Exterior Basement Stairs Flooding into the Basement - Fall City, OR

This home had an exterior stairwell that led to the basement, and water would pool at the bottom of the steps and force its way into the basement. The homeowners would press towels along the base of the door, place fans near the doorway and vacuum up as needed. But they were ready for a solution that actually stopped the problem from occurring. For this they called upon John's Waterproofing. We scheduled their free inspection, followed by a sit down with the homeowner where we outlined options, and crafted a solution to address all areas of concern. 

To begin we dug a trench around the interior perimeter of the basement. For the section by the doorway, we installed a TrenchDrain, this connects to the rest of the perimeter where we installed a WaterGuard drainage system. The drain system will collect groundwater and send it to the lowest point where it enters a TripleSafe sump pump and is then diverted away from the homes foundation to a LawnScape outlet. The homeowners then opted for a BrightWall panel system. This provides a semi-finished look for the space, and ensures any moisture from the walls is guided to the below drain system. The BrightWall will not rot or mold. We then installed a SaniDry dehumidifier to keep the humidity levels controlled here. The homeowners are thrilled to have the space waterproofed and happy to know they won't have to stress when the rains come through. 

Water Intrusion in Basement - Falls City, OR

When water is seen in the basement, it is easy to know that a water intrusion is happening. With no plumbing or water sources in this section of the basement, the homeowners knew water was coming through the foundation. They called up John's Waterproofing to talk through options and see how they could protect their home against water and moisture. 

To begin on this project, we installed a full perimeter of our WaterGuard drainage system. This is fed water from the walls through our BrightWall paneling. These are bright white panels that will not rot or mold. They just guide water safely down the walls. There it is fed into the drain system where it meets any other groundwater and is sent to the lowest point of the basement where a TripleSafe sump pump sends the water safely away from the home. We then installed a SaniDry dehumidifier to keep the air dry and healthy so the home will not have to worry about mold. 

Structural Support Needed in Falls City Crawlspace

When the doors stick in a home, that's a good sign that some work needs to be done under the home. This homes sticking doors and sloping floors had alerted the homeowner to some issues in their crawlspace. As the home had settled over the years, some of the wooden posts had shifted and no longer sat on their footings. During our in home inspection, our sales rep was able to put their hand under four of the wooden beams above their footings to show the homeowner how much these had lifted from where they should have been. 

To address the homes problems we replaced these four wooden posts with our SmartJacks, which can be adjusted to fit the space, these are also made of galvanized steel and will not succumb to any water related issues over the years. We then cleared the space of debris and the old vapor barrier and laid a new 6 Mil vapor barrier throughout. This will need to be replaced every two or three years to help protect the space against water damage. 

CrawlSpace Storage - Falls City, OR

A tall crawlspace can be a wonderful addition of storage space to any home. However water can cause issues. This homeowner had placed concrete blocks in a section of the crawlspace so they could keep their stored items out of the way should water creep under the home, but they had not taken into account the moisture and it's effects. As the years passed, mold spores took ahold on some of the items. The homeowners didn't want to worry about mold, but also didn't want to loose the storage, so they called up John's Waterproofing. After hearing about a full encapsulation and how it keeps crawlspaces dry and healthy, they were ready to move forward. 

Our crew began by pulling out the old debris and vapor barrier, a few spots of the wooden beams had mold, so these were treated with Mold X2. We then installed an UltraSump Plus in the low spot to collect the water that ran down the crawlspaces slope, and the water was sent away from the home. TerraBlock was laid down over the dirt floor, the vents were sealed, and CleanSpace was installed. This vapor barrier has a woven fiber in it, which we back with a twenty-five year warrant against rips and tears. A SaniDry Dehumidifier was installed to keep the humidity levels healthy and spray foam applied to the foundation walls to air seal and insulate fully. This crawlspace will now be a great storage space and the items here will remain dry and healthy. 

Dusty, Debris Filled Crawlspace in Falls City, OR

Oftentimes a crawlspace is an easy way for plumbers, electricians, or other construction workings to access pieces of a home. However, a simple 6 Mil vapor barrier isnt made to withstand much movement. After having work done on this home, the homeowners called since the barrier had some rips and tears and water was pooling around these damaged portions. We sent out a design specialist and discussed options with the homeowner. 

To begin work on this home our crew pulled out the general debris and damaged vapor barrier from under the home. The home didn't have much water, so we installed a SmartSump in the lowest spot, this will collect any groundwater should it be needed and send it out and away from the home. We then insulated the space with TerraBlock along the dirt floor and SilverGlo radiant barrier along the foundation walls. We then encased the space, sealing up all vents with CleanSpace. This is a woven 20 Mil barrier, that comes with a 25 year warranty against rips and tears. As a final step we air sealed the space. With the added benefit of the warranty the homeowners were please that they could effectively use the space for added storage since they have a good height in portions of the crawlspace. 

Wet Crawlspace Needs Attention - Falls City, OR

This homeowner called because their floors were warping, they knew this could be a sign of a structural issue to the beams and posts under the house. A System Designer arrived at the home and after inspecting the crawlspace, crawled out and showed the homeowner photos of the water that was in the crawlspace which was causing some of the posts to rot. This had compromised the homes integrity, and would need to be addressed to keep the home stable and healthy. 

An installation crew came out later and they replaced the sinking posts with 4 galvanized steel adjustable SmartJacks on a base that was dug out and filled with compacted gravel. The adjustable screw can jack up the floor and be adjusted again in the future. The homeowners opted out of a waterproofing solution at this time, but were informed that without a system in place, the other posts were in danger of rotting out as well. 

 

Water Intrusion in Basement - Falls City, OR

This unfinished basement was being used for laundry and storage, but water was leaking into the space through the foundation walls. The homeowners would have to clean up mold spores as they popped up, and the homeowners were ready for a solution to this issue. For help, they called up John's Waterproofing. Our System Designers arrived and did a thorough examination of the space before they crafted the solution. 

Our crews arrived and began by digging a trench along the interior parameter of the basement. In this we laid down a gravel bed and our WaterGaurd drainage system. This would collect the ground water and safely divert it to a newly installed SuperSump Pump with an UltraSump backup should a power outage occur. Since the walls had water intruding, we then installed our BrightWall paneling, this would safely divert the moisture from the walls down and into the drainage system. We then added in a SaniDry dehumidifier to ensure the space truly stays dry and healthy. 

Wet Basement Cleanup - Falls City, OR

The homeowner wanted to clean up the basement and keep it dry for a "kids hang out". The homeowner wanted this space to be healthy, so they called up John's Waterproofing to ensure it was properly waterproofed. 

 

The crew got to work right away, breaking out 6" of concrete around the perimeter to install the WaterGuard. It was placed on top of the footing in a bed of gravel and inspection ports were strategically placed and terminated at the SuperSump location. Well, Ducts were installed at the below-grade windows and BrightWall paneling was fastened to the walls and both were inserted into the flange at the back of the WaterGuard to insure any wall seepage or window well overflow was directed into the newly installed system. Bright Wall is a textured wall system that lightens and brightens the basement and drives any wall moisture into the system.  Homeowners also invested in a SaniDry XP to keep the air clean and dry, ensuring this space would be dry and healthy for the homeowner's kids to use. 

Large Crawlspace Used as Storage, Mold Appearing - Falls City, OR

This Home had a Crawlspace on a slope, where the deepest portion of the crawlspace was about four feet high, making it pretty easy to move through. Because of this, the homeowners liked to use this space for storage, mostly holiday décor, but some long-term keepsakes as well. Since the space had a dirt floor, some cement blocks were placed with wooden boards to create safe places for boxes to be kept. However, this year when pulling out decorations, the homeowners detected a musty smell and some mold spores on the boxes down here. They have never had a pooling water issue, so they called John's Waterproofing to get to the root of the issue. 

Our design specialist was able to use a hygrometer to see that the crawlspace had humidity issues, creating an ideal environment for mold to grow. We control the water moisture levels we brought in one of our installation crews. We removed any general debris from the area and then used spray foam to seal up any cracks or air leaks throughout the space. We then laid out a 6 Mil vapor barrier to help block out water. Each vent cover was then changed out, and a SaniDry Sedona dehumidifier was installed. The crawlspace of This home will now be dry and healthy, protecting these storage items from mold. 

Porous Basement Concrete Walls - Falls City, OR

This homeowner was looking to add some space to their home and decided the best way to do this is to utilize their basement. They had some moisture problems though, and wanted to cover up the concrete walls before converting the basement rooms into a bedroom and laundry/storage room. To ensure that they were doing this safely, they called John's Waterproofing. 

To begin we dug a trench along the interior walls of the basement and put in our WaterGaurd system. This drainage solution would direct water to the two sump pumps we installed; a Super Sump and an UltraSump. Both of these would work to divert any water out and away from the homes foundation. Since there were some old windows in the basement we added in window collector drains, and covered the walls with our BrightWall paneling. This will keep any humidity and water vapor from passing into your basement and move any water seepage to the below drainage system. From here the homeowners chose to complete their basement for use, but they were very excited to know they could now work without worrying about water damage. 

Basement Waterproofing in Falls City, OR

A homeowner gave us a call after they had grown tired of having a wet and generally unpleasant basement all the time. They wanted to be able to utilize their basement more, especially for storage. Our crews went out to the home to fix the problem. They installed WaterGuard piping system along the perimeter of the basement. WaterGuard intercepts water coming through the walls or floor and drains it safely and unseen away into the sump pump. A SuperSump sump pump was also installed in the basement. The SuperSump has the finest sump pump system available and has an airtight lid so that it not only looks night and clean but nothing can fall into the sump hole. The lid is also strong enough for the homeowners to stack things on top to give them more storage space in their basement. The SuperSump also has a built-in WaterWatch alarm system to alert the homeowner if there's ever a plumbing leak so that the problem can be fixed before any damage has occurred. Now this homeowner can enjoy their dry basement for years to come.
