Dusty Crawl Space, Damp Fiberglass - Aurora, OR

This homes crawl space was a mess. The old fiberglass insulation was damp and drooping. Below, the 6 Mil vapor barrier had a thick layer of dust and mud. The space smelled nasty and the odor was seeping into the above living spaces. For help, they called up John's Waterproofing and scheduled their free inspection. We sent a design specialist who did a full inspection and then sat down with the homeowner to craft a solution. 

To begin work on the home, we pulled out the old fiberglass insulation and the old vapor barrier. We then dug a trench around the crawl spaces interior perimeter and installed a drainage system in a silt sock. This is laid in to direct all ground water to the lowest point where it then enters a SuperSump Plus to be directed away from the home to a LawnScape outlet. A new 6 Mil vapor barrier was then installed, we overlapped the edges and ran this up the wall. This vapor barrier will need to be replaced or upgraded in a few years. 

Making the Basement Space Dry - Aurora, OR

This homeowner wanted to use their basement as a work out space. But they knew water would come in during the wet months, so to keep the area usable all year round, they would need to address the water issues first. We went out and did a free inspection, and landed on a semi-finished solution to make the space dry and usable. 

To begin our crew dug a trench around the interior perimeter of the basement. Here we installed a bed of gravel and our WaterGuard drainage system. This will collect groundwater and grade it to the lowest point of the basement where we installed a TripleSafe sump pump which sends the water safely away from the homes foundation. The walls then had our BrightWall paneling installed. This is a bright white, that is easy to clean, will not mold or rot, and safely guides wall moisture down the walls the drain system. As a final step we installed a SaniDry dehumidifier. 

Searching for Encapsulation in Aurora, OR

This homeowner worked for a real estate agency, and knew from their experience there were encapsulation projects that were done right and would last,  but there were people who claimed they encapsulate crawlspaces, but didn't do it the right way.  Because of this,  they reached out to people the knew that had well maintained crawlspaces to figure out who they would turn to for their own home.  They scheduled their inspection with John's Waterproofing after hearing about how our systems held up through the years.  

The crawlspace here dealt with water coming through the dirt and standing in the crawlspace,  while no major water issues were present,  they knew water led to issues as time progressed.  To begin encapsulation, we cleared out the crawlspace of old debris and the old vapor barrier. Once it was cleared out we installed a drainage system in a silt sock and graded it along to a low spot where we installed an UltraSump Pump, which will dispel the ground water safely out and away from the home.  We then laid down TerraBlock insulation over the dirt floor and sealed the space with CleanSpace. This seals off the vents, goes under each wooden post,  attaches along the walls and is fully sealed into place with a special four inch wide waterproof tape. A SaniDry dehumidifier was installed and spray Foam applied to the foundation walls.  The homeowners thrilled with how clean their crawlspace is, and are happy knowing their home is protected from water issues.  

Odor and Humidity in Crawlspace - Aurora, OR

This homeowner was tired of having an odd odor emanating from the crawlspace and knew the air under the home felt oddly humid. In an effort to fix the issue, the homeowner was ready to bring in a crawlspace expert. After hearing about our full encapsulation system, they knew this was the best option to keep the crawlspace controlled and healthy. 

Our installation crew began by removing the old vapor barrier and the falling fiberglass insulation. We then replaced the old exterior entrance with an EverLast Well and Doorway, and sealed off the vents with new vent covers to keep the external elements from entering the crawlspace. We then installed a SmartSump with an UltraSump pump to collect the groundwater and send it out and away from the home. Next we laid down TerraBlock insulation over the dirt floor, and used CleanSpace to seal the space. CleanSpace is a 20 Mil woven material that is inserted under each wooden post, anchored along the walls under the rim joists, and sealed into place. We then installed a SaniDry dehumidifier to keep the space dry and healthy. To aid in insulation, we then had our spray foam specialist out to apply spray foam along the foundation walls. 

Service Opportunity in Aurora, OR

Here at John's Waterproofing, we have very knowledgeable Service Techs who perform annual maintenance, service sump pumps and dehumidifiers, flush drains and check all areas of potential problems with our products. Sometimes they are called to check on products we didn't sell as was the case with this customer. His sump pump was not working and he needed help because they were experiencing heavy rains and he knew it was bad news for his crawlspace. Our Service Tech confirmed that the pump was no longer operational and he went a step further. Because of his knowledge, he was able to have a credible conversation with the homeowner about the values of encapsulation and show him pictures and videos on his computer to support those values. Impressed and wanting his home and family to benefit from the health benefits of encapsulation, this homeowner was more than eager to upgrade their system to sign up for our full encapsulation.

Poor Insulation in Crawlspace - Aurora, OR

Cold and drafty crawlspaces can heighten energy bills, a proper crawlspace encapsulation can solve this energy use issue though.  

To get this homes crawlspace handled we installed a brand new EverLast door for the crawlspace entry on the exterior of the home. The old doorway had been poorly fitted, and had chew marks from critters. The vent covers were changed out and then we went under the home to remove the general debris. We began by laying down a layer of our TerraBlock crawlspace insulation. Next a layer of our 20 Mil thick vapor barrier was thoroughly secured. The walls were than insulated with spray foam, and we installed a SaniDry Sedona to control any humidity issues in this space. The home is now dry and healthy and the homeowners energy bills will be lower than ever. 

Mineral Deposits on Basement Floor and Walls - Aurora, OR

This unfinished basement was mainly used for storage and a small workout area. Every year the basement would experience some water intrusion when it was wet outside. For a while, the homeowners had just moved around the boxes and items in the basement to a dry space when this would occur, but they began to notice that the places that got wet were beginning to show a discolored space on the walls and floor where water was a common issue. These were mineral deposits that were taking hold of the damp surfaces. To stop the issue from continuing, the homeowners called in John's Waterproofing.   

Our crew came out and began by digging a trench along the interior perimeter of the basement. We installed a WaterGuard drainage system that would collect the water and take it to the newly installed SuperSump that went in. This would then push the water away from the foundation of the home and safely out of a newly installed LawnScape outlet. To keep the walls from being an issue we then installed BrightWall paneling to divert any water down to the new WaterGuard system. 

The basement was now ready to be used for storage once again and this time without any worry of water damage! 

WaterGuard in Aurora, OR Combination Basement

This homeowner was worried about her older home getting damp, and wanted a way to permanently keep her combination basement dry. Our inspector Kevin suggested installing our patented Cleanspace and Water Guard systems, along with a Triple Safe Sump pump, SaniDry Sedona dehumidifier, and spray foam insulation.

 

Delfino and his team quickly set out to make Carmen's combination basement waterproof and dry. For the crawlspace section of the combination, the crew first leveled out the dirt in order to maximize air quality and then installed our patented Cleanspace system. Our Cleanspace material is a barrier system with a 25-year warranty that keeps out all moisture and acts as insulation. This prevents unnecessary repairs, creating a healthier living space, and saving money on energy bills.

 In the basement portion, our team installed our patented Water Guard system which is installed within the perimeter of the basement walls. It collects the water entering in from the walls and drains it to the Triple Safe sump pump which pumps the water out of the basement. The crew also installed out SaniDry Sedona dehumidifier which eliminates all moisture in the air, stopping mold growth, musty odors, dust mites, and relieving asthma and allergies. It keeps the home below 55% Relative Humidity, making the space drier and healthier. Spray Foam Insulation was put in, creating an air-tight seal and lowering energy costs.
