Radon Levels Peak High - Colton, OR

As knowledge about radon spreads, homeowners are focusing on their indoor health quality. This homeowner looking on the Oregon Health website, and saw that their city had moderate levels of radon recorded. With a history of family lung issues, they wanted to test their homes radon levels and called upon John's Waterproofing. We went out and set up a continuous radon test, returning three days later to review the results with the homeowner. We learned that the homes average was 3.3 pCi/L, but it did jump up to 27.6 pCi/L a couple times over the days. For peace of mind, the homeowners decided to move forward with a mitigation system. We installed a pipe to dip into the soil under the home, this will pull the radioactive gas directly out of the ground. This pipe then wraps to the exterior of the home where a mitigation fan is installed which will pull the gas out of the soil, sending it over the homes roof top. We then left behind a charcoal testing kit so they could test with a third party company and see how their radon levels have greatly improved! 

Preventative Work in Colton, OR

After dealing with a major mold and mildew problem at a previous home, this homeowner wasn't taking chances. They wanted their new homes crawl space encapsulated to protect it for the future. They called up John's Waterproofing, and were ready to get the job going. 

Our crew cleared out the crawl space and got to work! We installed a drainage system in a silt sock, this will collect ground water and send it to the lowest point of the crawl space. Here we installed a TripleSafe sump pump to pump the water safely away from the home to a LawnScape outlet. We then sealed the vents shut, and laid in our TerraBlock insulation over the dirt floor. Using CleanSpace, we then sealed the space. This 20 Mil woven vapor barrier goes under each wooden post, attaches along the foundation walls, and is sealed into place. It is backed with a 25 year warranty against rips and tears. We applied spray foam along the foundation, both insulating and air sealing. A SaniDry dehumidifier was installed and this home is now prepared to remain dry and healthy, alleviating the homeowners stress about water issues. 

Looking to Keep the Power On - Colton, OR

This homeowner had dealt with the long power outage that affected the PNW when the ice storms occurred in 2021. They had kept things going as best they could with a small generator that would run their fridge and some heat. But after this experience, they didn't want to have to worry about power should an outage like that happen again. So they began saving and doing their research. In the end they chose to go with a Cummins whole home generator through John's Waterproofing. Our crew is able to be the one stop generator solution with our installers providing the level space, and being able to connect the electrical and plumbing needs for the home. We hooked the new generator up, checked all aspects were working properly and they were good to go. Now once a power interruption occurs, this homes generator will pop on and their home will still be all set. 

Critters Wreck Havoc in Crawlspace - Colton, OR

This homeowner had a critter problem in their crawlspace. After getting the space cleared out, they wanted a long-term solution to keep animals from coming back. They went to the internet and learned about encapsulation. They called us up to get scheduled for a full inspection. After a thorough inspection, they spoke with the homeowners about their solutions and how we could deter critters from coming back. 

To begin our work, we pulled out the old and damaged fiberglass and 6 Mil vapor barrier. Once the space was cleared, we installed an UltraSump Plus in the lowest spot to collect any groundwater and dispel it away from the homes foundation. We installed TerraBlock insulation along the dirt floor and wrapped the space in CleanSpace. This is inserted under each wooden post and anchored along the walls. The walls were then insulated with Spray Foam and a SaniDry dehumidifier was added. This space will now deter critters, protecting this home! 

Insulating a Crawlspace - Colton, OR

This homeowner had high energy bills and cold floors. After searching online for ways to help these issues, they stubbled upon our website. Here they learned that over fifty percent of the air inside a home comes from the crawlspace. So if the crawlspace is left open to the cold, it brings a lot of cool air with it, making HVAC systems work even harder to keep a home comfortable. They called us up, eager for their inspection and estimate. While under their home our system designer was able to find the water issues and craft a solution to keep this home dry and healthy. 

To begin our crew removed the old debris from under the home. Once the space was cleaned up, we installed a TripleSafe sump pump. This will collect the groundwater and send it safely to a LawnScape outlet, well away from the home. We then laid down TerraBlock over the floor to insulate the space. Next we used CleanSpace, a 20 Mil woven vapor barrier. This is inserted under each wooden post, anchored along the walls, and fully sealed into place with four inch wide waterproof tape. The walls were then insulated with spray foam and the vents were sealed up. As a final piece we installed a SaniDry dehumidifier to keep this space healthy!

Upgrading to CleanSpace - Colton, OR

A young man from our maintenance department went to service a sump pump that we had installed the previous year. We always call our customers to remind them when their annual service is approaching because we know that people have busy lives and often forget. Our tech went out to service the SuperSump and they got to chatting. She had only bought the house the year before and knew nothing about crawlspaces or sump pumps and why they were needed. He patiently answered all of her questions and then he mentioned to her that we had a great upgrade to her system and that she might be interested.  After she learned about our full encapsulation and all it offered in energy savings, health benefits for her and her family, while protecting and increasing the value of her home, she was eager to get this project started. 

An installation crew removed all of the debris including the old vapor barrier and dirty insulation. She didn't need a new drain system or sump pump so that remained as it was. TerraBlock, is a high-density foam barrier that helps with insulation and protects the CleanSpace barrier. CleanSpace is a 20mil, nylon-reinforced polyethylene fabric that was laid over the TerraBlock. All the seams were sealed and it was attached to the foundation walls. A SaniDry dehumidifier was installed to keep the air clean and dry. Then, with all the vents sealed, a single cell Spray Foam was applied to the foundation walls to complete the insulation of the crawlspace. Because she has a tall crawlspace, it's also now a great place for extra storage without any worry that her possessions will get moldy.

Dirty, Damp Crawlspace - Colton, OR

This homeowner contacted John's Waterproofing because bad smells were coming from his crawlspace and he suspected a mold problem. Our System Designer arrived, measured the home, and inspected the exterior to look for any signs that could be contributing to the problem. After inspection, it was found that there was water intrusion on a regular basis and the insulation was falling, and mold starting to grow on the posts and beams. That was where the nasty smell was coming from. The designer suggested a CleanSpace encapsulation as it was the ONLY way to get rid of the mold for good. 

A few weeks later one of our experienced installers came out and laid down barriers to keep the home free of dirt and debris. Then all of the debris, old insulation, and damaged barrier was removed.  A perforated pipe drain system was installed around the perimeter and graded to a TripleSafe Sump system at the low point. TerraBlock was laid on the dirt floor and vents were sealed and the wooden posts were isolated. A CleanSpace barrier was installed and all the seams were sealed and run up the walls, fastening under the rim joist. A SaniDry dehumidifier was then installed to ensure the humidity was controlled to prevent mold growth and the air was filtered for a healthy home. Finally, Spray foam was applied to the rim joist to aid the TerraBlock in insulating the space, keeping this home dry and healthy. 

Protecting a Large Crawlspace Used for Storage - Colton, OR

These homeowners used their large crawlspace for general storage. The space itself had about four feet of headspace and offered plenty of space. The home already had a general vapor barrier installed, but it moved around when walked on. The crawlspace was also drafty and cold. To ensure their storage items would be safe from the elements and they could move easily under their home they called John's Waterproofing. 

Our crew came out and began by installing TerraBlock crawlspace insulation on the dirt floor. This would keep the floor warm and retain its heat better. Next, each pier was isolated to keep the wooden foundation safe and the space was encapsulated in our CleanSpace, 20 Mil rip, and tear-resistant vapor barrier. We then used spray foam along the foundation walls to add another layer of insulation. To ensure the storage items wouldn't succumb to any moisture damage we then installed a SaniDry Sedona dehumidifier and replaced the vent covers throughout the crawlspace to keep the outside, out. 

The homeowners can now move freely under their home without worrying about damage to their vapor barrier and the full encapsulation has also reduced their energy costs since their home is properly insulated now!
