High Levels of Radon in Columbia City, OR

This home began getting a high level of radon testing ads online. As an area with a recorded high risk for radon, neighbors were all being told to test. This homeowner decided to call up John's Waterproofing to test their home with a continuous radon test. For homes with a level of over 2.0 pCi/L, mitigation is recommended. This homes average was 6.1 pCi/L, with the highest level reaching 42.8 pCi/L. We would install a mitigation system. We installed a pipe that went under the home to pull radon gases out directly from the soil under the home. This pipe then attaches to the side of the home with a mitigation fan and pushes the gas above the homes roofline. A charcoal test kit was then left behind to sent to a third party company, showing the homes radon level was now sitting at 1.1 pCi/L. 

High Radon Levels for Home in Columbia City, OR

After learning about radon, this homeowner decided to buy a quick charcoal testing kit from the hardware store. With a history of lung issues in the family, they wanted to ensure the air in their home was healthy. This charcoal test showed that the homes radon level was at 8.7 pCi/L, much higher than the recommended 1.0 pCi/L. To have a better picture of their homes radon levels, they called up John's Waterproofing to schedule a continuous radon test, which tests for three days, showing how the homes radon levels fluctuate. This result showed that at the lowest level, the home was reading a 4.2, and at its highest a 9.4. The homeowner decided they wanted a mitigation system installed to keep their air healthy. We installed a pipe that would pull the radon gases out from under the home, and using a radon fan, pumps the gases out of the home. Once finished we left a charcoal test kit so they could test once again, with the results supplied by a third party facility. This ended up showing that the radon level has successfully reduced radon levels to 0.7 pCi/L. The homeowner is happy to know they have made their home healthy. 

High Radon in Columbia City, OR

This home had been encapsulated a few years back. As time went on, talk about radon had become more prevalent in their neighborhood. They noted more homes getting radon testing and mitigation, and decided they should look into their own homes radon levels. Since radon is a gas that is emitted from the ground, generally a homes geographical location has an affect on the homes results. We did a continuous radon test and found the homes radon levels to be an average between 7-8 pCi/L, way above the health recommended levels. After talking to one of our certified radon specialists, they were excited to learn that a mitigation system would be simple to add onto their homes encapsulation system. We scheduled the installer to go out and the system was properly installed in a few hours. After every mitigation job, we also leave a simple charcoal test kit for the homeowner to use. This is sent off to a third-party testing facility to ensure the system has made the radon levels within the allowed levels. Through this, the kit showed that the homes radon was not under 1.0 pCi/L and the homes radon levels had been addressed properly. 

Insulation Keeps Falling Down in Crawlspace - Columbia City, OR

This homeowner called up John's Waterproofing. They kept putting fiberglass insulation in the crawlspace. It would fall down in pieces, they would have someone come out to reattach it, and it would fall down again. This issue kept occurring and the homeowners were tried of the ongoing upkeep this needed. They called us after finding an article online about crawlspace encapsulation. We sent out a design specialist who did a full inspection and working out their homes encapsulation solution. 

To begin work, we removed the old insulation, old vapor barrier, and general debris. We then installed a SmartDrain system to collect groundwater and divert it out and away from the homes foundation. Each vent cover was sealed up and the floor was then insulated with TerraBlock. Then CleanSpace was brought in, this was installed under each wooden post, anchored along the walls, and secured into place. The walls were then insulated with Spray Foam and a SaniDry Dehumidifier was installed. The homeowners are thrilled with how much nicer their crawlspace looks and enjoy the energy savings! 

Old Failing Insulation - Columbia City, WA

A homeowner was frustrated because they had replaced the fiberglass insulation in their crawlspace several times, only to have it fall repeatedly. They had researched encapsulation and were convinced that it was the solution they needed. A System Designer went out and took photos and measurements to build a proposal on the spot and the homeowners were happy to sign, give a deposit and get scheduled. 

A few weeks later one of our experienced installation crews came out and began removing all of the debris, old insulation and vapor barrier.  A perforated pipe drain system was installed around the perimeter which graded to a TripleSafe Sump system at the low point. TerraBlock insulation was laid on the dirt floor and vents were sealed and all wooden posts isolated. A CleanSpace barrier was installed and all seams were sealed up and up the walls fastening under the rim joist. A SaniDry dehumidifier was installed to ensure the humidity was controlled to prevent mold growth and the air was filtered for a healthy home. Finally, spray foam was applied to the rim joist to aid the TerraBlock in insulating the space to industry standards.

Nasty Crawlspace in Columbia City, OR

This homeowner had seen our John's Waterproofing's booth at a home and garden show and was very intrigued with encapsulation so he signed up to have a free inspection as well as collecting brochures to learn more. A System Designer was dispatched to inspect the crawlspace and take photos and measure the space. He then sat with the homeowner and explained the benefits of encapsulation; cleaner air for his family and lower utility bills. 

The crew arrived several weeks later and got right to work. All of the debris, old insulation, and vapor barrier was removed.  A perforated pipe drainage system was installed around the perimeter and graded to a TripleSafe Sump system at the lowest point. TerraBlock was laid over the dirt floor to aid insulation and also protect the CleanSpace barrier.  All the vents were sealed and the posts isolated. The 20mil nylon-reinforced CleanSpace barrier was installed and all seams were sealed up, run up the walls, and fastened under the rim joist. A SaniDry dehumidifier was installed to ensure the humidity was controlled to prevent mold growth and the air was filtered for a healthy home and crawlspace. Finally, a single cell spray foam was applied to the rim joist and foundation walls to bring the insulation to the required R factor for insulating the space. Now the homeowner had a cleaner and healthier home!

Falling Fiberglass Insulation Choking out Crawlspace - Columbia City, OR

Fiberglass insulation is not made to be in a crawlspace, with it open to the elements, its integrity deteriorates quickly. This homeowner's humidity levels under their home were high and the insulation was drooping and falling from the added moisture weight. The homeowner was having to go under the home often to attach the insulation to the underside of the home to make the crawlspace accessible. Due to the difficulty of reattaching the insulation, the homeowner wanted to find a better solution, one that would make it easy for them to move under their home without having to worry about falling insulation, they wanted a crawlspace encapsulation. 

Our crew began by removing all of the old fiberglass, we then installed a SmartDrain to help control groundwater. TerraBlock crawlspace insulation was then installed and each pier was isolated with our Cleanspace vapor barrier that was then sealed throughout the crawlspace. The walls were sprayed with spray foam to insulate the space and a SaniDry Sedona dehumidifier was installed. We then changed out the vent covers for new ones and the home was made dry and healthy! With our 25 year tear and rip-resistant warranty on the Cleanspace, this crawlspace will be easy to move throughout and be ready for the rainy seasons! 

Old Vapor Barrier Ripped - Columbia City, OR

The homeowner was looking to sell, and when they had a home inspection performed, they learned that the humidity levels were higher than they should be in the Crawlspace. The old vapor barrier in the crawlspace had been improperly installed and was allowing water to seep in. The water vapor was causing high humidity, and allowing mold to grow and rips in the material had lead to critters to enter and live under the home. 

To reclaim the air quality of the home, and make the house ready to sell, John's waterproofing came out to replace the old vapor barrier. Out install crew cleaned out the space, and got rid of all the old debris. We than installed our 20 Mil woven vapor barrier that is rip resistant. This will protect the crawlspace and keep moisture out of the crawlspace. It is now a clean, dry, and healthy crawlspace, ready to sell!

Columbia Creek, OR Basement Waterproofing

This home in Columbia Creek had leaky basement walls that were creating a wet, unusable space. Our inspector suggested installing our patented WaterGuard system coupled with our ThermalDry wall system, as well as a TripleSafe sump pump. 

Manuel and his team quickly set to work to waterproof Tanner's basement. The team installed the WaterGuard system which is a perimeter drain that collects water from the leaky walls and directs the runoff water to the Triple Safe sump pump that automatically adjusts to meet pumping requirements for water. The ThermalDry wall system that was installed also works with the WaterGuard system by draining the seepage into the perimeter drain. The system improves comfort and energy efficiency by reflecting heat back into the basement space.

Tanner no longer distresses about moisture from the outside environment affecting the foundation of his house.
