This home owner let the moisture get to the posts under the home, causing them to start to rot and weaken. We came in and installed a CleanSpace Encapsulation System, which helped with the moisture, but the posts were still too damaged to keep in the crawl space. After speaking with the homeowner about the issues he decided the best route to go would be to replace them. So, we also installed our SmartJack Crawl Space Stabilization System which replaced the posts with a sturdier that will not rust or rot and last for years to come.

Crawl Space Mud in Blachly, OR

This homes crawl space was a mud pit for most of the year. The homeowners thought that this was normal, but then a musty odor began wafting up into their homes living spaces. Wanting to address the issue head on they began to research solutions and scheduled their free inspection with John's Waterproofing. We did a full inspection and then working with the homeowner to craft a solution for their home, ensuring their concerns were fully addressed. 

To begin we removed the old vapor barrier and what was left of the old fiberglass. We then installed a full drain system to ensure groundwater makes its way towards the new SuperSump Plus which pumps the water safely away from the homes foundation. We sealed the vents all shut and laid TerraBlock insulation over the dirt floor. Next we installed our CleanSpace vapor barrier, a 20 Mil woven material that goes under each wooden post, anchors and seals along the foundation walls, and seals along the seams for a vapor tight seal. We then installed a SaniDry dehumidifier to keep the moisture controlled and applied spray foam on the foundation walls to both air seal and insulate the space. The odor is gone now and the homeowners can rest assured their home is protected from water damage in the crawl space. 

Old Home Settled over the Years, Crawl Space to Short to go in - Blachly, OR

Older homes tend to run into the issue of settlement. This home had settled into place, making the already short crawl space to tight for someone to get into. Needing to get under the home to address a plumbing issue, they called up John's Waterproofing. We began by having to dug the space out an average of seven inches, allowing the space to meet local regulations. We then sent in out plumbing division to address the pipe that had rusted under the home, changing it out for new plumbing. We then installed a SuperSump to collect water in the lowest point and laid down a new 6 Mil vapor barrier. While not a long term waterproofing system, this will at least get the space up to code and it can be crawled by other contractors again if needed. 

Settling Foundation in Blachly, OR

As a home settles into it's place, it is natural for the home to settle into the soil as the years progress. This home was now over a hundred years old, and the homeowners knew the crawl space was very tight and wouldn't meet local regulations as they began to think about selling the home to downsize. Wanting to ensure the home would be ready to sell, they began a few upgrades, such as calling John's Waterproofing. 

To bring the home up to code on the crawl space we had some work. We began by digging out the crawl space an average of five inches throughout the area. With the height now addressed we installed a pull interior perimeter drainage system to collect ground water and guide it to the lowest point, where we installed a SuperSump Plus which will pump the water safely away from the home. We then laid in a new 6 Mil vapor barrier, overlapping the edges and running it up the wall. This vapor barrier will need to be replaced every few years or upgraded. 

Older Home Settling, and Crawlspace needs Repair - Blanchly, OR

This home was built in the early 1940's and as the years moved along, the home settled into place. This ended up causing the crawlspace to not meet local requirements for the crawlspace height. As the homeowners were aiming to have some renovations done, including new pipes which would be accessed through the crawlspace, they knew the crawlspace would need to be addressed. They called up John's Waterproofing as a referral from the plumbing company they were going to use for the pipes. Once there we looked under the home, and knew it would need to be dug out and suggested a full encapsulation to protect the home from water damage and critters. 

To begin our work we pulled out the old vapor barrier and debris and began digging the space down to meet local code. In average we pulled out about 5 inches of dirt. With the space much easier to maneuver though we installed an sump pump in the lowest spot. While there was not a major water issue, this will act as back up should nasty weather hit and it will collect water and send it away from the homes foundation. We laid down TerraBlock over the dirt floor and CleanSpace to keep all moisture and critters out. The vents were sealed off and spray foam applied to the foundation walls. A SaniDry dehumidifier was installed and the space was officially encapsulated, and ready for the original plumber to come in and easily access all of the homes old plumbing. 

Older Home Settles and Crawlspace is no Longer up to Code - Blachly, OR

This older home had settled over the years, causing the crawlspace to become difficult to maneuver through. While aiming to do some home renovations, this was making it difficult for some of the work to be performed. To be able to move forward with their home projects, they would need to make their crawlspace up to code and were referred to John's Waterproofing. We sent out a design specialist who did a full inspection and worked with the homeowners to find a solution that works for them. To begin, our installation crew pulled out the general debris from under the home. We then excavated an average of seven inches throughout the crawlspace so it would be up to local code requirements for crawlspace height. Since the home didn't experience an excessive amount of water, we installed an UltraSump Plus in the lowest spot of the crawlspace. This will ensure that even if heavy rain hits, the groundwater can be directed out and away from the home's foundation. We then laid down a new 6-mil vapor barrier, overlapping the edges and running it up the walls. This home will now be ready for others to come in a finish up their home upgrades. 

Sinking Posts in Crawlspace - Blachly, OR

This old house was settling, and the wooden posts in the crawlspace were sitting in the dirt and mud, causing the wood to begin to rot. The home had a few sports where the floor was warping from this issue. They had placed some boards under the home to try to add stability, but those ended up wet as well. They knew they would need a real solution to protect their home. 
After inspection we found four posts rotting, there were removed with the debris under the home. In their place we installed SmartJacks. These can adjust as the home settles and are made to last, no worries about water issues. To help with the warped flooring, we installed three other SmartJacks as needed. Once the home was stabilized we installed a drainage system which grades the water to a SmartSump in the low spot of the crawlspace. From here water is sent safely out and away from the home to a LawnScape outlet. We then laid down a 6 Mil vapor barrier to help this home stay protected. 

Getting a Crawlspace Ready to Sell - Blachly, OR

Certain things have to be brought up to code for a home to pass inspection for a real estate transaction and one of the most frequent problems is when the crawlspace is in disrepair and/or wet. In this case, it was both wet and the old vapor barrier was in poor condition. Our Real Estate Specialist was sent to inspect and write a proposal that included our Real Estate discount pricing.

A week later our System installers were dispersed to do the work. The old barrier, hanging insulation, and all other debris were removed from the crawlspace. A 3" perforated pipe drain system was installed around the perimeter and graded to the lowest point of the crawlspace where a SuperSump was installed to gather the water and discharge it out and away from the home. A new 6mil plastic barrier was installed on the floor of the crawlspace and attached to the foundation walls to ensure that any water seeping in via the footing or wall was captured and removed by the newly installed drain system. 

Water Trickling In Crawlspace - Blachly, OR

When water is seen under your home, this is a sign that issues could be on their way, or already have taken hold. This home had water trickling down the foundation walls in a few different areas. The homeowners kept an eye on this, and eventually they noticed an odd musty smell emanating from their crawlspace. With the threat of mold becoming a major issue, they called in John's Waterproofing. 

Our crew began by clearing out the debris from throughout the crawlspace. With a clean space to work in, they installed a perforated pipe system around the interior parameter to collect groundwater and divert it to a newly installed SmartSump pump. From here the water is pushed out away from the foundation to a LawnScape outlet. Each wooden post was then isolated with our Cleanspace vapor barrier. This vapor barrier was then laid throughout the crawlspace and anchored along the top of the foundation walls to seal out the water. We then also installed a SaniDry Sedona dehumidifier to ensure the crawlspace humidity levels would not promote mold growth so this space would be dry and healthy. 

Leaking Concrete Block Foundation in Crawlspace - Blachly, OR

This home had a concrete block foundation that was having water seep through into the crawlspace. The water build up had caused some mineral build up along the block creases. The homeowners knew that water was not a good sign for the wood pieces of their home, so they wanted to protect their home with some waterproofing. To get the job done right, they called John's Waterproofing. 

Our crew began by cleaning up the debris under the home. We then sealed up some of the leaking points so that the water wouldn't creep through. In the lowest point of the crawlspace we installed a SmartSump pump which is specifically designed for tight spaces. Once we had this set up to take the water out and away from the home we installed our CleanSpace vapor barrier. This is sealed against the walls, wrapped around each footing to isolate the wooden piers away from water, and fully sealed up. This system will keep this crawlspace dry and healthy! 

Seismic Retrofitting in Blachly, OR

This homeowner has used John's Waterproofing for two previous projects and loved our company so much that they wanted to stick with our services. They were interested in what we offer for Seismic Retrofitting and knew that we could help. Our inspector, Dan suggests Seismic Retrofitting to reduce the risk of earthquake damage with professionally installed reinforcements. Without protection, the home can be at risk for major damage and be ineligible for earthquake insurance.

Luis and his team quickly set out to reinforce Adam's home. The Seismic Retrofitting process involves installing engineered metal connectors and other reinforcement materials to key stress points throughout the home's structure. The specially designed hardware includes hold downs, anchors and anchor bolts, strap ties and framing angles. Sometimes, wood blocking and structural sheathing are also incorporated into Retrofitting packages.

The homeowner is now extremely satisfied with their new system and can rest knowing that their home is more protected from earthquake damage.
