High Moisture in Basement - Alvadore, OR

This homes basement emitted a musty odor. While the space was unfinished, it was used for the laundry room, storage, and garage. The homeowners knew that the smell could be an issue, so they called John's Waterproofing to perform an inspection. We scheduled a design specialist to go out and assess the home from outside and inside. We found condensation building along two of the walls, where the smell was strongest. Mold was growing here and water stains dripped down the foundation walls. The specialist sat down with the homeowner and discussed options, finding a solution to fit their needs. 

To begin, our crew dug a trench along the interior perimeter of the basement. This is where we would install a drainage system. This consists of a bed of gravel and our WaterGuard drainage system along the foundation walls, and our TrenchDrain along the garage door. We then installed our BrightWall paneling along the walls. This provides a semi-finished look. It will safely guide moisture and water down the walls to the drain system, BrightWall will not mold or rot and is easy to clean. We then installed a SaniDry dehumidifier to keep the moisture content in the air under control. This space smells healthier already and the homeowners can rest assured the basement will be dry and healthy. 

Odor Coming From the Crawlspace - Alvadore, OR

This homeowner called us up from a recommendation from a pest control company. They had an odd odor coming from under their home. Unable to go under the home themselves, they had a pest control company out, thinking there were critters under there causing the smell. However, no such issue was present, but there were mold spores and mildew that were making the space smell musty and dirty. This was what was making the living spaces smell bad. They scheduled their free inspection and we went out to address the problem. Afterwards, we determined they would need a mold remediation company to handle the mold, it was to deep an issue for us, but we could encapsulate afterwards to ensure the mold doesn't come back. They liked that, and scheduled the mold remediation with our work to follow. 

Once the mold was addressed we went out and cleared out the crawlspace. We dug a trench and installed a full drainage system to collect any groundwater, sending it along to a new sump pump that would pump the water safely away from the homes foundation. TerraBlock insulation was installed over the dirt floor and all of the vents were sealed shut. CleanSpace was than brought in, and went under each wooden post, attached along the rim joist, and sealed fully into place. A SaniDry dehumidifier was installed and spray foam applied to the foundation walls. The space is dry and healthy, and the homeowners are relieved to know they wont have to stress about mold in the crawlspace. 

Hydrostatic Pressure Pushing on Basement Walls - Alvadore, OR

As landscaping changes, homes settle, and construction work is done, a homes foundation receives pressure and over time this can lead to cracks and water intrusion. This home had some minor cracks that were occurring, particularly on one side of the home. Worried about what this could mean down the line, the homeowners called up John's Waterproofing. We sent out a Design Specialist who did a full inspection and than sat with the homeowner to discuss their homes options. 
To begin on this project, the homes downspouts were addressed. They were all dumping the collected roof water next to the home. We extended the downspouts into the ground, connecting them to a new drainage system that we installed under the ground to send the roof water well away from the homes foundation. In the basement we then dug a trench around the interior perimeter, here we installed a WaterGuard drain system. The install team then sealed up the cracks, which were caught early on. The walls were then waterproofed with BrightWall paneling, that will guide water moisture down from the walls into the drain system. The WaterGuard then grades along to a newly installed TripleSafe sump pump that sends water safely away from the home. A SaniDry dehumidifier was then installed to ensure the space would be dry and healthy. 

Damp Crawlspace in Alvadore, OR

A damp crawlspace can be worrisome, these homeowners noticed their crawlspace was emitting an off odor and the dirt floor was damp and squishy. Knowing this could cause long term damage to their health and home, they called up John's Waterproofing due to our longevity in the industry. They scheduled to have a full inspection, and afterwards our design specialist worked with them to craft a solution that would address their homes needs. 

To begin our installation crew removed the debris from under the home. We then applied some Mold X2 along some of the foundations wooden beams that were sporting some mold spores. We then installed a three inch perforated pipe in a silt sock. This will collect the groundwater and grade it along to a SmartSump pump. From here collected water is sent well away from the homes foundation. We then laid down TerraBlock insulation along the dirt floor and sealed up the vents. Next came in CleanSpace. This 20 Mil woven barrier is inserted under each wooden post, anchored to the walls, and sealed into place. We then installed a SaniDry dehumidifier and air sealed the space to keep the crawlspace, home, and families health, healthy. 

Concerns about Crawlspace - Alvadore, OR

This couple had seen our booth at a home show. This made them realize that they hadn't paid attention to their crawlspace since they purchased the home years and years prior. They decided to take us up on our free inspection, and were scheduled. Upon inspection we found water pooling in a few spots in the crawlspace, and some mold taking hold on the wooden posts that had mud up around it with evidence of critters throughout the space. 

To address the homes needs, we started by clearing out the crawlspace of its old vapor barrier and debris. We then applied Mold X2 as needed. Next a SmartSump was installed in the lowest spot of the crawlspace, this will collect water and send it out and away from the home to a LawnScape outlet. We then encased the area with CleanSpace, installed under each wooden post, attached along the rim joists, and sealed into place with a special four inch wide waterproof tape. We then air sealed the space and sealed up the vents with new vent covers. As a final step we installed a SaniDry dehumidifier. 

Water on Foundation Walls, Alvadore, OR

This old building had a basement with moisture on the foundation walls. The owners thought it was normal for basements to have moisture and just cleaned up mold spores as they showed up. And while this is normal, it is not healthy, and should not be the standard. After seeing us as a home show they wanted to have their basement inspected and waterproofed. 

To begin, our crew began by digging a trench along the interior parameter. Here they laid down WaterGuard in a bed of gravel. The walls were then covered in BrightWall panels. This will divert moisture safely down the wall to the drain system. This drainage system naturally grades to a TripleSafe sump pump which then pushes water out and away from the home. We also installed a SaniDry dehumidifier to ensure this place is dry.

Moisture Found on Basement Walls - Alvadore, OR

This older home had some moisture evident on its basement walls. While it had a damp feeling during the rainy season, this was the first year that the homeowners could see the moisture build up on the foundation walls. When the homeowners saw us at a Home and Garden Show, they opted to have a free inspection and estimate to solve this water issue. 

To address the issues present we began by installing a drainage system. This included an installation of a WaterGuard drainage system. This is graded around the interior parameter to a new TripleSafe sump pump. From here the collected water is pushed out and away from the foundation of the home to a LawnScape outlet. We then installed our BrightWall panels along the wall. This non-organic material will ensure all water moisture from the walls is safely directed to the new drainage system so it can go out and away from the home. We then installed a SaniDry dehumidifier to keep this home dry and healthy. 

High Humidity in Crawlspace - Alvadore, OR

High humidity in a crawlspace creates a great breeding ground for mold. This home had a damp and musty smell and mold spores were beginning to take hold along the wooden posts. To protect the home and keep mold from getting worse, the homeowners sought help from John's Waterproofing. 

Our crew began by removing debris from the crawlspace. The mold was handled thoroughly by a local mold remediation company. With the mold taken care of we then installed a SmartSump pump to collect the groundwater and divert it away from the home. We then laid down a layer of 6 Mil vapor barrier and installed a SaniDry Sedona dehumidifier to ensure that this crawlspace would remain dry and healthy. 

High Heating and Cooling Bills in Alvadore, OR

These homeowners had been visiting the Lane County Home and Garden Show when they stopped at our booth. They had been experiencing a high rise in their heating and cooling bills. They hadn't known why the change happened, but after seeing our booth they began to wonder if it was because of crawlspace issues. To get to the bottom of the problem they had a design specialist go out to give a free estimate. While under their house, it was determined that the moisture content in their crawlspace had caused the fiberglass insulation under their home to droop and fall apart. Fiberglass is made to be encased in a wall, not exposed to the elements. 

To solve this issue, out crew began by removing all the fiberglass insulation and debris from under the home. With a clean workspace they installed a SmartSump pump to get the water out and away from the home, we then added some layers to insulated and waterproof the area. We installed a dimpled drainage matt, TerraBlock crawlspace insulation, and topped it off with a Cleanspace vapor barrier that can be sealed into place. The walls of the crawlspace were covered with SilverGlo insulation and the Cleanspace was then sealed against that on all walls. 

The homeowners quickly felt a difference in their home and were so pleased to call us a month later to inform us their bill had gone down significantly!
