High Radon in Buxton, OR Home

A charcoal radon kit can be purchased from a local hardware store, it will give a glimpse at what the homes radon level is in the moment. Radon levels do fluctuate during the day, which is why we offer a continuous radon test. But this homeowners charcoal test results showed the homes radon level to be 6.6 pCi/L, well above the recommended level of 1.0 pCi/L. The homeowner didn't need a continuous radon test, they already knew they needed a mitigation system installed. They scheduled with John's Waterproofing. Our installer went out, dug a hole through the basement floor and installed a pipe. This is sealed into the whole, so it can use the mitigation fan to pull the radon gases from under the home and direct them up and out of the home. Once installed we leave behind a charcoal testing kit to ensure the system was installed properly and has brought the radon levels down. The homeowner wanted a few weeks, tested and the results showed the homes radon level at now 0.7 pCi/L! 

Crawlspace Repair for Home Before Sale - Buxton, OR

This home was on the market and would need some crawlspace repairs before it could pass inspection. To address this issue, our realty expert went out and did a full inspection, finding water stains along the wooden post footings and mud on top of the old vapor barrier. To keep the water level from rising to this point, we would install our realty special; pipe, pump, and plastic. Our crew removed the old vapor barrier and debris. We then dug a trench along the interior perimeter. Here we laid in a perforated pipe in a silt sock that was carefully graded to the lowest point of the crawlspace. Here we installed a TripleSafe sump pump to collect the water and push it would and away from the homes foundation. A 6 Mil vapor barrier was then installed, with each piece overlapped, and run up the walls. This simple barrier will need to be replaced every few years to keep working. The homes crawlspace could now pass inspection! 

Addressing Basement Water Problem before Selling in Buxton, OR

This home was on the market, but during inspection, some mold was found growing in the basement where the floor connected to the wall. This type of intrusion can cause issues when selling, and to ensure the sale would move along smoothly, it was recommended to call up John's Waterproofing. We sent out our realty specialist to perform a full inspection to see how we could keep the home dry and healthy. 

To begin, our crew dug a trench along the interior of the basement along the perimeter. Here, we laid down a bed of gravel and our WaterGuard system. This will collect water and grade it along with a newly installed TripleSafe sump pump. The walls were then waterproofed with our CleanSpace Wall system, ensuring any water along the walls was safely in the drainage system. We also installed a SaniDry dehumidifier and air-sealed the space. This basement will now be ready for the next homeowner, and the products are backed with warranties that can easily be transferred over. 

Water Pooling on Roadside of Homes Basement - Buxton, OR

The homes basement had water pooling along the roadside of their basement. They also had a feeling that their downspouts should be inspected, as water would pool along this exterior side of the home as well. The received a doorhanger from one of our design specialists and gave us a call to get started on their waterproofing. Upon inspection we found the two downspouts on the roadside of the home were dumped water only a couple of feet from the home. Because of how the home was built, this caused the water to just grade down into the homes basement, and cause excess pressure on the home. To fix this home, these would need to be addressed as well. 

To begin out crew addressed the downspouts. We extended the downspouts into the ground and then installed an underground drainage system that safely directs this water out and away from the homes foundation to a new LawnScape outlet. We then went into the basement. We started by digging a trench along the homes interior perimeter. Here we installed WaterGuard in a bed of gravel. The walls were then covered with our CleanSpace wall barrier, and air sealed the basement. This will direct any moisture from the wall down into the drainage system. The drain system will then bring all collected water to a TripleSafe sump pump which pumps the water out and away from the home. We then installed a SaniDry dehumidifier to keep this home dry and healthy.  

Pooling Water in the Basement - Buxton, OR

This home was being purchased, but it had not been properly maintained for many years.  It was also a fairly old farmhouse and the foundation was not up to current industry standards. The new owner decided to call on an industry leader for advice on how to restore the old farmhouse.  It had both a crawlspace and a basement that needed to be addressed. There was standing water and part of the basement had only dirt flooring and was suffering from pooling water coming up through the dirt. A system designer who specialized in real estate transactions for John's Waterproofing was dispatched to look over the project and because it was unusual and extensive, he took measurements and photos and took those back to the office to consult with the owner and lean on his many years of experience. Together they put together a plan to resolve the issues at hand.

The crew was sent out a few weeks later to put the plan into action. The first thing to address was the poor drainage around the home. French drains were installed around the perimeter and discharge lines were installed to push the water safely away from the home. The crawlspace exterior walls were made of wood and rotting out. Those were removed and replaced with a cinder block foundation that was waterproofed on the exterior with Tremco waterproofing products. The rotted posts in the crawlspace were replaced with galvanized steel SmartJacks. Then the crawlspace was set up with a perforated pipe drain system and was encapsulated. This drainage system was directed to the WaterGuard drain system that was installed around the interior perimeter of the basement and it was finished with a complete concrete floor, a TripleSafe sump system and proper discharge. The crawlspace was encapsulated and our finishing crew came and put walls up to finish the job.

Dusty and Messy Crawlspace in Buxton, OR

This home had a very dusty and messy crawlspace and had been inhabited by critters. The homeowners had the critters evicted, but wanted to find a way to keep the space clean and healthy. To find a solution that could protect their home, they called up John's Waterproofing. 

Our crew arrived and cleaned out the debris and encased the space. We used a CleanSpace 20 Mil vapor barrier. This woven material comes with a twenty-five-year warranty against tears and rips. It is inserted under each wooden post, anchored along the foundation walls, and fully sealed up. We then used spray foam to seal up all of the foundation walls. We replaced each vent cover to keep critters out and installed a new Turtl entryway to ensure the space will remain dry and healthy. 

Condensation found in Crawlspace - Buxton, OR

The homeowners went under their homes and saw that there was condensation accumulating under their homes. To ensure their home would be healthy and no mold would grow and cause issues, they called in John's Waterproofing. 

When our crew arrived they began by clearing out the crawlspace. With a clean slate, we installed a SmartSump pump to divert all water out and away from the home to a LawnScape outlet. The foundation walls were then covered with SilverGlo to keep the water from molding or causing issues. We then used CleanSpace, a 20 Mil thick vapor barrier to seal off each wooden post and anchor along the walls. This vapor barrier will not mold and comes with our twenty-five-year warranty against rips and tears. 

Water Leak in Crawlspace Walls - Buxton, OR

This older homes crawlspace had a poured concrete foundation. Over the year as the home settled, it had some minor cracks occur in the walls of the crawlspace and they noticed water was creeping under their home, particularly in the areas where the cracks could be found. They wanted to make sure this was handled before their home had bigger issues, so they called out John's Waterproofing to help. 

Our install crew began by sealing up the cracks in the basement. Our sealant will penetrate into the crack to fully seal it up so that is can handle water and the pressures of a home moving. We then installed SilverGlo insulation along the walls to waterproof and insulate the walls from the exterior elements. We added in a SmartSump Pump to take any water out and away from the homes foundation via a drainage pipe. The crawlspace was then sealed up with Cleanspace, an extra durable vapor barrier that is tear and rip resistant. 

The homeowners were amazed at what a transformation this made to their homes crawlspace and are excited to not have to stress about the cracks below anymore. 

Waterproofed Basement in Buxton, OR

A homeowner is Buxton Oregon was fed up with their basement flooding every winter. They called us and we sent a crew out to see how we could help. A WaterGuard piping system was placed in the basement along the wall/floor joint around the basement. The WaterGuard system will intercept water and drain it to the TripleSafe sump pump that was also installed.
