The Rain Brings Water into the Crawl Space - Glenden Beach, OR

This homeowner had noticed their crawl space was wet whenever it rained. The home would smell wet and they were getting worried about mold.  To check the space, they called John's Waterproofing to come and perform a full inspection. Once under the house we found standing water in dips of the 6 mil vapor barrier that was present.  We also found old fiberglass in the rafters that was sporting some mold spores. The design specialist shared these findings and discussed options with the owners, landing on a full encapsulation to ensure the space remains safe from groundwater.  

To begin we pulled out the old fiberglass and vapor barrier.  We then spot treated the mold that was on the underside of the home.  A full drainage system was then installed. This collects ground water and grades it to the lowest point where it enters a TripleSafe Sump Pump and is then discharged away from the home.  To provide insulation we sealed the vents shut, laid down TerraBlock over the dirt floor and placed SilverGlo along the foundation walls.  Next we laid in CleanSpace. This seals into the crawl space. A SaniDry dehumidifier was installed and the space is now dry and healthy.  The homeowners are glad they won't have to worry about water creeping into the crawl space now. 

Interior Waterproofing for Home in Gleneden Beach, OR

After living with a basement water issue for years this homeowner heard about John's waterproofing. They had always assumed basements were waterproofed from the outside. With well established landscaping and paths and decks, they were not interested in that. But while speaking to a neighbor, they heard that John's does waterproofing from the inside. The homeowners wanted to learn more, so they scheduled their free inspection with us. After learning about our process and how the system would keep their homes basement dry, with the added level of product and installation warranties, they were ready to move forward with this solution. 

To begin waterproofing we would install a full drain system. Using a jackhammer we broke up the floor along the interior perimeter. A bed of gravel was laid down, and our WaterGuard drainage system was installed. This is fed water from the walls via a newly installed Brightwall panel system. WaterGuard also collects groundwater and is installed to naturally grade the water to the lowest point where a TripleSafe sump pump will then pump the water safely away from the homes foundation. A SaniDry dehumidifier is installed last to keep the humidity levels under control so mold and mildew will not be able to grow here. The home is now dry and healthy.

Water Discovered in Crawlspace - Gleneden Beach, OR

This homeowner called because they discovered water in their crawlspace. A system designer went out to meet with them and found more than just water in the crawlspace. The vapor barrier was nearly obsolete and insulation was falling from the floor above. He thoroughly examined the crawlspace and the exterior of the home to determine if there were outlying problems that could be contributing to the problem. The specialist then crafted a solution to solve the water issues and the homeowners were excited to have their crawlspace encapsulated. 

After arriving a few weeks later our crew got right to work and removed what remained of the old 6mil vapor barrier, fiberglass insulation, and debris. They installed a 3" perforated pipe drainage system around the perimeter to collect the water and direct it to a newly installed SuperSump pump, along with proper discharge. TerraBlock, a high-density foam product was laid over the dirt floor. This aids in insulating the crawlspace protecting the new CleanSpace, 20mil, nylon-reinforced barrier. CleanSpace is used to isolate each wooden post and anchored to the foundation walls. A SaniDry dehumidifier was installed to ensure this home stayed dry and healthy. With all the vents sealed, a closed cell Spray Foam insulation was applied to the full wall of the foundation to keep the home insulated to industry standards while keeping the air clean and free of mold. With proper crawlspace insulation, the homeowners will also enjoy savings on their energy bills!

Water Intrusion in a Commercial Building Basement - Gleneden Beach, OR

Though we primarily work on single-family homes and apartments, John's Waterproofing also does repairs on commercial buildings.  In this instance, an old commercial building with an extensive basement had suffered from water intrusion for many years, but a new owner needed the space for food storage so the water had to go! A bit of a tricky job due to several oddities in the basement, it required several inspections to come up with a plan that would work.

The basement had several areas where extra concrete had been unceremoniously dumped in large piles so the crew had to go after them with jackhammers and break up and remove the concrete. Once this was completed, the floor of the basement had to be re-poured where the concrete "hills" had been removed and left to cure for a few days. Then the jackhammers returned to break a trench around the perimeter wall to prepare for the WaterGuard installation as well as a number of trenches through the center of the floor where TripleWall leach lines would be run to direct water from the middle of the large basement floor to the perimeter WaterGuard system. Two TripleSafe Sump systems were required because of the large square footage, one at opposing corners of the basement and the sumps were discharged to the outside and away from the building and under the surrounding concrete to the street water drainage. Lastly, BrightWall, a semi-rigid plastic panels were added to give the basement a semi-finished look and a durable, easy to clean surface. This space is now dry and healthy, ready to be used by the new building owners. 

 

 

Glenden Beach, OR Home has Pooling Water in Crawlspace

Pooling water in the crawlspace, this is an easy way to know that a water issue is present. This home had pooling water found in every dip in the dirt floor under their home, and the homeowners were nervous about the harm this could do to their home and the health of the air within the home. To address this issue, the homeowners called in the experts at John's Waterproofing. 
Our crew began by removing the debris from under the home. We then installed a TripleSafe sump pump to collect ground water from under the home and divert it out and away from the homes foundation. We then added in a layer of CleanSpace vapor barrier. This 20 Mil thick barrier is inserted under each wooden post and anchored along the walls to give a water tight seal. We changed out the old vent covers and upgraded the exterior plywood entryway to a Turtl entrance. This home will now be dry and healthy. 

Basement Flooding to the Center of the Room - Gleneden Beach, OR

This basement had some poor planning when it was built, the drain was almost centered, with all of the flooring having a slight decline to this central point. Because of this, any water that made it into the basement would pool from the walls into the room. The basement had an issue with standing water trailing along the floor and because of this, the basement experienced high humidity levels which created a good space for mold spores to grow. To regain control over this space, the homeowners wanted to waterproof their basement. 

Our installation crew came out and began by digging a trench line along the interior perimeters. A WaterGaurd drainage system was then installed to collect the water and divert it all to a new point; a TripleSafe sump pump. This would then push all of the water a safe distance away from the home via a discharge line that ended at a LawnScape outlet. To finish up this job we installed a SaniDry Sedona to keep the humidity levels at a healthy level.

This customer wrote us to tell us how his job went and i think his words explained the process for homeowners so well that I wanted to share it as a job story! He wrote:
 
"Enclosed and sealed off our coastal home crawl space.  Installed sump pump and backup with alarms and a dehumidifier.  We bought the house new in 2002 and began smelling a musty odor a couple years ago.  It got worse over time and we decided to either sell the house or fix the problem.  We opted to research the market and see if there was a fix available that made sense and had a good track record with similar problems.  We ultimately found John's and decided to go with him.
The damp, musty smell from our crawl space was was worse in the winter when the crawlspace had some standing water in it.   There was a French drain installed by the builder but did not remove all the water in the winter and even in the summer, the dirt floor was always damp.  
 The person who came to our place did a check of the crawl space and took pictures and humidity readings and presented his solution as well as the price proposal. Work was scheduled to start within a few weeks.  The work team showed up on time, neatly dressed and immediately started working.  They completely shielded our entry and hallways to the back bedroom where the crawlspace access was located.  This barrier stayed up during the entire process but they did take it partially down at the end of each day for ease of our access.  Work proceeded at a rapid pace as all the old floor insulation was removed along with the plastic sheeting on the dirt floor of the crawlspace.  They also removed all debris from the crawlspace, leveled the surface and created channels for water to run to the sump pit.  They inserted new waterproof barriers under all the support posts and then sealed the foundation vents with plastic covers and sealing compound.  They modified one of the vent covers to accommodate the dryer vent in that location.  Then they placed drains along the base of each foundation wall that will direct water to the sump pit.  The foundation walls were insulated and sealed at the top and then the heavy gauge material was placed on the dirt floor and sealed with heavy duty tape to create a seamless barrier between the always-damp ground and the crawl space environment.  The sump and back-up along with alarms was installed and the pump was connected through the foundation to drain into the storm water runoff ditch in front of our home.  The dehumidifier was the last bit of installation and followed by a complete and thorough clean up of everything.  The work was completed on the estimated schedule and we were absolutely delighted with the entire team.  They were always punctual, professional and easily accommodated the "little things" that always come up during any job. We have no reason at this point to doubt that it's success and every reason to be very happy with John's Waterproofing."
