Aiming to Finish the Basement - Deer Island, OR

While researching how to finish their basement, this homeowner read a few horror stories about finished basements, getting ruined when water invaded the space, sometimes years after the space had been finished. To protect this investment, they decided to waterproof before finishing so they wouldn't need to worry about this occurring. They contacted John's Waterproofing since we had experience with finished basements, both in refinishing, and before finishing. 

To begin work on this space we dug a trench around the interior perimeter for a drain system. This included a bed of gravel and our WaterGuard drain system. This will collect groundwater and grade it to the lowest point where a TripleSafe sump pump will pump the water out from the home to a LawnScape outlet. We then changed three of the basement windows to an egress window that would allow a lot more natural lighting into the area.  The walls then had our ThermalDry radiant vapor barrier installed over it, this will provide a thermal break and vapor barrier to guide water down the walls to the drain system. As a final step we installed a SaniDry dehumidifier to keep the humidity levels properly addressed. This space is now fully prepared for a contracting company to come back in and finish the space. 

Rot Climbing up Crawlspace Posts - Deer Island, OR

Some portions of this home had a 'bounce' to the floor. This seemed odd so the homeowner went under their home into their large crawlspace. As they explored, they noted that multiple wooden posts were rotting and not sitting properly on their footings. They called up John's Waterproofing right away to ask about their options. We scheduled a design specialist to come out to assess their crawlspace and talk through all the homeowners questions and concerns. 

To begin this homes journey we cleared out the crawlspace. Removing the vapor barrier and debris. We replaced five wooden posts with SmartJacks and once the space was stabilized we began the waterproofing process. We dug a trench along the interior perimeter, here we laid down a three inch perforated pipe in a silt sock. This will collect ground water and send it along to a new SuperSump pump with an UltraSump back-up which then pushes all water out and away from the foundation.  All water exists in the yard via a LawnScape outlet. We then laid out a new 6 Mil vapor barrier, overlapping the edges and running it up along the foundation walls. 

Super Wet Crawlspace Found on Deer Island, OR

We often get calls from Brokers looking for a quick quote. To address this time sensitive need, a system was designed called our Fix it To List it program. Through this program we can get approximate numbers to a broker in 1-2 days and, if they decide to move forward, an inspection is then done to give the broker a hard number to work with. This particular home had water intruding up to a few inches on top of the old vapor barrier. To address this we did our classic realty waterproofing; a PPP or Pipe/Pump/Plastic so the home can pass inspection, and includes a warranty which transfers to the new homeowners. We can also arrange payment out of escrow and sellers like this option.

Our System installers were dispersed to do the work.  The old barrier, hanging insulation and all other debris were removed from the crawlspace. A 3" perforated pipe drain system was installed around the perimeter and graded to the lowest point of the crawlspace where a SuperSump was installed to gather the water and discharge it out and away from the home. Then a new 6mil plastic barrier was installed on the floor of the crawlspace and attached to the foundation walls to ensure that any water seeping in via the footing or wall was captured and removed by the new drainage system. The buyers were happy and thrilled with the warranty that was included!

Multiple Water Entry Points in Basement - Deer Island, OR

This homeowner was losing the battle to water entering his basement. He knew he needed help, so he contacted John's Waterproofing in desperate need of a solution. A System Designer was sent to aid the homeowner with answers to some big problems. Water was breaching from several areas and the most notable areas were a wooden door that was allowing water in every time it rained and several pipes that penetrated the foundation walls which were leaking profusely as well as a large crack that ran the full height of the basement wall. There were also several places where minor water was intruding at the footing and several cracks in the floor where water was coming through. This was a lot of work to be done and the homeowner was relieved to learn that John's Waterproofing had some great financing options to offer. 

When the crew arrived a perimeter system of WaterGuard and a few leach lines from the center of the basement to the WaterGuard were installed.  WaterGuard is a great permanent solution for basements. The pipe openings were waterproofed and the crack was treated with a 3-part Xypex solution and a large window well was installed outside of the exterior door to catch excess water. We then installed a hole through the footing that the door sat on to lead any excess water into the WaterGuard System and a new door was installed to replace the plywood door. ThermalDry Wall was installed to help with insulation and to drive any moisture from the walls into the WaterGuard system. Finally, a SuperSump with battery backup was installed to carry the water collected by the WaterGuard out and away from the home. This homeowner now enjoys a dry basement!

Flooded Basement Rendered Useless - Deer Island, OR

When a home has frequent flooding, homeowners might just render the flooded space useless. That's what happened to this home, but it wasn't just a little space, it was the entire basement. Due to how often it had water issues and the severity of the water, the basement was left empty at all times. After a while though, the family needed more space, instead of opting to buy a new home, they wanted to add storage to their current home so they could free up room in the main portions of their home, so they called John's Waterproofing to reclaim their basement. 

To begin we dug a trench system around the interior perimeter of the home, We then inserted out the WaterGaurd drainage system to collect the groundwater. We also installed a SuperSump pump and UltraSump pump backup so that the water could be collected and pushed a safe distance away from the foundation of the home. The basement was now dry and healthy, adding a lot of space for the family to use!

The home had an issue with annual flooding in the basement. There was water leakage around the pipes that went into the basement cement walls, and the basement had to remain cleared out since it was common for minor flooding to occur when the rain hit. The home owners were ready to regain their basement and have usable space once more. 

The homeowners were not looking for a Total Basement Finishing, but they did need full waterproofing installed. We added in a Waterguard pipe system on the interior walls of the basement all connected to a SuperSump and UltraSump. With the amount of water the home experienced, we wanted to make sure their home would be fully prepared for whatever would come. With this job completed we could ensure that all of those old pipe fittings wouldn't be allowing water access to the unfinished basement we were building. 

Once our team was done, a waterproofed basement was created, the homeowners wouldn't need to worry about flooding and they could use the basement for storage and know their home goods would be safe against the elements!
