This homeowner was so excited when they found this great home in Battle Ground that hit every point on their wish list. The home inspection went well and they closed on the house. Everything was good until late winter. As soon as the rain continued for a week in that first winter, the right side basement wall began to dampen and a few small puddles began to form. This problem was missed in the home inspection and could have resulted in damage to their belongings and property. Or a mold issue.
Our crews installed an interior Water Guard system as well a dehumidifier in order to reduce the humidity and prevent mold and ensure that their space is dry and usable. This homeowner was ecstatic that we were able to give them a dry usable space without the fear of damage or water in their home.
After receiving a call from a homeowner with a wet crawl space, our crews went out to Amboy to fix the problem. They installed TerraBlock on the floor of the crawl space to add extra insulation and padding. On top of the TerraBlock and over the walls of the crawl space, our CleanSpace encapsulation system was installed. CleanSpace is a tough crawl space liner that keeps out water vapor and moisture. It also helps lower heating costs by keeping the floors warmer. Our team also used Spray Foam throughout the crawl space to fill every space and void and improve air sealing, saving the homeowner money on their energy costs. A SaniDry CX dehumidifier was also put in the crawl space to dry and filter out the air, preventing new mold growth or wood rot. A TripleSafe Sump pump was installed as well. The TripleSafe has three separate pumps, assuring protection from pump failure, too much water for one pump to handle and power failure with one of the three pumps being battery operated. We received a call from a homeowner who wanted to make sure that her basement stayed dry. After one of her neighbors had their basement flood thanks to a plumbing leak. This homeowner wanted to take some precautions to make sure that she didn't have to deal with the same inconveniences as her neighbor. Our crew went out to the home in Yacolt, Washington to help this homeowner. They installed a TripleSafe sump pump in the basement. The TripleSafe has three separate pumps. In case the first pump fails or there is a plumbing leak, then the second pump will kick in. If it's a plumbing leak then the two pumps will work together to remove 6,200 gallons of water per hour out of the basement. The third pump will kick in if there's ever a power outage. Now this homeowner can rest assured that her basement will stay dry for years to come.
This homeowner had recently had a home inspection, and the inspector told him that he had water issues that needed to be addressed. The home inspector suggested calling John's Waterproofing to help them. Our inspector, Marcus came out and suggested that the homeowner install spray foam insulation, CleanSpace encapsulation system, and a Smart Sump pump.
Nate agreed to Marcus' recommendations and Demetrius and the team quickly went to work. They removed the old, falling fiberglass insulation and replaced it with spray foam insulation. Spray foam is closed celled which means that it won't retain water vapor like fiberglass. They also installed our patented CleanSpace encapsulation which keeps out all moisture, prevents mold and mildew growth and helps improve energy efficiency. We also installed a Smart Sump pump to help reduce moisture, remove water and prevent flooding.

This homeowner called John's Waterproofing because he had a lot of water coming into his basement. Our inspector, Marcus advised that Steve have John's Waterproofing install our Brightwall Panels, our patented Waterguard perimeter drain and a Super Sump pump.
Steve agreed to the suggestions and Manuel and his team quickly set out to waterproof the basement. They installed Brightwall panels, which are effective moisture barriers that are stain resistant and easy to clean. They leave basement walls bright, clean and maintenance-free. Brightwall is designed to work with the Waterguard perimeter drain system by directing wall seepage into the drain. Waterguard is installed in the footing of the basement floor around the perimeter and channels the wall seepage to the Super Sump pump. The Super Sump quietly and smoothly removes up to 2,650 gallons of water per hour.

This customer had had John's Waterproofing waterproof a partial basement wall in the past, but soon realized that waterproofing the whole basement was more effective. Water tends to move where it meets the least amount of resistance, so if it's in one area normalls that gets blocked it'll move to another area. Our amazing inspector, Tom came out to plan the next steps, and he recommended that we finish the Waterguard perimeter drain to the other walls. Manuel and his team finished the basement by completing the Waterguard drain and connecting it to the Super Sump pump. The full Waterguard system will now collect wall seepage from all the walls and come with a lifetime warranty.

From the time they moved in, these homeowners in Vancouver had never been able to use their basement for anything other than a musty tool bench and storage, so long as everything was in plastic totes so as not to get wet. Many of walls had developed a small layer of mold on the surface that only further added to that dungeon-like environment. Our inspector Marcus recommended they first handle the existing water issues with the installation of a water guard system as well as a sump pump to take the water out of the basement. Ater these he suggested the application of Mold X to treat the existing mold on the walls, followed by installation of Brightwall panels to give the space a bright finished look so they could actually use the space.
Manuel and his team carried out the project with precision and the homeowners were ecstatic to finally have a space they could use or even entertain in rather than a mold dungeon.
Robert knew that there were water issues in his crawlspace and sought help from John's Waterproofing. Our inspector AJ confirmed those suspicions and also found that the water was affecting the insulation and posts in the crawlspace. They removed the old, ineffective fiberglass insulation and applied Spray Foam insulation to the walls of the crawlspace. They placed the Cleanspace encapsulation against the walls and floors to keep out all moisture, prevent mold and mildew growth, and protect against pests and insects. A SaniDry Sedona dehumidifier was installed to keep the space conditioned because closing off the vents with Cleanspace makes it a controlled space. This homeowner had water in their crawlspace and wanted John's Waterproofing to help them fix the issues. Our inspector, Brandon suggested a perforated pipe, a new vapor barrier, and a Super Sump pump.
Scott agreed and Tim and his team went to work. They removed the old vapor barrier and dug a perimeter trench to install a perforated pipe. It collects water from around the crawlspace in order to mitigate it. They installed a new vapor barrier similarily to how we install our Cleanspace encapsulation. We installed it on the floor and fastened it to the walls to make it more effective than just laying it on the floor. We added a Super Sump pump which removes up to 2,650 gallons of water per hour quietly and smoothly.

A ripped vapor barrier and water seeping into the crawlspace was leaving this customer with a muddy mess. They gave us a call asking what the options were to stop the water from coming in everytime it rains.
Our inspector Marcus went out and he made the suggestion to go with our Cleanspace encapsulation system. Gordon and his team went in and cleaned out all the debris and old vapor barrier and started to install a Smart sump pump that will pump the water to the new discharge line we put in that is a safe distance from the home. They also installed a SaniDry Sedona dehumidifier to keep the crawlspace dry and clean air. We also replaced the broken crawlspace entry door with an airtight EverLast Door that is made of inorganic materials so it will never rust or rot.
This customer can now relax when it rains because he knows that water is not leaking into his crawlspace anymore causing a muddy mess.
Mickey called due to having a garage added to their home. The concrete wall that was put in connecting to the existing foundation wall, had just enough space between them that it was causing water to seep through causing puddling.
Jacob went and found that that was indeed what was occurring. So to start the project, Pedro, went and started to cut the concrete to start the trench for the WaterGuard and discharge pipeline to be lain down. After the trench was completely dug out from the parameter of the garage, and along the edge of their driveway and sidewalk. Making the job fast and easy.
Leaving the customer happy that the water was no longer flooding their yard. And being reassured that the water is not going to cause anymore water damage to the foundation. She was also pleasantly surprised that the job only took a day to finish.
The customer was a homeowner that was trying to rent out one of her homes. The inspector found water in the crawlspace and referred them to us.
Marcus met up with her and reassured her that replacement of the vapor barrier, and a sump pump is all that is needed. Due to her crawlspace overall, being very well put together.
Delfino and his crew went out and dried out the crawl space. So that when the project is finished there will not be any chance of the moisture turning into water damage, or causing mold growth to start.
After the drying out process was finished, they then started to lay down the 6 mil Vapor Barrier. The SmartSump pump was then installed, with discharge pipes to lead the water out of the home.

Cathy, in Washington, was having some water issues in her basement due to her sump pump not working the way it should. Fortunately, Cathy found us online and called to see what could be done. One of our design specialists went out and reassured her that there were solutions and that John's Waterproofing Companycould help.
Within just a few days, our crew was able to go out to this customer's house and take care of things for her. Installed was a WaterGuard Drainage System, which helps to pull moisture out from the walls and drain correctly and away from her home. BrightWall Paneling was put up to secure the WaterGuard and leave a nice clean look. A TripleSafe sump pump was put in that has a three-pump system that is a low battery-powered pump that offers protection from flooding during power outages and then BrightWall Paneling for a nice look. They are also, waterproof, stain-resistant and easy to clean.

Mark called our office here at John's Waterproofing with concerns that the equipment in his crawl space perhaps wasn't running as it should be. It had been a few years since he had anyone come out to take a look or service his crawl space, so when he saw one of our trucks around town he decided to give us a call.
Our senior Design Specialist, Jake went out to take a look to see how we might be of service to mark's needs. Jake quickly saw that there was high humidity in the crawl space and that the ducts were not operating properly. There were definite signs of moisture as well. Jake went over all of this with the customer and mark decided to go ahead and have the updates done using our full encapsulation with CleanSpace.
In just a few days, Fernando H. and his crew removed all of the older equipment and removed debris that had built up over time. They did the repairs needed to the ducts, installed a SaniDry XP dehumidifier, and the patented CleanSpace antimicrobial woven vapor barrier. Our crews pride themselves on being thorough and working quickly with as little mess as possible so as to not disrupt our customers.

Ken in Vancouver, Washington was walking through a Home and Garden Show and came across the John's Waterproofing booth which reminded him that he had been concerned about the health of his crawl space. He had recently been down there and noticed that it was quite dirty, the black plastic had been torn in some spots and was worried that some water damage might have gotten into the support posts underneath his house.
Aimee was working the booth that weekend and took down his information. She explained the benefits of encapsulating his crawl space with the CleanSpace vapor barrier and what John's Waterproofing could do for him. Ken gave Aimee his information and the next week Kayla called Ken and set up a time to have Carolann, our Design Specialist come out to take a look. She did find a very dirty crawl space and they both agreed that a full encapsulation with CleanSpace would be the best option for Ken.
In just a few days Foreman, Gordan and his crews were out to Ken's house to get started. In no time they had the crawlspace cleaned out and did the repairs necessary to the support posts. They put in a SaniDry Sedona Dehumidifier to stop any moisture. They then installed the CleanSpace vapor barrier which outperforms the thin old liner used in most crawl spaces. A SaniDry SmartSump was also put in to pump out any additional water that might try and come in and seals to the CleanSapce.
Ken now a healthy, dry crawl space that he doesn't have to worry about. And Ken is relieved to know that we here at John's Waterproofing will be out yearly to maintain his crawl space for him.
Recently our Design Specialist, Marcus went to go inspect a crawl space in Camas, Washington where he found that the existing sump pump and fan were not working as well as they should be and saw that there was some water still coming in through the walls. He went over some options with the homeowner, Patrick and they bot agreed that a CleanSpace encapsulation was the best solution.
Our Foreman, Nathan and his crew were on the job in no time to get started. They were able to identify where the water was coming from and did the necessary repairs for that, directing the water out and away from the house. They then installed a SuperSump Plus pump that will pump any additional water out of the crawl space, encapsulated the crawl space with 20 mils thick and then Foreman, Fernando, and his team went out to complete the crawl space with Spray Foam insulation.
Patrick is thrilled with the results and appreciated the peace of mind that he now has knowing that his crawl space is in proper order and knowing that he can rely John's Waterproofing to take care of his waterproofing needs.
After the last big rain, the homeowner called into John's Waterproofing because he had tons of water flowing through his crawl space and was thoroughly worried. A design specialist went out right away to assess the situation and reassured the homeowner that the issues could be fixed with a new sump pump system and vapor barrier. Old equipment removed and then a dehumidifier was installed along with a sump pump, vapor barrier and when that was complete, our spray foam specialist went out to finish the insulation.

Mark lives in a lovely home in Battle Ground, WA, but noticed there was some water coming into his basement through some cracks in the wall. He wanted to finish his basement and convert it into a man cave and knew he had to get the water taken care of first. He called into John's Waterproofing and scheduled an appointment with Design Pro Marcus who suggested installing a WaterGuard XL and waterproofing the entire basement.
It took Foreman Gordon and his team not long to get the basement totally waterproofed with the WaterGuard XL, a SuperSump Plus sump pump, and ThermalDry Wall paneling. Mark's man cave turned out amazing and he won't have to worry about any leaks or issues with water for years. And, yes, Marcus, Gordon, and the entire crew from John's Waterproofing were happy to assist in the creating of a healthy, dry man cave.
Allison had water coming into her basement and recently noticed that it had become more frequent and was starting to pool in areas causing damage to some of the things she was storing in there. These homeowners never had a big issue with water in the crawlspace, but they did tend to have a vermin issue. They had a vapor barrier installed by another company, but after having it for a couple years they began to have odors drafting up from the crawlspace into their home. Upon further investigation, they saw that the barrier had been chewed on and torn in multiple spot, there was evidence of recent vermin activity and the homeowners needed a way to keep their home clean from the ground up.
Our installation crew came out and removed all of the old and damaged vapor barrier, we then put in our 20 Mil woven, tear-resistant CleanSpace barrier. This gets secured under each post and sealed up along the walls to create a full encapsulation that will keep the critters out and your air fresh and clean.
The homeowners called after having another company install a vapor barrier. When they inspected it, they saw that the job was poorly done. While, on the surface level the job looked complete, they discovered the barrier was lightly wrapped around piers, and not taped together in some places deep under their home. They tried to get help to fix these issues, but to no avail, and so they called John's Waterproofing.
Since the home hadn't experienced an excessive amount of water, the homeowners just wanted to get a properly installed vapor barrier, and so our crew took out the poorly done job. They then installed our Cleanspace barrier; a 20 Mil reinforced vapor barrier that is tear resistant. This was sealed under all eighteen piers and taped into place with waterproof tape. This crawlspace will be ready to combat vapor now and the homeowners can rest easy.
The homeowners had a small leak issue in their crawlspace. When the rain come, there were multiple spots in the crawlspace that would experience water. While only a small amount of water would get under the home, the persistent issue had started to damage the wood foundation pieces under the home, and with the strong winds that they had, they wanted to keep their foundation strong and in tact, so they called out John's Waterproofing to assist.
Due to where their home was located we wanted to ensure that their foundation was protected. The home didn't deal with a lot of water so the goal was to ensure any water that did come in, just stayed a safe distance from any wood. To do this, we used a Cleanspace Vapor barrier that is 20 Mil thick. Each pier under the home was isolated and sealed off to ensure that the crawlspace was encapsulated. We sealed the Cleanspace along each wall and used special waterproof tape to keep each piece in place.
The homeowners can rest assured their property will be safe from water damage and their foundation wont be compromised by any water.
The water under this home was beginning to erode under its footings. The homeowners needed to create a better support system for their home to be able to be safe from the water damage. To assist our crew came out and cleaned out the crawlspace. We then safely dug under each footing and added in a new concrete footing to reduce erosion from damaging the home. We then added in a water discharge line that hugged against the interior perimeter leading the water out and away from the foundation. We also added in a SuperSump pump to ensure the water was moving quickly. We then covered the space in a 6 Mil vapor barrier to cover the dirt floor in the crawlspace. The new system works well to keep water from entering the crawlspace, and protecting the homes foundation.
This crawlspace was very wet, it had pooling water and would flood when heavy rains passed by. The Homeowners knew that this would cause long term damage and they needed a solution that could withstand the amount of water their home was dealing with. For a solution backed by warranties and the most experience in the industry they turned to John's Waterproofing.
Since 1974 we have been assessing waterproofing needs and working with customers to find the solution that would fit their home. Since this home was in a water prone place, we wanted to ensure they would be protected. We began by cleaning out the crawlspace and laying down a dimpled Drainage matt, this would help direct any water under the home to the newly installed SmartSump pump that we installed. The sump pump was also installed with out UltraSump battery backup, so even if a power outage occurs, the homes foundation wont be a problem. We then encased the crawlspace with our CleanSpace vapor barrier. This is sealed under each post, along every wall, and is backed by our 25 year warranty against rips and tears. This home will be ready for the water!
This home had a exterior stairwell that lead down to the basement. The home had regular water pooling in the basement at the doorway and this progressively was getting worse. After a bad wind storm, the downspout that was near this stairwell was badly damaged and the water from the roofing was now being deposited by the stairwell and poured down the stairs leading to more issues in the basement.
To address this issue an interior parameter WaterGuard Trench was installed with our TrenchDrain by the exterior doorway to collect the water that was flowing in from outside. To help keep the water moving at a steady pace out and away from the home a SuperSump pump was installed with a discharge line taking the water a safe distance from the homes foundation. We also dug a trench and buried the downspout so it could be protected from the elements and would no longer be an obstacle. While water can still run down the stairs, it will no longer make its way into the basement to wreak havoc.
This home had water damage under their home, the water was getting absorbed into the wooden framing of the home and rotting the wood. Because of this, portions of the floor were sloping and shifting. To keep the home from having further issues, John's Waterproofing was called out.
Our crew safely installed eighteen SmartJacks, placed to support the home. These are metal and can adjust heights should that need ever arise. We also added in one hundred and twenty additional feet of wood beams to support the underside of the home. The dirt floor then was covered in a 6 Mil plastic vapor barrier to help keep water damage from occurring.
Groundwater likes to seep through whatever porous materials it can find, even into the bottom of an elevator shaft. Even when an elevator is lowered to the first floor, it will still leave some space to the ground, and this one was having some water intrusion. The sump pump that can be installed had failed and water could be found in a few small cracks in the poured concrete. To solve this water issue, John's Waterproofing was called out.
To keep this space water-free we patched up the small cracks and switched out the sump pump for our TripleSafe sump pump. A dimpled drainage matt was then laid down and encased without 20 Mil CleanSpace vapor barrier. This space is easy to walk on, waterproofed, and ready to go!
This home was recently purchased and getting ready for a big upgrade. It had been sitting untouched for a while, and would need to be gutted and have a lot of work done. The homeowners started with waterproofing their crawlspace. Much of the home had old warped and torn up wooden floors that were going to be replaced, so the job would be installed with the flooring ripped up, and just the support beams present.
Our installers began by cleaning out the crawlspace, a TripleSafe Sump pump was installed to keep the water out and away from the home, each post was then isolated with CleanSpace. We then installed our full crawlspace encapsulation package; starting with a dimpled drainage matt, then a TerraBlock crawlspace insulation, and all covered with our Cleanspace vapor barrier which is sealed against the walls and secured fully. The walls were covered in spray foam and a SaniDry Sedona dehumidifier was installed. With the crawlspace handled, the new homeowners could begin their next project on this old fixer upper.
The basement had a finished bedroom and bathroom in their basement. The homeowners learned the hard way that their basement wasn't finished properly when it flooded. The drywall molded, and the flooring warped from the water intrusion. The homeowners wanted to reclaim their basement space and called in John's Waterproofing.
Our crews arrived and took down the damaged portions of the walls, and removed the flooring. Our crews then dug a trench line around the interior parameter and installed a WaterGaurd drainage system and a TripleSafe sump pump. These systems work together to move the water out and away from the home to a newly installed LawnScape outlet. To protect the walls we installed ThermalDry wall panels to be finished over. For the floor, we installed ThermalDry planks to give a clean finish that wouldn't mold or rot. This basement would be ready for the homeowners to finish and use once more, knowing it was dry and healthy.
Fiberglass insulation is not made for crawlspaces, and having a side exposed to open air and moisture causes the insulation to fall to pieces. As the insulation gathers moisture, it becomes the ideal place for mold spores to take hold. This homes insulation was heavily damaged by water moisture and they called in John's Waterproofing for help to insulate their crawlspace properly.
Our crew arrived and began by removing the old insulation and cleared out all of the debris from under the home. Once it was cleared out, TerraBlock crawlspace insulation was laid down on the dirt floor. A CleanSpace vapor barrier was than installed. This 20 Mil vapor barrier was sealed under each wooden post and anchored along each wall. The foundation walls were then insulated with Spray Foam, and the vent covers were replaced. Finally the crew installed a SaniDry Sedona dehumidifier to ensure the home would be dry and healthy.
These homeowners had thought their home's crawlspace was in good shape. For the years that they had lived there, they never saw standing water, No condensation was evident, and there were no water stains along the foundation walls, but as the years passed, a musty smell began to take hold. When our design specialists came out to give them an estimate, we found high humidity levels had led to mold spores taking home on the wooden beams of the home. Luckily it was caught before long-term damage could occur, but this crawlspace needed some work.
Our crews began by adding some MoldX as needed. Once that was applied, we laid down out CleanSpace vapor barrier. This is installed under each wooden post to create a water-tight seal. This is also anchored along the walls so it stays put. We then installed a SaniDry dehumidifier. This will keep the humidity levels at a healthy level so that mold cant take hold again. This home is now dry and healthy.
These homeowners had always thought that the only way to waterproof and insulate their crawlspace was fiberglass and a 6 Mil vapor barrier. Without trying to learn more they had just expected that these items needed to be replaced every few years as water would damage them. The vapor barrier would become caked with mud and the fiberglass insulation would sag with water weight until it began to fall in pieces. After having to do this a few times, the homeowners figured there must be a better solution, and that's when they heard about John's Waterproofing and our crawlspace encapsulation.
Our crews arrived and began by removing the old vapor barrier, insulation, and other miscellaneous debris. We then installed a SmartSump to collect groundwater and divert it out and away from the home. We then addressed the insulation issue. We installed our TerraBlock insulation which goes on the dirt floor. Over this, we installed our CleanSpace vapor barrier. This 20 Mil thick woven material is secured in its place and comes with a 25-year warranty against rips and tears. The foundation walls were then insulated with spray foam. Finally, to keep this home dry, we installed a SaniDry dehumidifier. This home will now be dry and healthy, ensuring the homeowners don't need to constantly revisit this issue, just annual service to help maintain.
Having an old house can add a lot of charm and character, but for homeowners, it can also mean more maintenance to ensure the home is safe. This homes foundation had been settling through the years, and the homeowner was aware that this issue was getting progressively worse. More windows and doors would stick or sit off kilter in their place, some areas of the floor would be bouncy and uneven. Since the issues were focused on the beams under the home, they knew that the actual foundation walls were holding up, and John's Waterproofing could assist.
Our crew began by clearing out debris, we than began to reinforce the home. Under the home we found wooden beams rotting and cracking, we replaced these, one hundred and twenty feet total. We than looked over each wooden post, we changed out eleven posts for our SmartJacks, and added in another seven SmartJacks to give the home the added support needed. This home was now stable and sitting much better than it had in years. We then added in a 6 Mil vapor barrier to protect against water issues from harming the home.
It used to be common practice to leave a crawlspace open to the elements. It was believed that a draft through this space would help keep it from being stuffy. However, we now know this can cause problems from water damage, high energy costs, mold, and rot, keeping a crawlspace open to the elements is problematic. For years this home had been using band-aid solutions to their water problem. A 6 Mil vapor barrier was replaced every few years, and the fiberglass insulation was being tied up and replaced whenever it was water heavy as well. At a home show, they ended up seeing our booth and heard that we had long-term solutions to their water problems.
To begin we cleared out the old insulation and vapor barrier. Once the space was cleaned out we laid down TerraBlock crawlspace insulation. We then installed our CleanSpace vapor barrier over this. It is placed between posts and piers and anchored along the walls. To keep the draft from entering we installed vent covers, and a Turtl entrance, and insulated the space with spray foam.
John's Waterproofing received a phone call from a homeowner who was very unhappy to find the entire crawlspace of his newly built home flooded. He wanted someone out to help him with a solution ASAP. One of our experienced System Designers did a full inspection of the crawlspace from both the exterior and the interior of the crawlspace and assured him that John's Waterproofing had a solution that would keep his crawlspace dry and give him a great warranty on the work.
First, a Service Tech was sent to remove the vapor barrier, set up a temporary sump system, and distribute large fans throughout the crawlspace to get it dried out enough to do the work. A few weeks later they began the process of installing a 3" perforated pipe drainage system around the perimeter. Because the crawlspace was so large it needed 365 ft of drainage which required 3 sump pumps, each consisting of a SuperSump and an UltraSump battery backup. The sumps discharge was connected to the rain drain system for a clean look. A new 6mil black plastic vapor barrier was installed throughout, overlapped a minimum of 18" at the seams, and run up and attached to the walls to ensure that any water intrusion from the foundation walls or footings would find its way to the drain system. We gave the homeowner 3yr warrantees on the sump pumps and a 10yr warranty that, as long as the pumps were operating, we would keep the water off the top of the barrier.
This homeowner called John's Waterproofing concerned about the water seeping into two corners of her basement. She, like so many customers, wanted to know where the water was coming from. Our System Designer first inspected the exterior of the home and the interior of the basement. Then he sat down with the homeowner and explained to her how hydrostatic pressure builds up during heavy rains and pushes in at the cold joint or where the footing meets the wall. The System Designer explained that it couldn't be stopped but it could be captured and expelled from the basement via a sump pump. As she was financially struggling and the water was only penetrating one end of the basement, the designer suggested that she put in a partial system that, if needed, could be extended later. He also told her about available financing and between the two she was able to accept the work as presented.
A few weeks later one of our great crews was sent to do the work. WaterGuard, a type of interior gutter system was installed to gather the water as the System Designer had diagrammed and a SuperSump was installed to gather then expel the water via a downspout outside. The homeowner was thrilled with the work, and the crew and that she was able to budget it with the financing.
When humidity gets into a crawlspace, damage can occur. This space had high humidity and a damp smell coming from under the home; this smell is a sign that mold spores are taking hold. To address the issue before it got worse, they called in John's Waterproofing!
Upon inspection we did find unhealthy levels of humidity and mold spores. The mold wasn't terrible, so we were able to treat it with MoldX, no need for a mold specialist. We then removed all of the debris from under the home. We began with a crawlspace-specific insulation to protect this home; TerraBlock along the dirt floor and spray foam along the foundation walls. We then encased the space with our 20 Mil woven vapor barrier; CleanSpace. This is inserted under each wooden post, anchored along the walls and fully sealed into place. We then installed a SaniDry Sedona dehumidifier to ensure the space would be dry and healthy.
We often get calls from Brokers looking for a quote right away even though our System Designers are often booked weeks/months out. To aid in this time-sensitive need a system was designed by one of our designers to take care of the needs of Brokers with great success. By having a realtor dedicated system designer, we can get approximate numbers to a broker in 1-2 days and, if they decide to move forward, an inspection is then done to give the broker a hard number to work with. This particular home had water intruding up to a few inches on top of the barrier. A code no-no. This typically means that a PPP or Pipe/Pump/Plastic is in order so the home can pass inspection and the new owners are happy.
Our System installers were dispersed to do the work. The old barrier, hanging insulation and all other debris was removed from the crawlspace. A 3" perforated pipe drain system was installed around the perimeter and graded to the lowest point of the crawl where a SuperSump was installed to gather the water and discharge it out and away from the home. Then a new 6mil plastic barrier was installed on the floor of the crawlspace and attached to the foundation walls to ensure that any water seeping in via the footing or wall was captured and removed by the perforated pipe system. The new owners were happy and thrilled with the warranty!
I wish I could let every homeowner with a basement know of the importance of waterproofing their basement before finishing it even if they think they don't have any leaks. I've seen many basements developing water intrusion even if they've been dry for years as was the issue for this homeowner. Due to new construction, changes in landscaping, or a home settling in place, a fully finished basement can take on water, such as happened in this case.
A system Designer came out and walked the owner through the space and explained why the problems develop, even after years of being dry, and what John's could do to fix it permanently. Sadly this meant having to do some destruction of the walls, framing, and flooring that the homeowner would need to redo.
The crew came a few weeks later and got to work right away, pulling out the wet carpet and pad and cutting the walls and framing up 36" and breaking out 6" of concrete around the perimeter to install the WaterGuard drainage system. It was placed on top of the footing in a bed of gravel and inspection ports were strategically placed and terminated at the SuperSump location. A ThermalDry wall system was fastened to walls and both were inserted into the flange at the back of the WaterGuard to ensure any wall seepage was directed into the system. Homeowners also invested in a SaniDry XP to keep the air clean and dry.
The new owners of this home knew there were some problems when they purchased this home including that there was no vapor barrier in the crawlspace. So they called on John's Waterproofing to correct this problem. One of our System Designers was sent to the property to do a complete examination of the crawlspace. He found more than a missing barrier, there was clear evidence that water accumulated during heavy rains as witnessed by the water lines on the piers and foundation walls. A Sump system was clearly called for.
Our crew was dispatched to the home a few weeks later to get the work done. They installed a full perimeter drainage system around the interior of the crawlspace consisting of a 3" perf pipe in a silt sock and terminated to a low spot of the crawlspace. They installed a TripleSafe sump pump at this low spot. Two downspouts were addressed with 130' of 3" PVC pipe and Sumps were discharged to the downspouts drainage, terminating at 3 NDS drains. An Everlast door replaced the rotting wood door at the exterior access point. Lastly, a new 6 mil plastic barrier was installed on all dirt surfaces, overlapped a minimum of 18 inches and fastened to the foundation.
The homeowners can now rest assured that their crawlspace will be dry.
A homeowner called John's Waterproofing complaining of sloping floors in her home. She suspected, rightfully so, that there was a problem in her crawlspace. A System Designer was dispatched to check out the problem and he discovered that it was much worse than she expected. There was up to 4" of water in some areas of the crawlspace at the time of inspection and because it had been an ongoing problem, some of the posts in the crawlspace were rotting.
Before any work could be done, the crawlspace had to be dried out. To begin our crew removed the old 6 mil vapor barrier and fiberglass insulation and debris and placed a sump pump and fans in the crawlspace to dry it out. A couple of weeks later, the space was dry enough to do the installation. They installed a 3" perforated pipe drainage system around the perimeter to collect the water and direct it to the newly installed TripleSafe sump pump, along with proper discharge out and away from the home to a LawnScape outlet. Some of the wooden posts were replaced with Smart Jacks, the SmartJack Crawl Space Stabilizer is an adjustable galvanized metal supplemental support system used to replace failing posts. It not only provides supplemental support to your failing structure, but it can also often lift failing floor joists or beams, restoring them to their original position. TerraBlock, a high-density foam product was then laid over the dirt floor. This aids in insulating the crawlspace protecting the new CleanSpace, 20mil, nylon-reinforced barrier. This is used to isolate each wooden post and anchored to the foundation walls. Lastly, a SaniDry dehumidifier was installed to ensure this home stayed dry and healthy. With all the vents sealed, Spray Foam insulation was applied to the full wall of the foundation to keep the home insulated and keep the air clean and free of mold.
This homeowner had tried many things to keep water from invading this basement to no avail. He finally figured out that he needed professional help so he called John's Waterproofing. This homeowner knew that their crawlspace had not been addressed in many, many years and after seeing a display for John's Waterproofing at a home show, they decided it would be wise to get a free inspection and estimate. A perforated pipe drainage system was installed around the perimeter and graded to a newly installed TripleSafe sump pump that was installed at the lowest point of the crawlspace. To add insulation to the home we laid down TerraBlock over the dirt floor and all of the vents were sealed up and the posts were isolated. A CleanSpace barrier was installed and all seams were sealed up and ran up the walls, fastening under the rim joist. The vents were permanently sealed and a SaniDry dehumidifier was installed to ensure the humidity was controlled to prevent mold growth and the air was filtered for a truly healthy home. Finally, Spray foam was applied to the rim joist to aid the TerraBlock in insulating the space. Now her home and family are living in a healthy environment as well as enjoying lower utility bills.
A customer called telling us that he was expanding his basement 50' and wanted it waterproofed. John's Waterproofing has lots of experience with waterproofing retaining walls and new construction of basements. A System Designer was sent out to evaluate the situation. It was a straightforward job of waterproofing the wall and a new footing drain, Paraseal and Tremdrain to waterproof the wall with a TripleSafe sump in a culvert to discharge the water from the footing area.
The crew arrived and got right to work. First, they waterproofed the wall with the Paraseal and TremDrain. TremDrain is designed for horizontal drainage applications requiring high compressive strength and moderate flow capacity. TremDrain uses a high-strength Class 1 needle-punched, non-woven filter fabric and includes a protective backing film for added membrane protection. Paraseal® is a sheet waterproofing membrane consisting of 15 mils of HDPE and expandable, granular bentonite. The composite weight of the material is up to 1.0 lb/ft², creating a dual waterproofing system. Then a new footing drain was also installed, terminating at the TripleSafe sump pump. This created a waterproof wall, ready for backfill.
We were contacted by a gentleman that wanted his crawlspace to be inspected to make sure it was up to code. A System Designer was scheduled and he went into the crawlspace to find several problematic issues. One problem was that there were clear signs that, even though dry at the time of the inspection, there had been repeated water intrusions that got on top of the vapor barrier and this is a code violation. This happens when water breaches and recedes over and over leaving a layer of silt each time. He also found the fiberglass insulation to be installed upside down. Another clear code violation. There was also damage to the ducting and wires that had fallen on the ground. After measuring he sat with the homeowner to show his findings with the photos he took. He also went over the advantages of upgrading to a CleanSpace Encapsulation and how this would save money on his utility bills, improving the value of his home and the air quality in his home.
Our experienced installers came out and cleared the crawlspace of all the items that were stored there. We then removed all of the debris, old insulation, and the old barrier. A perforated pipe drainage system was installed around the perimeter and graded to a TripleSafe sump system at the low point. TerraBlock was laid on the dirt floor to aid insulation and also protect the new 20 Mil CleanSpace barrier. All the vents were sealed and the posts isolated. Finally, a single cell spray foam was applied to the rim joist and foundation walls to bring the insulation to the required R factor for insulating the space. Now the homeowner has a clean and usable storage area, a cleaner and healthier home, and everything is up to code!

This home was in the midst of a remodel which included an addition. While working, the contractor discovered water in the crawlspace. Two common mistakes that homeowners make regarding their crawlspaces are keeping the vents closed when the temperatures are above freezing and allowing the bark that they add to flowerbeds around the home's foundation, to get higher than the vent openings. As a final piece, our spray foam specialist came out and applied spray foam along the foundation walls to ensure the space is fully insulated and will remain dry and healthy.
We got a call from a homeowner that wanted to look into encapsulation for their crawlspace and we were happy to oblige. A System Designer was scheduled to go out and inspect the crawlspace. He found it to be filthy, full of fallen insulation, debris and evidence of rodents. He took measurements and photos and then sat down with the homeowner to answer any questions and build a proposal. The homeowner was appalled at the condition of the crawlspace and concerned about his family's health.
The installation crew arrived to do the work and removed all of the insulation. The old vapor barrier was used to wrap it up along with all the rodent feces and other debris, successfully removing this all for disposal. Having no water intrusion problems, a drain system and sump were not needed. The crew then isolated all of the posts and laid TerraBlock, a flexible foam barrier on the floor. This helps to protect the CleanSpace barrier from damage and is a first step in properly insulating the space. The CleanSpace, a 20mil polyester barrier was laid over the TerraBlock. The seams were sealed with a special tape and it was run up the wall and fastened securely. The vents were sealed and a SaniDry Sedona dehumidifier was installed to keep the air clean and dry. The last step was applying 3" of closed-cell spray foam to the foundation walls and rim joist. Now this Crawlspace was insulated to industry standards and the homeowners will undoubtedly enjoy lower utility bills.
The homeowners called us up, they had excessive water all over their property, but they were mostly concerned about the water they found in their crawlspace. To fix the issue, we began by removing the vapor barrier that was present, and the debris. Once the space was cleaned up we installed a TripleSafe sump pump in the lowest spot in the crawlspace to collect groundwater and send out and away. We then laid down drainage matting to help water moving to the pump. Next we insulated the floor with TerraBlock, and encased this with a 20 Mil woven CleanSpace vapor barrier. As a final step our spray foam specialist arrived and installed spray foam along the foundations walls, providing both insulation, as well as, air sealing the entire crawlspace. This leaves no room for a critter to slide in through. The homeowners are thrilled that critters in the crawlspace will not be an issue for them.

With radon becoming a more pressing concern for many homeowners, this owner wanted their home tested. They had heard that radon was the second leading cause of lung cancer in the United States, and their neighborhood sat in an area with known high levels. They scheduled to have a continuous radon test performed. The test is dropped off, and three days later we pick it up to go over the results. This type of test will show how the radon levels in your home fluctuate throughout the day, and find the average level within that testing time. It is recommended to mitigate if your home has a 2.0 pCi/L level and is considered highly dangerous with levels over 4.0 pCi/L. This home's average sat around 5.3 pCi/L. They moved forward with installing a mitigation system. This includes installing a pipe that goes under the home into the ground where it can pull the radon gases out of the soil before it enters your home. This pipe connects to a mitigation fan on the exterior of the home which sucks the gas out and sends it up through a pipe to disperse above your home. We then leave behind a simple charcoal test kit. This provides a snapshot of the radon levels. It is sent to a third party to ensure the radon levels are brought down to a healthy level. This home's charcoal test came back at 0.9 pCi/L. A major improvement, and much healthier air for the occupants to breathe.
This home's basement window wells were leaking a pretty good amount. To be able to sell this home, these would need to be addressed. These were replaced by a plastic window well that extends down past the windows. We then install a drainage system for the water in the well, guiding the water into the basement to be addressed. This drainage is filled just below the window with rock. Inside the basement, we then installed a full interior perimeter drain system. This is a trench with gravel and WaterGuard, the window well drainage will be guided safely down the walls to these drains. The water then travels to the lowest point where it enters a TripleSafe sump pump and is pumped away from the home. The walls were then waterproofed with our CleanSpace wall system which allows water to be guided down the walls to the drain system. As a final step, we installed a SaniDry dehumidifier to keep the moisture content in the air healthy and dry. This space is now ready for the market!
This homeowner was worried about air quality inside of the home. With a child with mold allergies and a partner who suffered from Asthma, air quality was something they wanted to have control over. To assist with this, they called up John's Waterproofing. We found layers of mud in the crawl space, and mold old fiberglass insulation. The homeowners knew they would want a full encapsulation, and air quality solutions to improve their home.
To begin we cleared out the fiberglass, vapor barrier, debris, and then spot treated the mold that had moved from the fiberglass to the wood. We then encapsulated the space. This includes full drainage, sump pump, TerraBlock insulation, CleanSpace vapor barrier, and spray foam insulation. None of these products mold or rot, and they seal the space. This brings the crawl space into the homes envelope, keeping the air cleaner. We then installed a SaniDry dehumidifier to keep the moisture in the air under control. A radon mitigation system was installed, this has a pipe go under the home directly into the dirt to pull radon gases out of the home. And as a final step an Aspen air purifier was installed in the homes living spaces. This home now has much healthier air and the homeowners can rest assured they have regained control over their air quality.
Standing water in the basement is an issue. This homeowner called up John's Waterproofing to learn about options to waterproof the space. We went out and found the water was coming through the foundation walls and pooling in the lower dips of the floor. To address the issue we talked over options and scheduled the project.
To begin we dug a trench around the room. We laid in a bed of gravel and installed our WaterGuard drain system. This is fed water from the foundation walls and collects groundwater. The water then grades to the lowest point where it enters a TripleSafe sump pump to be diverted away from the home safely. To keep the water controlled we installed our CleanSpace wall system, which is a vapor barrier and will not mold or rot. We then installed a SaniDry dehumidifier to keep the moisture in the air controlled. The homeowners were very pleased to learn their basement no longer had standing water in it, and they were happy that the space feels healthier to breathe in.
This homes basement routinely had water pool when it rained. The owners were sure to go down and clean up the water when they could, but the puddles seemed to be getting bigger and more numerous as the years went by. Tired of this clean up process, they called up John's Waterproofing to scheduled their free inspection and find a solution to keep the space dry and healthy.
To begin waterproofing we used a jackhammer and created a trench around the interior perimeter of the room. This is where we installed drainage, consisting of a bed of gravel and WaterGuard. This collects water and sends it to the lowest point of the room where the water goes into a newly installed TripleSafe sump pump which pumps the water away from the foundation to a LawnScape outlet. On the walls we installed our CleanSpace wall system, this vapor barrier will safely guide water from the foundation walls into the new drainage. We then installed a SaniDry dehumidifier to control the amount of moisture in the air. This space is now dry and healthy and they are excited to not have to stress about water issues when it rains.
Moldy odors are never a good sign to have in your home. This homeowner was able to determine the odor was strongest in their crawl space, so they called up John's Waterproofing. We went out, did a full inspection, finding mold spores to be growing in the old fiberglass insulation, as well as the old vapor barrier suffered tears and rips. We sat with the homeowner to discuss options and landed on a solution.
To begin we pulled out the old vapor barrier and insulation. We then had to spot treat along the wooden beams where mold had grabbed ahold. We then installed a full interior perimeter drain system, to collect and direct any groundwater. This all leads to a new TripleSafe sump pump that will send the water safely away from the homes foundation to a LawnScape outlet. We then laid in a new 6 Mil vapor barrier, overlapping edges, and running this up the foundation walls. The 6 Mil will need to be replaced or upgraded in a few years.
