Elevated Radon Levels in Dundee, OR

The town of Dundee has recorded high levels of radon. After learning this, this homeowner wanted to have their home tested. They began with a simple charcoal test kit from the local hardware store. This test is placed out, grabs a snapshot of the homes radon levels and is sent off to be analyzed and the results sent back. The homeowner did this and was informed that their home had a recorded level of 8.3 pCi/L, very high considering mitigation is recommended for anything over 2.0 pCi/L. Knowing their home had high radon levels, they were referred to John's Waterproofing, their local certified mitigation company. To address the issue we would install a mitigation system. This has a pipe that is installed to reach under the home, where it can pull the radon gases directly out of the soil before it enters the home. This pipe wraps up and out of the home. A mitigation fan is attached along the side of the home, with a pipe extending above the rooftop for the gas to expel. Once completed we leave behind another charcoal test kit, which the homeowner can use, send to a third-party company, and see how greatly the system has bettered their home's radon levels. 

Water Entering Crawl Space in Dundee, OR

This home dealt with a high water table. The downspouts were dumping water near the homes foundation and once under the home, the corresponding places in the crawl space had water pooling and mineral deposits along the foundation walls. While a store bought sump pump was installed under the home, it was clogged with dirt and grime. To keep the space from experiencing mayor water damage, the homeowners called up John's Waterproofing. 

To begin our work, we extended the downspouts into the ground where we added a discharge line to send the roof water safely away from the home. We then dove under the home. We then pulled out the old vapor barrier and debris that was present and the failing sump pump. A full drainage system was installed here, sending the groundwater to the lowest point where a SuperSump then pumps the water away from the homes foundation. We then insulated the dirt floor with TerraBlock insulation and encased the space with CleanSpace. This goes under each wooden post, anchors along the rim joist, and is sealed into place. Its woven fiber will deter critters from getting in and comes backed with a 25 year warranty against rips and tears. Spray Foam was applied to the foundation walls and a SaniDry dehumidifier was installed. 

Mud Caked in Old Homes Crawlspace - Dundee, OR

This older homes crawlspace hadn't been looked at for many years,  and the homeowners knew it was long overdue. Their old 6 mil vapor barrier was caked with mud and the fiberglass insulation was falling in strips. To get their crawlspace to be healthy,  they wanted to encapsulate it. After searching online they have John's Waterproofing a call to schedule their free inspection.  

To begin the encapsulation, we would need to clean out the crawlspace.  The old insulation and vapor barrier was all pulled out.  We then installed a full perimeter drain system to collect the groundwater and grade it to the lowest spot in the crawlspace,  where we installed a TripleSafe Sump Pump.  From there,  the water is sent out and away from the homes foundation.  We then installed SilverGlo insulation panels on the foundation walls,  the vents are sealed shut in this process, and it is air sealed. We then insulated the dirt floor with TerraBlock insulation and brought in CleanSpace. This is a 20 mil thick woven vapor barrier that seals into the crawlspace to keep the home dry.  As a final step we installed a SaniDry dehumidifier. Now the homeowners don't need to worry about what their crawlspace looks like,  we will do annual service visits to keep it all running in tip-top shape!

Older Basement has Damp Finished Walls in Dundee, OR

This older homes basement had been finished many years ago,  and as time passed,  the drywall began to get squishy along the floor line. They used this space often and knew it would need to be addressed so they could continue to do so. They called up John's Waterproofing to perform a full inspection and go over the homes options.  In the end it was determined that the space would need to be waterproofed and refinished to make up for the water damage that had been occurring.  

Our crew began by removing the lower portions of the finished walls and pulled up the damaged flooring.  We then dug a trench around the interior perimeter of the basement.  Here we laid down a bed of gravel and a WaterGuard drain system. This would collect groundwater and lead it along to a newly installed TripleSafe Sump Pump to guide the water out and away from the home.  The walls were then waterproofed and finished with a ThermalDry wall system,  this cannot mold or rot and will ensure water moves down into the drainage system. We then installed a SaniDry dehumidifier and had our finishing crew refinish the space. 

High Energy Bills in Dundee, OR

These homeowners were searching for ways to reduce their homes energy bills. They had recently upgraded their homes windows, and they were now ready to address their crawlspace. The floors were cold, and this is a sign that the crawlspace isn't properly insulated. Upon inspection they saw their old fiberglass insulation was falling in pieces, and when they researched crawlspace insulation they saw that we offer a better solution that can actually last! They called us up and after a full inspection they opted to have their crawlspace encapsulated. 

Our installation crew began by removing the old vapor barrier and fiberglass. Once the space was cleaned up we installed TripleSafe sump pump in the lowest spot. This will allow water to grade to the pump which then sends the water out and away from the home to a LawnScape outlet. Next we laid down TerraBlock insulation over the dirt floor. CleanSpace, our 20 Mil woven vapor barrier was then installed. It goes under each wooden post to keep moisture away from the foundation aspects that are susceptible to mold. It is also secured in place with a special tape and anchored along the walls. We then sealed up the vent covers, installed a SaniDry dehumidifier and insulated the foundation walls with spray foam. The homeowners called us the following month to let us know they already could see a difference in their energy bills. 

Falling Insulation and High Humidity - Dundee, OR

This home's old fiberglass insulation was falling into pieces, the high humidity in this space had weighed down the insulation, and signs of mold spores were appearing. The homeowners wanted to find a solution to protect their home and insulate it properly, so they called in John's Waterproofing. 

Our installation crew arrived and began by removing the old insulation and cleaning out the space. We then installed a TripleSafe sump pump to collect groundwater and safely divert it out and away from the home to a LawnScape outlet. We then insulated the dirt floor with TerraBlock. The space was then encased with our CleanSpace vapor barrier. This 20 Mil woven material is inserted under each wooden post, anchored along the walls, and fully secured in place. We then replaced each vent cover and installed a SaniDry dehumidifier to keep the air healthy. As a final piece, we insulated the foundation walls with Spray Foam. 

Water Heavy Insulation Falling Apart in Dundee, OR

This crawlspace had old fiberglass insulation, which had absorbed water, and was falling apart from the water weight. After doing some research they learned that fiberglass insulation is not meant for crawlspaces, there is a better way. Wanting to keep their home insulated the right wat, they called John's Waterproofing. 

 

Our crew began by removing the old insulation and clearing out debris. We then installed a TripleSafe sump pump to collect ground water and direct it away from the homes foundation to a LawnScape outlet. We than laid down TerraBlock crawlspace insulation and covered this with our CleanSpace vapor barrier. The foundation walls were then covered in spray foam to keep the homes energy costs down. To finish this project we installed a SaniDry dehumidifier and added new vent covers. 

Downspout and High Humidity in Crawlspace. Dundee, OR

The home was suffering from water damage. The Crawlspace had a gutter downspout that had been damaged, causing excess water pooling to occur on the exterior of the home. This added water pressure had caused their crawlspace to experience water quicker than it had been. Their fiberglass insulation was wilting and falling, causing the home above to suffer higher energy costs, and the homeowners were looking for a solution to their water issues, so they called John's Waterproofing. 

To begin out crew addressed the downspout, we added in a discharge line for the downspout that was buried to take the water 40 ft away from the foundation so it could be safely discharged via a LawnScape outlet. Next, all the debris and old fiberglass insulation was removed. We installed a full perimeter drainage system that would collect the groundwater and take the water to the newly installed TripleSafe sump pump and out a discharge line. To insulate the crawlspace we did a layer of our TerraBlock crawlspace insulation. This was sealed in place and we did a spray foam on the concrete foundation walls to insulate to space from dirt floor up. We then encased the crawlspace in a Cleanspace vapor barrier. We added new vent covers to help regulate the temperature, and a SaniDry Sedona to combat any humidity issues.

Downspout Extensions in Dundee, OR

This homeowner was unhappy with how his downspout gutter was pooling water on his concrete patio. He sought help from John's Waterproofing, and our inspector, Gordon suggested a Lawnscape Outlet.

Lawnscape Outlets are underground downspout extensions that connect the gutter downspout to a special outlet sending water away from the patio while camouflaging the end of the pipe. It also has a removable lid for easy cleaning.

Now that our system is in place, Reed is very happy that he no longer deals with pooling water on his patio.
