This homeowner knew they had issues with their homes wooden posts. They began searching online to see what options were out there. After looking into the SmartJack, they called us up to schedule their free inspection. We ended up replacing twenty wooden posts with SmartJacks. The homeowner was happy that they are made to not rust or mold, and can be minorly adjusted over the years if the home could use adjustments due to further settling. Knowing their home is truly supported gives them peace of mind. While under the home, we also replaced the old 6 Mil vapor barrier as it had rips and tears in it. 

Water in a Finished Basement - Cloverdale, OR

This basement had been finished years ago. While the homeowner had noted a damp musty smell growing over the years, they kept putting off getting the issue addressed. That is until they had a couple of inches of water throughout their basement. They then rushed to put furniture and other items up high and out of harm's way. With items stacked throughout the basement, they called up John's Waterproofing. We went out and did a full inspection, we also brought a few temporary sump pumps and fans to help dry the space out. Since we could waterproof and help re-finish the space, the homeowners scheduled the work. 

To begin we removed the damaged drywall and the flooring, some was laminate, other places had carpeting. A full interior perimeter drainage system was then installed. This consists of digging a trench, laying a bed of gravel down, and our WaterGuard drainage system. We then installed window well drainage points so water from the window wells is safely guided down the wall into the WaterGuard system. The walls then had ThermalDry Radiant barrier installed on the walls. This creates a thermal break and is a vapor barrier to guide the water to be dealt with. All water then travels this system to the lowest point where a TripleSafe sump pump then pumps the water away from the home. A SaniDry dehumidifier is installed to keep the air and moisture content healthy. Our finishing crew came in next. We installed paint ready drywall, trim, and our ThermalDry flooring. This space is now refinished and ready for the homeowner to make use of again, this time without water being a threat. 

Structural Support Needed for Home in Cloverdale, OR

When this homes floors were noticeably bouncy and the doors were sticking in their frames, the homeowners decided to research what this could mean. From their findings, they determined that wooden posts could be the issue, and homes that live in wet environments can have the posts rotting. The homeowners knew that they hadn't had the crawlspace looked at since they had purchased the home, so they decided to call John's Waterproofing to get their crawlspace inspected. 

While under the home, we found all of the wooden posts were in poor condition. While twelve were rotting, with water stains about three inches up the wooden posts, the other eight posts were no longer sitting on their footings as the home had shifted due to the rot. To remedy the issues here, we replaced all of these posts with our SmartJacks. We then installed a full drainage system with a SuperSump Plus to pump the collected water out and away from the homes foundation. The homeowner then wanted a new 6 mil vapor barrier throughout, over lapping the edges to help the barrier last a few years before needing to be replaced again. 

Addressing Home Inspection Findings - Cloverdale, OR

When a home inspection finds issues in the crawlspace, how it is addressed can make or break a sale. To help these projects move along we have a dedicated realty program called Fix it to List it. Our realty design specialist works to meet tight home buyers timeframes, and can work through escrow. This homes crawlspace had mud and water pools over the simple 6 Mil vapor barrier. Water can lead to a plethora of issues, so it needed to be addressed before the buyers were ready to move forward. We would do a Pipe, Pump, and Plastic to have this space addressed, while not a long term solution, it does set the space up well for an encapsulation in the future should the new homeowners want that. To begin we pulled out the old vapor barrier, debris, and fiberglass. We then dug a trench along the interior perimeter, installing a perforated pipe in a silt sock. This will collect the ground water and grade it along to the lowest point of the space where we installed a SuperSump Plus to then discharge the water out and away from the homes foundation. A dedicated power outlet was installed for the sump pump to ensure it can handle the wattage. We then laid down a new 6 Mil vapor barrier, overlapping the edges and running it up the foundation walls a bit. 

Damp Basement and Mold Spores in Cloverdale, OR

This homes daylight basement was heavily used for storage space and wood storage for their fireplace. The homeowners noted that mold spores were appearing on their stored items and the homeowners were concerned. They called up John's Waterproofing for a full inspection and discuss their homes options. They ended up opting for a partial drainage system to address the homes issues. 

To begin working our crew dug a trench along two sides of the basement, these were on the side of the basement that sat below grade. Here we installed a WaterGuard drainage system which collects and grades the water along to a newly installed SuperSump Plus which than discharges the water well and away from the homes foundation to a LawnScape outlet. As a final step we installed BrightWall paneling along the walls to ensure any water moisture along the walls would go down into the drain system. We then installed a SaniDry dehumidifier to keep mold spores away.  

Crawlspace Cleanup - Pacific City, OR

This coastal vacation home was in bad need of a cleanup. Mice had invaded and taken over the fiberglass insulation for nesting and their feces were everywhere, the smell was overpowering. There was no vapor barrier present, however state building codes require one. A System Designer was sent to the home to inspect and take measurements. The homeowner chose to do a cleanup and have a 6 mil vapor barrier installed.

The installation crew arrived and went to work removing the mice-ridden fiberglass insulation. Then they laid a new 6 mil vapor barrier, overlapping it thoroughly and attaching it to the foundation walls so it would stay in place. They replaced some of the vent screens in hopes that it would deter the mice from returning and replaced the rotting exterior entrance door with an EverLast crawlspace door. It's a good-looking door made from 1/2" thick PVC to last for years to come.

Funky Smell Filling the Home - Cloverdale, OR

These homeowners called up when they couldn't get rid of the odd odor that was filling their home. After trying to deep clean and problem solve, they were ready to get some professional help. Since the smell seemed to be coming from their crawlspace, they were excited to see what we could do for them. Our design specialist arrived and was able to find evidence of critters in the crawlspace and water mold sitting on top of the old six Mil vapor barrier. To actually fix up the space, providing a long term solution, the homeowners opted to have our full encapsulation installed. 

To begin we removed the old vapor barrier, damaged fiberglass, as well as the general debris that was present. We then installed two SmartDrains, one on either side of the crawlspace. These will collect groundwater and send it safely out and away from the homes foundation. We then insulated the space with TerraBlock along the dirt floor. Next CleanSpace was installed. This 20 Mil woven barrier is inserted under each wooden post, anchored along the rim joist of the foundation, and fully sealed in place with waterproof tape. Each vent cover was replaced and a SaniDry dehumidifier was installed. This space smelled better right away and the homeowners were thrilled to know the odor was finally taken care of and gone from the home. 

Getting Ready to Sell - Pacific City, OR

Before selling a home, it needs to pass inspection, this includes having the crawlspace waterproofed to ensure the home is dry and healthy. To address the timeframe this needs to be performed in, we have a realty specific design specialist. Through this program, we can get approximate numbers to them in 1-2 days and, if they decide to move forward, an inspection is done so give they have a hard number to work with. This particular home had failing fiberglass insulation which attracted rodents and their droppings were everywhere and it had a clear plastic vapor barrier and doesn't comply with today's state code. 

Our System installers were sent to do the work.  The old barrier, hanging insulation, and all other debris were removed from the crawlspace. Mold X2 was applied to the wood surfaces to kill the mold that was growing and the rotting wood door to the entrance was replaced with an Everlast door that is made from PVC plastic so it will never warp or rot. Then a new 6mil plastic vapor barrier was installed on the floor of the crawlspace and attached to the foundation walls. 

Perils of Fiberglass Insulation - Beaver, OR

The homeowner here was battling rodents and even larger animals who were tearing up and nesting in the fiberglass insulation in the crawlspace. At John's Waterproofing, we know the negatives of fiberglass insulation as it pertains to using it in crawlspaces and why we refuse to use it. Critters and insects love it and they will pull it down, make their homes in it, and rats and mice will urinate in it, and when you consider that over 50% of the air you breathe in your home comes up through the crawlspace....yuck! Additionally, once it begins to fall away from the sub-floor, cold air can get up and between the floor and the insulation so its R-value goes down considerably. 

 

A System Designer met with the homeowner and dropped down into the crawlspace to survey the damage and took several photos so he could show the homeowner. He also discovered that the vapor barrier was not 6 mil plastic as required by building code but rather clear plastic. Clear plastic, because it lets light through can actually allow plants to grow and why it's no longer allowed.  He explained all to the homeowner and built a proposal to repair the problems.

 

The crew came out later and went to work pulling out the old barrier and all of the insulation, repairing the screens in the vents where the critters were getting in, and laid a new 6mil black plastic vapor barrier throughout, overlapping it well and attaching it to the foundation walls. Lastly, they attached SilverGlo rigid insulation board to the foundation walls to help keep the home warmer in the winter and cooler in the summer and help lower utility bills.

Unfinished Basement has Water Intrusion - Cloverdale, OR

This unfinished basement provided storage and was frequently used by the homeowners. The walls were stacked with storage shelving and the family kept their firewood down here as well. However, the home was having some water problems which was increasing the basement's humidity levels causing water damage to the storage items and making the bottom of their woodpile a bit damp. To get some help, they called in John's Waterproofing. 

Our crews began by digging a trench to insert our WaterGaurd drainage system. This would collect the groundwater and divert it to the newly installed SuperSump pump plus with a backup UltraSump. From here the water is pushed a safe distance away from the foundation of the home to a LawnScape outlet. We also added in a SaniDry Sedona to control the humidity levels of this space so that the home can be dry and healthy. 

Damp CrawlSpace - Cloverdale, OR

These homeowners had their crawlspace waterproofed years ago by another company. The company had come in and laid down a vapor barrier, cutting out holes for the wooden piers and didn't seal it in place with tape or anything else. Since the crawlspace had an adequate amount of headspace, the homeowners had then used the crawlspace for some storage space. As the years progressed, the family noticed a musty smell drafting up through their home. When they went under the home, they realized there was standing water along some of the walls and the piers where the barrier had never been secured. They humidity levels were high, and their fiberglass insulation was drooping from the water weight. They quickly got their storage items out of the crawlspace, and began to notice mold spores on some of their boxes. 

Our crew came out and removed all of the old insulation, vapor barriers, and cleaned out the crawlspace. With a blank canvas, they got to work. Installing a pipe along the interior of the crawlspace all diverting water to a new SmartSump Sump Pump to pull the water away from the foundation. We then installed a CleanSpace 20 Mil barrier that is tear resistant and sealed it against all of the footings under the home. To complete the encapsulation we added in new vent covers and spray foam insulation. 

The homeowners were excited to clear out their home and put items back into their dry and healthy crawlspace. 

Water Found in Crawlspace in Cloverdale, OR

Our crews went out to this home after a homeowner had called about their crawlspace having a water problem. After removing the debris from the crawl space, our CleanSpace encapsulation system was installed on the floor and walls. CleanSpace will prevent any moisture or water vapor from coming into the crawl space. This means that there won't be any new mold growth or wood rot. It also helps keep out pests and adds a clean looking finish to the crawl space.

A lot of homes have vented crawl spaces, just like this one did. Having a vented crawl space means that any cold, hot or humid air from outside comes right into the crawl space. This leads to higher heating and cooling costs and increases the likely hood of moisture problems. Our team installed an insulated vent cover to fix this problem.

They also installed a SmartDrain plumbing leak system. SmartDrain will alert the homeowner to a plumbing or other leak in the crawl space while draining away the water until the leak is fixed. A SaniDry CX dehumidifier was also put in the crawl space to dry and filter the air. Since air rises up, if the air in the crawl space is healthier that means that the air in the rest of the home is healthier as well. The homeowner now has a dry and healthy crawl space for years to come.
