Concerns over Radon - Dallas, OR

Air quality concerns became a pressing concern for this homeowner. Wanting to get their indoor air under control, they called up John's Waterproofing. We had installed a basement waterproofing system a few years back and learned we were now certified to do radon testing and mitigation. We sent out a certified specialist who dropped off the continuous radon test. Three days later we went back out to pick up the test and dive into the results with the homeowner. Overall their home had an average level of 2.2 pCi/L, but did have a spike up to 5.1 pCi/L during the duration of the test. While not a crazy high radon level, it is within the moderate levels, and mitigation is recommended. The homeowners agreed and scheduled the installation. We installed a pipe that extends through the basement floor, allowing the gases to be pulled out of the soil directly before it enters the home. This pipe is extended to the exterior of the home where the mitigation fan rests, and a pipe extends above the roofline to dispel the gases. The homeowners also opted to purchase an Aspen air purifier for their home. We then left behind a charcoal testing kit which is used and sent off to a third party company to be analyzed. This came back showing the home's radon level to rest at 0.8 pCi/L. These homeowners are thrilled to know the air they breathe is clean. 

Home for Sale has High Levels of Radon - Dallas, OR

This home was on the market, and during an inspection, the buyer requested a radon inspection. This test showed that the home had high levels of radon, to move forward with the sale, they wanted the home to have a radon mitigation installed. The agent for the home called up John's Waterproofing as they had worked with us on other homes, and we got them scheduled. Our mitigation specialist was sent out and installed a pipe that will pull out the radon from under the home and uses a specialized radon fan to pull radon out of the home. As with any radon project, once we were done we left a charcoal testing kit so the system could be checked, ensuring it had lowered the radon levels to a healthy amount. The test was checked through a third party and is happy to relay that the homes radon levels have been mitigated properly. The homes sale went smoothly after having the system installed. 

Crawlspace Repair Before Selling - Dallas, OR

Before selling a house, things need to be in good condition and meet local code, this home was getting ready to go on the market. They knew the crawlspace would need some work, as the old vapor barrier had mud caked on top and was messily strewn around from water pooling in certain areas. After seeing a John's Waterproofing installation truck drive by the house a few times, the sellers gave us a call. 

To have this house prepped for the market we did our realty PPP; Pipe, Pump, and Plastic. We cleared the space of any debris and the old vapor barrier. A drainage pipe was then installed throughout the crawlspace to collect any groundwater. This naturally grades to the lowest spot in the crawlspace where we installed a TripleSafe Sump pump to then dispel the water safely away from the home. A new 6 Mil plastic vapor barrier was then laid down, overlapping the edges to help it last a bit longer. Should the buyers end up wanting to upgrade to a full encapsulation in the future, this home will be easy to upgrade! 

Drainage Solution Needed in Crawlspace - Dallas, OR

This homes crawlspace had a simple vapor barrier, but the ground water would rise and creep onto the barrier. The homeowners knew this could lead to poor health for their home and the air within the home. They knew they needed some added help, and called up John's Waterproofing for a drainage solution to help them out. 

To begin our installation crew removed the old vapor barrier and the general debris that had accumulated. We then dug a trench around the interior perimeter, here we installed a three inch perforated pipe system in a silt sock. This will collect the ground water and direct it to a newly installed SmartSump that we installed in the lowest spot of the crawlspace. This then pushes the water out and away from the homes foundation. We then brought in a new 6 Mil vapor barrier to help the home stay dry and healthy. 

Water Found in Crawlspace After The Rain - Dallas, OR

These homeowners had purchased their home in the summer months, but when the rain came, they noticed standing water would appear in their crawlspace. They were nervous about this water intrusion. To address the issue, they installed a DIY sump pump in an attempt to solve the issue, however, this didn't stop the standing water issue. 

For professional help, they ended up calling in John's Waterproofing. Our installation crew began by drying out the crawlspace. We then installed a three-inch perforated pipe system around the interior of the space. This graded down to a newly installed Sump pump with an UltraSump pump backup. From here the water is diverted safely out and away from the foundation of the home. We then laid down a new 6 Mil vapor barrier. The homeowners were thrilled that their home would now be dry and healthy. 

Partially Finished Basement Water Mold - Dallas, OR

Water mold is a common issue that is found in basements where waterproofing wasn't done prior to finishing. When water is creeping behind and underneath a finished room, it can really take root and cause issues. This home had extensive water mold in the drywall and along with the trim, and the foundation was damp to the touch. 

To begin, our crews removed the damaged portions of the walls and the flooring. We installed a WaterGuard drainage system throughout the basement to collect water, push it to the new SuperSump, and then bring all this water a safe distance away from the home. We then added a WellDuct system to direct water from the window wells to the drainage system. The walls in the laundry room and storage area were then covered in BrightWall. The finished rooms had ThermalDry wall panels installed to give them a clean and finished look. In these finished rooms, we also installed ThermalDry carpet squares. This home will now be dry and healthy! 

Large body of Water in Crawlspace - Dallas, OR

This home had a generic vapor barrier laid down, but it had never been sealed into place. As the years progressed, it had water underneath that cause the barrier to bunch up and move around. Eventually this led to a large pool of water to form under the house on top of the barrier, essentially trapping the water. The only way the water could move was for it to evaporate, from there was pulled upwards where it would permeate the fiberglass insulation which was now sagging and drooping from water damage. 

For this project our crew began by removing the old insulation and barrier that was all damaged. We then installed a SmartSump pump that would collect the ground water and push it a safe distance away from the homes foundation. Each pier was then isolated with Cleanspace. We then installed SilverGlo Crawlspace insulation on the crawlspace walls to help the home maintain its temperature. Next a dimpled drainage matt was laid over the dirt floor to help the water flow to the sump pump. Next the whole system was sealed into place with Cleanspace, our woven vapor barrier. Finally each vent cover had damage, so those were replaced do water and critters wouldn't find a way under the house.
