Stringy Old Insulation in Camp Sherman, OR

This homes fiberglass insulation was a stringy falling mess. With their heating and cooling costs going up over the years, they wanted to address this concern so they could have the space more energy efficient. We scheduled their free inspection and headed out to see what was going on. Afterwards we sat down with the homeowner and discussed options, landing on a full encapsulation. 

To begin we cleared out the old fiberglass and musty vapor barrier. We then dug a trench around the interior perimeter, laying in a perforated pipe in a silt sock. This will collect groundwater, sending it to a new TripleSafe sump pump to be pumped away from the home. Each vent was then sealed shut. We then insulated along the dirt floor with TerraBlock insulation. CleanSpace went over this, wrapping under each wooden posts, anchoring along the walls, and sealed along every seam. A SaniDry dehumidifier was installed to keep the moisture in the air controlled. As a final step we applied spray foam along the walls to air seal and finish insulating the space properly. 

Rodents Ruined the Old Vapor Barrier - Camp Sherman, OR

This home was used as a cabin for the homeowners to visit for their holidays. It wasn't very big, but the crawl space under it had become a frequent space for rodents to escape to. This did some serious damage to the cabins old vapor barrier, fiberglass, and the vent screens were chewed through. Wanting a solution that would just involve poison that could cause rodents to die and fester under the home until they could be cleaned up, the homeowners called up John's Waterproofing to learn about encapsulation. 

To begin our work we removed the old vapor barrier, took the fiberglass out, and cleared out the general debris from under the home. We then sealed the vents shut and installed a drain system to address any water issues. A sump pump will collect this water and send it safely away from the home. We then laid TerraBlock over the dirt floor, and CleanSpace. This is a 20 Mil vapor barrier with a woven fiber through it to deter critters from chewing into the crawl space. This goes under every wooden post, anchors and seals along the rim joist and has all of its seams sealed shut with a vapor tight four inch wide tape. We installed spray foam along the walls to insulate and air seal. As a final step we installed a SaniDry dehumidifier to keep the moisture in the air at a healthy range. Now the homeowners can rest assured their cabin will remain healthy even when they aren't there. 

Interested in an Encapsulation - Camp Sherman, OR

When looking for a long term solution for a crawlspace, an encapsulation is the tip-top way to go! However, choosing the company to do the job right, is very important, that is why we are proud to offer up the John's CleanSpace encapsulation which is the product of our fifty years in the industry. We use the best products, installed by our highly trained and experienced crews, and our encapsulation is honed to fit for the PNW. 

To begin on this home we cleared the old vapor barrier, fiberglass, and debris out of the crawlspace. Once the space we ready we installed a full interior drainage system, consisting of a perforated pipe in a silt sock which collects water and grades it to the lowest point where a TripleSafe Sump pump then sends the water safely away from the home. We then seal off the vents, and install TerraBlock over the dirt floor. CleanSpace is then brought in, anchoring to the walls, installed under the wooden posts, and fully sealed into place. CleanSpace is 20 Mil thick with a woven fiber to reinforce its durability, and includes a 25 year warranty against rips and tears. A SaniDry dehumidifier was installed to ensure the spaces air is healthy, and as a final step we applied spray foam along the foundation walls. This crawlspace is now within the homes envelope, and will remain dry and healthy. 

Old Insulation Removal and New Vapor Barrier - Camp Sherman, OR

Damp and Musty Crawlspace had odd odors emanating from it. The homeowner wanted this looked into and resolved, so they called up John's Waterproofing. Our system design specialist dove under the home and identified the damp and odd odor was from the old fiberglass insulation. It was absorbing the moisture from the air and holding it against the wooden beams of the home, and mold spores were growing. After showing the images that were taken in the crawlspace, the homeowner was ready to have the fiberglass removed, but financially, couldn't move forward with a full encapsulation. To fit the budget and address the job, we worked on a sort-term fix to remedy the issue until the homeowner was ready to encapsulate. 

To begin our crew pulled out the old insulation and vapor barrier. With the debris cleared out we applied Mold X2 to clear up the mold that was present. We then installed a SuperSump Plus with a full drain system that would keep the groundwater under control under this home. We then laid down a new 6 Mil vapor barrier, overlapping the edges, and running it up the walls. The homeowners will need to keep up on annual service visits. The space is still open to exterior weather changes, and susceptible to having the mold return and humidity related issues.  

Messy Crawlspace with Torn Vapor Barrier - Camp Sherman, OR

These homeowners had glanced under their home and found the old vapor barrier was ripped and chewed on. They were wanting the have this replaced, and called up John's Waterproofing for help. To begin, our crew pulled out the old vapor barrier and general debris from under the home. We then laid down a new 6 Mil vapor barrier. We overlapped the edges and ran it up the wall to provide the most help. The homeowner is away that a simple 6 mil barrier will need to be replaced every three or so years. Should they ever wish to upgrade their system we will be happy to help. 

Cabin #4 Needs Help - Camp Sherman, OR

We got a call from a resort on Mt Hood that there had been a rodent invasion in one of their rentals and it was a big mess. Our System Designer arrived and sure enough, there was clear evidence of mice and a lot of them. Pointing upward, he explained to the resort manager that one of the things that really attracts rodents to crawlspaces is bird feeders because there are always seeds that are knocked to the ground. He measured the crawlspace and left the manager a book about crawlspace science and left her with two bids to pass on to the resort owner. A week later he got a letter with a signed contract and a deposit, with those turned in, the job was scheduled. 

When the crew arrived they first removed all the rodent-infested fiberglass insulation and rolled up the old vapor barrier with the rodent feces. There were no water problems so a drain system wasn't needed. They laid a new 6 mil vapor barrier on the floor of the crawlspace and overlapped it generously before attaching it to the foundation wall to keep it from moving around. Because we don't do fiberglass insulation due to its poor performance, it was decided to install SilverGlow rigid foam board insulation to the foundation walls, especially since it was important to insulate the space where snow is a big issue in the winter. The exterior access door was replaced with an EverLast access door. Made of 1/2" PVC, it's made to last forever and no mice would be able to penetrate it.  They also repaired some of the vents that had been compromised. The manager removed the bird feeder as a final touch!

Mountaintop Crawlspace with Water Intrusion - Camp Sherman, OR

Many of the homes in Camp Sherman are on the river and homes on, or near, bodies of water are prone to having water problems due to the present high water tables. Such was the case with this home, leading to his crawlspace was almost always taking on water. We sent a System Designer out to help solve the problem who went to work inspecting the crawlspace as much as possible due to the flooding. Then he went over his findings with the homeowner and what he suggested to be done. He showed him how CleanSpace Encapsulation could improve his home in several ways including lower utility bills, increasing the value of the home as well as improving the air quality in his home.

Before any work could be done, first the crawlspace had to be dried out. To do this, our crew removed the old 6 mil vapor barrier, drooping fiberglass insulation, and debris then placed a sump pump and fans in the crawlspace to dry it sufficiently to do the work. A month later, the space was dry enough to do the full installation. They installed a 3" perforated pipe drainage system around the perimeter to collect the water and direct it to a newly installed TripleSafe sump pump, along with proper discharge.  A 3" perforated pipe drain system was installed around the perimeter and graded to the lowest point of the crawlspace where a TripleSafe sump pump was installed to gather the water and discharge it out and away from the home. TerraBlock, a high-density foam product was laid over the dirt floor. This aids in insulating the crawlspace protecting the new CleanSpace, 20mil, nylon-reinforced barrier. The new barrier is used to isolate each wooden post and anchored to the foundation walls. Lastly, a SaniDry dehumidifier was installed to ensure this space stays dry. With all the vents sealed, Spray Foam insulation was applied to the full wall of the foundation to keep the home insulated. 

 

Prepping a Home to Be Sold - Camp Sherman, OR

When a home is getting ready to be sold, one point that needs to be properly addressed is the crawlspace. The crawlspace of This home had an old vapor barrier. While it was able to handle the water in this area, it was chewed on, and evidence of critters was found throughout the space. 

To get this home up to code and ready to be sold, we removed the old vapor barrier. The vents were sealed up so critters couldn't get in, and a new Turtl entryway was installed to ensure animals wouldn't be able to sneak in. We then laid down a new 6 Mil vapor barrier to get this home fully set to go on the market. 

Falling Insulation and mud on Old Vapor Barrier - Camp Sherman, OR

This home had a 6 Mil vapor barrier installed a few years back, and since these are not fully sealed they need to be regularly inspected for rips, tears, mud, and critters. The homeowners realized that their system was caked with mud and their old fiberglass insulation was falling down and they would need some work done to protect their home once more. 

Our crews began by removing the old vapor barrier and the fiberglass insulation. To keep this space insulated we installed our TerraBlock crawlspace insulation over the dirt floor as well as our SilverGlo insulation that is anchored on the foundation walls. The entire space was then encased and sealed up with our 20 Mil thick CleanSpace vapor barrier, giving this home a dry and healthy crawlspace. 

Water Comes in Through Basement Walls - Camp Sherman, OR

We received a call from a homeowner who had water coming into their basement through the walls. Our crew went out to the home in Camp Sherman to fix the problem. They installed ThermalDry on all of the walls of the basement. ThermalDry guides any moisture or water vapor down the wall and into the WaterGuard piping system. WaterGuard is installed along the perimeter of the basement, intercepting the water and draining it to the sump pump. They also installed a TripleSafe sump pump in the basement. The TripleSafe has three separate pumps so that in the event of a plumbing leak or power outage the sump pump will continue to function. It also has a built-in WaterWatch alarm system to alert the homeowner if there is a plumbing leak so that the problem can be fixed before any damage is done. Now this homeowner can enjoy their dry basement for years to come.
