Plumbing Changes Leave a Hole in Basement Wall - Aumsville, OR

This home just had a re-pipe done and this involved some streamlining in the pipe layout. As things shifted around, a few old pipe holes in the foundation wall were left empty. With two holes through their foundation walls that were 2 and half inches in diameter, the homeowners wanted to get these filled properly and figured they should waterproof the basement at the same time so they could look into finishing the space down the road. We sent out a design specialist who did a full inspection and mapped out a solution with the homeowners. 

To begin we sealed up the old pipe holes so they would cause any issues. We then dug a trench around the interior perimeter of the space. We then laid in a bed of gravel with our WaterGuard drainage system in. This will collect water and grade it to the lowest point of the basement to a TripleSafe sump pump and direct all of the water safely away from the homes foundation. Since the homeowners want to finish the space as well, we then installed our ThermalDry radiant vapor barrier along the walls to ensure any water from the walls is guided to the below drain system. As a final step we installed a SaniDry dehumidifier to keep the moisture in the air controlled. 

Looking to Seal up Crawl Space - Aumsville, OR

This home needed to have their crawl space sealed. They dealt with critters, water, and their exterior entryway kept on getting damaged. After searching online, they chose to set up a free inspection with John's Waterproofing to learn about solutions and find what would fit their homes needs. During inspection we found vent screens had been chewed through, the old fiberglass insulation was drooping away from the home, and the crawlspace entry door was water logged. To set this home up to be dry and healthy, the homeowner decided to move forward with a full encapsulation and a new entryway. 

To begin, we removed the old fiberglass, vapor barrier, and general debris. We then installed a full drainage system with a SuperSump Plus in the lowest spot. These will work to ensure the groundwater is collected and diverted away from the homes foundation. We then laid down TerraBlock insulation over the dirt floor, and sealed the vents shut. CleanSpace was then installed, going under the wooden posts, anchoring along the foundation walls, and sealed into place with a special four inch wide waterproof tape. We applied Spray Foam along the walls, installed a SaniDry dehumidifier and a brand new Turtl Entryway. This space is now dry, stable, and healthy. 

Getting Ready to Sell - Aumsville, OR

It's very disheartening to discover that you have water in your crawlspace. It's not something that most people even think to check on. This homeowner was preparing to sell this home and was surprised when the inspection report said there was water in the crawlspace which had to be fixed before the home could be sold. A system designer from John's Waterproofing met with him and explained to the homeowner that we had a Real Estate Discount program that would help with the cost and that he could even pay for the work out of escrow. Additionally, we offered a great warranty that would be transferrable to the new owner. He was sold and anxious to get the work done so his real estate transaction would go smoothly.

Our System installers were dispersed to do the work.  The old barrier and all other debris were removed from the crawlspace. A 3" perforated pipe drain system was installed around the perimeter and graded to the lowest point of the crawlspace where a SuperSump was installed to gather the water and discharge it out and away from the home. Then a new 6mil plastic barrier was installed on the floor of the crawlspace and attached to the foundation walls to ensure that any water seeping in via the footing or wall was captured and removed by the pipe system. Now the home was ready for market and the crawlspace would not be a stumbling block.

Rodents, Water, Dirty Crawlspace - Aumsville, OR

This homeowner was dismayed to learn her crawlspace was full of water after exploring the possibility of listing her home for sale. Luckily, John's Waterproofing has a special program designed for Real Estate transactions that give buyers and sellers special discounting, provided they elect to do the work prior to the close of escrow. Needing to make sure her home was saleable, she elected to get the work done right away.  

A System Designer came to the home and did a thorough inspection and measured the home so he could give her a proposal showing the discount and terms of the discount. She opted to do the work as she didn't want anything to dissuade a seller. 

A crew was dispatched to the home a few weeks later. In the crawlspace, the old barrier and insulation were removed followed by an application of MoldX to kill the mold spores that were present. A 3" perforated pipe drainage system was installed around the perimeter and graded to the lowest point of the crawl where a SuperSump was installed to gather the water and discharge it out and away from the home. Then a new 6mil plastic barrier was installed on the floor of the crawlspace and attached to the foundation walls to ensure that any water seeping in via the footing or wall was captured and removed by the new drainage system. Now the crawlspace was up to code and a sale would be able to move along smoothly.

Heavy Rains Flood Crawlspace in Aumsville, OR

When heavy rains plagued this home, the crawlspace quickly filled up with water.  The home above smelled musty and damp, and the homeowners began to worry about mold and rot under their homes. To combat this, John's Waterproofing was called. 

Before we could begin waterproofing, we had to do a dry out. We installed a temporary pump along with fans. Once the crawlspace was dry enough for a crew to work in, we dug a drainage system in the crawlspace and installed a three-inch perforated pipe system. This collects groundwater and diverts it to a new SuperSump Plus. From here all water is pushed out and away from the home to a LawnScape outlet. We then installed a 6 mil vapor barrier. This home is now dry and healthy, and ready for the rain. 

Aumsville, OR Waterproofing and Updating a Finished Basement

The homeowner recently moved into a house with finished basement. If was very outdated with red shag carpet and old wood panel walls. The homeowners wanted to revamp the space before settling in and discovered that the basement was not waterproofed when it was created and there was water mold growing under the carpeting. Our crew went in and stripped the basement of the old and moldy materials. Once we had a fresh start we dug a drainage line around the interior of the basement and installed watergaurd pipes and hooked up a SumpPump Pro. We then installed ThermalDry walls and Brightwall paneling to complete the look. On the floor we installed ThermalDry flooring tiles in a charcoal color so it would be a versatile look for the new space. 

When we were done we added in new baseboards, and left the house ready for an updated new space for the homeowners. Now they can relax in ther finished basement without the worry of water seeping into their home.
