This customer was wanting a quick solution to the water coming into the basement so they could finish it. Not only did we solve the water issue by installing our Waterguard system in just two days but we also helped get them on the right track to finishing it by putting in our Thermaldry wall system and our Thermaldry floor matting. These products help to waterproof and insulate the walls and floor, making the basement perfectly prepped for finishing.

Standing water from a small spring that ran thru this crawlspace was causing quite the problem. What vapor barrier that was in place was pushed off to the side and mud was getting everywhere. We installed our CleanSpace Encapsulation system with a Super Sump pump that will pump water from the spring out to the new piping we laid to a safe spot far from the house. The homeowner now doesn't have to worry about standing water again in his crawlspace.

One of the many things we do is crawlspace entrances. This entrance before was hard to get into and wasn't sealed properly and allowed for pests and air into the crawlspace. We use an airtight vent cover that stops air flow so the crawlspace can be dry and healthy. It will never rot or rust because it can not be damaged by moisture. The homeowner loved how nice it looked after being done and was glad that it will be a lot easier to get in and out of the crawlspace as needed.

Water Under this Home in Boring, OR

This homeowner called us up reporting that they had water in their crawlspace. The vapor barrier was in disarray, and they would need remediation of the water and new vapor barrier. We scheduled their free inspection. During inspection the crawlspace had a solid two inches of water throughout the space. The foundation walls had a clear line of water stains, showing that the water was frequently this high. To protect their home against water damage, they would need to have a drainage system and sump pump. When discussing this with the homeowners, we ended up settling on a solution that they can add onto in the future should they want to. 

To begin we did a full dry-out. We used temporary pumps and fans to remove the excess water so we could get under the home and work. Once the space was dry enough, the old vapor barrier and debris was removed. We then dug a full interior trench around the perimeter. Here we installed a perforated pipe in a silt sock. This collects groundwater and grades to a low spot where we installed a SuperSump Plus. From here, all water is pumped safely out and away from the home. A new 6 Mil vapor barrier was then laid throughout, overlapping the edges and running it up the walls. This simple vapor barrier will need to be replaced every few years, or upgraded to an encapsulation, whichever the homeowner wants. 

Flooding Water in the Crawlspace - Boring, OR

This home had water pooling under the home, and had filled the space up with excess dirt that was being pushed into the crawlspace. The Homeowners knew this could cause ongoing issues for their home, so they called up John's Waterproofing to have the space fixed up to meet local codes and prevent this from occurring again. 

To begin our crew replaced the exterior entrance with a Turtl entryway, this will stop mud from pooling down under the home in the future. Next, our crew hauled out dirt from under the home. Once the space met local height requirements for a crawlspace we then began installing a new drainage system. This consists of a three inch perforated pipe in a silt sock throughout the space to collect groundwater and send it to a newly installed SuperSump Plus. From here the water was directed safely out and away from the foundation to a LawnScape outlet. We then laid down a new 6 mil vapor barrier, with this run up the foundation walls eighteen inches to help keep the water and moisture directed to the new drain system. 

Wet Basement and Flooring Ideas - Boring, OR

This homeowner contacted John's Waterproofing because of the continual flooding of their basement. They wanted to use the basement for more living space, but they knew it was impossible unless the flooding problems were solved. A System Designer went to the home and walked with the homeowner through the basement and educated them about WaterGuard, an effective and reliable way to solve wet basement problems-permanently! They also discussed various options available for finishing the basement space from semi-finishing products to a full finished look.

The homeowner wanted a nice space that could be put together quickly. First, the WaterGuard was installed and the gutter system was taken to a TripleSafe Sump System to protect their finished basement investment in the event of a power outage. Once completed, ThermalDry Wall panels, a flexible vapor barrier that helps to insulate the basement was installed. Over that, EverLast Finished Wall Restoration was installed. This beautiful prefinished wall product can be installed in a fraction of the time that framing and drywall can be installed. No sanding, no dust, and time saved. The trim used is mold and mildew proof and no painting is needed.  The finishing touch was laying ThermalDry Elite plank flooring. This durable product gives the basement the warm look of wood and will not be affected by moisture. Now in less than half the time of regular refinishing, this basement is ready to use for the family.

Crawlspace/Basement Combo - Boring, OR

This was a tri-level home with a wet finished basement and 3" of water in the crawlspace.  A System Designer was scheduled and went to the home to inspect the property thoroughly so we could solve their problem. As several family members suffered allergies, having clean air in their home was paramount to their decision making so encapsulation of the crawlspace and waterproofing of the basement, and dehumidification were the chosen solutions.

 

Our seasoned installers were dispatched a few weeks later. To solve the crawlspace issues, all of the debris, old insulation, and barrier were removed.  A perforated pipe drain system was installed around the perimeter and graded to a TripleSafe Sump system at the low point. TerraBlock was laid on the dirt floor and vents were sealed and posts isolated with our CleanSpace vapor barrier. This barrier was installed and all seams were sealed and it was run up the walls and fastened under the rim joist. Finally, Spray foam was applied to the rim joist to aid the TerraBlock in thoroughly insulating the space. 

 

Next, is basement work. First, the wet carpeting and pad had to be removed as well as the bottom 3' of the drywall and framing. WaterGuard was installed around the perimeter to gather the incoming water and lead it to a TripleSafe Sump System and the discharge was sent out and connected to the newly extended downspout drainage system to keep the water directed away from the home. With 50% of the air from a basement flowing up into the main home, the homeowner opted for a SaniDry dehumidifier that was additionally vented to the crawlspace to make sure the air in the basement/crawlspace and home stayed dry and healthy. 

 

 

Cracking in Basement Baseboards in Boring, OR

This basement had cracks appearing along the baseboards in this unfinished basement. When heavy rains came, water crept up through these cracks, and in some places, it caused pooling water to appear. To address this, the homeowners called in John's Waterproofing. 

To solve this our crew installed a WaterGaurd drainage system, this is installed by digging a trench along with the interior parameter. This directs all groundwater to a newly installed TripleSafe sump pump. From there all water is pushed out and away from the home to a LawnScape outlet. This home is now dry and healthy and the homeowners are very excited to not have to stress over basement water intrusion again.
