Radon Concerns in Banks, OR

This homeowner had some lung issues that ran in their family. Wanting to take preventative measures and reduce their risk, air quality was a top concern. We had addressed the homes waterproofing needs a few years back, they learned we had become certified to address radon, and they wanted to learn what their homes radon levels were. We dropped off a continuous radon test and returned a few days later to go over the results and see if the home would benefit from a mitigation system. The average radon level of the home was 11.4 cPi/L, well above the recommended levels. To mitigate this we installed a radon fan. This includes a pipe that run through the basement floor to pull the radioactive gases from the soil as it breaks down. The fan then pulls the radon gases out and sends it well above the home so it can disperse with the healthy air around the home. Once installed we left a charcoal radon test. This is used to provide a snapshot of the radon level when the test occurs. The homeowner sends this off to a third party testing facility to ensure the system was installed properly and is doing its job. This test let us know the radon levels were brought down to a healthy range of 1.3 cPi/L. The homeowners are please to know their air is healthier. 

Flooded Crawlspace in Banks, OR

With a flooded crawlspace, this homeowner called up John's Waterproofing. They knew that standing water would lead to expensive repairs and health issues so they needed to do something now. The space had an old 6 Mil vapor barrier and damp and musty old fiberglass. We scheduled their free in-home inspection and the design specialists helped them find a solution that fit their homes needs and their budget. 

To begin our work, we needed to dry and clean the crawlspace out. We installed some temporary sump pumps and used fans to dry the space out. We followed this up by removing the old fiberglass insulation, vapor barrier, and general debris. Some mold spores were found in the homes sub-floor, and these were treated with Mold X2. To keep this space from flooding we then installed a full interior perimeter drainage system. This consists of a perforated pipe in a silt sock that grades all water to a low point where we installed a TripleSafe sump pump which discards the water safely out and away from the home. To ensure the pump is set up correctly, our electrical division went out and installed a dedicated power outlet in the crawlspace for the pump. A new 6 Mil vapor barrier was then laid throughout, with edges overlapping to help it last. The 6 Mil will need to be replaced every few years. The homeowners also purchased an Aspen air purifier for their living space to keep the air healthy.

Re-Piping an Older Home in Banks, OR

This older home had cast-iron pipes for the homes plumbing, and over the years this has led to rust and build up within the pipes. The homeowner had a pipe burst from the rust, this had resulted in a wet basement. The homeowner quickly shut off the water and cleaned up the mess. But the pipe would need to be addressed, and they called up John's Waterproofing to work with our plumbing department. Our plumbers came out and looked over the older pipes, walking the homeowners through some problem areas they could see and ended up suggesting a full re-pipe could be the best route to avoid any major issues down the road. The homeowners decided to move forward with a full plumbing re-pipe. Our crew replaced the homes pipes, all with relatively easy access through the basement. Once the system was fully updated, they tested the system, and cleaned up with mess. This homes pipes are now all updated and they say their water tastes clean and fresh with all the old rust an issue of the past! 

Finished Daylight Basement has Humidity Issues in Banks, OR

A daylight basement can be a big appeal for a home, it stays cooler during summer months while still allowing sunlight to enter, this space had been finished and after a few years the homeowners noticed that the drywall was squishy near the baseboards. They prodded a bit further and couldn't find any direct water issues. They had left it be, but mold spores began to grow. They knew water must be an issue in some way, so they called out John's Waterproofing. A system designer performed a full inspection and found that the basement had very high humidity levels, and the water vapors that were coming through the space were where the issue laid. 

To address the homes needs we began by removing the lower sections of the finished wall systems, as well as the carpeting that was present. We then dug a trench along the interior perimeter. This is where we installed a WaterGuard drainage system. This collects moisture and grades it along to a new SuperSump to be properly discharged. We then installed a ThermalDry Radiant Wall barrier, this acts as both a vapor barrier and insulation for the space. We laid down a ThermalDry floor system to create a thermal break before the homeowners had new carpeting installed. To address the humidity levels we installed a SaniDry dehumidifier system. Our finishing team then came out to refinish the walls to make the space completely livable once more. 

Basement and Crawlspace Problems Found in Manning, OR

This customer called saying their crawlspace and basement had water problems and they wanted some help with remedying the situation so they could sell this home. John's Waterproofing has a specialist here that works solely on projects that involve Real Estate transactions for Brokers, Homeowners and Homebuyers. It provides estimates based on inspection reports so the people involved can start negotiations in a couple of days and if they want a hard number for work to be done, they can schedule an appointment for a full inspection to craft the customized proposal that includes our Real Estate discount pricing provided a signed proposal and deposit is collected before escrow closes. 

The installation crew went to the home as soon as it could be scheduled and that was, in fact, after escrow closed. In the basement, WaterGuard, a patented drain system was installed around the perimeter and it drained the water to a SuperSump pump that properly discharge outside and well away from the home. In the crawlspace, which was higher than the basement floor, they removed the old failing fiberglass insulation, vapor barrier and other debris and went to work installing a perforated pipe drain system around the perimeter and terminated it where a hole was drilled in the basement wall just below the crawlspace floor and a WellDuct was installed on the basement wall, tucked in behind the WaterGuard flange. This allows the water from the crawlspace to be emptied into the drain system and subsequently be carried to the sump system and removed. Then a new 6mil vapor barrier was laid on the crawlspace floor and securely attached to the foundation walls.

Basement and Crawlspace Problems Found in Manning, OR - Photo 1
Water Coming through Basement Floor - Banks, WA

This homeowner had cracks in her basement floor and water was coming up from them. A System Designer was sent out a few weeks later and he came prepared with a camera, tape measure, and computer so he could give the homeowner a solution and a proposal. The homeowner opted for a full perimeter WaterGuard system and repair of the downspouts combined with a SuperSump Plus and BrightWall. 

WaterGuard is an award-winning piping system engineered specifically to solve basement water problems effectively and without the worry of clogging pipes from soils under the floor. Our crew installed it around the perimeter terminating it at the sump.  They also put in two leach lines to control the water from the floor cracks. The SuperSump Plus is a two-pump system. It has a primary pump with a battery backup to assure continued pumping in the event of a power outage. BrightWall is a wall system that gives the basement a semi-finished look and takes care of any water vapor intrusion from the walls. It's durable and washable and has a great look! Now this homeowner can enjoy a comfortable space without the worry of water intrusion.

Water coming in through the foundation Floors - Banks, OR

This homes basement was only partially below ground level. Water was creeping up through the porous foundation. To combat this the homeowners called in John's Waterproofing. 

We began by digging a trench along the interior walls and inserting out WaterGaurd drainage system. This collects the groundwater and moves it to a newly installed SuperSump with a UltraSump backup. From here water is pushed out and away from the home via a discharge line. 

Partially Finished Basement Has Water Damage - Banks, OR

This home is built into the hillside with the lower portion opening up to the backyard. While the basement had seemed finished when the home was purchased, they have now discovered that the basement carpets are getting water damage on the hillside of the basement. Knowing that water is there, they are worried about what water is behind their walls and what other damage will occur if it goes unchecked. To stop the problem before it gets worse, they called John's Waterproofing.

Upon our inspection it was discovered that the two downspouts on the hillside was depositing the water near the homes foundation, causing unneeded stress on the building. We added new downspouts that we buried and ran these along the sides of the basement until the water was a safe distance from the home and out of new LawnScape outlets. Next we removed the damaged portions of the basement; carpets, drywall, and trim. We installed our WaterGuard trench system along the interior perimeter to collect groundwater and this connected to the new TripleSafe sump pump which took the water out of the home via a discharge line. To refinish the space we did our BrightWall paneling, made of inorganic materials so it cant mold or rot, but just helps keep moisture moving the the drainage system. We then installed out ThermalDry tile system to make sure the flooring would mold. We then added the trim, and got the basement ready to be used once again.
