Upgrading the Basement Windows Before Selling - Amboy, WA

This home's basement window wells were leaking a pretty good amount. To be able to sell this home, these would need to be addressed. The homeowners called up John's Waterproofing to make use of our real estate response team! This works well to meet the quick deadlines that occur with realty jobs. To begin we upgraded the window wells, they were made of wood, with the wood beginning to rot and give way, which had allowed dirt and water to press against the windows. These were replaced by a plastic window well that extends down past the windows. We then install a drainage system for the water in the well, guiding the water into the basement to be addressed. This drainage is filled just below the window with rock. Inside the basement, we then installed a full interior perimeter drain system. This is a trench with gravel and WaterGuard, the window well drainage will be guided safely down the walls to these drains. The water then travels to the lowest point where it enters a TripleSafe sump pump and is pumped away from the home. The walls were then waterproofed with our CleanSpace wall system which allows water to be guided down the walls to the drain system. As a final step, we installed a SaniDry dehumidifier to keep the moisture content in the air healthy and dry. This space is now ready for the market! 

Dusty Crawlspace in Amboy, WA

This crawlspace had a layer of dust and debris throughout, with littering's of critter signs. The homeowners called us because the space just smelled like vermin that they could tell has been there before. To keep critters out and address the mess, they wanted to learn about a full encapsualtion so they could seal the space against intrusions. We scheduled their free inspection and discussed their homes solution. 

To begin the project we pulled out the old vapor barrier and debris that was here. Once we had a clear space, we installed an UltraSump, with little water issues present, there was no need for a full drainage system to aid the pump. The UltraSump will collect any groundwater that does appear and send it away from the homes foundation. Next we laid down TerraBlock insulation and sealed off the vents into the space. Using CleanSpace, we then sealed the place, going under all wooden posts, attaching along the rim joists, and sealing into place using a special four inch wide waterproof tape to seal the edges. A SaniDry dehumidifier was installed and the foundation walls were insulated and air sealed with Spray Foam. The place smells better already and the homeowners are please to know it is sealed up and the CleanSpace includes a woven fiber to deter critters from chewing their way into this space. 

Extensive Wood Rot Found in Crawlspace - Amboy, WA

This home called us up for our encapsulation. They had just finished a full restoration for their homes floors after discovering wood rot throughout the wooden beams and flooring in one of their bedrooms and their living room. With the homes wood rot addressed, they didn't want to worry about this situation occurring again and wanted to protect their home. After doing their research, they knew they wanted to encapsulate. 

To begin, our installation crew dug a trench throughout the crawlspace, here we installed a perforated pipe in a silt sock. This will collect the groundwater and grade it along to a newly installed TripleSafe sump pump which then sends the water out and away from the homes foundation. The dirt floor was then covered with TerraBlock insulation. CleanSpace was then installed, inserted under each wooden post, anchored to the walls, and sealed into place. Each vent was sealed shut, and a SaniDry dehumidifier was installed. A few weeks later our spray foam specialist arrived and applied spray foam to the foundation walls. This crawlspace is now dry and healthy and the homeowners are relieved! 

High Water Table Entering Crawlspace - Amboy, WA

The homeowners called us up, they had excessive water all over their property, but they were mostly concerned about the water they found in their crawlspace. They looked online and after doing their research, they called up John's Waterproofing for assistance. After a full inspection is was clear to see the local high water table was the logical reason for water being present in the crawlspace. 

To fix the issue, we began by removing the vapor barrier that was present, and the debris. Once the space was cleaned up we installed a TripleSafe sump pump in the lowest spot in the crawlspace to collect groundwater and send out and away. We then laid down drainage matting to help water moving to the pump. Next we insulated the floor with TerraBlock, and encased this with a 20 Mil woven CleanSpace vapor barrier. The vents were then sealed up and the walls were insulated with Spray Foam. The home's crawlspace will now be dry and healthy. 

High Water Table and Crawlspace Flooding - Amboy, WA

This home's property had excessive water in the yard, and flooding would occur in the crawlspace of the home. The homeowners had a waterway created in the yard to help divert some of the water, but this did not remedy the crawlspace issue. For a solution in this space, the homeowners reached out to John's Waterproofing. After the design specialist did a full inspection and explained a few options, the homeowners opted for a full encapsulation to help ease their worries. 

Our installation crew began by removing the general debris from under the home. Next, they dug a trench along the parameter under the home, this will collect groundwater and naturally grade it to a newly installed TripleSafe sump pump. From here water is safely sent away from the home. We then laid down TerraBlock insulation over the dirt floor. Over this, we installed CleanSpace, a 20mil nylon-reinforced barrier. This is installed under each wooden post, anchored along the walls, and fully sealed into place. Each vent was then sealed up, and a SaniDry dehumidifier was installed. As a final piece, our spray foam specialist came out and applied spray foam along the foundation walls to ensure the space is fully insulated and will remain dry and healthy. 

Nasty and Neglected Crawlspace - Amboy, WA

This homeowner knew that their crawlspace had not been addressed in many, many years and after seeing a display for John's Waterproofing at a home show, they decided it would be wise to get a free inspection and estimate. A System Designer was sent to the home a couple of weeks later to take a look. He did a thorough inspection of the crawlspace and took pictures of the problem areas to share with the homeowner.  He also checked the condition of the foundation and downspouts while measuring the crawlspace exterior.  He showed the photos to the homeowner and explained to her how the falling fiberglass insulation was no longer insulating her home because cold air could now get between the insulation and her floors. He also explained how the air, full of mold spores, dust mites and more was rising through her floors and affecting the health of her home and family. 

A few weeks later our experienced Installers came out and prepped the home for their work. Then all of the debris, old falling insulation and barrier were removed.  A perforated pipe drainage system was installed around the perimeter and graded to a newly installed TripleSafe sump pump that was installed at the lowest point of the crawlspace. To add insulation to the home we laid down TerraBlock over the dirt floor and all of the vents were sealed up and the posts were isolated. A CleanSpace barrier was installed and all seams were sealed up and ran up the walls, fastening under the rim joist. The vents were permanently sealed and a SaniDry dehumidifier was installed to ensure the humidity was controlled to prevent mold growth and the air was filtered for a truly healthy home. Finally, Spray foam was applied to the rim joist to aid the TerraBlock in insulating the space. Now her home and family are living in a healthy environment as well as enjoying lower utility bills.

Old Home Gets Remodeled in Amboy, WA

This home was recently purchased and getting ready for a big upgrade. It had been sitting untouched for a while, and would need to be gutted and have a lot of work done. The homeowners started with waterproofing their crawlspace. Much of the home had old warped and torn up wooden floors that were going to be replaced, so the job would be installed with the flooring ripped up, and just the support beams present. 

Our installers began by cleaning out the crawlspace, a TripleSafe Sump pump was installed to keep the water out and away from the home, each post was then isolated with CleanSpace. We then installed our full crawlspace encapsulation package; starting with a dimpled drainage matt, then a TerraBlock crawlspace insulation, and all covered with our Cleanspace vapor barrier which is sealed against the walls and secured fully. The walls were covered in spray foam and a SaniDry Sedona dehumidifier was installed. With the crawlspace handled, the new homeowners could begin their next project on this old fixer upper. 

Torn and Chewed on Vapor Barrier - Amboy, WA

These homeowners never had a big issue with water in the crawlspace, but they did tend to have a vermin issue. They had a vapor barrier installed by another company, but after having it for a couple years they began to have odors drafting up from the crawlspace into their home. Upon further investigation, they saw that the barrier had been chewed on and torn in multiple spot, there was evidence of recent vermin activity and the homeowners needed a way to keep their home clean from the ground up.

Our installation crew came out and removed all of the old and damaged vapor barrier, we then put in our 20 Mil woven, tear-resistant CleanSpace barrier. This gets secured under each post and sealed up along the walls to create a full encapsulation that will keep the critters out and your air fresh and clean. 

Water Evident in Crawlspace in Amboy, WA

After receiving a call from a homeowner with a wet crawl space, our crews went out to Amboy to fix the problem. They installed TerraBlock on the floor of the crawl space to add extra insulation and padding. On top of the TerraBlock and over the walls of the crawl space, our CleanSpace encapsulation system was installed. CleanSpace is a tough crawl space liner that keeps out water vapor and moisture. It also helps lower heating costs by keeping the floors warmer. Our team also used Spray Foam throughout the crawl space to fill every space and void and improve air sealing, saving the homeowner money on their energy costs. A SaniDry CX dehumidifier was also put in the crawl space to dry and filter out the air, preventing new mold growth or wood rot. A TripleSafe Sump pump was installed as well. The TripleSafe has three separate pumps, assuring protection from pump failure, too much water for one pump to handle and power failure with one of the three pumps being battery operated. It's the most reliable sump pump. Now the crawl space will be dry and healthy for years to come.
