Keeping the Crawl Space Dry for a new Home - Detroit, OR

This home was being built, and the homeowners wanted to protect their new space. They had dealt with a flooded crawl space in their previous home, so they called up John's Waterproofing to get the space encapsulated before anything could occur. To do that, we installed a full interior perimeter drain system. This rests in a silt sock so it stays clear of debris. It lets gravity direct the collected water to the lowest point where a TripleSafe sump pump sits and pumps the water safely away from the homes foundation. We then laid down TerraBlock insulation and CleanSpace. The CleanSpace vapor barrier is 20 Mil thick with a woven fiber through it to help it be durable. This is wrapped under each wooden post, attaches and seals along the foundation wall and is sealed along every seam. A SaniDry dehumidifier is installed to ensure the space has the moisture in the air controlled. We then spray foam the foundation walls to both air seal and insulate. This space is now properly waterproofed and the homeowners can rest assured their home will remain protected against water issues. 

New Build Needs Waterproofing - Detroit, OR

This hillside home was being built. While the homes foundation was still cleared out, we went in to waterproof. We installed a drainage system around the three below grade walls, sending the water out on both sides of the daylight basement. We installed Paraseal along the foundation to keep water out and the space was ready for the builders to refill in around the home. 

Hillside Crawlspace Collecting Water in Detroit, OR

When gravity pulls water down a hillside, we often see pooling water occur in the low points of a crawl space. This was the issue at this home. The water would pool, and water stains were evident along the foundation walls. Once the homeowners began to detect signs of fungus growing in the dirt, they knew they needed to call a professional. After searching online, they called up John's Waterproofing to schedule their free inspection. 

To begin addressing the issue we cleared the space of the old vapor barrier and debris. We than installed a TripleSafe sump pump in the lowest point of the crawl space. The natural slope of the area will guide water to this location and then pump it safely out and away from the homes foundation. We then installed TerraBlock along the dirt floor, this will provide insulation, and the vents were sealed shut. CleanSpace was then installed, going under each wooden post, anchored along the foundation walls, and secured in place with a special four inch wide waterproof tape. A SaniDry dehumidifier was installed to keep the air healthy. As a final step we installed spray foam insulation along the foundation walls. The space will now remain dry and healthy and the homeowner wont need to stress about fungus growing under the home again. 

Heavy Rain Brings Water into Crawlspace - Detroit, OR

This vacation house had water in the crawlspace when heavy rains occurred. The homeowners wanted the home protected against water damage, even when they weren't there, so they searched for the long-lasting solution, and ended up learning about encapsulation. They scheduled their free inspection and after learning about the products we use, the installation process, and the product warranties, they were ready to move forward. 

To begin our crew cleared out the crawlspace of the old vapor barrier, insulation, and debris. We then installed a drainage system to collect groundwater and grade it to a newly installed TripleSafe sump pump which pushes the water well away from the homes foundation. TerraBlock insulation was laid over the dirt floor and CleanSpace was brought in. This is installed under each wooden post, anchored along the foundation walls along the rim joist, and sealed into place. A SaniDry dehumidifier was installed and spray foam applied to the foundation walls. This space is now dry and healthy, and the owners don't need to stress when they are away from the house. 

Proactive Drainage System in Detroit, OR

This home had been built recently, but the homeowners knew from previous houses that water likes to travel through new soil around a home's foundation. Even though no water had been spotted in the first few years of the home, they wanted to provide water a safe way to move and were wanting to add in a drainage system. We came out and discussed their options.  Since the home was still very new, the homeowners wanted to waterproof in parts. They would begin with the drainage system and a simple vapor barrier and add a full encapsulation down the line. 

To start, we dug a trench along the interior perimeter of the crawlspace. Here we installed a three inch perforated pipe in a silt sock. This is carefully installed to naturally grade down to the low spot where we installed a TripleSafe sump pump which sends the collected water well away from the homes foundation. We then laid down a new 6 Mil vapor barrier, overlapping the edges for a little added lifespan. This system will be ready to be added onto to whenever the homeowners are ready. 

Damaged Downspouts on Home - Detroit, OR

This home was built on a slope. The high side of the home had its downspout extended roughly five feet away from the home. The low side of the home had two downspouts about a foot from the home. However, the longer one was damaged. A family friend had accidently tripped on the extension, and it had bent. This was a wake up call as to how dangerous this could be for people. They needed a solution. They knew the water needed to be sent away from the home so water wouldn't be dumped near the foundation, so they called up John's Waterproofing. 

Our installation crew arrived and extended this downspout into the ground. We then added a pipe system that goes underground to divert all water safely away from the home to a LawnScape outlet. The two lower downspouts were also extended down and attached to this system to keep this home protected. 

Retaining Wall Waterproofing - Detroit, OR

This homeowner had a home on a hillside overlooking a lake and he was building a retaining wall on his property to enlarge the size of his yard. He knew it was important to waterproof the inside of this wall to keep it strong and avoid water from weeping through the wall. A System Designer was sent out to the property to do measurements, take photos of the project and explain our system to the homeowner. 

The crew would be using TremDrain and Paraseal. TremDrain is a two-part prefabricated drainage material and protection board consisting of a formed polystyrene core covered on one side with a nonwoven, needle-punched, polypropylene fabric. This fabric allows water to pass into the drainage core while restricting the movement of soil particles. The plastic core provides compressive strength and moderate flow capacity. The TremDrain mats are then used with Paraseal waterproofing membranes serving both as a protection course and replacement for traditional pipe and stone drainage systems. TremDrain Series Drainage and Protection Boards replace or eliminate the need for separate protection and provide an uninterrupted flow plane and eliminates the opportunity for hydrostatic pressure to form against a wall. Now he could backfill the wall with confidence that the job was done right.

 

 

Small Cracks found in Basement - Detroit, OR

It is common for the ground to shift over years. Due to new construction, changes in waterways, or major landscaping projects the ground shifts, and this can shift the foundation of a home. This older home had shifted over the years and a few cracks had emerged in the foundation walls. The homeowners wanted to ensure their home was safe, so they called in John's Waterproofing to look at the cracks and assess the water that had begun to creep in. 

Since the cracks were minor we were able to fully address them, we installed repairs with a Paraseal and TremDrain combo. This fills in the crack thoroughly, and then covers the crack on the wall to keep it in space. We then installed a SaniDry Sedona to keep humidity levels in a healthy range so this home would be dry and healthy for the family. 

Waterproofing a Home that is being Built - Detroit, OR

Most of the waterproofing we do is on homes that have already been built, they have landscaping and have settled into their place, so to keep costs down and provide an efficient waterproofing job, we waterproof the interior of a crawlspace or basement. However, if we can get to a home as it is being built and the foundation is still exposed on the exterior we can waterproof it from the outside. 

This home was a perfect fit, to prepare to pour the foundation of the home the ground was dug out and had ample room for us to work around the foundation once it was poured. We applied Paraseal to the foundation walls from the outside to create a dry and healthy home from the start. Once we were done, the sides of the home were recovered in dirt and the work could continue on the home. 

Clean Space Encapsulation in Detroit, OR

Recently, our crews went on a job to Detroit to help a homeowner that was concerned about water intrusion in her crawlspace. After inspection, Jacob suggested installing our patented CleanSpace encapsulation system, Smart Jack stabilizing piers, and a Triple Safe sump pump.

Aaron and his team quickly set out to waterproof Denise's crawlspace and ensure that there would be no more water intrusion. The team first installed our patented CleanSpace encapsulation system that improves home comfort and energy efficiency while keeping out all moisture, outside air, and pests from getting into the crawlspace. When installed by John's Waterproofing, it comes with a 25-year warranty. The old posts were damaged by water and causing uneven floors, so our team replaced them with the Smart Jack stabilizers, adjustable steel piers that are designed to stop settling and can raise sagging floors to a proper level. A Triple Safe sump pump was also installed. It is a three-pump system that adjusts automatically to meet pumping requirements and continues to pump when the power goes out.
