Musty Crawl Space in Vacation Home - Culver, OR

This vacation house had a crawl space water issue.  The owners would dig a trench around the side of the house each year to help divert some of the water before the rainy season to keep the foundation from flooding.  But this was a lot of work, so the owners called up John's Waterproofing to see what could be done to provide a real solution.  For peace of mind, the owners choose to get a full encapsulation. 

To begin we pulled out the old vapor barrier and general debris from under the home.  We then dug a trench around the interior perimeter and installed a full drainage system in a silt sock.  This will collect the ground water and grade it to the lowest point of the crawl space where a TripleSafe Sump Pump will divert the water away from the home.  Each vent was sealed shut. We then laid in TerraBlock insulation over the dirt floor and Cleanspace over that.  This is a 20 mil thick woven vapor barrier that wraps under each wooden post, anchors along the foundations rim joist and each seam sealed shut. We installed a SaniDry dehumidifier to keep the spaces moisture under control and applied spray foam along the foundation walls to keep the space air sealed and fully insulated. Now the owners won't need to worry about the space getting wet. 

Waterproof and Re-Finish - Culver, OR

When a basement is finished, many contractors overlook the importance of waterproofing. While water was not an issue years ago when this homes basement was made livable, water was now a problem. The lower portions of the drywall were squishy and the carpeting here was damp near the walls. The homeowners removed the damaged walls to assess the extend of the damage and pulled up the carpeting. Knowing this was more than just a quick fix, they called up John's Waterproofing. 

Our crew began by removing the remainder of the damaged walls and flooring. We then dig a trench around the interior perimeter of the basement. We installed a WaterGuard drain system and our ThermalDry radiant vapor barrier along the walls. This will safely guide water from the walls down into the drain system to be graded to the lowest point where a TripleSafe sump pump will pump the water away from the home to a LawnScape outlet. We had our finishing crew then come out and refinish the walls. We installed the drywall and trim. To ensure the floor was better suited to a basement we installed out ThermalDry carpeting in charcoal coloring. As a final step a SaniDry dehumidifier was installed. This space is now protected against water damage. 

Crawlspace is a Mess, Looking to Encapsulate - Culver, OR

This homeowner called upon John's Waterproofing. After having some work done under their home, they were informed that the crawlspace was a mess. There was debris, critter droppings, and falling fiberglass insulation. The contractors told them they should look into encapsulation through John's Waterproofing. The homeowners decided to pursue that recommendation, and scheduled their inspection to learn more. 

To begin work, the crew removed the old vapor barrier that was torn and riddled with droppings. We also pulled out all of the old musty fiberglass insulation and the rest of the debris we could. To address water issues we then dug a trench and installed a full drainage system. This will collect ground water and grade it to a low spot, where an UltraSump Plus is installed to dispel the water safely away from the home. TerraBlock insulation was laid over the dirt floor and all vents were sealed shut. We then brought forth CleanSpace, a 20 Mil woven vapor barrier that goes under the wooden posts, anchors to the foundation, and is sealed into place. A SaniDry dehumidifier was installed and Spray Foam applied to the walls. The space is now dry and healthy and the encapsulation will lower the homes heating and cooling costs with the new insulation. 

Creating a Usable Basement in Culver, OR

The homeowners called up John's Waterproofing. Their semi-finished basement had water flooding into it, and the rugs they had down here was damp and squishy. We sent out a design specialist to check out the home, and found that the local high water tables were the issue, and waterproofing would be needed to protect the home. 

To begin helping we installed a full interior perimeter drain system. This was our WaterGuard system which collects water and naturally grades the collected water to the lowest spot where we installed a SuperSump Plus. This then sends all water safely out and away from the home. We then installed ThermalDry Radiant Wall Barrier. This can be finished over, and will properly insulate the foundation walls. Next we laid down ThermalDry Carpeting to give the floor a nice clean look, and we brought in a SaniDry dehumidifier to protect this home against water and humidity issues.   

Unhealthy Air in the Home - Culver, OR

A homeowner contacted John's Waterproofing because he was interested in encapsulating his crawlspace after learning about crawlspace healthy at a Home and Garden Show. With over fifty percent of your homes air coming from the crawlspace, the homeowner was curious if addressing this issue could help his allergies, particularly his allergy to mold. A System Designer went to the home and was able to confirm that there was mold growing on the floorboards of the home over the crawlspace. 

When the installation crew arrived, they went to work removing the old 6mil plastic barrier and the old, falling fiberglass insulation as well as other miscellaneous debris. Because there was no evidence of water issues, a perforated pipe drain system was not required for this project. The crew then laid TerraBlock, a flexible foam barrier on the dirt floor throughout the crawlspace. This aids in protecting the CleanSpace barrier and is a first step in insulating the crawlspace. The CleanSpace 20mil nylon-reinforced vapor barrier was laid over the insulation, slipped under the posts and seams were taped to seal off the crawlspace from any moisture from getting to any wood surfaces. It was run up the foundation walls and secured just under the rim joist. To complete the spaces insulation, we then applied single-cell spray foam to ensure the space in encapsulated. To ensure that mold can't grow in this space we also installed a SaniDry Sedona Dehumidifier and all the crawlspace vents were sealed. Keeping the humidity under 60deg and the air filtered is a crucial step in preventing mold from growing and establishing.  It also filters out dust mites and pollens to keep the air clean!

High Energy Bills - Culver, OR

This homeowner contacted John's Waterproofing because they were interested in encapsulating their crawlspace after visiting our booth at a home and garden show. 

Our System Designer showed up at the home and after introducing himself, he got to work measuring the home, inspecting the exterior, as well as checking the crawlspace for any signs that could be contributing to the problem. The specialist found that the old fiberglass insulation was falling in pieces, and water was pooling over the old and damaged vapor barrier. 

A few weeks later our experienced Installers arrived and began by removing all of the debris, old insulation, and the vapor barrier.  A perforated pipe drainage system was installed around the perimeter and graded to a newly installed TripleSafe Sump pump at the lowest point. To add in insulation that is catered to being in a crawlspace we installed TerraBlock on the dirt floor.  All the vents were then sealed and the wooden posts isolated. The 20mil nylon-reinforced barrier CleanSpace was laid throughout and all seams were sealed. It was run up the walls and fastened under the rim joist. A SaniDry dehumidifier was installed to ensure the humidity was controlled to prevent mold growth. Finally, a single cell spray foam was applied to the rim joist and foundation walls to bring the insulation to the required R factor for insulating the space. Now the homeowner had a clean and healthy home!

Dirty, Damp Crawlspace Transformation - Culver City

A homeowner called John's Waterproofing with concerns that mold in the crawlspace was affecting his family's health. We sent design specialist out to do an inspection. We did find signs of water and the resultant mold in the crawlspace so we recommended a CleanSpace encapsulation. 

 

The crew came out and removed the old, dirty barrier and fiberglass insulation and installed a perimeter perf pipe drainage system and graded it to the new TripleSafe sump and a discharge line was connected to the downspout drainage. TerraBlock, for both protection and insulation, was laid on the ground.  Next the 20 mil, nylon-reinforced  CleanSpace barrier was laid and fastened to the foundation walls just below the rim joist, and all seams were sealed with special, heavy-duty 4" CleanSpace tape, and each post was isolated to ensure that no water/moisture would get to the wood of the home. Lastly, on the exterior, all vents were sealed with specially designed vent covers and on the interior, a 2.5" layer of Spray Foam designed for encapsulation, was sprayed on the foundation walls and rim joist, and a SaniDry Sedona dehumidifier was installed. Now these homeowners enjoy a healthy home free of air contaminants.

Dual Crawlspace and Basement has Water - Culver, OR

This home had a small section of finished basement space which then connected to a crawlspace for the remaining foundation. The crawlspace had always had some water issues, but it seemed to stay in that space until the homeowners noticed their carpeting was damp and soggy. When they lifted up the carpeting near the crawlspace they found standing water, and part of their wall was damaged due to this. 

To solve the issue we started with the crawlspace, where we installed a SmartDrain and encased the space with our 20 Mil thick Cleanspace vapor barrier. We isolated the posts to protect them from water damage and anchored to walls. We then installed our SilverGlo insulation on the foundation walls to help regulate the energy consumption of the home. The crawlspace also got new vent covers. In the basement, we removed the carpeting and the damaged portions of the wall. We installed our WaterGuard drainage system around the interior perimeter of the room and sent all collected groundwater out and away from the home via a discharge line. We then installed our Everlast finished wall restoration system and our ThermalDry gray carpet squares to give this space a clean, dry and finished look. 

Crawlspace Water Build Up - Culver, OR

This house had experienced a large amount of water intake throughout the years. The homeowners had grown used to this and figured it was just how things went. After a musty and damp smell began to permeate their home, they decided there must be a better way. To eradicate the problem, they called John's Waterproofing. They had a large crawlspace with the dirt floor varying from two to four feet. The varying floor levels led to many sections with pooling water and places where debris would accumulate. 

The first issue to address in this project was to address the inconsistent floor levels. Our crew cleared out the debris and began to level the floor, grading it to a low point. Here we put in a SmartSump Sump Pump, specially created for crawlspaces. Then TerraBlock was laid and posts were isolated. We then isolated each post and covered the crawlspace with Cleanspace, a woven, and tear-resistant 20 Mil Vapor Barrier. This is fastened along all the concrete walls. Since the space also had high humidity, we added in a SaniDry Sedona dehumidifier to ensure no water vapor could creep into the home. 

The homeowners quickly noticed a change in the air quality and were amazed at how much fresher their home smelled. No more musty smells, and no more water intrusion. 

CleanSpace Encapsulation in Culver, Oregon

This homeowner called because they were concerned about the amount of water in their yard and the pooling around their foundation vents. They were sure that it was getting into the crawlspace. When our inspector Jacob went into the crawlspace, he confirmed the homeowner's suspicions. The water coming into through the vent was not the real problem though. This crawlspace has groundwater coming in from a corner of the foundation. The crawlspace had two inches of water across the vapor barrier and some areas where deeper pools had been created. Due to the water, the fiberglass insulation was falling and full of water. Jacob suggested our CleanSpace Encapsulation System. He also added an exterior French Drain in order to help prevent the groundwater from continuing to come into the space. The customer opted to have TerraBlock flooring installed as well as spray foam insulation on the walls. This insulated the space and will provide an average of 30% savings on their heating and cooling bills.
