High Radon in Basement - Gales Creek, OR

Local hardware stores sell charcoal radon testing kits. This will provide a snapshot of what the homes radon levels look like. While radon levels do fluctuate, this provides a glimpse for the homeowner. This homes charcoal test came back at 11/7 pCi/L, well above the recommended 1.0 pCi/L. The testing company provided a list of local mitigation companies for the homeowners. With our radon certification through the National Radon Proficiency Program, we were called upon. We installed a mitigation system. This has a pipe that is fed through the homes foundation. It has a fan that then sucks the radioactive gases out from under the home and sends it out and away from the home. We left behind a charcoal testing kit to recheck that the system was properly installed. With this the homeowners were able to recheck their home, and it is now sitting at 0.7 pCi/L. The homeowners are pleased that their home is healthier for them to breathe in. 

New Home Needs a Radon System in Gales Creek, OR

This home was being built, and the homeowners knew the neighborhood had a high level of radon. They wanted to have a radon system installed before they moved in so the air would be healthy for them and their family. They called up John's Waterproofing as a recommendation from their contractor. We sent out one of our certified radon specialists who went over the location and system options with the homeowner, and scheduled their mitigation installation. Our installer arrived, installed the pipe system and mitigation fan with the exterior aesthetic package. They left a charcoal testing kit with the homeowner once they were complete. The homeowner can use the charcoal kit to test the home, and send the test to a third party company to ensure the mitigation system is keeping the homes radon levels within the healthy range.  

Needing a Radon System - Gales Creek, OR

This homeowner had new baby in the home and after hearing that radon levels were high in the neighborhood, it became an concern within the home. To test, they had gone to a local hardware store and purchased a charcoal testing kit. These kits are a quick look at radon levels, and a continuous radon test gives a better overlook at radon levels. But after doing the charcoal test, they knew that quick look proved to have dangerous levels of radon, and they knew they would get a mitigation system installed to protect the family. We sent out a specialist who mapped out where the system would sit, and scheduled an installation. Our radon installer arrived, putting a pipe into the basement, collecting radon gases from under the home. The radon fan was installed on the exterior of the home that would pull the radioactive gases out and expel them to disperse outside. The home has since retested the homes radon levels, and are so pleased to know that their home was safe from radon. 

Water Intrusion found in Crawlspace in Gales Creek, OR

When the homeowners found water in their crawlspace, they turned to the people they knew for recommendations for a solution. After asking around, they looked into John's Waterproofing. Their neighbor had shown them their crawlspace encapsulation, and talked about how it had helped lower their energy bills. This idea intruded them, so they reached out to learn more and get their free inspection and estimate. 

To begin their encapsulation we removed the water logged fiberglass insulation, damaged vapor barrier, as well as the debris. We then laid a three inch perforated pipe system, this rests in a silt sock and grades all water to a newly installed SuperSump pump plus. From here water is discharged away from the homes foundation. We then insulated the floor with TerraBlock. Next we brought in the CleanSpace. This 20 Mil woven vapor barrier is inserted under each wooden post, anchored along the walls, and sealed into place. The walls then had spray foam applied to insulate the walls properly. Each vent covered was then replaced, a new EverLast exterior doorway and a SaniDry dehumidifier. This home will now be dry and healthy.  

Creating Crawlspace Storage in Gales Creek, OR

Having headspace in a crawlspace can make for a great storage area. This homeowner had used their crawlspace to store boxes, decorations, and some general remodeling items that they had collected over the years. The space had a 6 mil vapor barrier installed, but the area had a slight smell emanating from it. Upon further inspection the homeowners found some mold spores appearing on their stored items. They wanted to keep the space dry and healthy so the called up John's Waterproofing. 

Our design specialists arrived and found the space was experiencing high humidity and this had created an ideal space for mold spores to take hold. So we began by removing the old vapor barrier. We then laid down our 20 Mil woven vapor barrier. This was inserted under each wooden post, anchored along the walls, and secured in place. We then sealed up the vents and air sealed through the space. We then installed a SaniDry dehumidifier to protect the home's air, keeping this space dry and healthy. 

Moisture in Crawlspace - Gales Creek, OR

The homeowner called after discovering some moisture damage in the crawlspace. No evidence of standing water, but the insulation in the crawlspace was sagging in some places and the space was more humid than it should be. To prevent any long lasting damage, John's was called out to inspect and waterproof the area. 

The homeowners house was located in a good area, all rainwater was naturally flowing away from the homes foundation and no long term, damage could be found. The homeowner was correct that some moisture was leaking in, as the humidity level was high. To combat this and protect the crawlspace our crew removed the damaged insulation and installed a vapor barrier throughout the area. They were professionally tapped down and wrapped around all posts and the crawlspace was sealed up with vent covers. 

 

New Insulation Needed in Gales Creek, OR

This homeowner was in desperate need of new insulation because his old fiberglass insulation was falling out form years of water absorption. He was also concerned about drainage issues because his neighbors were having similar problems. After inspection, it was determined that there had been up to 14 inches of water in the crawlspace, so Bob suggested replacing the old insulation with Spray Foam Insulation, installing our patented Cleanspace vapor barrier, a new Super Sump pump, and a SaniDry Sedona dehumidifier to make the space healthier.

Harry and his team quickly set to work to replace Chuck's insulation and waterproof his crawlspace. They removed the defective fiberglass insulation and replaced it with Spray Foam insulation which is closed celled, allowing for waterproofing as well as insulation. The team also installed our Cleanspace system. It is an encapsulation system installed on the floors and walls of the crawlspace, keeping out moisture, humidity, and acting as a barrier against cold drafts in the winter. A new Super Sump pump was installed which has built-in alarm alerts for when water gets too high. The team also added a SaniDry Sedona dehumidifier that is ENERGY STAR certified for maximum energy efficiency while stopping mold and mildew, eliminates musty odors and creates a healthier space.

Once our systems were in place, Chuck no longer had to worry about water intrusion or having faulty insulation.
