High Water Table in Fall Creek, OR

This home had a high water table. This caused the crawl space to deal with a usual one to two inches of water on a consistent basis. The homeowner was beginning to smell a wet odor in their living spaces, so they called up John's Waterproofing so they could rest easy that their air was healthy. We did a full inspection and wrote up a solution with the homeowner, landing on installing a full encapsulation. 

To begin we cleared the space out, removing the old vapor barrier and debris that was present. We then installed a full interior perimeter drain system. This will collect ground water and send it to the lowest point, where a TripleSafe sump pump will work to move the water safely away from the homes foundation to a LawnScape outlet a safe distance away from the home. We then laid down our TerraBlock insulation to insulate the dirt floor and sealed the vents shut. This is followed with our CleanSpace vapor barrier, which is 20 Mil thick with a woven fiber through it, and backed by a 25 year warranty against rips and tears. We then installed a SaniDry dehumidifier and upgraded the homes exterior entry door with an EverLast doorway. About a week later our spray foam specialist applied spray foam along the foundation walls to finish insulating and air sealing the space. The home above now has healthier air, and they wont have to worry about their crawl space being wet. 

Pool of Water Under Home in Fall Creek, OR

This homes crawl space would have water pooling whenever heavy rains hit. The homeowners were noticing their air was damp and musty smelling and were ready to breathe clean and healthy air instead. To get some professional help, they called up John's Waterproofing and scheduled their free inspection. After the design specialist crawled through the mud and muck, and shared their findings, the homeowners decided to move forward with a full encapsulation. 

To begin our crew had to clear out the crawl space. We removed bits of old fiberglass that was still present and pulled out the old vapor barrier which was thick with dried mud when we went in for the installation. We then dug a trench around the interior of the space and laid in a perforated pipe in a silt sock. This will collect the ground water and naturally grade it to the lowest point, where a TripleSafe sump will pump the water a safe distance away from the home. We then sealed the vents shut and spot treated some mold spores that were developing. TerraBlock insulation was installed over the dirt floor, and we laid in CleanSpace. This is a 20 Mil woven vapor barrier that goes under each wooden post, anchors up to the rim joist and is sealed into place. We then installed a SaniDry dehumidifier and applied spray foam along the foundation walls. This space is now dry and healthy, and the homeowners are pleased with how the home smells cleaner already. 

Water Fills up the Crawlspace - Fall Creek, OR

This crawlspace had high water in it. The homeowners could hear water moving around under the house and opened up the crawlspace entrance in their closet, finding standing water. The water was a good five inches deep and the homeowners knew this would need to be remedied. It couldn't be healthy for the crawlspace to have this much water present. They called up John's Waterproofing to get their free inspection scheduled and so they could go over their homes options. 

They ended up choosing a full encapsulation for their crawlspace, giving their home top notch protection against water issues. To begin we had to dry out the space so we could work. Once the space was dry enough, we crawled under, and pulled out the old fiberglass, vapor barrier, and debris. A full drainage system was then laid out, guiding the groundwater to a new TripleSafe sump pump, to then be pumped out and away from the homes foundation. We insulated the dirt floor with TerraBlock , and closed off all vents. CleanSpace was then installed throughout, going under each wooden post, attaching to the rim joist and sealed into place. A SaniDry dehumidifier was installed and spray foam applied to the foundation walls to finish off the space. This space is now dry and healthy, and protected against water issues! 

Basement Water Problems in Fall Creek, OR

Leaking Walls in the basement are an easy way to determine that a water problem is evident. For the past few years the homeowner had felt like the basement was damp and musty, but they couldn't see any issues, so they had pushed the worry aside. However, now there were some hairline cracks along two of the foundation walls and they had water drip, drip, dripping out. They called up John's Waterproofing to see what was going on with their home and how they could stop water problems. A design specialist arrived and did a full inspection, siting that both their downspouts and a local high water table were the issues here. 

To begin our work the downspouts were extended into the ground, connecting to a pipe system that we installed in the ground to divert the roofs water safely away from the home. We then began the basement work, digging a trench along the interior perimeter. We laid a bed of gravel in here with our WaterGuard drain system. We carefully graded this to a TripleSafe sump pump which then sends the water out and away from the home. The walls were then covered with BrightWall paneling, this will guide any wall moisture safely into the drain system. A SaniDry dehumidifier was installed and this will keep that musty and damp feeling, making this space dry and healthy. 

Damp Crawlspace in Fall Creek, OR

A damp crawlspace can lead to many issues which can cause damage to your home and air quality within the home. This homeowners family had indoor allergies and they had been getting worse over the years. They searched online and found a damp crawlspace can damage air quality. They opted to call up John's Waterproofing to see what was going on in their home and what they could do. We sent out a design specialist whop did a full inspection indoors and outdoors. They then suggested encapsulation, as mold spores were in their crawlspace and the damp environment was troublesome. 

Eager to have clean air in their living space, they opted to have a full encapsulation. We began by installing a perforated pipe system to collect groundwater which grades water to a newly installed SmartSump to push water out from the home to a LawnScape outlet. We applied Mold X2 as needed and moved along. We then insulated the floor with TerraBlock, and encased the space with CleanSpace. The walls were then insulated with Spray Foam, the vents sealed up, and a SaniDry dehumidifier to help the air be clean. The homeowners also decided to get an Aspen air purifier and have since reported that the indoor allergy's are doing much better! 

Flooding Yard in Falls Creek, OR

Homeowner had their yard flooding regularly when heavy rains came through. With a high water table nearby, their homes yard was the common pooling area, and the downspouts pooling around the home, didn't help. To keep from damaging the yard, the homeowners had some wooden platforms they would place in their yard when heavy rains were in the forecast.  The homeowners knew their should be a better way, so they reached out to John's Waterproofing. To begin helping out crew extended the downspouts down into the ground. These connect to a pipe system that will collect water and naturally grade the water away from the home. This system will take water almost one hundred and fifty feet away from the home to a LawnScape outlet. We also installed a SuperSump under the home in the crawlspace which send groundwater to the drain system. We then installed a 6 Mil vapor barrier. The homeowners called us after the first rain came through, and they were so excited to see their yard was not flooding! 

Soggy Ground Near Downspout in Fall Creek, OR

A downspout has a lot of water pass through it, and when that water isn't properly addressed, it can lead to issues. This home had water pooling around the downspouts after it rained, and the yard became a squishy mess, causing mud to overtake their grass. The homeowners wanted a solution that would protect their yard and home, so they called up John's Waterproofing. 

Our installation crew extended the three downspouts on the home into the ground. From here we installed a drainage system that took this water and graded it all safely out and away from the home to a LawnScape outlet. The homeowners were so thrilled with the difference this made, that they called us after the first heavy rain hit to let us know that the system was working properly and no excess water was around their home!

Downspouts Creating Puddles Near the Homes Basement in Fall Creek, OR

The basement of this home had previously been addressed and waterproofed. At the time the homeowners had opted out of addressing the three downspouts off of their home. At the time, each downspout directed water about four or five feet away from the home. Since the basement had been waterproofed, the homeowners didn't wish to do more work. However, a wind storm ended up dropping some branches off of a nearby tree, damaging two of the downspouts beyond repair. The homeowners were now ready to upgrade their downspouts. John's Waterproofing came out and extended the downspouts down into the ground, each downspout then had a discharge line buried underground to take the water safely out and away from the foundation of the home. Here the water exits via a LawnScape outlet.

Water Creeping into Crawlspace - Fall Creek, OR

This home's crawlspace entry was accessible from the outside of the building, however, it was a bit small and difficult to enter and had a crack that was allowing water to slip under the home and cause significant pooling near the entryway. To protect their home, the homeowners called in John's Waterproofing. 

Our crew began by working on the entryway, we safely enlarged the crawlspace entrance and installed a new Turtl entry. This helped make the crawlspace more accessible, safely removed the crack since it was cut out, and will ensure water doesn't use this space to gain access under the home. We then cleared out any debris and checked for cracks. Any crack was sealed up. We then isolated each post so that it would be safe from water and encased the dirt floor with our Cleanspace vapor barrier. This seals to each component under the home and is anchored to the walls creating a waterproof seal. This home will now be dry and healthy! 

Gutters Dumping Water by Homes Foundation - Fall Creek, OR

This home had a pooling issue by the downspouts off of their home. The water would successfully get off of the roof without overfilling, but all of the water was dumping right next to the home. Due to the home being in a pretty level plain, this allowed the water to just sit and pool, causing damage to the homes siding and creating mud pits next to the home. 

To get the water our and a safe distance from the home, we dug a trench out and away from the home, and ran an underground pipe from the downspout to a safe distance from the home to a new LawnScape Outlet. When this was all set up, we covered the new pipe up, and patted it down so there would be no oddities in the homeowners lawn. This will protect the home from pooling along the exterior of the home. Keeping their foundation safe. 

LawnScape Outlet in Fall Creek, OR

Our teams recently went to a home in Fall Creek to help a homeowner who thought that his downspouts were putting water back into his home's foundation. Our inspector, Vincent suggested installing a LawnScape Outlet.

Manuel and his team quickly set out to fix Ron's downspout issue.
