Leakage into Crawl Space - Bay City, OR

This homes crawl space had a leak issue. The water was staining the foundation where it dribbled through the walls and pools of water were sitting under the home on top of the simple 6 Mil vapor barrier. The homeowners called up John's Waterproofing to see what they could do to protect their home from this intrusion. After going over options the homeowners wanted a long-term solution and had us install a full encapsulation.

To begin we pulled out the old vapor barrier and general debris from under the home. We then installed a full interior perimeter drain system. This will collect the groundwater and grade it to the lowest point to be pumped safely away from the home to a LawnScape outlet. We then sealed the vents shut, and laid down TerraBlock insulation over the dirt floor. CleanSpace was then brought in, this goes under each wooden post, attaches along the rim joists, and is sealed into place using a special four inch wide waterproof tape. We installed a SaniDry dehumidifier to keep the moisture here controlled and applied spray foam to the homes foundation walls. This space is now dry and healthy and the homeowners won't need to worry about groundwater damaging their home. 

Leaking Basement in Bay City, OR

When this homes basement began to leak the homeowners decided to call up John's Waterproofing. They knew neighbors who had dealt with major water issues on their homes, and recommended John's Waterproofing. The homeowner called us up and scheduled their free inspection so they could discuss waterproofing options for their own space. In the end they chose to have a semi-finished basement and were excited to get the ball rolling on their homes project. 

To begin our crew dug a trench around the basements room, here we installed a bed of gravel with our WaterGuard drainage system. This is installed to collect water and grade it to a low point where a TripleSafe sump pump is then installed to pump the water safely away from the homes foundation. The walls had BrightWall paneling installed, this will not mold or rot, but will easily guide moisture from the wall into the below drainage system. This product provides a semi-finished look for the space and brightens the room. We then installed a SaniDry dehumidifier to ensure the air is healthy and keep the humidity levels under control. The space is now finished and the homeowners are thrilled to know their home is protected against water issues. 

High Radon Levels in Bay City, OR

Radon is becoming a hot topic as we learn more and more about its negative health affects. It is the second leading cause for lung cancer in the United States. This homeowner had recently learned that there was high levels of radon in their area, and were ready to see what their homes radon testing resulted in. We sent out a tech with a continuous radon test so see how radon levels fluctuate within the house over a three day period. After seeing that the results were high and a mitigation system was highly suggested, they moved forward. Knowing that the radon levels in the home could be harming their family, it was an easy choice. We sent out our installer who installed the system to pull radon out from the soil below the home and send it out and away from the home. After each mitigation job we then have the homeowner use a charcoal test from a third party to retest, and the homeowner was pleased to see their radon levels are now below 0.9 pCi/L and their home was much healthier! 

Healthy Home Goals in Bay City, OR

This home had a full encapsulation system installed a few years prior. Their neighbors had recently been discussing that radon levels were high in the neighborhood though, and while the encapsulation system that was installed, it did not have a radon system. The homeowners called up Johns, and learned about our recent radon certification. To begin, we had a radon test performed, this involves dropping off a Radon monitor, and picking it up three days later to get a read on the homes radon levels. The home ended up with high radon levels that would need to be addressed to keep the home occupants protected in their home. Luckily our encapsulation system is made to easily add a radon system onto it. We had our installation crew out who installed the specialized radon fan and piping to the homes system. It was installed in under a day. The home will be tested again in about a year to ensure the radon levels are within the healthy range. We are proud to create healthy homes!

Damp Basement Holding up Sale - Bay City, OR

This home was on the market and the basement was partially finished. When the property inspector came out to take a look, his moisture meter showed the baseboards were wet, which meant water intrusion. Our System Designer went to the home and confirmed the moisture with his equipment. He measured the space and made his recommendations and wanting the sale to go through without issues, the owners readily agreed to the work.

The installation crew arrived and broke out the floor around the perimeter and laid our award-winning WaterGuard drain system in the opening on top of a bed of gravel. This was concreted over leaving the floor level and a 1/2' flange on the wall to accommodate a wall system. The wall system chosen was ThermalDry Wall, this will hold moisture back and give some insulation to the basement and ready it for refinishing. The WaterGuard terminated at a TripleSafe sump system, complete with a main pump, a backup pump and a battery backup so it would continue to run in the event of a power outage. This all satisfied the buyer so the sale went forward. 

The Importance of a Proper Sump Pump - Bay City, OR

Some homeowners have a "Do-it-yourself" attitude, and while this can work, there are some things that should be left to the professionals. This homeowner had been trying to get the water out of his crawlspace with a home-made sump pump, but couldn't handle the water issue. At his wit's end, he called John's Waterproofing for help. We sent a System Designer out to assist. The System Designer found a small pump designed for a fish pond in a large metal bowl that was not even buried in the dirt with a flimsy 1.5" pipe unsuited for drainage leading out from a hole in one of the vents. The System Designer took photos and measurements of everything and then patiently explained to the homeowner why his system wasn't functioning and how John's Waterproofing could save him a lot of time and effort by fixing everything up. The homeowner had put in lots of hours on his failed system so he was more than happy to give over the job and enjoy some peace of mind. 

A few weeks later our installers arrived to do the work.  The homeowner's system, old barrier, hanging insulation, and all other debris was removed from the crawlspace. A 3" perforated pipe drain system was installed around the perimeter and graded to the lowest point of the crawlspace where a SuperSump was installed to gather the water and discharge it to a rain gutter. Then a new 6mil plastic barrier was installed on the floor of the crawlspace and attached to the foundation walls to ensure that any water seeping in via the footing or wall was captured and removed by the new pipe system. The homeowner was very happy and thrilled with the warranty that backs our work!

 

High Water in Crawlspace - Bay City, OR

When a home is built near a high water table, this leaves a lot of water going into the crawlspace. This home had regular flooding, while they had a simple vapor barrier to try to keep water out of this space, they were ready for a lasting solution. To handle the mass amount of water, they opted for full crawlspace encapsulation. 

To begin this project, we cleaned out the debris and old vapor barrier. Once the space was clean and cleared out, a perforated pipe system was laid around the interior parameter which lead the groundwater to a newly installed SuperSump pump with an UltraSump backup. The assist with insulation and protect the vapor barrier we installed TerraBlock over the dirt floor. The wooden posts were then isolated and the entire space was encased with our CleanSpace vapor barrier. This is also anchored along the walls. The walls were then sealed up with Spray Foam. We then sealed up the vents with new covers and a new EverLast entryway. The final piece was a SaniDry dehumidifier to keep this space clean and healthy. 

Home For Sale Needs to Waterproof the Crawlspace, OR

As a home gets ready to go onto the market, one thing that comes into consideration when looking at the selling price is how is the crawlspace or basement maintained. The home's health steams from under the home where its foundation is based, and water is not a good sign. 

This home was going onto the market, and to get the asking price that the sellers wanted, they needed to ensure the home was cared for. Our crew came out and installed a three-inch perforated pipe system around the interior perimeter to collect the groundwater and direct it to a newly installed SmartSump pump that then pushed all of the water a safe distance away from the home to a new LawnScape outlet, The space was then covered in a 6 Mil vapor barrier. This home was now ready for the market.  

Crawlspace Standing Water in Bay City, OR

Homeowners had laid down their own vapor barrier in the crawlspace. It was laid down throughout the space well, however it was not sealed with a waterproof tape along the edges or connected to the piers and walls. Because of this, the home had condensation that was pulling water up into the fiberglass insulation causing it to get heavy with water and ultimately drip onto the vapor barrier and causing pools of water to form throughout the space. Since the homeowners had thought that the do it yourself route would be enough, they had left the space be... until they noticed how cold their floor was during the winter. They noticed their heating bill get high, and then they checked the crawlspace to find most of the insulation was falling down and muddy water sat throughout the area. Time to get professional help to solve this issue. 

To start the project, we cut the concrete crawlspace entrance so the area was more easily accessible. We then installed an EverLast Doorway here. Then bags full of the damaged insulation was cleaned out and the old vapor barrier was cleared out. with a clean base, we began to work, since the crawlspace was large, we installed a SuperSump Pump on one side and an UltraSump Pump on the opposite side of the crawlspace. That way water could go to two difference spots and be pushed out and away from the home. We ran the discharge lines a safe distance from the home. To create out first layer of waterproof protection we installed TerraBlock over the crawlspace flooring. We then added SilverGlo to the concrete walls to direct water from the walls down to the sump pumps. Everything was then sealed up and covered with CleanSpace. This vapor barrier sealed under each pier, along every seam, and up against the walls. To finish this job we did spray foam to insulate the home and help regulate the homes temperature. Their crawlspace is now dry and healthy, truly giving them ease as the rainy season hits.
