Finished Basement with Two Inches of Water - Camas, WA

This home was on its second year of flooding in their finished basement. They wanted to find a solution that would ensure this issue wouldn't occur again. Having to clean up the wet mess was time consuming, costly, and they knew prolonged water exposure here could lead to even bigger issues. To have the problem looked at they called up John's Waterproofing and scheduled their free inspection with one of our Design Specialists. They were very pleased to hear we could waterproof and refinish they space and scheduled their install. 

To begin we removed the damages exterior drywall and flooring. Once these were out of the way we began by waterproofing. We dug a trench around the interior perimeter, here we installed a bed of gravel and our WaterGuard drain system. To feed the water from the walls safely into this we installed ThermalDry Radiant vapor barrier, which also ads a thermal break for the homes foundation, with drainage systems working into the below-grade windows to ensure that water is guided as well. The water then all goes to the lowest point where a TripleSafe sump pump will send the water well away from the home. A SaniDry Dehumidifier was installed, and the space is now waterproof.  Our finishing crew then arrived and installed paint ready drywall, and trims. We also installed our ThermalDry faux wood in gray, this cannot rot or mold, creates a thermal break, and is good for your home. 

Finished Basement has Water Issues in Camas, WA

When water stains began appearing on this homes walls in their finished basement, the homeowners knew they needed to take action. They removed part of the drywall to get a better look, and found the fiberglass was damp and just holding moisture up against their drywall. Water was coming through the foundation, with the issue mostly around their window wells. They know who to call to finish the space, but wanted to waterproof the space beforehand. They scheduled their free inspection with John's to discuss options. 

To begin our work, we had to remove all of the drywall and damaged portions from the finished basement. We then dug a trench along the interior perimeter, installing a bed of gravel with our WaterGuard drainage system. This is fed the water from the walls and grades it to a newly installed TripleSafe sump pump, which discharges the water safely away from the homes foundation. For the walls, we began by upgrading the homes window wells, they were improperly installed and contributing to the water issue. Next we installed our ThermalDry radiant wall system, this will help insulate the space and act as a vapor barrier, and a vapor barrier, ensuring moisture is guided down. A SaniDry dehumidifier was than installed, and the space was waterproofed and ready to be refinished. 

High Water Table Pooling near Home in Camas, WA

This home experienced flooding around their foundation and in their basement. The homeowners had tried making channels along one side of the home for water to drain, but this became a muddy mess and the problem was only better for a short period of time. They knew they would need a better solution or else their basement would suffer more from pooling. They called up John's Waterproofing for some help. We sent out a design specialist who found their home was near a high water table and the water was wanting to pool around the home since that dirt was still generally looser from when the home had been built. 

To solve the homes water issues we began by working on the exterior. We extended the downspouts into the ground and attached them to a drainage system that would divert the roof water well away from the homes foundation to a LawnScape outlet. In the basement we then dug a trench along the interior perimeter, here we laid down a bed of gravel and WaterGuard. This will collect water and grade it along to a newly installed SuperSump pump which pushes all collected water well away from the home. The homeowner liked the idea of making the basement more energy efficient, so to finish off this job we installed ThermalDry radiant barrier along the foundation walls. This acts as both a vapor barrier and a waterproof insulation. This home will now enjoy being dry and healthy! 

Dry but Dirty Crawlspace - Camas, OR

We got a call from a homeowner that wanted to look into encapsulation for their crawlspace and we were happy to oblige. A System Designer was scheduled to go out and inspect the crawlspace. He found it to be filthy, full of fallen insulation, debris and evidence of rodents. He took measurements and photos and then sat down with the homeowner to answer any questions and build a proposal. The homeowner was appalled at the condition of the crawlspace and concerned about his family's health. 

The installation crew arrived to do the work and removed all of the insulation. The old vapor barrier was used to wrap it up along with all the rodent feces and other debris, successfully removing this all for disposal. Having no water intrusion problems, a drain system and sump were not needed. The crew then isolated all of the posts and laid TerraBlock, a flexible foam barrier on the floor. This helps to protect the CleanSpace barrier from damage and is a first step in properly insulating the space. The CleanSpace, a 20mil polyester barrier was laid over the TerraBlock. The seams were sealed with a special tape and it was run up the wall and fastened securely. The vents were sealed and a SaniDry Sedona dehumidifier was installed to keep the air clean and dry. The last step was applying 3" of closed-cell spray foam to the foundation walls and rim joist. Now this Crawlspace was insulated to industry standards and the homeowners will undoubtedly enjoy lower utility bills. 

Basement Expansion and Waterproofing Needs - Camas, WA

A customer called telling us that he was expanding his basement 50' and wanted it waterproofed. John's Waterproofing has lots of experience with waterproofing retaining walls and new construction of basements. A System Designer was sent out to evaluate the situation.  It was a straightforward job of waterproofing the wall and a new footing drain, Paraseal and Tremdrain to waterproof the wall with a TripleSafe sump in a culvert to discharge the water from the footing area. 

The crew arrived and got right to work. First, they waterproofed the wall with the Paraseal and TremDrain. TremDrain is designed for horizontal drainage applications requiring high compressive strength and moderate flow capacity. TremDrain uses a high-strength Class 1 needle-punched, non-woven filter fabric and includes a protective backing film for added membrane protection. Paraseal® is a sheet waterproofing membrane consisting of 15 mils of HDPE and expandable, granular bentonite. The composite weight of the material is up to 1.0 lb/ft², creating a dual waterproofing system. Then a new footing drain was also installed, terminating at the TripleSafe sump pump. This created a waterproof wall, ready for backfill.

Wet Crawlspace in a New Home - Camas, OR

John's Waterproofing received a phone call from a homeowner who was very unhappy to find the entire crawlspace of his newly built home flooded. He wanted someone out to help him with a solution ASAP. One of our experienced System Designers did a full inspection of the crawlspace from both the exterior and the interior of the crawlspace and assured him that John's Waterproofing had a solution that would keep his crawlspace dry and give him a great warranty on the work. 

 

First, a Service Tech was sent to remove the vapor barrier, set up a temporary sump system, and distribute large fans throughout the crawlspace to get it dried out enough to do the work. A few weeks later they began the process of installing a 3" perforated pipe drainage system around the perimeter. Because the crawlspace was so large it needed 365 ft of drainage which required 3 sump pumps, each consisting of a SuperSump and an UltraSump battery backup. The sumps discharge was connected to the rain drain system for a clean look. A new 6mil black plastic vapor barrier was installed throughout, overlapped a minimum of 18" at the seams, and run up and attached to the walls to ensure that any water intrusion from the foundation walls or footings would find its way to the drain system. We gave the homeowner 3yr warrantees on the sump pumps and a 10yr warranty that, as long as the pumps were operating, we would keep the water off the top of the barrier. 

Apartment Complex has Water in the Elevator Shaft - Camas WA

Groundwater likes to seep through whatever porous materials it can find, even into the bottom of an elevator shaft. Even when an elevator is lowered to the first floor, it will still leave some space to the ground, and this one was having some water intrusion. The sump pump that can be installed had failed and water could be found in a few small cracks in the poured concrete. To solve this water issue, John's Waterproofing was called out. 

To keep this space water-free we patched up the small cracks and switched out the sump pump for our TripleSafe sump pump. A dimpled drainage matt was then laid down and encased without 20 Mil CleanSpace vapor barrier. This space is easy to walk on, waterproofed, and ready to go!

Leaky Basement in Camas, WA

Allison had water coming into her basement and recently noticed that it had become more frequent and was starting to pool in areas causing damage to some of the things she was storing in there. That's when she found John's Waterproofing on line and gave us a call. We were happy to send Jacob out to do a free inspection. He suggested installing a TripleSafe sump pump a SaniDry dehumidifier and CleanSpace wall panels for waterproofing.

CleanSpace, Camas, WA

Recently our Design Specialist, Marcus went to go inspect a crawl space in Camas, Washington where he found that the existing sump pump and fan were not working as well as they should be and saw that there was some water still coming in through the walls. He went over some options with the homeowner, Patrick and they bot agreed that a CleanSpace encapsulation was the best solution. 

Our Foreman, Nathan and his crew were on the job in no time to get started. They were able to identify where the water was coming from and did the necessary repairs for that, directing the water out and away from the house. They then installed a SuperSump Plus pump that will pump any additional water out of the crawl space, encapsulated the crawl space with 20 mils thick and then Foreman, Fernando, and his team went out to complete the crawl space with Spray Foam insulation. 

Patrick is thrilled with the results and appreciated the peace of mind that he now has knowing that his crawl space is in proper order and knowing that he can rely John's Waterproofing to take care of his waterproofing needs. 

Waterguard in Camas, WA Basement

This customer had had John's Waterproofing waterproof a partial basement wall in the past, but soon realized that waterproofing the whole basement was more effective. Water tends to move where it meets the least amount of resistance, so if it's in one area normalls that gets blocked it'll move to another area. Our amazing inspector, Tom came out to plan the next steps, and he recommended that we finish the Waterguard perimeter drain to the other walls. Manuel and his team finished the basement by completing the Waterguard drain and connecting it to the Super Sump pump. The full Waterguard system will now collect wall seepage from all the walls and come with a lifetime warranty.
