water stains on basement walls. This home suffered from a brown/red stain that was throughout the basement. The homeowners had tried to scrub the walls, but in vain. Eager to keep their basement looking nice, and stop more discoloration from occurring, they called up John's Waterproofing to schedule their inspection. After confirming that the issue was water coming through the poured foundation walls, the representative spoke to the homeowner about their wall options and what they would need to keep their home dry and healthy. 

To begin this home project, our installation crew dug a trench along the interior perimeter, here we installed a bed of gravel with a WaterGuard drainage system. The system is fed the wall water by the newly installed BrightWall paneling. These provide a semi-finished look and will not mold or rot, and are easy to clean. This will allow any moisture that is seeping in to be diverted down into the drain system and then graded along to a newly installed TripleSafe sump pump which sends the water well away from the home to a LawnScape outlet. The homeowners were amazed by how fresh and clean their basement now looks. 

Falling Insulation and Puddles in Basement - Alsea, OR

This homeowner's unfinished basement would commonly have puddles appear and the damp environment caused the fiberglass insulation along the foundation beams to fall in pieces. The homeowners were ready for a solution to keep the home dry and healthy. They called up John's Waterproofing for some help and scheduled a free inspection to receive an estimate. Afterwards, a solution was crafted and the installation crew was scheduled to perform the work. 

To begin our crew removed the old failing fiberglass. Once the space was clean we dug a trench along the basements interior perimeter. Here we installed our WaterGuard drain system. This will collect the groundwater and safely grade it to a newly installed TripleSafe sump pump to send the water well away from the home to a LawnScape outlet. We then installed ThermalDry radiant barrier along the walls. This will both insulate the space as well as provide a waterproof solution so any moisture is send down the the new drain system. As a final piece we installed a SaniDry dehumidifier to ensure the space will now stay dry and healthy. 

Wet Basement Needs Help! - Alsea, OR

A homeowner contacted us because his basement had a bad habit of flooding in the winter.  There was a sump pump in a hole but he felt he needed something more comprehensive. We were happy to help and a System Designer went to the home to do an inspection. He walked the basement with the homeowner and educated him on why the water was coming in and how John's Waterproofing had a great solution and it came with a fantastic warranty. They walked the exterior to make sure there weren't things like damaged downspouts or poor drainage that may be adding to the problem. Finding none, he sat down with the homeowner and they built a proposal together that would solve the problem and fit the homeowner's budget. 

An installation crew came out later and began by breaking out the concrete around the perimeter of the basement to ready it for installing WaterGuard, our award-winning drain system that comes with a lifetime warranty that it will gather and remove the water provided the sump pump is working. It sits in a bed of gravel to help keep dirt out and then it is concreted over leaving only a 1/2" flange next to the foundation wall to allow a wall system to be tucked it and drive water/moisture down into the WaterGuard. The WaterGuard terminates at a TripleSafe sump system with its main pump, backup pump and battery backup to ensure the system continues to operate in the event of a power outage. The pump is put in an airtight liner complete with an alarm and floor rain in case of a plumbing leak. A CleanSpace wall system was chosen to lighten up the basement until the homeowners are ready to build it out in the future. They also chose to include a SaniDry dehumidifier to keep the air dry and filtered. This also rotates the air through the home, keeping it healthy. 

Seasonal Flooding Found in Basement - Alsea, OR

This customer called John's Waterproofing because, despite having a sump pump, her basement was flooding every winter during the heavy rains. A System Designer was sent out to help her with a solid solution. He did a thorough examination of the basement and the exterior with the homeowner, explaining to her all the while why her basement was flooding and what could be done about it. He took lots of photos and took concise measurements and then they sat at the kitchen table to put together a proposal. She said she had to go over it with her partner and the System Designer understood. She called back the next day and with her partner in agreement, the proposal was signed and returned.

The crew arrived a few weeks later to do the work. WaterGuard is an award-winning piping system engineered specifically to solve basement water problems effectively and without the worry of clogging pipes from soil under the floor. Our crew installed it around the perimeter terminating it at a newly installed SuperSump Plus. It has a primary pump with a battery backup to assure continued pumping in the event of a power outage. The discharge line was taken 50' away from the home to ensure that none of the discharged water from the basement would return and the downspouts were extended as well. WaterGuard comes with a lifetime warranty that, so long as the pumps are operating, there will be no leaks. 

Flooding in Spite of Old Sump Pump - Alsea, OR

In spite of an old sump pump, this homeowner was still battling flooding in his basement and didn't understand why. He had learned of our company from a neighbor that was very pleased with the work John's Waterproofing had done for him so he called us out for a free inspection. Our Design Specialist arrived and after a thorough inspection, the Design Specialist explained a solution built to suit this home's needs and fully addressed the amount of water that this home saw. 

 

Our Installation Crew arrived a few weeks later to do the work. They started by jackhammering a 6" trench around the perimeter of the basement on top of the footing. A bed of gravel was laid in the trench where our award-winning WaterGuard was installed. A layer of concrete was troweled in over the WaterGuard to make it level with the rest of the basement floor. Only a 1/2" of the flange at the back of the WaterGuard was left exposed to accommodate a wall covering to be installed in such a way that the wall covering would direct any water/moisture into the WaterGuard system. The WaterGuard terminated at a newly installed SuperSump and an UltraSump battery backup. Lastly, BriteWall PVC textured wall covering was installed to lighten and brighten the basement. The new drainage system will be able to keep up with the heavy water that this foundation sees, ensuring this basement stays dry and healthy. 

Basement Has Water - Alsea, OR

This basement had water coming through the foundation flooring and the exterior doorway. It was common for the homeowners to need to squeegee the basement floor after heavy rains to direct the water to the one drain present, but was placed higher than most of the floor, making it ineffective. Looking for a long-term solution that would be easier, the homeowners turned to John's Waterproofing. 

Our crew came out and began by digging a trench along with the interior parameter of the basement, where we then installed our WaterGaurd drainage system. To accommodate more water by the exterior doorway, we installed a TrenchDrain by the doorway. This drainage system is finished to be flush to the flooring and directs all water to a newly installed TripleSafe sump pump which then takes all of the water and pumps it a safe distance away from the home to a LawnScape outlet.  No more squeegee is needed, this home is dry and healthy. 

Crawlspace has Pooling Water in Alsea, OR

This homes spacious crawlspace had regularly pooling water in the lower spots in their crawlspace. They were ready to take control of their crawlspace again, and wanted to fully encapsulate under their home so they wouldn't have to worry about water damage. 

To help them out, we removed the old debris from under their home, then we installed a SuperSump Pump in the lowest portion of their crawlspace. This would allow water to drain down to the pump which would divert all water out and away from the homes foundation. We then isolated each pier with Cleanspace so that the wood would be safe from water damage. After that we laid down dimpled drainage matting throughout the space and covered that with our TerraBlock crawlspace insolation and topped it all with Cleanspace. This is all taped in place with waterproof tape, and sealed along each wall. This home will be ready for the weather and our team will follow up with annual maintenance so the homeowners won't need to worry about a thing. 

Dry Basement Needed for Family Home in Alsea, OR

A homeowner and his family gave us a call after deciding that they were tired of having puddles of water in their basement. Our crews went out to the home and installed WaterGuard piping system along the perimeter of the basement. WaterGuard intercepts water coming into the basement and drains it safely and unseen away into the sump pump. They also installed a TripleSafe sump pump. The TripleSafe sump pump has three separate pumps. So if the first pump fails, the second one kicks in. Or if there is ever a plumbing leak or too much water for one pump to handle, then the second one will kick on. The third pump, which is battery operated, is there in the event of a power outage.
