Proactive Radon Mitigation in Crawfordsville, OR

This home is located in an area with moderately high levels of radon, while not a huge threat, the area was encouraged to test and install mitigation if needed. As a person who had dealt with lung cancer in a family, they knew they would rather be safe and wanted to get their home tested. We sent out a certified radon specialist who helped set up a continuous radon test. This lasts for three days, and the final report shows how radon levels fluctuate and what the home's average was. While the average ended being at 2.1 pCi/L, the test also showed the home's highest level at 7.6 pCi/L. To be safe, the homeowner chose to get a mitigation system installed. This includes a pipe that is installed to dip through the basement floor. The pipe is extended into the below soil so it will pull the radon gases out from under the home. This pipe then wraps to the exterior of the home where a radon fan is installed, and the pipe continues up and over the rooftop. This keeps the gas being funneled up and away from the home so the livable space can have healthy air. Once completed we leave behind a charcoal testing kit, which the homeowners can perform and send to a third party company to see how the system has improved their radon levels. For this particular home, the charcoal test ended up providing a radon level of 0.8 pCi/L. 

Damp Crawl Space Foul Odors - Crawfordsville

This home had foul odors, the homeowners glanced under the home through their interior crawl space entrance and could see the old vapor barrier was damp. and the smell worsened here. To get a better sense of what was happening under the home, they called up John's Waterproofing to get a free inspection. During the inspection we discovered mildew growing along some of the wooden posts and beams where the fiberglass insulation was water logged. To make this space dry and healthy the opted to get a full encapsulation, keeping the space away from water damage and properly insulating the space. 

To begin, our crew removed the old 6 Mil vapor barrier and old fiberglass insulation. With the space cleared out, we installed a drainage system to collect groundwater and direct it to a low point in the crawl space where a SuperSump Plus is installed. From here all water is directed away from the homes foundation. We then laid down TerraBlock insulation over the dirt floor, and brought in CleanSpace. This is 20 Mil thick, and goes under each wooden post, anchors along the rim joist, and is fully sealed into place. Spray Foam is applied to the foundation walls and a SaniDry dehumidifier is installed. This space now smells fresh and looks bright and healthy. 

Condensation Found in Crawlspace - Crawfordsville, OR

Checking under the home should be a normal part of maintenance for a home.  This homeowner would venture under their home once a summer to ensure the crawlspace was in good order.  This year when they checked,  they found condensation on the wooden beams and foundation walls.  With water threatening the wooden aspects of their home,  they opted at call John's Waterproofing to schedule an inspection. 

After having their home checked,  the design specialist say down with the homeowners and discussed what was happening in the home, and their options. The biggest issue that this home faced was humidity related. To begin work,  we pulled out the old vapor barrier and debris. We then installed an UltraSump pump in the lowest spot of the crawlspace.  This will collect any groundwater and send it safely out and away from the home.  We then laid down TerraBlock and sealed up the vents. Next Cleanspace was brought in to seal up the space. A SaniDry dehumidifier was installed and Spray Foam applied to the foundation walls.  A small amount of Mold X was applied as needed. 

Water in the Unfinished Basement - Crawfordsville, OR

The homes unfinished basement had some water leaking into it. The homeowners had seen our ad online, and were interested in how we could help their basement be dry and healthy. We set up to have a design specialist go out to perform a full inspection. We found that water was coming in through the foundation walls, due to hydrostatic pressure. To address the issue we would need to install a drainage system with a wall system in place as well. 

To begin our installation crew dug a trench along the interior perimeter of the basement. Here we installed WaterGuard in a bed of gravel. The walls then had BrightWall paneling attached. This waterproof material wont mold or rot, but will divert any wall moisture down the walls and into the drain system. The drain system then naturally grades to a newly installed TripleSafe sump pump which pushes the water safely out and away from the homes foundation to a LawnScape outlet. As a final step we installed a SaniDry dehumidifier. The homeowners were thrilled with how much brighter and cleaner the basement looks, and are happy to know they wont need to stress about water issues here. 

Preparing for Basement Finishing- Crawfordsville, OR

This older home was getting ready to convert their basement to be a useable space. While they had a contractor set up, they were informed that it would be in their best interest to waterproof the space before finishing. They were directed to John's Waterproofing and decided to move forward so they could protect their home and investment. 

Our installation crew arrived and began by installing a WaterGaurd drain system along the basement walls. This would collect water and grade it to a newly installed TripleSafe sump pump. We then covered and sealed the foundation walls with ThermalDry radiant barrier. This will add a vapor barrier and act as insulation for the foundation walls. We also installed a SaniDry dehumidifier to the space to keep it dry. The space is now ready to be finished and used!

Older Home has Rot on Wooden Posts - Crawfordsville, OR

This older home had signs of sagging in their dining room, when they went under their home they found three of the wooden posts in the crawlspace had rotted and were squishy to the touch. The homeowners were concerned about what this rot would do to their home, so they called up John's Waterproofing for a solution. 

Our crew arrived and installed a TripleSafe sump pump in the lowest point of the crawlspace, under the dining room. Water must have been pooling in this space, leading to the posts rotting out. We then installed five SmartJacks to add support to this space and relevel the flooring. To ensure water wouldn't cause more problems, we then encased the space in CleanSpace. Installing this woven 20 Mil barrier under each post, anchored to the walls, and fully secured. We then replaced each vent and installed a SaniDry dehumidifier to keep this space dry and healthy. 

Water Pooling in Crawlspace After the Rain - Crawfordsville

After every hard rain, the crawlspace would experience pooling water in the same spots. The homeowners knew that standing water under a home can lead to issues and so they called John's Waterproofing to get some assistance. 

Our crew began by installing a SmartSump pump to get any water pushed out and away from the homes foundation via a discharge line. Next each pier was isolated so water couldn't penetrate the woodwork. CleanSpace was then sealed throughout the crawlspace to really lock the moisture out. Since a few of the vent covers had some damage we also changed out those so that critters couldnt break into the newly waterproofed crawlspace. 

The homeowners were so happy when they discovered that their crawlspace was still dry after the rain! 

Trench Drain in Crawfordsville, OR Basement

This home had water entering through the exterior stairwell entrance to the basement, and out of concern, the homeowner contacted John's Waterproofing. Our inspector, Bob suggested installing a Trench Drain with a Waterguard perimeter drain. Delfino and his team quickly installed the Trench Drain next to last bottom step. The Trench Drain design prevents water from entering the house and easily connects to the Waterguard sub-floor drainage system. The homeowner no longer worries about water getting into his basement.
