This customer wanted to waterproof from the outside of their home. Our crew installed Paraseal to the outside foundation wall of the home. It is a sheet material that is made up of bentonite and stops water from the outside of the foundation wall. Along with a new discharge line, this homeowner won't have to worry about water leaking thru the foundation wall.

Puddling Water in Crawl Space - Damascus, OR

This homes crawl space had pooling water and no drainage system when it was going onto the market. To keep the home ready to sell, this would need to be addressed. The inspector recommended our real estate response team for their dedicated realty experts and ability to meet realty based time frames. We were happy to go out and get the home set up with a PPP. We cleared out the old vapor barrier and got to work! We laid in a full perimeter drainage system which will collect the groundwater and grade it to the lowest point where it goes into a TripleSafe sump pump to be sent away from the home. A new 6 Mil vapor barrier was then installed. This space will no longer experience stagnant water, and is ready to be sold. 

Heavy Water Takes its Toll - Damascus, OR

When heavy water is frequenting under the home, water issues start to happen. This homes crawlspace had frequent water exposure, and the homeowners noted that part of the home had a bouncy floor. They wanted to protect their home, so they called upon John's Waterproofing to get a full inspection and get a solution for their homes problems. 

To begin helping, we had to perform a dry-out. Once the space was dry we cleaned out the old vapor barrier, falling fiberglass, and debris that was present. We then replaced three wooden posts that were rotting beyond repair, with SmartJacks. This stabilizes the home, and will protect the home from the rot spreading. A full interior perimeter drain system was then installed. This will collect groundwater and grade it to a newly installed TripleSafe sump pump. All collected water is then sent safely away from the home to a LawnScape outlet. The vents were sealed shut, and we insulated the floor with TerraBlock. CleanSpace was then installed, going under each post, anchoring along the walls, and sealed into place with a special four inch wide waterproof tape. A SaniDry dehumidifier was installed an Spray Foam applied to the foundation walls. This would finish insulating the space, and air seal the crawlspace. This crawlspace is now bright, easy to clean, as well as dry and healthy. 

Crawlspace Real Estate Special -Damascus, OR

This homeowner was putting her home for sale and had the home inspected to check for any complications. This led to the discovery that the crawlspace was not code compliant. Fortunately for her, John's Waterproofing has a special program designed for Real Estate transactions that give buyers and sellers special discounting provided they elect to do the work prior to the close of escrow. Needing to make sure her home was salable, she elected to get the work done right away.  

A system Designer came to the home and did a thorough inspection and measured the home so she could give her a proposal showing the discount and terms of the discount. She opted to do the work as she didn't want anything to dissuade a seller. 

A crew was dispatched to the home a few weeks later. In the crawlspace, the old barrier and insulation were removed. A 3" perforated pipe drain system was installed around the perimeter and graded to the lowest point of the crawlspace where a SuperSump was installed to gather the water, discharging it out and away from the home. Then a new 6mil plastic barrier was installed on the floor of the crawlspace. This is attached to the foundation walls to ensure that any water seeping in via the footing or wall was captured and removed by the system. Now the crawlspace was up to code and wouldn't prevent a sale from going smoothly.

New Home with a Wet Crawlspace - Damascus, OR

I wish I could talk to every new homebuyer of a newly built home about their crawlspace. I have found low point drains 12' higher than the low point of a hillside crawlspace. Water naturally grades down, and so the water will just pool in the low spots, never draining. This kind of ill-informed construction can happen if a contractor doesn't address the neighborhoods history of high water tables and put a weight on proper waterproofing with a homes longevity in mind. Fortunately, we have highly trained inspectors that are able to assess the problem and develop a plan to mitigate the problem. 

This customer realized that he was having water intrusion in his crawlspace after noticing that water was pooling in the low spot of the crawlspace and couldn't even reach the drainage that had originally been installed. To get professional help, they called up John's Waterproofing. 

To begin our crew removed the 6 mil vapor barrier and debris that had been originally installed. We then installed a brand new TripleSafe sump pump in the lowest portion of the crawlspace. The homes hillside grade naturally will bring the water down to this point, where it can then safely be diverted out and away from the home. We then laid down our CleanSpace vapor barrier. It is inserted under each wooden post, anchored along the walls, and thoroughly sealed into place. This home now had a properly set up drainage process to keep this home dry and healthy. 

Critters Nesting the Old Crawlspace Insulation - Damascus, OR

These homeowners had a large infestation of critters that had been nesting in their crawlspace insulation. They had a specialist come in and remove the critters, but in doing so, a majority of the old insulation was damaged. The homeowners wanted to keep their home well insulated and protected against any further animal issues so they called in John's Waterproofing. 

Our crew arrived and removed the old insulation and debris from under the home. We than laid down and secured CleanSpace into place. This woven material is protected with our twenty-five year warranty against rips and tears. It is secured into place to make a water tight seal. We than installed SilverGlo panels to the foundation walls and air sealed the space to keep critters out. As a final level of protection we added in new vent covers and a new Turtl crawlspace entryway. This home will now be dry and healthy.  

Waterproofing a Partially Finished Basement in Damascus, OR

This basement had been sectioned into a small hallway, a bedroom, the laundry room, and storage space, and the room with the water heater and electrical box. When the basement had been finished, only the commonly used spaces had been waterproofed and finished, leaving the storage and water heater room untouched. These spaces would experience some water intrusion, but the homeowners hadn't thought much about it until they began to notice that water was coming into their finished spaces through the drywall partitions in the hallway. The drywall was soft and squishy near the baseboards and the hallway carpeting was damp. Due to the high humidity that the unfinished portions of the space experienced, the water damage was not easy to spot, the humidity had just crept into the materials slowly. To get this fixed before the damage extended further, the homeowners called John's Waterproofing. 

Our crew came out and tore out the damaged drywall, the carpeting was able to be pulled up and dried out, no long-term damage had occurred. We then dug a trench and installed a WaterGaurd drainage system in the unfinished rooms. These are connected to a TripleSafe Sump pump to push the water along a discharge line a safe distance from the foundation of the home. These side rooms had a few windows, and we resealed all of the windows, ensuring that moisture wouldn't come into the rooms. Next, we covered the unfinished walls with ThermalDry Wall panels and restored the hallway wall without waterproof Everlast Finished Wall restoration. The basement looks clean, crisp, and will stay dry now!
