Looking to Learn about Radon Mitigation - Beavercreek, OR

Knowing about radon and how it negatively affects peoples health, this homeowner called up John's Waterproofing. They weren't interested in testing, they already knew their homes radon levels were high from a charcoal test from their local hardware store. They just wanted to hear about our radon mitigation system and how it worked, and how it would fit for their home. We sent out a certified expert who chatted mitigation, ensuing we answered all the homeowners inquiries and then scheduled the install. To begin we install a pipe that dips under the homes foundation, this was it can pull radon gases directly out of the soil as it breaks down. This pipe runs up to the exterior of the home here a mitigation fan is installed. This pulls the gas out, sending it up a pipe that extends above the homes roofline. Once done we leave behind a charcoal test kit so the homeowners can check how the system has improved the homes air quality via a third party company. 

Basement Water Stains Cascading along Foundation Walls - Beavercreek, OR

This homes basement had water stains along the walls. They started at ground level, near the ceiling, and reached down to the floor. The homeowners had tried to clean them off, but to no avail. Looking to make the space more inviting and put a game room here, they called up John's Waterproofing. 

To begin our work we dug a trench along the interior of the perimeter. Here we installed our WaterGuard drainage system. It will collect water from the walls and ground and send it along to the newly installed TripleSafe sump pump to be dispeled. Since the space had windows that dipped below-grade, we added drain systems at each window and replaced the window wells so they would be in tip-top condition, as they had been made of wood and were beginning to rot. We then installed our BrightWall paneling along the walls, providing a semi-finished look. This also ensures the water that comes through the wall is safely sent to the drain system. The material is bright white, and will not mold or rot. A SaniDry dehumidifier was installed and this will keep the air dry and healthy for the homes occupants. 

Foundation Wall has Condensation - Beavercreek, OR

This homes basement had condensation along the foundation walls and the homeowners were concerned. The space was used for storage and a play space for the family's kids, so keeping it a healthy space was a high priority. They called up John's Waterproofing to schedule their free inspection and go over their waterproofing options. 

To begin our work we began with a drainage system. We used a jackhammer to dig a trench along the interior perimeter of the space. Here we laid down a bed of gravel with a WaterGuard drainage system. This will connect water and grade it to a lowest point of the basement. In this spot we installed a TripleSafe sump pump to send the water out and away from the home. To ensure the water from the walls was addressed we installed our BrightWall panel system along the walls. This is waterproof, will not mold or rot, and safely allows water to be guided to the drainage system below. As a final step a SaniDry dehumidifier was installed to keep the air dry and healthy so the family can breathe easy. 

Basement Finishing - Beavercreek, OR

This basement had a daylight basement that had been finished. Over the years, the exterior water pressure had built up, and the drywall was now damp and mushy in places. The homeowners called up John's Waterproofing and scheduled their free inspection. After discussing their options, the homeowners knew a proper waterproofing system was necessary and they liked the waterproofing finished products we could offer for their walls. 

To begin out crew removed the damaged portions of this basement. Once cleared out, a trench was dug around the basements interior perimeter. Here we laid down a bed of gravel with WaterGuard. This drainage system will collect groundwater as well as moisture from the walls to grade along to a new TripleSafe sump pump to send the water away from the home. The walls were covered and insulated with ThermalDry Radiant vapor barrier and EverLast wall panels were installed over, giving the walls a completely finished look. We installed a SaniDry dehumidifier and the job was completed. 

Unfinished Daylight Basement in Beavercreek, OR

This daylight basement was unfinished, and was used by the homeowners as a wood shop. After living in the home for a few years, they could see mold spores on some of the wood that they had stored in this space. Knowing that they wanted the wood to be protected, they reached out to John's Waterproofing for a solution. We sent out a design specialist who did a full inspection inside and out, then crafted a solution to suit the home. 

To begin, our crew dug a trench along the interior perimeter. Here, we installed a bed of gravel with a WaterGuard drainage system. This was graded along to a low spot in the basement, where we installed a TripleSafe sump pump, which would collect and dispel the water well away from the home's foundation. The walls were then covered with BrightWall paneling, which are easy to clean, act as a vapor barrier, and brighten the space. We then installed a SaniDry dehumidifier to ensure the space remains dry and healthy. The homeowners were thrilled with the outcome and happy to know that their wood shop was able to stay where it was! 

Crawlspace Problems - Beavercreek, OR

This home was a new purchase for a young couple and they didn't realize that there was problems with the crawlspace.  They had come across John's Waterproofing's booth at a home and garden show and figured they should have their crawlspace inspected because they didn't know what was going on under their home. After a full inspection the crawlspace, the System Designer sat with the young couple and took time explaining how water was getting in, the different options they had to fix the problem and how much each option would cost. They chose to have the water addressed and to replace the vapor barrier. 

The installation crew arrived and after one look, knew they had their work cut out for them because the crawlspace floor was full of rock that averaged 4-6" in diameter. No doubt this was put in the crawlspace in a failed attempt to keep the water off of the existing barrier and now they had to remove enough of it to install a full drainage system. They got right at it and graded the system to a SuperSump pump we installed in the low spot of the crawlspace. The sump pump then diverts the water underground well out into the yard to a LawnScape outlet. A new 6 mil vapor barrier was installed over the crawlspace floor, overlapping, and attaching to the foundation walls to assure that any water entering through the footing would be captured by the new drainage system.

Severe Water Levels During Rains - Beavercreek, OR

This homeowner called John's Waterproofing because he suspected his old sump pump was no longer working. A System Designer was scheduled to check things out and he discovered that there were big problems with the crawlspace. Not only was the sump pump not working, but there was also clear evidence that the water levels were extremely high at times by virtue of the vapor barrier being heavily covered in silt and the present watermarks on the posts. This meant that the crawlspace was getting 2-3' of water at times and had been for a while. Luckily for the homeowner, the posts had not suffered any rotting yet. If they had been, it would have cost quite a bit to replace all of them. To address the sump pump, it was not in the low spot of the crawl space and there was no drain system to collect water, so it couldn't collect groundwater in an efficient manner at all. The System Designer sat down with the homeowner and explained everything and gave a proposal that was readily accepted. 

The crew arrived as scheduled and got to work removing the old barrier and the inefficient sump pump and other debris. They dug out a trench and installed a drainage system consisting of a 3" perforated pipe that was in a silt sock to keep it from clogging and was graded to a new SuperSump pump that was correctly installed at the lowest spot. A new discharge line was installed to divert water safely out and away from the home. Lastly, a new 6mil vapor barrier was laid throughout the dirt floor and overlapped a minimum of 18", It was also run up the foundation walls where it was attached just below the level of the vents. This was done so that any water coming into the footing would be captured and go to the drainage system and not on top of the barrier. 

Wet Basement in Beavercreek, OR

This home's basement had been left unfinished for a while, but the homeowners needed more space and decided to tap into the unused potential of their home. After doing research they decided to protect this investment and waterproof the basement and then finish it. 

To begin our crew worked on the waterproofing aspect. This meant digging a trench along with the interior parameter and installing a WaterGaurd drainage system. This will collect any water and move it along to a newly installed SuperSump pump. From here the water is moved a safe distance out and away from the home. The walls were then covered in our ThermalDry radiant wall system. This will help the space retain its temperature, lowering the home's energy costs, and also waterproofs the walls to protect the space. We then installed our EverLast wall system and ThermalDry floor panels to create waterproofed and finished space. The homeowners were happy to have added this useable space to their homes.  

High Energy Costs in Beavercreek, OR

This home had a unique layout. When originally built, the home had a basement that had been waterproofed and finished. Nearby was an in-ground, indoor pool. To add some additional space these buildings had been connected with an addition that was situated with a crawlspace. The crawlspace had been insulated with fiberglass but over the years the fiberglass insulation had been weighted down by the water and the space above was having higher energy bills. When walking from one portion of the home to the other, there was now a significant temperature change. To address this issue, they called John's Waterproofing. 

Our crew began by removing the old insulation and the other general debris that was under this section. We then installed a SmartDrain in the crawlspace to address any leaky foundation issues. We also buried a perforated pipe along the interior perimeter of the space to collect drain water and direct it to the pump out and away from the home. To help with energy bills we then installed our TerraBlock crawlspace insulation on the dirt floor and Spray foam along the foundation walls. Each pier was then isolated with Cleanspace and fully encapsulated with our 20 Mil thick tear and rip-resistant vapor barrier. Each vent cover was then replaced, and a new EverLast crawlspace door was installed to seal off the underside of the home. Finally, a SaniDry Sedona was added in to maintain a healthy humidity level.
