This customer called because her crawlspace had suffered damage from pests getting in. They ripped up her vapor barrier, fiberglass insulation, and her ductwork. Leaking Basement in Forest Grove, OR

This home was built in the early 1900's, its basement had leaked for a while. The homeowners tried waterproof paint and sealants, but the water would always find a new way in. The paint would bubble until water seeped through, or the water would go near the sealant to just pop up elsewhere. The homeowners were ready for a solution to keep the entire space dry all of the time. They called John's Waterproofing. 

To begin we dug a trench along the interior walls, here we laid in a bed of gravel with our WaterGuard drainage system. The windows that dipped below grade were outfitted with a drain system as well, guiding the water safely down the walls to be addressed by the drains. We then installed BrightWall paneling along the walls. This provides a semi-finished appearance to the space, and is easy to clean and will not mold or mildew. It also acts as a vapor barrier, ensuring all moisture from the walls is safely guided to the drain system as well. From the WaterGuard, the system is graded to the lowest point of the space, here it goes into a TripleSafe sump to be pumped away from the home. As a final step we installed a SaniDry dehumidifier to ensure the moisture in the air is controlled. Now this old homes basement can remain dry and healthy, no more short term fixes, but one made to last! 

Cracks along the Foundation Floor with Water coming Up - Forest Grove, OR

This basement had cracks running along the basement floor, and water was seeping up into the home through this points. The space smelled damp and musty and the water was causing mold spores that needed to be cleaned up. The homeowners wanted a solution but knew that exterior drain systems would do nothing for floor cracks. To find a solution for their home, they called up John's Waterproofing to get a free inspection and estimate. 

To address the homes water problems, we began with a jackhammer. A full interior perimeter trench was dug with leech lines added in along the cracks. Those leech lines would collect the water where cracks had been present, the water then went to the WaterGuard perimeter system to be guided to a low spot with a TripleSafe sump pump. The sump pump then pumps all water out and away from the foundation to keep it from re-entering the home. The walls were then covered with our CleanSpace Wall vapor barrier, this will ensure any water from the walls is guided to the drainage system below to be addressed. As a final step a SaniDry dehumidifier was installed to keep the air dry and healthy. 

Crawlspace in Disrepair - Forest Grove, OR

This homeowner knew that his crawlspace was in disrepair and was certain that it needed to be inspected to be dealt with so they called John's Waterproofing for a free inspection. 

When the Design Specialist arrived and after a brief introduction, he got to work measuring the footprint of the crawlspace all the while checking the downspouts and foundation for any issues. Then he donned his protective gear and dropped into the crawlspace to do a thorough inspection. What he found was the fiberglass insulation was falling off the floor above and the vapor barrier was dirty and there was a lot of construction debris as well as evidence of repeated water intrusion during heavy rains. He showed the photos to the homeowner and explained what John's Waterproofing could do to fix the problems including the value of encapsulation. The homeowner was impressed and chose to do the encapsulation. 

A month later, one of our highly trained installation crews was dispatched to the home. To begin our crew removed the damaged 6 mil vapor barrier, fiberglass insulation, and debris. They installed a 3" perforated pipe drainage system around the perimeter to collect the water and direct it to a newly installed TripleSafe sump pump, along with proper discharge. We then laid down TerraBlock, a high-density foam product to aid in insulating the crawlspace while protecting the new CleanSpace, 20mil, nylon-reinforced barrier. CleanSpace is used to isolate each wooden post and anchored to the foundation walls. Lastly, a SaniDry dehumidifier was installed to ensure this home stayed dry and healthy. With all the vents sealed, Spray Foam insulation was applied to the full wall of the foundation to keep the home properly insulated. Healthy, dry, filtered air helps the homeowners stay healthy and comfortable.

Downspout Dumping Water By the Home in Forest Grove, OR

This home had a lot of water around their home. To handle the water, the home had three downspouts, however, the water was being dumped next to the home's foundation, and this was causing flooding in their flower beds, and around their doorways. The homeowners didn't wish to just extend their downspouts, so they turned to John's Waterproofing. 

Our crew extended the downspouts down into the ground. From here we installed discharge lines to direct these lines to a single pipe. From here the water was pushed forty feet away from the home to a new LawnScape outlet. This home now stays dry and healthy. 

Cracks in the Basement Floor - Forest Grove, OR

This basement had some hairline cracks through the poured flooring. Groundwater was creeping into the space through these areas, and the water damage was growing. With the integrity of their home in mind, the homeowners called in John's Waterproofing. 

Our crew began by digging a trench system throughout the basement. Due to the large size of the basement, we installed out WaterGaurd along the walls and intersected the room with perforated pipes to help collect water. These worked to direct water to the newly installed SuperSump pump that then discharged the water out and away from the home to a new LawnScape outlet. The walls were then covered in our ThermalDry wall system. This will keep water directed down to the WaterGuard system and also help the space retain its heat, helping to lower the home's energy costs. 

Crawl Space, Forest Grove, OR

This homeowner needed his crawl space evaluated to determine what it would take to mitigate the moisture issues that were happening. A Design Specialist was out in a few days and after the evaluation suggested having a crew encapsulate the crawl space. The homeowner was glad to hear there was a feasible solution and went ahead and agreed to have this done. 

After drying out the crawl space with a SaniDry Sedona, the crew installed a SuperSump Plus, the CleanSpace vapor barrier, and then we installed Spray Foam insulation. 

The crawl space moisture issues are gone. He is happy with the results and with knowing that his home is taken care of.

Smart Vents Save on Insurance - Forest Grove, OR

Like so many other houses in our area, this crawlspace was full of small puddles of water and very high moisture. I would believe this was a likely situation for the neighbors homes as well. This beautiful 1940's home was nestled at the base of hill, overlooking a peaceful little creek. Although it makes for lovely pictures, this is not an ideal place to build a home. Not only did water run down the hill with every rain, but the proximity to the creek left the ground regularly soggy and led to the moisture issues plaguing the crawlspace.

When our inspector met with the homeowner we learned that their beautiful location brought other problems as well. This house was located in a flood plain, and increases to flood insurance premiums left the homeowner paying 3500.00 a year! We installed our clean space encapsulation system as well as Smart Vents rather than our traditional vent covers. These specially engineered vents are temperature and pressure sensitive to seal and open based upon weather conditions. In the event of a flood these vents will open and allow water in so that the pressure of flood waters does not destroy the homes structure.

With installation of the Smart Vent flood vents, our home owner was able to take those flood insurance rates from 3,500.00 a year to 300 dollars a year! Not only was he immediately saving 3,000 dollars a year, but he was also reducing his yearly heating and cooling costs by 30%.
