Nasty Old Fiberglass Insulation in Grand Ronde, OR

This homes old fiberglass was in bad shape. Most of it was drooping low to the dirt floor, and speckled with black. It was damp and musty. The homeowners were originally going to have the fiberglass simply replaced, but they did their research. This issue was common for fiberglass, as it wasn't made to work for a crawl space. If they replaced it, they would just have to do so again in a few years. Looking for a long-term solution, they stumbled upon encapsulation with John's Waterproofing. providing insulation made for crawl spaces. They were eager to learn more and scheduled their free inspection, after which they scheduled their install. 

To start, the crawl space was cleared out and prepped. With the space void of the old fiberglass and old vapor barrier we could begin. A full drainage system with an UltraSump was installed. We then sealed the vents shut and laid down TerraBlock. This insulation covers the dirt floor. CleanSpace is then installed, wrapping under each wooden post, sealed along the foundation, and at each seam. We then installed a SaniDry dehumidifier and spray foamed the foundation walls. The spray foam insulates and air seals. By bringing the crawl space into the homes envelope, the homeowners can enjoy lower heating and cooling costs. This system is also tried and tested in the PNW, proving that when done right, encapsulation works! 

Being Prepared with a Whole Home Generator

With an occupant in the home needing continuous medical equipment, this homeowner needed to get a whole home generator. After doing some research they decided a Cummins generator would be the best option for their needs. They searched for their local certified dealer and called up John's Waterproofing. A design specialist went out and went over the features more in depth and helped design where things would be placed, and the job was schedule. We began by making a flat platform that would hold the generator, our plumbing and electrical divisions then worked together to hook the system up to the home, checking everything was in working order. Now if a power outage should occur, this will flip on right away, providing a seamless transition so the occupants will be able to stay powered on!

Over the past few years this homeowner has had to pull out their portable generator a few times. Power cords were pulled through windows, and gasoline was on hand to keep the machine working. They knew how much power their appliances used and knew how to ensure they weren't exceeding the portable generators allocated power supply. However, the years have gone by and getting this all set up and having to chose what has power and when, was becoming more of a hassle. For this reason they began looking into whole home generators. They were ready for something that would flip on when needed and could power up the whole home during a power outage, negating the need to use power with discretion. So they called up John's Electrical to get a quote for a Cummins Home Generator. They had spoken to a few local companies and ended up moving forward with John's since the work could all be done through us. John's Plumbing and Electrical worked together to set up the entire project and had it tested and working in two days. Now they can rest assured that if the power goes out, they can keep their home running smoothly! 

Homeowner Looking for Basement Repairs - Grand Ronde, OR

A leaky basement is a hassle. This one room basement was used mostly for storage, but recently it also was getting used as a small in-home gym. While the homeowner was aware that items needed to be stored in plastic bins due to mold spores that would appear on cardboard boxed, now being more present in the space, made the homeowner aware of how damp and musty the space was. They wanted to keep using the space, but knew it wouldn't be best, health-wise, to have water issues present. They found John's Waterproofing online and called us up. 

To solve this homes issues we began with a full interior perimeter drainage system. The crew dug a trench, laid in a bed of rocks, and installed WaterGuard. They slowly graded this system to a low spot where we then installed a TripleSafe sump pump to dispel the water away from the home. Since the space would be getting use, the homeowner had us install BrightWall paneling, this will not rot or mold, is easy to clean, and brightens the space. These panels will guide any moisture from the wall down into the drain system. A SaniDry dehumidifier was also installed to ensure this space will remain dry and healthy. 

Water Found in the Crawlspace in Grand Ronde, OR

This homeowner found water in their crawlspace, and wasn't sure what to do to protect their home from damage. After searching online they decided it was best to call in an expert instead of attempting a DIY solution. They called up John's Waterproofing and were scheduled to have a design specialist out to perform a full inspection. We found that the local high water table was leading to the water found in the crawlspace. The design specialist discussed the options and answered questions to find the solution that worked for the home and the homeowners budget. 

To begin work, our installation crew pulled out debris from under the home. We then dug a trench through the interior of the crawlspace and placed a three inch perforated pipe in a silt sock. This will collect groundwater and safely grade it along to a new UltraSump Plus in the low spot. From here water is safely diverted away from the home. We then laid down a 6 Mil vapor barrier, we overlapped these and ran them up the foundation walls. The vapor barrier will need to be assessed to ensure it stays in place and is working well. A 6 Mil vapor barrier, on average, needs to be changed out every three years. 

Older Home Getting Ready to go on the Market - Grand Ronde, OR

This older home was getting ready to be sold. During inspection a few issues were found with the crawlspace. Firstly the exterior entry was a damaged piece of plywood. Secondly there were a few places under the home which did not meet the local code requirements for depth, and the downspouts around the home were all dumping water next to the foundation, causing flooding and excess water pressure on the foundation. 

To begin our crew addressed the homes four downspouts. We extended these down into the ground, and installed a perforated pipe system to divert the water well away from the home to a LawnScape outlet. We then replaced the exterior entryway with an EverLast doorway. Our crew then went under the home and leveled it to the local code requirements. A TripleSafe sump system was also installed to divert groundwater out and away from the homes foundation. We then laid down a new 6 Mil vapor barrier. This home is now up to code and ready to go onto the market! 

Water Moisture on Foundation Walls - Grand Ronde, OR

This homeowner had some pests in their crawlspace and called up an exterminator. After the critters were all out, the exterminator informed the homeowner that there was water moisture evident along the walls. They suggested John's Waterproofing, mentioning that an encapsulation system would also keep critters from re-entering the space. 

Our installation crew arrived and began by removing the old vapor barrier and debris in the crawlspace. We then sealed up the vents, and installed a Turtl entryway. The space was then encased with CleanSpace. This is a 20 Mil woven vapor barrier that is installed under each wooden post, anchored along the rim joists and fully sealed up, backed with a twenty-five year warranty against tears and rips. As a final piece we added spray foam to fully air seal the crawlspace. 

Water Dripping into Crawlspace - Grand Ronde, OR

The crawlspace of this home had a dripping problem around their vents. Their old vent covers had chew marks and water had begun to creep through and drip down the walls. This added moisture was leaving water stains along the walls and the high humidity was creating an ideal environment for mold to grow. To stop this before permanent damage occurred, the homeowners called John's Waterproofing. 

Our crew began by removing the old debris from under the home, The walls had SilverGlo insulation anchored along the foundation's walls. This would help keep all water diverted down to the ground, not entering the crawlspace. We then installed a SmartSump pump that collects the groundwater and then pushes it out and away from the home via a newly installed discharge line. The crawlspace was then sealed up with our 20 Mil thick CleanSpace vapor barrier. This is sealed under each wooden pier, and anchored and sealed to the walls as well. New vent covers were then installed and we added in a SaniDry Sedona Dehumidifier to keep this home dry and healthy! 

Water Damage in Crawlspace - Grand Ronde, OR

These homeowners were looking to sell, it was time for them to downsize. When they had an appraiser come look over their home though, they discovered water damage under the home. While it could be sold as-is at a lower price point, to get the selling price they were aiming for, they would need to invest and waterproof the crawlspace first. With the selling point in mind, they dove in and John's Waterproofing came out to encapsulate the crawlspace.

Our crew cleaned up the drooping fiberglass insulation, and removed the debris from under the home. We installed a SmartSump to combat the water issues, and divert all water out and away from the home. We then covered the dirt floor with our dimpled drainage matting to direct the water to the sump pump. To add some insulation we put TerraBlock insulation down and sealed the rest of the space with CleanSpace. Each wooden post was isolated, each seam was sealed and waterproofed, and then it was all attached to the walls so that it would bunch. The homeowners were amazed at the difference and when the home was appraised with the new crawlspace encapsulation they were able to get the price point they really wanted!  

Water Intrusion in Crawlspace for Home in Grand Ronde, OR

A homeowner called needing help with water intrusion in her crawl space. Our crews went out to the home to help. They installed CleanSpace encapsulation system on the walls and floor of the crawl space to prevent moisture and water vapors from coming into the crawl space. With CleanSpace there's no new mold growth and it keeps out pests. It also adds a bright, clean and attractive look to the crawl space.

The crew also installed a SmartDrain plumbing leak system which will alert the homeowner in the event of a plumbing or other leak while draining away the water until the problem is fixed.
