Heavy Prolonged Rains Causes Basement Flooding in Cannon Beach, OR

This homeowner called us up, they had noted that during heavy prolonged rains, the basement would flood a solid several inches. They used a section of the basement as a semi-finished extra bedroom and needed to get the water issue under control. We scheduled a design specialist to go out and do a full inspection and craft a solution to address the homes needs and the homeowner's budget. 

To begin we did a full drain system. This involved digging a trench around the interior perimeter. Here we installed a bed of gravel and our WaterGuard drain system. This sends all the collected water to the lowest point where a TripleSafe sump pump will pump the water away from the home. In the bedroom we installed ThermalDry radiant barrier along the walls. This safely guides water down the walls to the drain system and is a thermal break to keep the spaces temperature better regulated. This will have framing and drywall installed over, making the space finished. For the rest of the basement we installed BrightWall paneling, a semi-finished vapor barrier. A SaniDry dehumifier was installed to keep the moisture to the air under control so mold will not grow here at all. The space is now healthy, and the homeowners can enjoy the space without worry of water issues. 

Rotting Posts and Poor Downspouts - Cannon Beach, OR

When water is found pooling around your homes foundation, this is usually a sign that there is a bigger water issue occurring. These homeowners called us up to see how big the issue extended. We sent out a design specialist who found a few problems. Firstly two downspouts were dumping water next to the homes foundation. Under the home we also found pooling water and four wooden posts were rotting out from water. 

To address this and regain the homes health we started by extending the downspouts into the ground. We then installed a pipe system to take the roof water and send it safely away from the home to a LawnScape outlet. Next we went under the home. we removed the debris from under the home and installed a SuperSump Plus in the lowest spot. This will allow water to grade to it and then be sent out to the LawnScape we installed. We then replaced the four rotting posts with SmartJacks and added another SmartJack to provide additional support where needed. We then laid out TerraBlock on the dirt floor to insulate the floor properly. CleanSpace was then installed, it goes under each wooden post, attached along the rim joist, and is sealed into place. The vents were then sealed up and spray foam was applied to the foundation walls to finish insulating the space. 

High Humidity Threatens Wooden Posts in Tolovana Park, OR

This beachside home had a crawlspace which was suffering from high humidity. While no standing water could be found, the homeowners noticed the bases of the wooden posts in the home had signs of rot and mold spores. They wanted to ensure their home was safe and healthy for years to come, so they called up John's Waterproofing for help. 

After a thorough inspection, and a personalized solution built, our installers were scheduled. A few weeks later our installation crew arrived and began by installing an UltraSump pump in the lowest point of the crawlspace. This would collect any moisture or groundwater to help divert it safely away from the home. We then air sealed throughout the space and sealed up the vent covers. To ensure the home would be stable, we then added in six SmartJacks under the home to protect it from warping and removed the damaged posts. Using our 20 Mil vapor barrier, we then sealed up the area. It was installed under each wooden post, ran up the walls, and sealed up by the rim joists. And as a final piece we installed a SaniDry dehumidifier to keep the space dry.

Fixing Basement Leaks Before Adding a Bedroom - Cannon Beach, OR

This customer called John's Waterproofing because they wanted to create an extra bedroom in their basement, but it filled with a couple of inches every time it rained hard. To ensure their investment was protected they called up John's Waterproofing. We then had a System Designer sent to the home to help the homeowner out with a solution that would solve the problem. WaterGuard is an award-winning and patented drain system that has been designed as a permanent solution. He suggested that it be installed around the full perimeter of the basement and terminate at a TripleSafe Sump System. A TripleSafe has 3 pumps: a primary pump, a backup pump should the primary fail or is unable to handle the volume, and a battery backup so the system will continue even in the event of a power outage. He also showed the homeowner where the water was coming from and why. Impressed and knowing he would get a lifetime warranty on the WaterGuard, he moved forward with the solution.

The crew came out as scheduled and got right to work with a jackhammer and removed approximately 6" of flooring around the perimeter of the basement and a large hole for the sump pump. The WaterGuard was placed in the trench over a fill of gravel to help keep dirt out and the same was done for the TripleSafe container. Then the trench was filled in with cement for a smooth finish. A discharge line was taken up the wall and out through a drilled hole and attached to a downspout. Lastly, ThermalDry Wall, a flexible wall system was attached to the wall to create a thermal barrier and drive moisture into the WaterGuard. Now the basement was ready for construction!

High Humidity and Critters in the Crawlspace - Cannon Beach, OR

High humidity in a crawlspace can create a welcoming environment for mold spores, insects, and critters. This crawlspaces humidity had led to musty smells and signs of critters inhabiting the space. The homeowners were ready to take back their clean air and called up John's Waterproofing.

Our crews arrived and did a debris removal. Once the space was cleaned out we installed a TripleSafe sump pump with an UltraSump backup since power outages were an issue during rain storms. We then installed our 20-mill thick CleanSpace vapor barrier. This wraps under each wooden post and comes with a 25-year warranty against rips and tears. We then did spray foam along the foundation walls, this works to seal up any small holes, and also provides insulation for this space. To ensure humidity wouldn't cause any further issues we also inserted a SaniDry CX dehumidifier and replaced the vent covers. This home will now be dry and healthy. 

Crawlspace Access Points Bringing in Water - Cannon Beach, OR

This home was built on a pretty level property, where most of the water would just stand where it feel. Sadly the home also had a crawlspace entrance and vents that sat at ground level, and when the rain was heavy, this would just allow water to drain directly into the crawlspace. The water and subsequent moisture had allowed the fiberglass insulation under the home to sag with water weight and as more fell down, the homes energy costs would rise. To save money and protect the home, they called in John's Waterproofing. 

Our crew began by removing the damaged insulation. Next each vent and the access point were changed out. We fit in new vent covers that would keep the water out, and added in an EverLast Access Well and EverLast entryway to make sure that the water couldn't pour under the house. Next we installed an UltraSump pump and a SmartSump pump to keep up with the water that the home experienced. There were connected to a system that took the water out and away from the homes foundation. We then isolated each post and pier under the house so that water couldn't penetrate the wood. Then TerraBlock, a crawlspace insulation matting, was laid throughout the crawlspace and topped with our Cleanspace vapor barrier. This was sealed along the walls with anchors and we did spray foam to insulate the rest of the crawlspace. Since the water levels in the soil were high, we also added in a SaniDry Sedona to keep the humidity levels in the crawlspace at a reasonable level.
