Addressing the Crawl Space in Deadwood, OR

With falling fiberglass insulation and odd odors coming from under the home, this homeowner wanted a solution. They called John's Waterproofing. We scheduled their appointment and performed a full inspection of the crawl space and the exterior of the home. We then sat down with the homeowners and crafted a solution to meet their home's needs. 

To begin this project we removed the old fiberglass that was molding and the damaged vapor barrier. We then installed a full interior drainage system to collect groundwater and send it to the lowest point. Here it is pumped through a SuperSump Plus to be sent away from the home. The vents were fully sealed and we laid down TerraBlock insulation. CleanSpace was then brought in. This is a 20 Mil woven vapor barrier. It goes under each wooden post, attaches along the rim joist, and is fully sealed into place. We installed a SaniDry dehumidifier and air-sealed the space using spray foam. This space is now much healthier and set to keep the crawl space dry and healthy.

Addressing Ground Water in Deadwood, OR Crawl Space

This homes crawl space had water that ran through it. The water would push the vapor barrier around when heavy rains occurred, and this created a muddy mess. To keep the home dry and healthy, the homeowners called up John's Waterproofing to schedule their free inspection and discuss options. To keep the water under control, a drainage system and sump pump would be needed, so a pipe, pump, and plastic option was selected. To start our work we cleared out the old vapor barrier and general debris. A trench was dug around the spaces interior perimeter, here we laid in a perforated pipe in a silt sock. This will collect groundwater and grade it to the lowest point of the space, where a SuperSump Plus is installed to pump the water away from the home. We then installed a new 6 Mil vapor barrier, overlapping edges and running it up the wall. This will still need to be replaced every few years, but the added drain and pump will keep the space much healthier. 

Science Experiment Shows High Levels of Radon - Deadwood, OR

This person called us up for radon mitigation. Their child had done a radon test at the house for science class, and discovered the home had very high levels of radon. They were surprised by this find, and even bought a few more quick result tests from the local hardware store, all to discover very high levels from each test they did. From the kids science research, they knew that these findings were bad for their health, and wanted to get radon mitigation. We sent out a radon measurement professional, who did a full walk through of the home and discussed how the system works, showed them some photos and they discussed installation. The home had a basement so we drilled a hole through the flooring, this perfectly fits the mitigation pipe and uses a specialized system to pump it out and away from the home. We also always follow-up a system install with a charcoal radon test. We guarantee our system and urge all customers to use the charcoal test, which are sent to a radon testing company, to test the home after the mitigation to ensure the homes radon levels are dropped into a safe zone. 

Old Damaged Vapor Barrier in Deadwood, OR

This homes vapor barrier had some rips and tears from work being done to their home that required contractors to be in the crawlspace. Knowing that it was damaged, the homeowners called up John's Waterproofing to get it replaced. We sent out a design specialist, who did a thorough inspection. After talking through options, the homeowners opted to just keep their project simple, they knew it would need to be replaced every few years, but were okay with that. An installation crew arrived and pulled out the old vapor barrier, clearing out the general debris from the space at the same time. We then brought in a new 6 Mil vapor barrier. We ran this up the walls a bit, and overlapped the seams to add protection for the space. The homeowners were pleased that the space was cleaned up once again, and happy with how quick and efficient the crew was. 

Crawl Space Needs a New Vapor Barrier - Deadwood, OR

The homeowner called up because their crawl space needed a new vapor barrier. Their last one had been installed about five years ago and now had a good layer of dust on it's top and some holes had been chewed through in a few places. Critters must have been entering through the vent screens, as chew marks were found around damaged portions of the screens. To help them out we removed the old vapor barrier and debris. We then replaced the damaged screens and laid down a new 6 Mil vapor barrier. It's edges were overlapped and the barrier was run up the foundation walls. We will check this annually to help keep it in tip-top shape, and be replaced when needed. 

Pooling Water in Low Point of Crawlspace - Deadwood, OR

This crawlspace had a slight grade, and water would pool in the lowest point of the space. While they had laid down a store bought plastic barrier to try to stop this issue, the water would end up on top of the barrier whenever heavy rains came through the area. The homeowners looked online and found sump pumps were the preferred solution for heavy water problems. They were nervous to install this on their own, so they reached out to John's Waterproofing to ensure the work was done right the first time around. 

Our installation crew arrived and began by removing the old plastic sheeting and general debris. Once the space was cleaned up, a drainage system was installed; this consisted of a perforated pipe in a silt sock inserted in the dirt ground around the interior parameter. This all graded to a newly installed UltraSump pump and the water was sent out and away from the home to a LawnScape outlet. As a final piece we laid down our CleanSpace vapor barrier. This is a 20 Mil woven material that is inserted under each wooden post, anchored along the walls, and sealed into place. 

Crawlspace Transformation - Deadwood, OR

This homeowner looked high and low for where the musty smells were coming from in his home and decided it was probably the crawlspace. He called a few companies but after researching their credentials and time in business, John's Waterproofing was an easy decision because he wanted the work done right. Our System Designer showed up at the home and inspected the crawlspace and the exterior to determine the source of the water issue. It was found that there was water intrusion on a regular basis and the old insulation was falling and mold was growing on the posts and beams. That was where the nasty smell was coming from. The designer suggested CleanSpace encapsulation as it was the ONLY way to get rid of the mold for good. 

A few weeks later one of our experienced Installers came out and got busy right away after laying down barriers to keep the home free of dirt and debris. Then all of the debris, old insulation, and barrier was removed.  A perforated pipe drainage system was installed around the perimeter and graded to a TripleSafe Sump system. TerraBlock was laid on the dirt floor and vents were sealed and posts isolated. A CleanSpace barrier was installed and all seams were sealed and it was run up the walls and fastened under the rim joist. A SaniDry dehumidifier was installed to ensure the humidity was controlled to prevent mold growth and the air was filtered for a healthy home. Finally, Spray foam was applied to the rim joist to aid the TerraBlock in insulating the space.

Crawlspace Water Issues - Deadwood, OR

This crawlspace had water under their home, it was coming up through the dirt floor and when the rains hit, pools of water and flooding would occur. Knowing that prolonged water exposure is bad for a home's foundation, the homeowners called in John's Waterproofing. 

To create a dry and healthy crawlspace, our crew began by clearing out the debris under the home. They then installed a SmartSump pump to collect groundwater and divert it a safe distance away from the foundation of the home. Our installers then encased the space with a CleanSpace vapor barrier. This 20 Mil woven material is inserted under each wooden post to protect against water intrusion, and it is anchored to the foundation walls. 

Damp Crawlspace in Deadwood, OR

The dirt crawlspace floor in this home had an issue with becoming a wet and muddy environment when the rainy season hit. The homeowners would smell the damp dirt from their home above and when they went under their home and saw that the wooden piers in their homes foundations were wet, they called John's Waterproofing for some help. 

Our crews came out and began by clearing out the debris under the home and digging out some of the mud that was present. Once the crawlspace was ready to be worked on, a SmartSump pump was installed to discharge water a safe distance away from the home. Our crew then laid down a dimpled drainage matt to help divert water to the sump pump. Our TerraBlock crawlspace insulation was installed over the drainage matting and then Cleanspace was installed to seal it all up. Our crew also installed a couple SmartJacks to give support to the wooden piers under the home that had suffered from the water damage. The home is now protected from water and stays warm and dry. 

Deadwood, OR Crawlspace Restored

This homeowner purchased the home with a "drainage" system already in place. They soon found out that it was a flawed system that did not work. The previous owner put a sump pump outside by the French drain with good intentions of pumping the water that was draining out of the crawlspace  away from the home. There was two problems with this solution, first the French drain was clogged and not pushing water out of the crawlspace like it should, causing water build up in the crawlspace. The second issue was that the pump was outside just sitting in the dirt. This made the pump pretty much worthless. We came in and encapsulated the crawlspace and added a smartsump inside the crawlspace, we also installed other products like our silver glo wall insulation and a SaniDry Sedona dehumidifier. Ensuring this crawlspace will stay dry, warm, and clean for years to come.
