Crawl Space Vapor Barrier Replacement - Dayton, OR

This homes old plumbing had all been replaced recently. This had involved a plumber to be in the crawl space doing work, and once they were completed they recommended that the homeowner have the crawl space vapor barrier replaced, as it was in poor condition and there was construction debris throughout that must have accumulated over the years. The homeowners knew this hadn't been addressed for at least seven years, so they called up John's Waterproofing. At the end of the appointment, they agreed to a Pipe, Pump, and Plastic to address the mud that was caked onto the old vapor barrier. To begin our crew removed the old vapor barrier and debris from under the home. We then dug a trench around the interior perimeter of the crawl space. Here we laid in a perforated pipe in a silt sock, this will collect all of the ground water and grade it along to the lowest point of the crawl space, where a TripleSafe sump pump was installed. This machine will pump the water out of this area and send it a safe distance away from the homes foundation. We then laid down a new 6 Mil vapor barrier, overlapping the edges and running it up the walls to ensure proper coverage. This will need to be replaced in a few years or upgraded to a full encapsulation, as the 6 Mil is not a long term solution. 

Wooden Posts are Squishy - Dayton, OR

When a wooden post becomes soft and squishy, this is a bad sign of some serious water issues. This home had a funky odor that had led to the owners calling up John's Waterproofing. During inspection we discovered that eleven wooden posts were soft and squishy near their footings. Water stains reached up these posts and along the foundation walls, telling a story about the frequency in which the crawlspace floods. To address the homes issues, make it safe, and prevent further issues from occurring, the design specialist proposed a full encapsulation as well as replacing the bad posts. The homeowners agreed and we scheduled their project. 

To begin our work, we needed to make the space safe. We replaced the bad posts with SmartJacks. The install crew then pulled out the old vapor barrier and debris from under the home. A full perimeter drain system was installed to collect and guide the ground water to a newly installed TripleSafe sump pump which sends the water safely away from the homes foundation. To insulated the space we laid down TerraBlock over the dirt floor and SilverGlo along the foundation walls, sealing all vents in the process. The space was air sealed with spray foam and CleanSpace was installed. As a final step we installed a SaniDry dehumidifier. The space will no longer feel the threat of water issues and the homeowners an rest assured their home is protected. 

Cracked Waterproof Paint On Basement Walls - Dayton, OR

A short-term waterproof option is a waterproofing paint, but as water pressure pushes through the foundation walls and will cause the paint to crack and fail to work. Because of this, it often needs to be re-done. After dealing with this, the homeowners wanted a solution that was made to last. They turned to John's Waterproofing to get a full inspection and estimate. 

To begin our work, we dug a trench along the interior perimeter, here we laid down a bed of gravel and our WaterGuard drain system. This is graded along to a low spot where we installed a TripleSafe sump pump to dispel the ground water out and away from the homes foundation. We then applied BrightWall paneling along the foundation walls, this will guide any water from the walls down into the drainage system to be properly addressed. To finish we installed a SanIDry dehumidifier to keep this homes air healthy. The homeowners are pleased that the basement looks nice and bright and look forward to no longer having to apply paint to the basement walls!

High Humidity in Basement Causing Mold Spores - Dayton, OR

Mold spores appearing in the basement is an easy to spot sign that high humidity is present. This homeowner noticed mold spores growing along some fabrics that were being stored in this space. Knowing that this could cause long term damage to items, they called up John's Waterproofing for some help. Our design specialist went out and performed a full inspection and then worked with the homeowners to find a solution. 

To begin out crew dug a trench along the interior perimeter. Here we installed a bed of gravel and a drainage system. Near the exterior doorway we installed TrenchDrain, throughout the rest of the space we installed WaterGuard. This system will naturally grade any water to the newly installed TripleSafe sump pump which then pushes the water out and away from the homes foundation. Along the walls we then installed CleanSpace wall system. This will brighten the space, is easy to clean, and safely diverts any wall moisture or water content down and into the drainage system. As a final step we installed a SaniDry dehumdifer to keep this homes basement dry and healthy. 

Crawlspace Water Intrusion - Dayton, OR

This homeowner had just purchased this home and wanted the crawlspace inspected for possible improvements. Our system designer found many problems with the crawlspace including water intrusion, a dirty worn-out vapor barrier that wasn't covering all of the floor, insulation failing, and a post that was no longer supporting the beam above and mold. The system designer went over a couple of options and a solution was designed to address what the homeowner wanted. 

First, our installation crew cleaned out the space. They then installed a 3" perforated pipe drainage system around the perimeter to collect the water and direct it to a newly installed TripleSafe Sump Pump, along with proper discharge away from the home. The bad wooden post was replaced with a SmartJack, which is an adjustable galvanized metal supplemental support system used for sagging floors over crawlspaces. It not only provides supplemental support to your failing structure, but it can also often lift failing floor joists or beams, restoring them to their original position. Lastly, a new 6mil vapor barrier was installed and properly overlapped, attaching to the foundation walls. This homeowner is thrilled with the work and the warranty.

This crawlspace was out of sight out of mind. The entrance was in a closet and the closet had boxes and items stored over the crawlspace entry. After a few years they realized their energy bill had been rising quickly and they were concerned about this. They ended up moving the items from the closet and found their crawlspace had water pooling on their old vapor barrier, visible water leaks along the foundation walls, and the old fiberglass insulation was falling in strips. To get this area under control they called up John's Waterproofing.

Our crew arrived and began by making the crawlspace easier to enter and maintain, by safely cutting out an exterior entryway to the space and installing an EverLast doorway. We then removed the old insulation, damaged vapor barrier, and other debris from under the home. To keep groundwater under control we installed a SuperSump pump to divert water out and away from the home. We then properly insulated the space with TerraBlock over the dirt floor, and Spray Foam along the foundation walls. The space was then fully encased in CleanSpace, a twenty Mil woven vapor barrier. As a final piece we installed a SaniDry dehumidifier to ensure this home stays dry and healthy! 

Burst Pipe in Crawlspace - Dayton, OR

This home had been encapsulated a few years back. The homeowners were great with their service appointments and the encapsulation worked well. However, this older home had a surprise for the homeowners. Their old pipes gave out, and one of them burst in the crawlspace. They were able to turn off the water to stop the flow into the crawlspace, but they now had water trapped on top of their vapor barrier and a burst pipe that needed to be addressed. 

When they called John's Waterproofing, they were thrilled to hear we could do fix both the plumbing issues and get their crawlspace water issues handled. To begin we started to do a dry out, and while this happened our plumbing division began to replace the old burst pipe with new piping. We also evaluated their other pipes and ended up doing preventative work and replacing the other pipe systems that were not looking the best. Once the dry out was complete, this home was back to being dry and healthy. 

Finished Basement wasn't Waterproofed first in Dayton, OR

This home had a finished basement that had not been waterproofed before the drywalling and carpeting were installed. This lead to the water slowly creeping behind and underneath these newly installed features. The homeowners first noticed that there was a musty smell in some of the corners. When the carpet was touched here it was moist, and the drywall was a bit 'squishy' to the touch. Knowing that this isn't how it is supposed to be, they called in John's Waterproofing. 

Our crew came in and removed all of the damaged pieces in the basement. We began by digging a trench along the interior perimeter where we installed our WaterGaurd drainage system. This would collect the water throughout the foundation and divert it to a newly installed SuperSump and TripleSafe sump pump which would then pump all of the water out and away from the foundation of the home. We then covered the walls with our BrightWall paneling to help insulation the basement and divert water down to the new WaterGuard. Next ThermalDry wall panels were installed and we laid down our ThermalDry flooring. These materials are non-organic and won't mold or break down. Our finishing department then came through to install trim, and do the final aesthetic pieces that the homeowners wanted. 

Basement Waterproofing in Dayton, OR

This homeowner had leaky basement walls, which kept the space damp, humid, and unusable. Our inspector suggested our patented WaterGuard system, BrightWall Paneling, and a SuperSump pump. 

Juan and the team quickly went to work to make Jean's basement dry and usable. The process was fast, effective, and cost-efficient. The team installed our WaterGuard System, a perimeter drainage system that will not clog. Bright Wall panels were then installed and are designed to work with our waterproofing system by directing wall seepage into the WaterGuard system and draining to the sump pump. Next, the team put in a Super Sump pump along with an Ultra Sump backup battery to ensure that the sump pump will continue to work even without power.
