Water Issues Don't Stop - Fairview, OR

This homeowner called us a couple of years back. Their small basement was finished and consisted of a bedroom, bathroom, hallway, and garage. They had noticed a damp smell and some water on the floor in their garage. Because of this, they called up John's Waterproofing. We put together a waterproofing solution and scheduled their installation. But a week before installation, they called and canceled. They said the water was gone, and they didn't need the work performed now. We let them know that if the issue comes back they should call us, foundation leaks are persistent. Two years later they called back, the water was back, and it was worse than before. They had set up fans to try to dry the space out, but the water was leaking in and still puddling in some places. We sent out a specialist who did an inspection and updated the job. 

To begin, we removed the drywall that was present, the back of the insulation was damp against the foundation walls and smelled musty. We then pulled the carpeting up, while some dampness was evident the first time we were out, this was now moldy. We then installed a full drain system. This includes a trench made along the interior perimeter. We laid in a bed of gravel and along the walls, we installed WaterGuard, near the garage door, TrenchDrain. These will collect groundwater and grade it to the lowest point where it goes into a TripleSafe sump pump to be pumped safely away from the foundation. We ensure moisture from the walls is guided to the new drain system, we installed our ThermalDry radiant vapor barrier along the walls in the finished spaces, BrightWall paneling in the garage. The ThermalDry was then reinsulated with SilverGlo and re-covered with Drywall by our finishing department. A SaniDry dehumidifier was installed at the end to keep the moisture content here dry and healthy. The homeowners are glad they no longer need to worry about water and are glad they ended up getting the work done. 

Home Inspection Shows Damp Crawl Space - Fairview, OR

This home went through a routine inspection before being sold, and the crawl space was in need of some help. The ground here was a wet mess from groundwater coming up. To keep the water from laying stagnant here, it would need a drainage system. For this, the inspector recommended John's Waterproofing. We sent out our realty expert who was about to quote the job and streamline the process to fit the quick nature that the housing market requires. We pulled out the old vapor barrier and debris. A full interior drainage system was laid throughout, a SuperSump Plus then pulls the water out and away from the homes foundation. We then laid in a new 6 Mil vapor barrier. The space is now ready to go to sale!

Addressing Dry Rot in a Crawlspace - Fairview, OR

A bouncy floor and door sticking in its frame let this homeowner know that something might be off. They did some research and learned that it could be a sign of issues with their homes wooden posts. This can be a big expense to address, but if left unchecked, will only become more costly. They decided it was better to handle it now, and called up John's Waterproofing to assess the damage and see what their solutions would look like. During the inspection, four wooden posts had extensive dry rot, due to water levels rising in the area when heavy rains hit, and would need to be replaced. The homeowners were also talked through options to help prevent damage from occurring, and they opted for our middle option, that will set their home up well should they want to encapsulate in the future. 

To begin our crew pulled out the old vapor barrier and debris from under the home. We then replaced the four rotting wooden posts, exchanging these for SmartJacks. We then dug a trench along the interior perimeter, this will collect groundwater and grade it to the lowest spot of the crawlspace where we installed a TripleSafe sump pump to push the water away from the homes foundation. As a final step we laid down a new 6 mil vapor barrier, overlapping the edges and running it up the wall. We let the homeowners know this would need to be replaced every few years, as a 6 mil is not a long term form of protection. But the new drain system would keep water from rising up to the wooden posts like it had been doing. 

Fix it To List it - Crawlspace Repair before Listing - Fairview, OR

While getting ready to list their home, the realtor suggested the homes crawlspace get repairs. It's old vapor barrier was caked in mud, and had debris throughout. To help them receive a better price for the home, the homeowners opted to use John's Waterproofing Fix it to List is program. Our usual real estate job is the PPP. This includes our installation crew clearing out the crawlspace. We then install full Pipe, which is a drainage system throughout the crawlspace, which collects groundwater and grades it to the lowest spot. Here we install a Pump, in this home it was a SuperSump pump to divert all collected water safely away from the homes foundation. Finally we install the Plastic, a 6 Mil vapor barrier. This program gets the home ready to sell, and should the homeowner choose to upgrade their system in the future to a full encapsulation, it is easy to upgrade. 

Standing Water on Old Vapor Barrier - Fairview, OR

After having installed a 6 mil vapor barrier themselves, they were hoping the water issues in their crawlspace would be solved. However after a year, they checked and found pools of water on top of the old vapor barrier. The homeowners knew they would need a drainage system to address the excess water and called up John's Waterproofing. We had a Design Specialist go out to perform a full inspection, and found the home sat upon a high water table and to solve, they would need to encapsulate. 

To begin our crew removed the old vapor barrier, and pulled out the water logged fiberglass insulation that was present as well. We then installed a full interior perimeter drainage system in a silt sock. This will diverge water to a newly installed TripleSafe sump pump to push water well away from the foundation. We then insulated the dirt floor with TerraBlock. Next we installed CleanSpace, a 20 Mil woven vapor barrier that is inserted under each wooden post, attached along the rim joist, and secured in place. We also sealed up the vents, and applied spray foam along the foundation walls to help keep this home dry and healthy. To ensure humidity wouldn't become an issues, we finished by installing a SaniDry dehumidifier. 

Rotting Posts in Crawlspace - Fairview, OR

This older home had a few doors that were beginning to stick in their home. The homeowners thought this was normal for an old home so they hadn't thought much about it, until they saw us at a home show. This is where they learned that sticking doors, could be a sign of rotting wooden posts in their crawlspace. To ensure their home was safe, they decided to sign up for a free inspection and estimate. Our design specialist inspected the exterior and interior and found some standing water in the lowest point of the space, and this was causing four of the wooden posts to have rot. 

To get this home healthy our crew firstly removed the general debris from under the home. We then went in and safely removed the damaged posts and installed SmartJacks to support the home as needed. We then installed a TripleSafe sump pump in the lowest point to collect the water and send it safely out and away from the homes foundation. We then laid down a 6 Mil vapor barrier to help keep water from causing damage to the home. 

Water Intrusion in Basement - Gresham, OR

This homeowner was interested in waterproofing their basement so they could finish it. After doing her due diligence in research, John's Waterproofing was notified and a System Designer was scheduled to come out and take a look. 

The System Designer walked the basement with the homeowner and pointed out what was causing the water intrusion and how John's Waterproofing would fix the problem with WaterGuard, an award-winning interior gutter system, and our TripleSafe Sump system for the best protection of her remodel investment. The crew began by breaking out 6" of concrete around the perimeter to install the WaterGuard. It was placed on top of the footing in a bed of gravel and inspection ports were strategically placed and terminated at the SuperSump location. Well Ducts were installed at the below-grade windows and a ThermalDry wall system was fastened to walls and both were inserted into the flange at the back of the WaterGuard to ensure any wall seepage or window well overflow was directed into the system. ThermalDry also aids in the insulation of the basement.  Homeowners also invested in a SaniDry XP dehumidifier to keep the air clean and dry.

Now this homeowner can invest in their basement remodel with confidence that it stays dry and clean.

 

 

Finished Basement has Water Mold on Drywall - Fairview, OR -

This daylight basement is built into the hillside, with only one corner being below the ground level. While the space had been fully finished, the homeowners had not considered water to be a major issue since only a small portion of the area would have dirt on the exterior. However, this side of the basement began to harbor mold and the drywall was squishy around the baseboards. To find a solution, John's Waterproofing was called in to help.

Our crews came out and began by removing the drywall where mold and water were evident. We then pulled up the carpeting along the side that needed attention. The homeowners wanted to save the carpeting, so we dried it out to be used again. A trench was dug along the affected walls and a WaterGaurd drainage system was installed to direct groundwater to a new SuperSump Plus sump pump. From here water was diverted out and away from the home to a LawnScape outlet. We then installed a ThermalDry wall system to waterproof and insulate the affected walls. The homeowners opted to do drywall over this section, and so they had to use a general contractor for this and they also re-installed the carpeting for homeowners. 

This space is now dry and healthy! 

Basement Cracks in Fairview, OR

This basement has been used as a workshop since the homeowners had moved it. It has one door to the exterior and plenty of room to work in. As the years progressed they began noticing some cracks in their homes foundation, mainly where the concrete floor connected to the walls. While it started having a minor water leak, the water intrusion was getting worse. When the rainy season hit, they needed to move equipment around to keep their shop tools from getting water damage. This was becoming more of a hassle, and it was time to find a solution, so they called John's Waterproofing. 

To solve this water issue, we began by digging a trench around the interior of the basement walls, and we inserted a TrenchDrain by the doorway, and a perforated pipe around the rest of the area. These worked together to bring the water to the new TripleSafe Sump Pump which pushed all the water out and away from the home via a discharge line to a LawnScape outlet a safe distance away from the home. We then covered the new pipes with new concrete and installed a SaniDry dehumidifier to keep the basements vapor levels at an appropriate level as well. This home no longer has water issues, allowing the homeowners access to their full basement workshop year round.
