This homes crawl space had mold growing in the old fiberglass and along the wooden beams. Addressing Air Quality Concerns in Bend, OR

This homeowner had a family history of lung issues. To get on top of preventative measures for themselves and their kids, they wanted to ensure their new home would have healthy air quality. They knew the homes crawl space had a general 6 Mil laid down, but wanted to upgrade to an encapsulation and check the homes radon levels. For these issues they called up John's Waterproofing and scheduled their homes inspection. They decided to move forward with a full encapsulation with us and to have a radon system installed at the same time. 

To begin our work we pulled out the old vapor barrier and general debris out from under the house. We then installed a full drainage system and UltraSump to keep any groundwater guided and directed safely away from the homes foundation. Next we laid in a TerraBlock insulation over the dirt floor, with CleanSpace over. This is a 20 Mil thick woven vapor barrier that goes under each wooden post, anchors and seals along the rim joist and seals along the seams of the barrier. At this point we installed the radon mitigation pipe, it goes down into the dirt to pull radon gases out of the soil. This wraps up along the side of the home and uses a mitigation fan to direct the gases to be dispelled above the home. We then installed a SaniDry dehumidifier and applied spray foam along the foundation walls to insulate and air seal. 

Mold Issues Affecting Homeowners Health - Bend, OR

This homes crawl space had water issues that had developed into mold problems. The homeowner had noticed their mold allergies begin acting up, and they wanted to keep their home healthy. They had a mold remediation company out to find and treat the mold, with the issue being found in the crawl space. Over 40% of the air in the living spaces, comes from under the home. The mold was addressed and treated, but if no preventative means were taken, the mold would only come back as the years progressed. To protect their home and health, they called up John's Waterproofing to learn about encapsulation and how it would help them. 

To begin on this project we removed the old vapor barrier, falling fiberglass, and general debris. With the mold already treated we were ready to encapsulate. To begin a full interior drainage system was installed to collect water and use a TripleSafe sump pump to pump the water away from the home. We then laid down TerraBlock insulation over the dirt floor, and sealed the vents off. CleanSpace was then installed, going under each wooden post, anchoring to the walls, and sealed fully into place. To keep the air healthy we installed a SaniDry dehumidifier and installed spray foam along the foundation walls. The home smells fresher and the homeowners allergies already seem to be much better. 

Fiberglass Insulation Crumbles - Bend, OR

The fiberglass was falling in clumps in this homes crawlspace. Some portions of the insulation were still pretty full, but other sections were barely there. The inconsistency was felt in the living spaces above, with cold floors versus warm flooring, and ultimately higher heating and cooling bills. They had debated on installing new fiberglass but figured a free inspection and discussion about other options could be beneficial. After speaking with a design specialist, they knew they should change things up, and they moved forward with a full encapsulation to provide a solution to their crawlspace issues. 
To begin our crew pulled out the old fiberglass and debris from under the home. A SmartSump was installed and a Radon system was installed to combat the high radon levels that existed in neighboring homes. This homeowner opted out of getting a radon test and just opted to mitigate anyways. TerraBlock insulation was laid over the floor, and CleanSpace was brought in. This goes under each wooden post, anchors to the walls and is sealed into place. A SaniDry dehumidifier was installed and spray foam applied to the foundation walls. This home will be ready for the highs and lows from the seasons, and the homeowners look forward to their savings. 

Damaged Fiberglass Insulation in Crawlspace - Bend, OR

This homes crawlspace had destroyed old fiberglass insulation. It was falling into pieces, and the homeowners wanted to ensure the crawlspace was well insulated since their HVAC system was in this space. After doing some research online, the opted to check out crawlspace encapsulation so they could have a solution that was made to last. 

To begin helping, we removed the old fiberglass insulation and cleaned out the space. We then replaced the old exterior entrance and upgraded it to a EverLast doorway. The dirt floor was then insulated with TerraBlock insulation. Next came in our CleanSpace. This is inserted under each wooden post, attached along the rim joists, and sealed into place. We then sealed up each vent cover and installed a SaniDry dehumidifier. As a final piece our spray foam installer came out a few weeks later to finish insulating the space. The homeowners are thrilled with how much brighter and cleaner their crawlspace looks and look forward to the energy savings they will experience. 

Large Amount of Mold in the Crawlspace - Bend, OR

This was a very tall crawlspace and the homeowner knew there was a water intrusion issue. What they didn't realize, was that they had a significant mold problem as well. The inspector pointed out how toxic this was to the family and especially the young children in the home. Most children under the age of 10 are highly allergic to mold. It also causes breathing problems in many adults. He explained that, although there are products that can kill and remove the signs of mold, they are only a temporary fix, and usually the mold returns within 3-6 months.  Encapsulation was the ONLY way to permanently remove and keep the mold away. They didn't hesitate to accept the proposal for the encapsulation. 

Later, our experienced installers came out and removed all of the debris, old insulation, and vapor barrier.  A perforated pipe drain system was installed around the perimeter and graded to a TripleSafe system at the low point. TerraBlock was laid on the dirt floor to aid insulation and also protect the CleanSpace barrier.  All the vents were sealed and the posts isolated. The 20mil nylon-reinforced CleanSpace barrier was installed and fully sealed up. It was run up the walls and fastened under the rim joist. A SaniDry dehumidifier was installed to ensure the humidity was controlled to kill the existing mold and prevent mold regrowth. The SaniDry also filters out dust mites, dust, and pollen.  A single cell spray foam was applied to the rim joist and foundation walls to bring the insulation to the required R factor. Now the homeowner has a clean and usable storage area and a cleaner and healthier home! He would also realize a reduction in his energy bills.

Failing Crawlspace - Bend, OR

John's Waterproofing services a large area for its customers and will even entertain stretching the boundaries of that footprint for a travel fee. This job was over the mountain and down to Bend, OR. The homeowner was getting ready to list this home for sale and they preemptively hired a real estate inspector to ensure a smooth transaction. He discovered several issues in the crawlspace that would prevent the sale to go smoothly. A System Designer was sent out and confirmed that the crawlspace was in need of repair. There was water in the crawlspace and the fiberglass insulation was falling from the floor above. The old vapor barrier was pushed out of place in many areas and dirty. The homeowner was presented with a bid that included John's special Real Estate discount pricing that was accepted right away.

The crew was sent over the mountain weeks later. The old barrier, hanging insulation, and all other debris were removed from the crawlspace. A 3" perforated pipe drain system was installed around the perimeter and graded to the lowest point of the crawlspace where a SuperSump pump was installed to gather the water and discharge it out and away from the home. Then a new 6mil plastic barrier was installed on the floor of the crawlspace and attached to the foundation walls to ensure that any water seeping in via the footing or wall was captured and removed by the new drainage system. The owners were happy and thrilled with the the great warranty we include to pass on to the new owners!

 

Mud and Mold Growing on Old Vapor Barrier in Bend, OR

If your home's old vapor barrier has water coming over the top of it, then it isn't doing all of the work it should. This home was experiencing more water intrusion than a simple vapor barrier could stop, so it had water puddling on it, with some mold spores evident on the lower portions of the wooden posts. 

To address this issue we began by removing the old vapor barrier. With the space cleaned out, we used Mold X to remediate the mold issue that was starting to take hold. We then installed a drainage system to keep the groundwater under control. This included a three-inch perforated pipe system that collected water throughout the crawlspace and directs the water to a newly installed TripleSafe sump pump, then pushed the water out and away from the home. We then laid down a new 6 Mil vapor barrier to help protect the home. This crawlspace will now be prepared for water, and keep the home dry and healthy. 

House Settles and Crawlspace Height Shrinks - Bend, OR

This cottage had been built in the early 1900s and as the years passed the foundation has settled, leaving the crawlspace cramped and difficult to maneuver through. While unable to examine the entire underside, the homeowners know that water damage is present as a musty and damp smell permeates from the crawlspace. To have a thorough understanding of the extent of the issue, the homeowners called out John's Waterproofing. 

Our crew began by doing a dig out to make the crawlspace accessible. We dug out an average of 13 inches throughout the area to make it easy for the crew to move. From water damage, we ended up installing 11 SmartJacks to reinforce the home's structural integrity and prevent the home from experiencing sloped flooring in the more damaged portion. We then installed a SmartSump pump to divert all groundwater out and away from the home. Each post was then isolated with our CleanSpace vapor barrier and the entire area had Cleanspace secured to protect against water intrusion. A SaniDry Sedona dehumidifier was then installed to control moisture levels.  

High Humidity in Bend, OR

The homeowner noticed a damp and musty smell would take over the home after every heavy rain. Unsure of what the issue was, they found that waterproofing could provide a solution. When our design specialist arrived, they learned that the crawlspaces humidity levels were very high and that the old insulation was falling down since it had gotten water saturated over the years. 

The homeowner did not wish to deal with any issues in their crawlspace and they chose to encapsulate their crawlspace. Our crew removed the old materials and cleaned out the area. We installed a Smart Drain Sump Pump and SaniDry Sedona Dehumidifier to combat the water issues. Together these will tackle the humidity that is in the air, as well as direct any ground water out and away from the home. We then laid down our Cleanspace Barrier which is a 20 Mil think tear resistant material to keep the crawlspace safe and dry. The Cleanspace was properly sealed under each post and along all walls so that it was fully sealed. We changed out the vent covers and also added an EverLast door, that way every entrance to the crawlspace would be able to be sealed tightly and fit. This crawlspace is ready for anything! The homeowner is very pleased that no more smells will enter their home and can rest easy knowing their home is safe from water damage. 

Smart Sump and Triple Safe in Bend, OR

This homeowner called John's Waterproofing because he had water in some areas of his crawlspace. Our inspector, Vince suggested installing a Smart Sump and Triple Safe Sump pump to manage the water issues.

Delfino and his team installed a Smart Sump which is easily installed with a Cleanspace vapor barrier. It has an alarm system that will alert the homeowner of a plumbing leak. They also installed a Triple Safe sump pump, the most reliable three pump system that automatically adjusts to meet pumping requirements. Old and Torn Vapor Barrier in Bend, OR
