Water Intrusion in Basement - Brush Prairie, WA

This home's basement would get water in it during the winter months. They had lived and dealt with the standing water over the years.  They mopped up the water and used a fan to help it dry off, but mold began to show up. Not sure how to handle this in the long run, they called John's Waterproofing to learn about a solution. Their free inspection was scheduled and they were happy to learn that we could solve the standing water and moldy issues. 

To begin, our crew dug a trench around the interior perimeter of the basement. Here we installed a bed of gravel and our WaterGuard drainage system. This will collect the groundwater and send it to the lowest point of the basement. In this place, we installed a TripleSafe sump pump to divert all the water safely away from the home's foundation to a LawnScape outlet. We then installed our CleanSpace wall system along the walls, this ensures any moisture from the walls will be guided to the new drain system to be addressed. We then installed a SaniDry dehumidifier to keep the moisture content in the air controlled as well, stopping mold spores from being able to grow here. The homeowners are happy to see the space looks brighter and they no longer need to think about rainy days in their basement! 

Water Running along Crawl Space Wall in Brush Prairie, WA

This home had an odd water noise that would occur during heavy rains. After following the noise under the home, they discovered water coming through the crawl space vent near a down spout. The water was dumping under the home and flooding the area when heavy rains occurred. To combat this issue, they called out John's Waterproofing for a full inspection. Afterwards they sat down with the design specialist and discussed options that would fit their home and budget. 

To begin, our crew addressed the outside of the home. Each downspout was extended into the ground and set up with a drainage system that directed the roof water to be safely taken away from the home. Having water pumped out near the foundation was creating a lot of excess hydrostatic pressure on the home. The crawl space vent that was getting water through it was then addressed with a small well set up with proper drainage. We then went under the home and removed the old vapor barrier and debris. A full interior drainage system was installed to collect groundwater and send it to the lowest point of the crawl space where we installed a SuperSump Plus that shoots the water out and connects with a downspout, allowing the water a safe exit away from the home as well. We then laid down a new 6 Mil vapor barrier, overlapping edges and running it up the wall. The vapor barrier will need to be upgraded or replaced every few years as it is just the standard 6 Mil plastic. 

Crawlspace Remodel - Brush Prairie, WA

This home was in the midst of a remodel which included an addition. While working, the contractor discovered water in the crawlspace. With the owner's permission, the contractor contacted John's Waterproofing to come to take a look and give him a proposal to fix the problem and clean up the crawlspace. A system designer arrived and after a discussion with the contractor, presented two proposals. One for a simple 6mil replacement and one for encapsulation. Both included water remediation with drainage and sump pump. The contractor presented both to the owners and they decided that encapsulation was the perfect choice to compliment their newly remodeled home and they were impressed with all the features it offered. 

After arriving a few weeks later our crew got to work and removed the old 6mil vapor barrier and debris. They installed a 3" perforated pipe drainage system around the perimeter to collect the groundwater and direct it to a newly installed TripleSafe Sump Pump, along with proper discharge. TerraBlock, an insulation product made to combat crawlspace needs was then laid over the dirt floor. We then laid down CleanSpace a 20mil, nylon-reinforced barrier. This is used to isolate each wooden post and anchors to the foundation walls. Lastly, a SaniDry dehumidifier was installed to ensure this home stays dry and healthy. With all the vents sealed, a closed cell Spray Foam insulation was applied to the full wall of the foundation to keep the home insulated and keep the air clean and free of mold.

Water Evidence and Vapor Barrier - Brush Prairie, WA

The new owners of this home knew there were some problems when they purchased this home including that there was no vapor barrier in the crawlspace. So they called on John's Waterproofing to correct this problem. One of our System Designers was sent to the property to do a complete examination of the crawlspace. He found more than a missing barrier, there was clear evidence that water accumulated during heavy rains as witnessed by the water lines on the piers and foundation walls. A Sump system was clearly called for.

Our crew was dispatched to the home a few weeks later to get the work done. They installed a full perimeter drainage system around the interior of the crawlspace consisting of a 3" perf pipe in a silt sock and terminated to a low spot of the crawlspace. They installed a TripleSafe sump pump at this low spot. Two downspouts were addressed with 130' of 3" PVC pipe and Sumps were discharged to the downspouts drainage, terminating at 3 NDS drains. An Everlast door replaced the rotting wood door at the exterior access point. Lastly, a new 6 mil plastic barrier was installed on all dirt surfaces, overlapped a minimum of 18 inches and fastened to the foundation.

The homeowners can now rest assured that their crawlspace will be dry. 

Water Weight in Old Insulation in Brush Prairie, WA

These homeowners had always thought that the only way to waterproof and insulate their crawlspace was fiberglass and a 6 Mil vapor barrier. Without trying to learn more they had just expected that these items needed to be replaced every few years as water would damage them. The vapor barrier would become caked with mud and the fiberglass insulation would sag with water weight until it began to fall in pieces. After having to do this a few times, the homeowners figured there must be a better solution, and that's when they heard about John's Waterproofing and our crawlspace encapsulation. 

Our crews arrived and began by removing the old vapor barrier, insulation, and other miscellaneous debris. We then installed a SmartSump to collect groundwater and divert it out and away from the home. We then addressed the insulation issue. We installed our TerraBlock insulation which goes on the dirt floor. Over this, we installed our CleanSpace vapor barrier. This 20 Mil thick woven material is secured in its place and comes with a 25-year warranty against rips and tears. The foundation walls were then insulated with spray foam. Finally, to keep this home dry, we installed a SaniDry dehumidifier. This home will now be dry and healthy, ensuring the homeowners don't need to constantly revisit this issue, just annual service to help maintain.

BrightWall Paneling was put up to secure the WaterGuard and leave a nice clean look. A TripleSafe sump pump was put in that has a three-pump system that is a low battery-powered pump that offers protection from flooding during power outages and then BrightWall Paneling for a nice look. They are also, waterproof, stain-resistant and easy to clean.

Spray Foam Insulation in Brush Prairie, WA

Robert knew that there were water issues in his crawlspace and sought help from John's Waterproofing. Our inspector AJ confirmed those suspicions and also found that the water was affecting the insulation and posts in the crawlspace. AJ recommended that we install Spray Foam insulation, our patented Cleanspace encapsulation system, and a SaniDry Sedona Dehumidifier. 

Robert agreed with our recommendations and our team, led by Tim, set out to repair the crawlspace. They removed the old, ineffective fiberglass insulation and applied Spray Foam insulation to the walls of the crawlspace. Spray foam works better on the walls because it connects with the Cleanspace encapsulation system for maximum energy efficiency. They placed the Cleanspace encapsulation against the walls and floors to keep out all moisture, prevent mold and mildew growth, and protect against pests and insects. Cleanspace keeps the crawlspace dry and ensures the protection of the structure. Cleanspace comes with a 25-year warranty when installed by John's Waterproofing. A SaniDry Sedona dehumidifier was installed to keep the space conditioned because closing off the vents with Cleanspace makes it a controlled space. The SaniDry Sedona cleans and filters the air while removing all moisture quietly and efficiently.
