Inspection Shows Condensation in the Crawl Space - Arch Cape, OR

When the inspection was done on this home, condensation was found in the crawl space. The wooden beams had drops of water on them, and small puddles were on top of the 6 Mil vapor barrier below. While the groundwater wasn't an issue for this home, the condensation could become a major problem. John's Waterproofing was called in to help. The sellers said mold had been a big issue in the past, but they would treat it as needed, it just kept coming back. They didn't know a solution to keep it away was available. To solve the issue here we would install a full encapsulation system. 

To begin helping, we removed the 6 mil vapor barrier that was present. We spot treated where the condensation had allowed mold spores to begin to grow. We then installed a SuperSump Plus in the lowest point, this would ensure any groundwater was pumped away from the home safely to a LawnScape outlet. Next TerraBlock insulation was laid out over the dirt floor. The vents were all sealed shut. CleanSpace was brought in, this 20 Mil woven vapor barrier goes under each wooden post, attaches along the rim joist, and is sealed into its place. A SaniDry dehumidifier was installed to ensure the moisture content in the air was controlled and spray foam was applied along the foundation walls. This crawl space is now dry and healthy, and can stay that way! 

Addressing Crawl Space Issues - Arch Cape, OR

When water is left unchecked in a crawl space it causes a few issues. This home had wooden posts with rotting bases, falling fiberglass insulation, Mineral Deposits along the foundation walls, and critters had frequented this area. While the homeowners had the 6 Mil vapor barrier changed out regularly, they could see these issues worsening over the years. During our free inspection we informed the homeowners why the 6 Mil wasn't cutting it. The water was coming through the walls, leaving the mineral deposits. The humidity levels were high, and being absorbed by the fiberglass, and condensation was occurring on the wood under the home, which had lead to some of the posts rotting. 

To get control over this space we began by clearing it out. The 6 Mil, fiberglass, and debris were all pulled out. We then replaced the four wooden posts that were beyond repair with our SmartJacks. A full interior perimeter trench was dug where we installed a perforated drainage pipe in a silt sock. This will collect water and grade it to the lowest point where a TripleSafe sump pump is installed to direct the water safely away from the homes foundation. We then installed TerraBlock insulation over the dirt floor and sealed the vents shut, which will help deter critters. CleanSpace was then wrapped through the space, going under each wooden post, attaching along the rim joists, and sealed into place with our CleanSpace four inch wide waterproof tape. A SaniDry dehumidifier was installed and spray foam applied to the foundation walls. As a final step we installed a new EverLast door to the exterior crawl space entrance. This space will now remain dry, stable, and healthy!

Rotting Wooden Posts in Arch Cape, OR

Over the years, this home had floors that developed a bounce. When the homeowners went to identify the issue, they saw that some of the wooden posts in their crawlspace were no longer touching their poured footings. They asked around and were referred over to John's Waterproofing for a solution. Our design specialist arrived and performed a full inspection of the home, they then worked with the homeowners to develop a solution that would fit their homes needs and their budget. 

To begin our crew pulled out the old debris and vapor barrier from under the home. We then replaced nine wooden posts with SmartJacks, and added in an additional seven to add support where needed. These do not mold, rot, and can be extended to accommodate if the home settles over the years. We then installed a SmartSump pump in the lowest spot of the crawlspace with a full drainage system installed around the interior perimeter of the space. Next a new 6 Mil vapor barrier was installed. While the homeowner was not ready for a full encapsulation, this will be easy to add onto when they are ready. 

Poor Insulation and High Energy Bills - Arch Cape, OR

The homeowners were ready to lower their energy bills, their floors were often cold to the touch and their bills would spike in the Summer and Winter seasons. They looked online and read that cold floors were a sign of poor crawlspace insulation, so they called up John's Waterproofing. A design specialist came out and found the old fiberglass insulation under the home was falling apart and reaching into the puddles on top of the old vapor barrier. To really set their home up for energy savings, our designer crafted a solution with our encapsulation system. The homeowners were excited about the warranties our products and moved forward with the job. 

Our installation crew began by removing the old vapor barrier, damaged insulation, and the debris found under the home. We then installed a TripleSafe sump pump in the lowest spot of the crawlspace. This has a newly installed three inch pipe system that wraps through the crawlspace attached so water can grade to the pump to be sent out and away from the foundation. We then laid down TerraBlock insulation over the dirt floor and brought in CleanSpace. CleanSpace is inserted under each wooden post, attached to the foundation walls and fully sealed into place. A few days later our spray foam specialist came out and insulated the foundation walls. As a final step the vents were sealed up, a new Turtl exterior entrance was installed and a SaniDry dehumidifier. This space will now be dry and healthy, and the homeowners can see the savings!

A Moldy Mess in a Crawlspace - Arch Cape, OR

"I want encapsulation!" This is what the customer said when he called us. He had done the research, knew there was mold in his crawlspace, and all he needed was a proposal to sign. The system designer was happy to oblige and after a thorough examination of the crawlspace, where he discovered the need to replace some of the failing posts with galvanized steel SmartJacks, the proposal was created and accepted. 

Our installation crew was dispatched later to get the work done. The old, dirty fiberglass insulation was removed as well as the old vapor barrier and other debris. The posts that were rotting out from exposure to water were replaced with SmartJacks and a perforated pipe drain system was installed around the perimeter. This drain was graded to the low spot in the crawlspace where a TripleSafe sump system had been installed. TerraBlock, a high-density foam product was laid over the dirt floor. This aids in insulating the crawlspace. We then used a 20 Mil vapor barrier; Cleanspace to isolate each wooden post and anchored to the foundation walls. Lastly, a SaniDry dehumidifier was installed to ensure this home stayed dry and healthy. With all the vents sealed, a closed-cell spray foam insulation was applied to the full wall of the foundation to keep the home insulated and keep the air clean and free of mold.

 

Encapsulated Crawlspace Solution-Tolovana, Or

This family was suffering from constant allergies and after extensive testing, the doctors concluded that mold allergies were the common denominator. A specialist in the field of mold detection was brought out and he determined that mold spores were prevalent in the home and suggested the crawlspace be examined by a professional. We were called and sent one of our experienced System Designers to examine the situation. He quickly assessed the situation and designed a plan. Encapsulation. Now, it's important to know that many companies install their version of encapsulation but many just don't do it right. New Home has a Flooding Crawlspace in Arch Cape, OR

This new house was getting near completion, the walls were up, and just final touches were needed. The cabinets, trim and cleaning up the landscaping. While the crawlspace had a generic 6 Mil vapor barrier it couldn't keep the water at bay and the home ended up flooding when a big rainstorm hit. The homeowners wanted to know why this was happening and that their home was protected from water damage, so they called in John's Waterproofing. 

 

A System Designer was scheduled to visit the home and do a thorough examination and evaluation of the problem and take numerous photos to share with the homeowner. He explained what was happening and why and how to fix it. It was decided that encapsulation was the best

 

To begin our crew removed the 6 mil vapor barrier and fiberglass insulation and debris and placed a sump and fans in the crawlspace to dry it sufficiently to do the work. A couple of weeks later, the space was dry enough to do the installation. They installed a 3" perforated pipe drainage system around the perimeter to collect the water and direct it to a newly installed TripleSafe sump pump, along with proper discharge. TerraBlock, a high-density foam product was laid over the dirt floor. This aids in insulating the crawlspace protecting the new CleanSpace, 20 mill, nylon-reinforced barrier. This is used to isolate each wooden post and anchored it to the foundation walls. Lastly, a SaniDry dehumidifier was installed to ensure this home stayed dry and healthy. With all the vents sealed, Spray Foam insulation was applied to the full wall of the foundation to keep the home insulated. Healthy, dry, filtered air helps the homeowners stay healthy and comfortable
