Rainy Days Bring Puddles to the Basement - Gervais, OR

This homes basement would have puddles appear along the foundation walls when heavy rains occurred. The homeowners moved items to not sit in the water, but the puddles were getting worse year after year. They decided they could no longer overlook this issue and searched online to discover companies who could help. They called up John's Waterproofing and scheduled a free inspection. Upon inspection we found the majority of the issues were occurring near where the downspouts ended on the exterior of the home, to help the home out we would address the downspouts and install a waterproofing system. 

On the outside of the home, we extended the downspouts to a pipe system that is buried in the yard, directing water a safe distance away from the home. With the water guided away from the basement, we then went to waterproof the below-grade space. To begin on this we dug a trench and installed WaterGuard over a bed of gravel. This system is graded to the lowest point where a TripleSafe sump pump will send the water away from the home. On the walls we installed BrightWall paneling, which safely guides water down the walls to enter the drain system to join up with any ground water. We then installed a SaniDry dehumidifier to keep the home from suffering humidity and mold issues. Now the home is protected against water issues and the homeowners can rest easy and use their basement in full. 

Rental Home with Standing Water in Crawl Space - Gervais, OR

This rental had standing water in the crawl space. The nasty damp odors were in the living spaces, and the owner knew it would need to be addressed.  Since using John's on their own home, they called us up for the rental now. We coordinated with the occupants and set up a time for a free inspection. To address the homes issues we would need to install a drain system and treat some mold. We pulled the old vapor barrier out. We then dug a trench through the crawl space, installing a perforated pipe in a silt sock. This will collect ground water and send it along to a newly installed SuperSump Plus to pump the water away from the home. We installed a new 6 Mil vapor barrier and spot treated the space for mold. This system will need to have the vapor barrier replaced every few years and checked for mold. 

Flooding Basement in Gervais, OR

Flooding in the basement. This homeowner called us up with three inches of water pooling throughout their basement. The space was unfinished, but stored many items, which the homeowners were working on moving out of the basement and trying to keep dry. They scheduled their free inspection with us, and went over their homes options. 

To begin, we had to dry the basement out. Once it was dried we used jackhammers to dig a trench along the interior perimeter of the entire basement. We laid in a bed of gravel with our WaterGuard drainage system. All water will not collect in the drainage system and grade to one of the two TripleSafe sump pumps we installed to withstand the water intact of the home. From there water is pumped out and away from the home. We then installed out BrightWall panels over the walls. This will guide water down the walls to the drainage system, will not mold or rot, and is easy to clean. A SaniDry dehumidifier was then installed as a final step in this basement waterproofing. 

New Water Heated Needed in Gervais, OR

This homes old water heater went out. The homeowners knew the system was well past its usual lifespan. After calling around they chose to call up John's Waterproofing for our plumbing division. When our plumbers arrives they found the problem and explained to cost of replacing the broken part. They also went over the average costs of using an old water heater versus installing a new one that has energy efficiency. In the end, they chose to purchase new water heater for our plumbers to install. The old one was removed and the new one placed, hooked up, and checked. Once the system was fully operational, the old one was hauled out. The homeowners are pleased with how they will be saving money on their monthly bills and are glad our plumbers were thorough in explaining the costs differences in their two options. 

Exasperated Allergies and Rotting Wood - Gervais, OR

This home had an odd odor that seemed to be getting worse. With one of the children in the home, having a known allergy to mold, the family was concerned. They tried a deep clean of their home inside and out, but the smell was still persistent. In an attempt to locate the issue, they homeowners dove under their home and found mold spores on the wooden posts, and some of the wooden beams which were also beginning to rot. The homeowners called up John's Waterproofing to get some help. A design specialist came out and did a thorough inspection, and after discussing the benefits of a crawlspace encapsulation, the homeowners were eager to move forward and help their home be dry and healthy for the family. 

To being our work we went under the home and made it structurally sound, this included replacing one wooden beam that was rotting, as well as four wooden posts that were beyond repair. We then cleared the space of any debris and applied Mold X2 as needed throughout the crawlspace. We then installed a full perimeter drainage system in the crawlspace to collect any groundwater and grade it down to the low spot where we installed a TripleSafe sump pump. This will discharge all water out and away from the homes foundation to a LawnScape outlet. Each vent was then sealed up and we laid down TerraBlock insulation over the dirt floor. CleanSpace was then installed under each wooden post, attached along the rim joist, and secured into place. A SaniDry dehumidifier was then installed to keep mold from growing at all. As a final step a few weeks later our spray foam specialist arrived to apply spray foam along the foundation walls. The homeowners are thrilled that the odd odor is completely gone and they have seen improvement for their kids allergies! 

Mold filled Crawlspace Hazard in Gervais, OR

This customer called because she was considering encapsulation for her crawlspace. Our System Designer discovered massive amounts of mold in her crawlspace and that meant she was breathing mold spores all the time. Definitely a health problem. He also noted that several wood posts needed to be replaced as well as the exterior entrance door. He took photos and when he showed the homeowner she admitted to having significant respiratory issues so she was eager for a solution.

The installation crew went to the home and began removing the old plastic vapor barrier, the falling and filthy fiberglass insulation, the heating ducting that was no longer in use as well as all other debris. The outside access door was replaced with 1/2" thick Everlast Crawlspace door. Made of plastic, it won't rot, warp, or let bugs or rodents in while properly sealing off the exterior air. Four wooden posts were replaced with SmartJacks, galvanized coated steel adjustable supports.  A trench was dug around the perimeter to hold a 3" perforated pipe drainage system graded to a SuperSump system with an UltraSump battery backup to ensure continued operation in the event of a power outage. TerraBlock, a1/2' thick dense, flexible foam barrier was laid on the dirt floor. This aids in insulation and protects the CleanSpace barrier from punctures. The CleanSpace a 20mil, nylon-reinforced barrier was next and all the seams were sealed up and posts isolated to prevent any moisture from rising into the crawlspace. This was fastened to the foundation walls just below the rim joist. The vents were then sealed and a SaniDry Sedona dehumidifier was installed to keep the humidity in control and filter the air to provide the home healthy fresh air. A few days later, a 3" layer of single-cell spray foam was applied to the foundation walls and rim joist, completing a sealed and insulated crawlspace.

Water Appearing in Basement Electrical Room in Gervais, OR

The electrical box was located in their basement and they noticed some moisture coming in through their foundation walls. They were nervous about water coming into this room so they called up John's Waterproofing for a solution. Our system design specialist arrived and did a thorough inspection to craft a system that would suit their home's needs. 

Our install crew arrived a few weeks later and began by installing a WaterGuard System. This is a drainage system that is installed around the interior parameter in a trench that we dig. The system is graded to a new TripleSafe system, where water is then directed safely out and away from the foundation. To ensure water from the walls wouldn't cause issues, we installed BrightWall panels along the walls to ensure moisture is directed down to the drainage system. As an added defense we installed a SaniDry dehumidifier to keep this space dry and healthy. 

Waterproofing and Setting A Basement up to be Finished in Gervais, OR

These homeowners were preparing to finish their basement. They were looking to create an extra bedroom, bathroom, and home office out of their basement. While they were looking to do this over a few years, there were ready to start this process properly with a waterproofing job. 

Our crew began by digging a trench along the interior parameter, where we installed a WaterGuard drainage system. This would collect groundwater, and the water from the walls as well. To direct water to this system we installed a ThermalDry foil-faced wrap. This would reflect heat back into the space to help control energy costs and also provides waterproofing to protect this home's future investments. The drainage system would then push water to a newly installed SuperSump plus, and the water then pushes the water out and away from the home to a new LawnScape outlet. This home is now fully waterproofed and will be ready to be finished. 

Water Build up by Downspout - Garvais, OR

While the crawlspace had been waterproofed, the homeowners had figured their home would be set, but after a few windstorms, the two downspouts by their home were dented and damaged. This caused an excessive amount of water to pool near the home. And while this wasn't creeping under the home, the water pressure was a worry for the longevity of the foundation of the home and was a safety concern as they had mud pits to wade through to get into their home now. To solve these issues they called in John's Waterproofing. 

To address this problem, we opted to bump their downspouts into the ground and hook them up to the buried pipe that took the crawlspace water out and away from the home to their LawnScape outlet. By burring the downspout lines there is no more need to worry about people running into the spouts, it directs all of the water a safe distance from the home, and that portion of the gutter system no longer need to worry about wind storm damage. The change was instant, the homeowners are so happy that they no longer need to wade through mud to get indoors. 

Basement Leaking - Gervais, OR

This home had a partially finished basement with half of the space unfinished and used for storage plain concrete poured walls. The other half had been waterproofed and had a finished bathroom, a canning room with floor-to-ceiling shelving, a home office, and a spare room. As the family's needs changed, they decided that their basement was due for a change as well. To ensure the job was done right and would protect their home they called John's Waterproofing. The goal was to tear down the walls to the spare room and finish the rest of the basement to make an open floor plan and a game room. 

Our crew came out and began by inspecting that the finished portion of the basement was still well protected. Our crew only found some minor leak issues with the window wells in the office so they added new WellDucts, and then moved on to tear down the unwanted walls. Then they dug a trench along the perimeter of the interior of the unfinished basement and installed WaterGuard to direct water to the new SuperSump Plus we installed. These were hooked to a discharge line that would run the water out and away from the home's foundation. We added ThermalDry Walls and ThermalDry carpet squares. These products are made of non-organic materials so they will not mold or rot. Both work to direct water to the sump pump and also help to maintain the temperature in the basement to create a comfortable environment. The family was very happy with their finished space, it flowed well with the home's layout and made a great new addition for their usable space. 

 

 

No More Water Intrusion for Crawlspace in Gervais, OR

A homeowner had called with complaints of water intrusion in their crawlspace. Our crews went out to the home in Gervais to figure out the best solution. Our teams replaced the vapor barrier in the crawlspace to prevent moisture in the air from creating mold issues. A SmartSump was also installed in the crawlspace to make sure there are no future problems caused by plumbing leaks. In the event of a plumbing leak, the built-in alarm system in the SmartSump sump pump will alert the homeowners to the problem.
