This was a real estate transaction that did not pass it's home inspection do to the condition of the crawlspace (the pictures explain why). This homeowner was instructed that they needed to replace the vapor barrier and advised to get a new sump pump. The homeowner was trying to get out of the house so the idea of investing just did not make sense. We went in and replaced his vapor barrier and sump pump and then the home was ready to sell.
A homeowner had called after getting fed up with the cold floors, high heating costs, a pretty noticeable draft and unpleasant odors throughout their home. So our crews went out to the house to help this homeowner. The problems were originating from the dirt crawl space. Our crews first removed all the rocks and loose debris from the crawl space and leveled out the ground. Then they installed CleanSpace encapsulation system on all the walls and floors of the crawl space. CleanSpace prevents any moisture or water vapors from coming into the crawl space from the walls or floor. This means no new mold growth. It also helps to keep floors warmer and lower heating costs. They also installed a SmartSump sump pump. This sump pump is designed just for crawl spaces with a liner and lid that forms a tight seal around the CleanSpace liner. This homeowner was selling their rental home and its crawlspace needed new posts and other repairs. They called John's Waterproofing and our inspector, Bob recommended that we replace the rotted posts with Smart Jack piers, a new vapor barrier, and a Triple Safe sump pump.
Alisson agreed to our suggestions and Tim and his team quickly began to fix the crawlspace issues. They installed a new 6 mil vapor barrier and replaced the old posts with Smart Jack piers. Smart Jack stabilizing piers are fully adjustable, stop settling and raise floors back to the correct level. They can always be adjusted in the future if settling occurs again. Homeowners had a part of their basement finished a few years earlier. Their large basement had been sectioned off so they had a general storage room, an office space, and a work out room with a portion still being unfinished that had a shorter ceiling than they rest of the basement. When a big rain storm hit, they learned that not all of the basement had been finished properly. The stairs leading into the basement were weeping water from the unfinished room into the finished portion. When John's came out to examine the space, it was discovered that the rain gutter was draining all the water right next to the unfinished portion of the home, where it seeped into the space and was working its way to the finished spaces through the stairwell.
To begin this waterproofing job we had to dry the space and remove any permanently damaged wood and clean out the debris. Once the space was prepped we added a LawnScape outlet on the gutter drain so it would take all of that water out to a safe distance from the home. We added in a pipe on the interior of the unfinished portion of the basement with a TripleSafe Sump Pump and Smart Drain so that if any water did make its way into the basement it could be safely cleared away. We then added ThermalDry and Brightwall paneling to the unfinished portion so that no water could make its way through the concrete slab walls. We covered the floor with our ThermalDry Carpeting so that it would be clean and easy to maneuver through.
The homeowners were lucky that the finished portions of their basement was done properly, the original contractors had just overlooked the unfinished portion and how water could work through stairs. Luckily we were able to do damage control and put a waterproofing system in to save the finished basement and protect the home from any further waterproofing issues.
This old home had a sump pump and vapor barrier installed a while back and it had worked, but without proper maintenance to keep it in tip top shape, the system eventually couldn't withstand the weather. After working for years, the homeowners discovered that the vapor barrier had torn during a bad rain storm. The impending mud had filled their crawlspace and the old sump pump had warped under the earths pressure, causing it to fill with mud and clog. While they had hoped to just repair what they had, upon further inspection they realized that having to clean all the mud off of the old barrier would be to much work, and that was before even getting to fix the system down there, so they called John's Waterproofing for some expert help.
Our crew removed the old system and cleared out the muddy mess. With a clean space we installed a perforated pipe around the interior of the crawlspace to direct water to a new, top of the line, TripleSafe Sump Pump. This would protect the homeowners with two sump pumps and a back up pump that is battery operated, prepared to keep working even if a power outage occurs. We then laid down our Cleanspace, a 20 Mil thick tear-proof barrier and sealed it under the piers, along the walls, and used waterproof tape to set it all in place.

This basement had been finished, their basement had fully installed drywall and carpeting throughout. While this had been done well, the contractors who had done the work, never added in any waterproofing solutions. Some of the rooms were beginning to experience water mold coming through the drywall and they had sections of the carpeting that would get water saturated when there was heavy rains. They wanted to keep using their basement, so they called John's Waterproofing.
Our crew came out and had to remove the interior Drywall sections of the basement as well as pull up all of the carpeting. We then dug down along the interior walls and installed WaterGuard piping to take all of the water to a newly installed SuperSump that would take all of the water and discharge it a safe distance away from the homes foundation. We then installed a ThermalDry wall radiant vapor barrier which keeps the homes heat in and water out. The floor was then covered in ThermalDry Carpeted Floor Tiles which would work to keep water out of the basement. Once we finished the basement was fully waterproofed and ready to be refinished.
The homeowner had some vapor damage in their crawlspace. All of the fiberglass insulation they had, was sagging and drooping due to the heavy moisture content. They knew they humidity levels must be high since they couldn't find pooling water, so they called John's Waterproofing for some help.
To help we began by removing the old fiberglass insulation. We then added in a SmartSump Pump to take any moisture content out and away from the homes foundation. Our crew then laid down a Cleanspace vapor barrier that fully seals into a crawlspace to keep the water out. We added in a SaniDry Sedona dehumidifier and then use spray foam to insulate the crawlspace so the home above could maintain its temperature. The home is now dry and healthy, and properly insulated in the crawlspace.
High energy bill fluctuations can be a good indicator that the heating and cooling your home does is getting wasted. When your home lacks sufficient insulation it has to work harder to regulate a set temperature your energy bill goes up. This was the issue that this homeowner was facing so they called us.
Our crew quickly found that the fiberglass insulation that had been installed under their home was drooping, soggy, and not doing its job. So to begin we removed all of this, and any other debris we found. With a clear space to work our crew installed a TripleSafe sump pump to divert all groundwater a safe distance away from the home. We then laid down TerraBlock crawlspace insulation. This is specially made, so it will not be damaged by water. We then encased the area with our CleanSpace 20 Mil vapor barrier. We isolate the posts and fasten to the foundation walls, and this product comes with our 25-year warranty against rips and tears. The foundation walls were then sprayed with spray foam. Each vent cover was then recovered and a SaniDry Sedona was installed to dehumidify the crawlspace. The homeowners saw an instant decrease in their energy bills and were so please to have the job done right!
The store owners were unable to use their basement, it was too damp for storage and was thus sitting unused. As the company grew, their need for space increased, and with potential space, right under their feet, they called in John's Waterproofing.
Our crews came in and dug a trench along the interior perimeter of the basement and we installed a TrenchDrain to collect the groundwater and bring it to the newly installed SuperSump pump which takes the water a safe distance from the foundation via a discharge line. The basement was now a safe space for the store owners to store extra products so they could grow their business.
This home was built at the bottom of a hillside, and every Fall when the rain hits, the crawlspace would gain about eight inches of standing water. This would stay, and the depth out fluctuated until Springtime came around and the water would finally leave. The homeowner had installed their own FrenchDrain on the exterior of the home on the hillside, but this didn't seem to do much to elevate the issue. The homeowners can see that a simple 6 Mil vapor barrier had been installed, but it was mostly caked in a thick layer of mud by now.
To help the homeowners find a lasting solution our crew came out to help. While their french drain was collecting the surface groundwater from the hillside, the crawlspace still dropped down another few feet lower, allowing all water below the surface to flow under the drain and into the crawlspace. We began by removing the old vapor barrier. We then installed three-inch perforated pipes in the crawlspace, these went along then interior parameter and cut through the space to ensure the entire space would collect water and push it towards a newly installed TripleSafe sump pump. This would then push all of the water out and away from the home to a LawnScape outlet. Next, each post was isolated with Cleanspace and the dirt floor was covered in out 20 Mil thick CleanSpace vapor barrier. This was anchored along the walls up to the home's foundation so any water that permeated through the foundation wall would be directed to the new drainage system.
The homeowner was thrilled with how quickly this improved their crawlspace! This home is now dry and healthy!
This home had high energy bills, and without any insulation in their unfinished basement, this was a great place to start to take control over heating and cooling costs. To ensure the job was done right, the homeowners called John's Waterproofing.
Our crew arrived and began by digging a trench along with the interior parameter and installing a WaterGaurd drainage system. We then covered the walls with our ThermalDry wall panels, this would help control the home's temperature, and was then covered in our BrightWall panels to give the space an easy to clean, bright unfinished look. The homeowners had purchased some sealant from the store and painted it along the foundation wall, however, water was now creeping up through the foundation floor. Wanting to find a solution to properly care for the water problem, the homeowners called John's Waterproofing.
Our crews arrived and dug a trench along the hillside of the basement and the side walls. Here we installed and covered a WaterGaurd drainage system. This will collect the groundwater and divert it to a SmartSump pump which then pushes the water out and away from the home to a newly installed LawnScape outlet. Foundation walls have a lot of pressure on them, and water has a way of pushing through even the smallest porous materials. This home had water build seeping through its basement walls, resulting in high humidity and mold growth. To protect their home from these issues, the homeowners called in John's Waterproofing.
Our crew began by installing a trench along with the interior parameter of this space. We installed our WaterGaurd drainage system here to collect groundwater and push it to a newly installed TripleSafe sump pump. The water then is pumped out and away from the foundation to a newly installed LawnScape outlet. We then installed our Brightwall paneling to keep the water on the walls directed down to the drainage system. To protect against high humidity we then installed a SaniDry dehumidifier to keep this space dry and healthy.
Homeowners called John's Waterproofing after becoming tired of water coming into the basement every time there was a significant rain. Our System Designer was sent out to assess the problem and come up with a solution for fixing the problem.
Because this home was older and had no footing on the foundation, the waterproofing solution was DryTrak. This product was installed around the perimeter of the basement floor to catch the incoming water and divert it to a newly installed Super Sump. The drainage for the Sump was connected to the downspout outside which was extended down and away from the home. BrightWall was then installed to the foundation walls to lighten and brighten the space as well as divert any moisture from the wall to the DryTrak. This home will now be ready for the heavy rains and the homeowners can rest at ease.
This home had water creeping in where the floor met the wall. The homeowners were concerned about this and called up Johns Waterproofing for help.
To solve this water intrusion issue, we began by digging a trench along with the interior parameter. We then installed a WaterGuard drainage system to collect groundwater and divert it to a newly installed SmartSump pump with an UltraSump backup. From there water is safely pushed out and away from the foundation of the home and out via a LawnScape outlet. As a layer of protection, we also installed a SaniDry dehumidifier to control the home's humidity levels.
This homeowner suspected that some cleanup and repairs might be needed for her crawlspace, so one of our Design Specialists was scheduled to go take a look. Once there, he thoroughly examined the crawlspace and recommended a full encapsulation for its advantages in health and for the home.
After arriving a few weeks later, our crew got right to work and removed the damaged 6 mil vapor barrier, fiberglass insulation, and debris. They installed a 3" perforated pipe drainage system around the perimeter to collect the ground water and direct it to a newly installed TripleSafe sump pump, along with proper discharge. TerraBlock, a high-density foam product was laid over the dirt floor. This aids in insulating the crawlspace, protecting the new CleanSpace, 20mil, nylon-reinforced barrier. This is used to isolate each wooden post and anchored to the foundation walls. Lastly, a SaniDry dehumidifier was installed to ensure this home stayed dry and healthy. With all the vents sealed, Spray Foam insulation was applied to the full wall of the foundation to keep the home insulated and keep the air clean and free of mold.
This was an unusual situation in that this homeowner's garage had been built below grade and, in spite of a french drain installed around it, it was still flooding during hard rains. A Design Specialist came to check out the problem and was able to put together a proposal for the homeowner that was cost-effective and would give him a great warranty.
A few weeks later a John's Waterproofing truck showed up with a crew and all the tools and material they would need. The homeowner had cleared out all of his personal items from the garage so they were able to get right to work installing WaterGuard along all walls with the exception of the garage entry where heavy-duty Garage TrenchDrain was installed. WaterGuard is an award-winning interior drainage system that is installed on the perimeter walls of basements and sometimes leaky garages. TrenchDrain is much like WaterGuard, however, it is used for entry areas like this garage and outside doors for basements. Lastly, a TripleSafe Sump pump was installed and a discharge line was run away from the garage where it could continue safely downhill. The last thing installed was BrightWall, a plastic wall system that gives the garage a light, bright look and is waterproof as well as easy to clean.
This homeowner noticed their exterior crawlspace entryway had some chew marks along it. To check what was happening, they removed this and found water in the crawlspace. While the pest situation wasn't prominent, the water and high humidity was. Knowing that water moisture can lead to mold and structural damage, they called up John's Waterproofing for a solution.
To begin this project, our installation crew cleared out the damaged fiberglass insulation, old vapor barrier, and debris. We then installed a SuperSump Pump to collect groundwater to divert out and away from the home. To add in insulation we then laid TerraBlock over the dirt floor. The space was then encased with our CleanSpace vapor barrier. This is installed under each wooden post, anchored along the foundation rim joists, and sealed into place. To insulate the foundation walls we then added in spray foam. We changed the exterior entryway to a Turtl entrance and upgraded the vent covers. The final thing we did for this job was a SaniDry dehumidifier to ensure this space stays dry and healthy.
Sagging floors were causing distress for this customer so they called on John's Waterproofing to find out why and what could be done about it. A system designer went out to take a look and he found water lines on the foundation walls and heavy layers of silt on top of the vapor barrier. This was clear evidence that the crawlspace was flooding during heavy rains. Because of the amount of water coming in, the piers were sinking and so many of the posts in one area were no longer being supported and just hanging from the beams above with the floor above no longer being supported. The system designer explained how the posts could be replaced with adjustable, galvanized steel SmartJacks and that the floors could be restored, even being adjustable at a later date if needed. He also explained how a proper drain system and CleanSpace could keep the problem from returning, keep the air in his home cleaner, free from mold and lower his utility bills.
The crew arrived to do the work and got busy removing all of the debris, the old fiberglass insulation and vapor barrier. Our crew then installed 10 SmartJacks, adjusted to properly raise the floor to its original height. A perforated pipe drain system was installed around the perimeter and graded to a TripleSafe Sump system at the low point. TerraBlock, a flexible 3/4" dense foam sandwiched between 2 layers of vapor barrier was laid on the dirt floor to protect the CleanSpace barrier and aid in insulation. The vents were sealed and all of the wood posts were isolated. CleanSpace was then installed and all seams were sealed up and it was run up the walls. A SaniDry dehumidifier was then installed to ensure the humidity was controlled to prevent mold growth and filter the air. Finally, 3" of closed-cell spray foam was applied to the foundation wall to bring the insulation level to industry standards.
This homeowner called us up after noticing an odd smell emanating from their crawlspace. They went under the home and discovered some of their wooden posts were rotting from the base and mold spores were climbing up the posts. They knew they would need a solution put into place to keep their home healthy, so they looked online and opted to call up John's Waterproofing based on the good reviews and longevity in the business. After our design specialist performed a thorough inspection, a custom solution was crafted to address the water issues.
To begin, our installation crew arrived and removed the old debris from under the home. Once it was cleaned up we removed the five rotting wooden posts and installed eight new SmartJack posts to add structural integrity to the home as needed. We then applied MoldX to a few places where it was needed. We then installed a SuperSump pump in the lowest point of the crawlspace. This would collect the groundwater and safely divert it out and away from the foundation, out through a LawnScape outlet. The dirt floor was covered with TerraBlock to insulate the space. Next we used our 20 Mil vapor barrier; CleanSpace. This was installed under each wooden post, anchored along the walls, and secured into place. We then installed new vent covers and used spray foam to air seal and insulate the foundation walls. As a final piece we installed a SaniDry dehumidifier to ensure the home was dry.
This home had their home waterproofed as it was being built. However, their detached and below grade garage had not. Now after the home is fully finished, moisture was found along the lower walls and along the floor. The homeowner wanted to ensure their home would be dry and healthy, so they reached out to John's Waterproofing for some help.
We began by digging a trench along the interior parameter. Here we laid down a WaterGuard drainage system in a bed of gravel. This will be smoothed over with concrete to ensure it provides a clean finish. This drainage system will naturally grade the collected water to a newly installed TripleSafe sump pump which directs all water out and away from the home. The walls were then covered with BrightWall panels to ensure any moisture is directed down the walls to the drain system. This provides the garage with a brightened look, and is easy to clean and maintain.
This homeowner lives on a hillside overlooking the ocean and was experiencing water that came down the hill and into the crawlspace whenever it rained. They knew it all needed to be fixed and was interested in seeing what could be done in the way of yard drainage to help stop the flow of water from damaging their home. A System Designer was scheduled to go help design a system to keep the crawlspace dry. He arrived and set to work examining the entire crawlspace and the exterior situation for designing a solution. The major issue for the home was the rain trying to get down the hill to the ocean through the crawlspace. She sat with the System Designer to go over her options and she chose to do a drainage system with a good sump system and replace the old vapor barrier.
When the crew arrived, they removed the old vapor barrier and other assorted debris. Next they installed a 3" perforated drain pipe around the interior perimeter of the crawlspace and terminated at a TripleSafe sump system. This system is complete with a primary pump, a backup pump should the primary fail or is unable to keep up with the water and an UltraSump Battery backup to ensure continued operations in the event of a power outage. The sump system also includes an alarm to alert the homeowner should it fail. The new 6mil vapor barrier was laid out and overlapped as well as run up the foundation walls to assure that any water intrusion from the walls or footing would be led to the new drain system.
Water can do a lot of damage in a crawlspace from rotting out wood to invading duct work, causing piers to sink and more. Thinking water under the home was normal, this homeowner had been putting up with water in his crawlspace for a long time, not realizing the damage it was doing until his hardwood floors started to warp. He called on John's Waterproofing to come out and we were happy to thoroughly examine his crawlspace and help him come up with a strategy for repairs.
An installation crew arrived at the home and found it just barely dry enough to do the work. Before removing the old vapor barrier they crawled in and tied up all the ducting that was on the ground in the mud. They recommended to the homeowner that he should have a heating expert come out and make sure the ducting hadn't been compromised. They replace 2 posts that had been damaged by the water with SmartJack galvanized steel adjustable posts that would serve them for many years. The crew then removed the 6 mil vapor barrier and installed a 3" perforated pipe drain system around the perimeter of the crawlspace and terminated it at a new SuperSump Plus system. A new 6 mil vapor barrier was installed over the crawlspace floor and overlapped by 12-18" and secured to the foundation wall so it would stay in place.
This crawlspace had falling fiberglass insulation and muddy spots on top of its old vapor barrier. The homeowner washed to fix these issues so they called up the company that has been Waterproofing in the PNW longer than anyone else: John's Waterproofing. After an inspection, the design specialist found that the simple vapor barrier couldn't solve this homes issues, water was coming in through the foundation walls.
To protect this home, it would need to be encapsulated. To begin, our installation crews removed the old insulation, vapor barrier, and debris. Next we installed a new exterior entrance, upgrading it to an EverLast door system. We then installed a SuperSump plus in the low spot of the crawlspace. This will collect the groundwater and send it safely out and away from the homes foundation. Next the dirt floor was insulated with TerraBlock. We then brought in CleanSpace, a 20 mil woven vapor barrier. This is installed under each wooden post, anchored to the walls and sealed into place. The vents were then sealed up and a SaniDry dehumidifier was installed. A few days later our spray Foam specialist arrived to insulate the fountain walls.
This home had settled, and had caused some of the wooden posts to shift. Three of the posts no longer sat properly on their footing, and the home's floor was warped a bit because of this. They wanted to protect their home, so they called up John's Waterproofing for some structural repair and some general preventative waterproofing.
To begin, our crew pulled out the general debris from under the home. We then installed four SmartJacks through the crawlspace. This will not succumb to any water issues and can be adjusted if needed in the years to come. We then dug a trench around the interior perimeter, where we installed a perforated pipe in a silt sock. This will collect groundwater and grade it to a newly installed SuperSump Plus in the lowest spot. This then pushes all water safely out and away from the home to a LawnScape outlet. We then laid down a new 6 Mil vapor barrier. This is overlapped throughout the crawl space and run up the foundation walls to help this space dry and healthy.
This commercial business had a large below grade section. It was used for storage, but the business owner was sick of the leaks that were present. One of the employees had used John's Waterproofing on their own home, and suggested John's to the company owner. We sent out a design specialist and found a solution to suit the businesses needs.
To begin out installation crew dug a trench along the interior perimeter as well as through the space. Along the edges we installed WaterGuard drainage system with a perforated pipe system through the room. These will work to collect all water end naturally grade them along to a newly installed TripleSafe to discharge the water out and away from the home. The walls were then covered with BrightWall paneling. This will direct any water from the walls safely down to the drain system. We then installed a SaniDry dehumidifier to keep this space dry and healthy! The company was very pleased with how easy the walls are to clean, and are please with how crisp and clean the space is.
Some odors were coming up into the home from the crawlspace. The homeowner was interested and decided to look under the home. They found the exterior entrance was a simple piece of wood, that was rotting along the edges. Under they home they also discovered mold spores along some of the wooden beams and posts. They called up John's Waterproofing and we sent out a design specialist to perform a full inspection.
To help out we began by installing a Turtl exterior entrance. This will keep water from entering the crawlspace and won't mold or rot. The crawlspace had a good slope to it, so in the lowest spot, we installed a SuperSump pump to discharge ground water well away from the foundation. We then applied Mold X2 as needed. To insulate the space we then laid down TerraBlock over the dirt floor and encased this with CleanSpace, a 20 Mil vapor barrier. Each vent was sealed up, and spray foam was applied to the foundation walls. A SaniDry dehumidifier was then installed.
This basement was in the process of being finished. They drywall had just been put up, and a leak happened. Water was found along the floor joist on two of the sides of the home. The contractors removed the lower portion of the walls and found the foundation damp to the touch. While no water had been reported, there was a water issue. The homeowners called up John's Waterproofing at the advice of the contractor before any further work would be completed.
Our design specialist worked with the homeowners to craft a solution so their home could be finished as they desired. We began by digging an interior trench along the perimeter, here we laid down a bed of gravel and our WaterGuard system. This is then covered with concrete to give a seamless finish. The walls were then insulated with our ThermalDry radiant barrier, this acts as a vapor barrier and insulation for the space. This will direct any water from the walls down into the drainage system which grades the water along to a newly installed TripleSafe sump pump which pushes water safely away from the home. As a final step we installed a SaniDry dehumidifier to help keep the air healthy. The home is now ready for the original contractors to finish their job, keeping this investment protected!
This homes crawlspace had an exterior entrance that was just a piece of plywood. The home also had an interior entrance located in one of the bedroom closets. With a baby on the way, home safety became a concern, and knowing that the crawlspace could essentially be a way for someone to break into the home, they needed this addressed. Since John's Waterproofing was recommended to them, they gave a phone call and scheduled their inspection. After learning their crawlspace was also a host to mold, the family opted to have a full encapsulation as well as their new entrance installed.

With weeping walls in the basement, the homeowners were ready for an upgrade. Due to the moisture content, the stored items here were a bit damp and mold spores were growing. The homeowners searched online and decided to call upon John's Waterproofing. They scheduled their inspection and a specialist was sent out. Upon inspection, the downspouts were a big issue for this home, and would need to be addressed as well as the basement.
Top begin working we went to the downspouts, these had been dumping water next to the home and exerting excess water pressure on the homes foundation. The downspouts were extended down into the ground and a pipe was installed underground to divert the water safely away from the home. We then went into the basement and began our work. The homeowners are very pleased with how the Brightwall brightens the space and is easy to clean and maintain.

A simple 6 Mil vapor barrier, generally lasts a few years. It can shift position and allow water and moisture on top of it, which leads to water issues for the home. It is also prone to rips and tears, and is easy for critters to chew through. This homes vapor barrier hadn't been replaced in at least six years, and it was long overdue. Mud was caked over the vapor barrier, it had shifted, exposing large sections of mud, and chew marks and rips were scattered throughout. To get the crawlspace back into shape, the homeowners called up John's Waterproofing.

After seeing a neighbors crawl space encapsulation, this homeowner knew their crawl space was overdue for some attention. They glanced under their home and saw caked on mud, falling fiberglass, and critter droppings. This basement was unfinished, but still set up for gaming. When water was found dripping along one of the walls during heavy rains, the homeowners knew they would need to get a waterproofing system. If water was left to keep intruding, there could be some issues. To address the problem, John's Waterproofing was called up. This will ensure water wont sit stagnant in the crawl space and cause other water related issues. A new 6 Mil was laid in, overlapping the edges and run up the walls. This home is now set to proceed with its sale.
This homes floor had a bounce to it, after searching online, the homeowners learned this was generally due to the homes posts needing to be addressed. Unable to go under the home themselves, they called up John's Waterproofing. Our design specialist came out and did a full inspection, and discovered that the three wooden posts on the hillside of the home were floating above their footings, with the worst being a solid three inches above the footing. To begin we removed the old vapor barrier, old fiberglass, and general debris. We then replaced the floating posts with our SmartJacks. These can adjust to fit the space and realign the floor. We then installed a SuperSump Plus in the lowest point where water will flow down the hillside to be pumped away from the home. TerraBlock was laid over the dirt floor and CleanSpace was installed. This went under the wooden posts, attached along the walls, and was vapor sealed into place. All the vents were effectively sealed shut and we air sealed the foundation. As a final step we installed a SaniDry dehumidifier to keep the space healthy and protect the home from water damage.
This homes crawl space was in need of a new vapor barrier and having the insulation fixed. Due to humidity issues in the crawl space, the old fiberglass was droopy and damp, emitting a moldy odor. This space is now set to remain dry and healthy. We suggest the homeowner have us out once a year to service the SaniDry and Sump Pump, but the space is ready for a long-term improvement!
This homes basement had efflorescence across the floor and lower sections of the wall. The mineral was just getting pushed through the homes old foundation and had built up over the years. The homeowners were aiming to finish the space to make it usable, so they knew this issue would need to be dealt with properly beforehand. For this they contacted John's Waterproofing to schedule their free inspection. A design specialist went out to do a full inspection and than sat with the homeowner to discuss findings and options for waterproofing.
To begin on this issue we dug a full interior perimeter, creating a trench. This has a bed of gravel laid into it with our WaterGuard drainage system installed. Since the floor had some spots where the homeowner saw pooling water, we added two leech lines to travel from the perimeter to these spots to ensure that water would also be safely collected in the drain system. This system grades the water to the lowest point, where it enters a newly installed TripleSafe sump pump to then be diverted safely away from the homes foundation. Since the homeowner wants to finish the space, the walls were then covered with our ThermalDry radiant vapor barrier. This will safely guide water down the walls to the drain system while acting as a thermal break for the space to help it maintain temperature. As a final piece we installed a SaniDry dehumidifier to keep the moisture in the air controlled.
This homeowner called us up since they knew their crawl space needed some attention. They had glanced under there, unaware how it had been holding up over the years. TerraBlock insulation was laid throughout to insulate the floor and CleanSpace wrapped over this. CleanSpace is a 20 Mil vapor barrier that seals along each seam, attaches along the foundation walls, and goes under each post. Spray foam was applied to the foundation walls to air seal and insulate and a SaniDry dehumidifier was installed to address the moisture in the air. Now the space can remain dry all year round, and the homeowners can enjoy peace of mind.
