Radon in Home - Bingen, WA

As more awareness around radon is passed along, more people are testing their homes. Knowing that radon levels fluctuate, this homeowner purchased two charcoal testing kits from their local hardware store. The first test showed a level of 4.0 pCi/L, the second one was 6.8 pCi/L. With the recommended level within a home being at 1.0 pCi/L, they decided to look into a mitigation system so their air would be safe for them to breathe. For this they called up John's Waterproofing. We sent out a certified radon specialist who discussed the mitigation process and answered all questions concerning their homes project. We then scheduled our installer. They drilled out a hole in the home's basement floor, inserting a pipe that connects to a mitigation fan on the exterior of the home. This will pull the radioactive gases out from under the home before it infiltrates the home. We also leave behind a charcoal test for all mitigation jobs we do. This is used to test after the install by a third-party company. For this home, it showed the radon level had been brought down to 0.8 pCi/L, making it a much healthier environment. 

High Radon Levels in Bingen, WA

This homes neighborhood had a local announcement about high levels of radon being found in a few of the homes and advised other homes to get tested as well. This homeowner decided to call up John's Waterproofing to schedule their continuous radon test. After the test had been in their home for three days, the home was found to have an average of 6 pCi/L of radon, well above the healthy level of 1.0 pCi/L. The homeowners were nervous about this, and wanted to have a mitigation system installed. To do this we drilled a hole in the basement floor where a pipe was inserted. This pipe is set up to suck the radon out from under the home and force it outside of the house to dissipate. Once installed we leave behind a charcoal radon test which the homeowner can use to test, and have checked by a third party company to ensure the mitigation system was installed properly and has lowered the radon levels to under 1.0 pCi/L. A few weeks after the install the results came in, and the home is now sitting at 0.6 pCi/L. The homeowner is happy to know their home is a healthier place. 

Rotting Exterior Crawlspace Entry with Water Issue in Bingen, WA

While doing some landscaping these homeowners uncovered their exterior crawlspace entrance. Since moving in, this space had been out of sight, out of mind, but now, it was a rotting piece of wood with chunks missing. They pulled back the makeshift door and found pooling water and falling, damp fiberglass insulation. They did a quick online search and found John's Waterproofing. They called and set up for the soonest inspection they could get. We sent out a design specialist who performed a full inspection and drafted a solution to meet the home's needs and issues. 

To begin work, the crawlspace entrance was upgraded to an EverLast doorway. This will not rot or mold and will keep critters from entering the crawlspace. We then installed a SuperSump plus in the low spot to collect the groundwater and sent it well away from the home. With the water moving, we pulled out all of the old fiberglass and debris. Some mold spores were found on the wooden beams, and we applied Mold X2 as needed. The next step was laying down TerraBlock along the dirt floor for insulation. CleanSpace was then brought in, this 20 Mil woven vapor barrier is anchored to the walls, inserted under each wooden post, and fully secured into place. As a final step, we insulated the foundation walls with spray foam. This space has been upgraded and the homeowners are thrilled. It looks clean, and they enjoy the energy savings that our encapsulation provides. 

Unsealed Crawlspace - Bingen, WA

This homes crawlspace was open to the elements. As like most homes, the vents had simple screens over them to deter critters, and the exterior entrance was just a piece of plywood screwed in. As the years progressed, the wood was rotten and critters had chewed through the vent screens, gaining access into the crawlspace. After seeing a John's Waterproofing sign in a neighbors yard, they called us up to see how we could help. We sent out a design specialist who found the gutter downspouts to be dumping water near the homes foundation, and the homeowners reported cold floors during the winter months. To lower their energy bills and protect their home we crafted a full crawlspace solution which the homeowners accepted.  

To begin our crew started on the exterior. Each vent was sealed up and the exterior entrance was upgraded to an EverLast Doorway. We then extended the downspouts into the ground and installed a drainage line to take this water safely away from the homes foundation. Under the home we then removed all debris. To collect the groundwater we installed a SuperSump Plus in the lowest spot in the crawlspace, this then sends all water out and away from the home. Next we covered the dirt floor with TerraBlock Insulation. CleanSpace was then brought in. This 20 Mil woven vapor barrier is inserted under each wooden post, anchored along the walls, and sealed into place with our special four inch wide tape. Next a SaniDry dehumidifier was installed and spray foam insulation was applied to the foundation walls. This home will now stay dry and healthy. 

The Importance of a Crawlspace Entrance in Bingen, WA

These homeowners had their crawlspace recently waterproofed. They were happy with how this kept their crawlspace dry, however they had opted out of a new crawlspace entryway. Their entrance was a plywood board that was still working at the time. When we revisited the home the following year for their service, our trained technicians noticed chewing marks along this wood. We brought this issue to the homeowners attention and relayed that something was wanting to live in their encapsulated space. If they left the entryway as was, this could cause their crawlspace to become a boarding house for local critters. We left some information with them about our Turtl entryway so they could mull over this option or buying a new piece of wood. A few days later the homeowners called us up to get a Turtl installed. While wood would have been the upfront, cheaper option, they knew this would only be temporary and not protect their home in the long term. We had the technician back out a couple days later to install a new Turtl entrance. 

Home needs a Dig Out to Meet Code - Bingen, WA

This home was getting a remodel, and the new homeowners were excited to embark on this project, but before they could do much work, they needed to bring the home up to code so they could get proper permits to do the work they want to do. 

To help the home get up to code, our crews went out and had to fix up the crawlspace. This space had an average of about a foot of headspace, to bring the home up to code we did a full dig out, an average of roughly two feet throughout. With all of the dirty removed we installed a drainage system to collect groundwater and divert it to a TripleSafe sump pump to take all of the water safely away from the foundation of the home. The space was then covered in a 6 mil vapor barrier to help protect the home from water, keeping it dry and healthy, and now up to code! 

Wet Crawlspace in Bingen, WA

The crawlspace of This home has become a muddy mess when the heavy rains hit. For years they had opted to go for the 6 Mil vapor barrier route. However, due to the high water levels their home experienced, this would result in caked-on mud which needed to be replaced every few years. after a while, the homeowners decided to search for a solution that would last, so they called up John's Waterproofing. 

To solve their waterproofing needs, our installation crews began by removing the old vapor barrier. We then installed a perforated pipe system to collect the groundwater and divert it to a SmartSump pump. From here the water is all diverted a safe distance away from the foundation of the home. Our crawlspace was then encased in our 20 Mil thick CleanSpace vapor barrier. This is tearing and rip-resistant, with a 25-year warranty to back it up. this barrier is secured under each wooden post and anchored along the walls to keep it in one spot. This home is now dry and healthy! 

Mud Slide into the Crawlspace - Bingen, WA

This home is located at the bottom of a large hill that provides great privacy. The home had not dealt with many water issues, so they had not given any thought to their crawlspace. However after a bad rainstorm, they noticed a trail of mud had crawled down from the hillside after a tree had fallen. This unusual event had pushed a lot of mud around that that loose mud had found a way to the homes foundation, in particular, their crawlspace entrance. Before being able to assess the damage, they let the mud dry out then they began to dig their crawlspace entrance free until they could get underneath. Once under the home they noticed that the crawlspace only had about one to two feet of clearance in most spaces since it had been filled with so much mud. In need of help and a long term solution, they called John's Waterproofing. 

To start this job our crew dug down the crawlspace to meet local crawlspace guidelines. Once it was easy to maneuver, they added in a SmartSump that would pump the water out and away from the homes foundation. We then covered the space, isolating each pier, and securing along the walls with our Cleanspace vapor barrier. To ensure the space wouldn't be bombarded with mud should any further mishaps occur, we added in new vent covers and a Turtl crawlspace entrance. 

Bingen, WA WaterGuard System

This homeowner was interested in our company's solutions for waterproofing basements before finishing her basement. After inspection, the design specialist suggested installing ThermalDry wall, our patented WaterGuard system, and a SuperSump pump. 

The install team installed ThermalDry wall that goes on the basement walls and drains water coming in from the concrete walls to our patented Waterguard perimeter drainage system. The WaterGuard comes with a 25-year warranty when installed by John's Waterproofing and channels incoming water to the SuperSump pump which works quietly and efficiently to pump water out and away from the basement.
