Budget Friendly Insulation - Anacortes, WA

Finding water flooding your crawl space is never a good sign. It shows that your home doesn't have a proper system designed to keep water out and prevent flooding. By letting water flood in your crawl space, it can result in damage like rotting wood, mold growth, attracting pests, and even causes energy loss. This homeowner found themselves in this situation when they discovered there was water coming into their crawl space. Without knowing what to do, they contacted John's Waterproofing to discuss options to rid the water and save their home. Upon being informed what the different methods were, they decided doing a Pipe Pump Plastic system would best fit their needs while still providing an immediate solution. 

The Pipe Pump Plastic system begins by installing a perforated pipe along the interior boundary of the crawl space. These pipes has small holes that allow for water to go inside and create a pathway for the water to flow into a newly installed SuperSump Plus which diverts the water away from the homes foundation.  Afterwards, a 6 mil vapor barrier is installed. This is installed with each seam being overlapped along the edges and runs up the foundation walls. This solution offers an immediate solution to excess groundwater in the crawl space, while also being a more affordable option for homeowners.

Water in the Crawl Space - Anacortes, WA

Water was found pooling over this homes old 6 Mil vapor barrier. It was causing the space to smell damp and musty during the rainy seasons. The owner didn't want to have to worry about his odor or what the standing water could lead to so they called John's Waterproofing and scheduled their free inspection. We then sat with the owners to craft a repair plan that fit their main concerns and their budget, landing on a pipe, pump, and plastic approach. To begin we had to remove the old vapor barrier and general debris that was present. A full interior drain system was then installed within a silt sock. Groundwater will collect in this where it can travel unhindered to the lowest point of the crawl space, from here entering a new UltraSump Plus which pumps the water safely away from the home. These items will work to ensure water levels are contained and will not rise above the new 6 Mil vapor barrier we lay over the top. For this barrier we overlap the edges and run it up the walls. 

Water Sitting over the Vapor Barrier - Anacortes, WA

This homes crawl space rested upon a hillside. The upper side of said hill had the crawl space entrance, and the owners could see that while it was dry here, the further down the hill it got, it began getting wet and the vapor barrier accumulated mud over it. They called up professionals for a free inspection. We dove under the home, took photos, and sat with the homeowners to discuss options for their homes repair plan, landing on an encapsulation. 

To begin we removed the old vapor barrier, bits of old fiberglass, and debris. Once cleared out we installed a drain system. This will assist in getting the water to channel to the lowest point of the crawl space where it then enters a TripleSafe sump pump and moves away from the home to a LawnScape outlet. Each vent was then sealed shut. To insulate the space we installed SilverGlo along the foundation walls with TerraBlock along the dirt floor. This then has CleanSpace installed over it, wrapping under each wooden post, anchored to the foundation walls, and sealed into place. We topped this all off with a SaniDry dehumidifier which will keep the moisture content within the air controlled. The homeowners love how bright and clean the space is now. 

Water Leaking into Large Crawl Space - Anacortes, WA

A tall crawl space can be a great added storage space. This homes crawl space was on the hillside, with the low point standing about four feet tall. The homeowners had a simple 6 Mil vapor barrier present, and they kept holiday storage items in plastic bins here. While they weren't concerned about their items getting water damage, they could see water coming in through the foundation walls, and small pools of water were appearing over the vapor barrier and it was becoming a slipping hazard to retrieve items from this space. They wanted to ensure they could continue using this area so they called up John's Waterproofing for a free inspection and to create a repair plan. 

To begin we pulled out the old vapor barrier, old fiberglass insulation, and debris. We then dug a trench around the spaces interior perimeter. Here we laid in a perforated pipe in a silt sock. This provides a route for groundwater to travel so it can go directly to the lowest point of the crawl space where we then installed a TripleSafe sump pump. This then pumps water safely away from the homes foundation. Each vent was then sealed around the foundation. TerraBlock insulation was installed along the dirt floor and we then brought in CleanSpace. This is a 20 Mil woven vapor barrier, it wraps under each wooden post, anchors along the foundation walls, and is sealed along each seam to keep water from getting through. A SaniDry dehumidifier was installed to address any moisture in the air and we finished by installing spray foam insulation along the foundation walls. This homeowners love the transformation and how secure the vapor barrier is. They feel safe maneuvering under their home and are glad that the water issues will be dealt with properly now. 

Mud Caked in Anacortes, WA

This homes crawl space had been set up with an old sump pump and 6 mil vapor barrier. However the sump pump had an open lid and would get clogged up. The homeowners would clear it out, and put a covering over the top to help, but the space would still flood. So they were looking for a solution that would actually keep this space dry all year round. For this we would do a full encapsulation. 

To begin we pulled out the old vapor barrier. We then installed drainage to collect and guide water to the lowest point. At this point we pulled out the old pump and installed our TripleSafe sump pump which will pump the water away from the home. We closed off the homes old vents and installed out TerraBlock insulation and our CleanSpace vapor barrier. This upgrades their vapor barrier to a 20 mil plastic that has a woven fiber through it and is fully sealed into place so it will stay put. A SaniDry dehumidifier was installed and we then applied spray foam to the foundation walls. This homes crawl space is now dry and healthy and the homeowners can rest easy knowing their home is prepared for the rain.
