Old Vapor Barrier Stiff with Dried Mud - Harrisburg, OR

This homes crawl space had been overlooked for a while, leading to the old vapor barrier being in place far longer than it should. By the time our design specialist was out, the 6 mil was caked in layers of dried mud. The space smelled damp and musty and old pieces of fiberglass sat on the dirt below. To get this space healthy, and protected for the long run, the homeowners agreed that an encapsulation would be their best option. 

To begin, we pulled out the fiberglass that was still there as well as the old vapor barrier. Once free of old material we began laying in a drain system within a silt sock. This will wrap around the crawl space to collect groundwater and grade it to the lowest point where a TripleSafe sump pump will direct the water away from the homes foundation. We then sealed the vents shut and laid down TerraBlock insulation. CleanSpace went over this, wrapping under each wooden post, anchoring along the walls, and fully sealed into place. A SaniDry dehumidifier was installed and spray foam applied to the foundation walls to both insulate and air seal. This space is now set, and the homeowners won't have to worry about a mess taking over their crawl space waterproofing. 

Plumbing Upgrade in Harrisburg, OR

This home had an old water heater that was on the fritz. After looking online they saw that John's Waterproofing had a plumbing division and gave us a call. Our licensed plumber went out and quoted the repair, but also informed them that they could get a new electric water heater that is more energy efficient for just a few hundred dollars more. The new one would come with a warranty and the money saved on energy bills would help pay for it. The homeowners liked hearing the options and decided to get a new system. Our plumbers removed the old water heater and installed the new one. We tested it out, and the home was all set. 

Old Vapor Barrier is Torn - Harrisburg, OR

This homeowner called up John's Waterproofing since their old vapor barrier was torn up in multiple spots. They could see the damp earth and some mold spores were appearing.  To keep the damp from negativity affecting their homes life,  they wanted to talk about long term solutions.  After a full inspection,  the design specialist recommended a crawlspace encapsulation to address all crawlspace concerns. The homeowners liked how comprehensive this solution was and got into our schedule.  

To begin,  our crew cleaned out the crawlspace. This entails removing the old vapor barrier,  old fiberglass insulation,  as well as the general debris that was present. We then installed a full drainage system to collect groundwater and guide it to a newly installed SuperSump Plus which pumps the water safely away from the home. TerraBlock insulation was laid out over the dirt floor and the vents were sealed shut. We then brought in CleanSpace,  a 20 mil woven vapor barrier that fully seals the crawlspace. A SaniDry dehumidifier was installed to keep the air healthy.  As a final step we applied Spray Foam to the foundation walls to insulate and air seal.  The Homeowner is thrilled with how clean and healthy the space is now 

Draft and Damp Crawlspace in Harrisburg, OR

When searching for a company to choose for crawlspace repairs, this homeowner read through reviews, and testimonials, landing on John's Waterproofing. They called us up to schedule their free inspection. Our design specialist found the space drafty and damp, and when asked, the homeowners exclaimed their heating and cooling costs had been rising. In the end the decided to have an encapsulation installed, stating that the science behind it really sold them on the system. 

To begin our work, we cleared out the old fiberglass that was in disrepair, as well as the old vapor barrier. We then installed a SmartSump with an UltraSump battery backup. This is installed in the lowest spot to collect groundwater and divert it well away from the home. We then laid down TerraBlock insulation over the dirt floor and SilverGlo insulation over the foundation walls. This seals off all of the old vents, making this space sealed. We then brought in CleanSpace, installing it under each wooden post, anchoring it along the foundation walls, and sealing it fully into place. We then installed a SaniDry dehumidifier to ensure the space remains dry and healthy!

Rot in the Crawlspace - Harrisburg, OR

The homeowners could smell a nasty odor throughout their home. They tried a deep clean of their home, and didnt notice a change. After sniffing around more, they determined the smell was coming from the crawlspace. They opened up the crawlspace entrance in their closet and found standing water throughout the space, with the water higher than the post footings. Knowing that water can cause long term damage to wood, they called up John's Waterproofing. 

To begin working on this space, we needed to dry it out. We brought in a temporary sump pump and fans, and dried the space out. A week later we returned. The home had six wooden posts beyond repair. We replaced these with SmartJacks. To ensure the space remains stable, we added in an additional four SmartJacks to keep this home safe. We then applied MoldX as needed, and installed a full drainage system to collect groundwater and send it along to the lowest spot. In this place we installed a TripleSafe sump pump to push all the water out and away from the homes foundation. We then laid out a new 6 Mil vapor barrier. This home will now remain dry and healthy, and the odd odor is gone!

Wet Dirty Crawlspace - Harrisburg, OR

A homeowner called because he was very concerned about the condition of his crawlspace and how it could affect his family's health. A System Designer was sent to the home and began inspecting the crawlspace, taking photos to show the homeowner of the damages there were and explain how John's Waterproofing could address it. Due to the mold spores present and the early set signs of wood rot and falling insulation, one of the options presented was a crawlspace encapsulation, after discussing the health benefits encapsulation provides for the home and family the homeowner opted for this.

To begin our crew removed the old 6mil vapor barrier and falling fiberglass insulation and debris. The crew then placed a TripleSafe sump pump and fans in the crawlspace to dry it out sufficiently before we could continue working. A couple of weeks later, the crew returned and they installed a 3" perforated pipe drainage system around the perimeter to collect the water and direct it to the sump pump, along with proper discharge away from the foundation. TerraBlock, a high-density foam product was laid over the dirt floor. This aids in insulating the crawlspace protecting the new CleanSpace, 20mil, nylon-reinforced barrier. This is used to isolate each wooden post and anchored to the foundation walls. Lastly, a SaniDry dehumidifier was installed to ensure this home stayed dry and healthy. With all the vents sealed, a single cell spray foam insulation was applied to the full wall of the foundation to keep the home insulated. Healthy, dry, filtered air helps the homeowners stay healthy and comfortable

Wet and Nasty Crawlspace - Harrisburg, OR

This customer was well aware of the issues with water in their crawlspace and after many attempts to control the water themselves, the customer realized they needed professional help. One of our System Designers measured the home, checking the home's exterior as well as interior.  He found the downspouts in good shape and operating. However, under the home was a water intrusion which had led to falling insulation and mold starting to grow on the posts and beams. The designer walked him through the issues and suggested CleanSpace encapsulation as it was the ONLY way to get rid of the mold for good. The homeowner was eager to sign a contract and get going. 

A few weeks later one of our experienced installation teams arrived and laid down barriers to keep the home free of dirt and debris. Then all of the debris, old insulation, and damaged vapor barrier was removed.  A perforated pipe drain system was installed around the perimeter and graded to a TripleSafe Sump system at the low point. TerraBlock was laid on the dirt floor and vents were sealed and wooden posts isolated. A CleanSpace barrier was installed and all seams were sealed, run up the walls, and fastened under the rim joist. A SaniDry dehumidifier was installed to ensure the humidity was controlled to prevent mold growth and the air was filtered for a healthy home. Finally, Spray foam was applied to the rim joist to aid the TerraBlock in insulating the space.

Slanted Floor Showing Foundation Issues in Harrisburg, OR

Water damage under the home can slowly creep into the foundation of a home. When it occurs slowly, it is much easier to overlook until a more serious issue is obvious. This home had a slow water issue that led to multiple wooden beams having mold and rot which was evident from the sloping floors in the home. 

We began by removing the excess dirt in the crawlspace and then turned to address the foundation issues. We installed ten SmartJacks which can adjust heights should any further issues be present. To finish we then laid out a new six mil vapor barrier to keep water from damaging the home again. 

Large Crawlspace Has Pooling Water Issues - Harrisburg, OR

This large crawlspace had an old vapor barrier that was caked with mud. Due to the uneven dirt floor, there were places present with pooling water that was surrounding some of the wooden posts that support the home above. Because of this, the above flooring had some structural issues where the floor was uneven. To find an issue with their water intrusion and their structural integrity, the homeowners called in John's Waterproofing.  

Our installers came out and began by removing the old vapor barrier and other debris from under the home. We had to replace ten wooden posts with our SmartJacks to ensure the home would be stable. We then installed two sump pumps, one on each side of the crawlspace, a TripleSafe, and a SuperSump. This work to divert groundwater a safe distance away from the home and out via a LawnScape outlet. The space was then encased in our Cleanspace vapor barrier which is inserted under each post and seals against the walls so that a sold seal is established. Our installers then installed new vent covers and some spray foam where needed. This home will now be dry and healthy!

Small Pooling becomes Flooding Overnight - Harrisburg, OR

When a big rain storm hit, the homeowners knew they needed to keep an eye on their Crawlspace. They had been used to a small amount of pooling water in their crawlspace, and expected it. However, since it had been left untreated, they were not prepared for how quickly the situation could get worse. Overnight, their small pools of water, became a full flooding situation. The water had filled the crawlspace and was penetrating the wooden posts under their home. If left unchecked, this issue would begin to cause wood rot, mold, and could permanently damage the house. The homeowners knew they could delay waterproofing any longer, and they called Johns Waterproofing to get a free estimate for a full crawlspace encapsulation. 

To fix their issue, we began by drying the crawlspace out, we needed a dry foundation so we could prevent damage while we worked. Our install crews removed the debris and added in a Smart Sump and UltraSump under the home. These systems would collect the water from under the home and direct it away from the homes foundation. To keep moisture from getting into the crawlspace, we then laid down our TerraBlock and Cleanspace barriers. These non-organic materials work together and cannot mold, they are tear resistant and are sealed under each post and along the walls so that nothing can get into the home. We then added new vent covers so that nothing could enter the crawlspace via the vents. 

The homeowners were so pleased with their newly encapsulated crawlspace and were happy that they didn't need to worry about water damage under there home any longer. 

Dry Crawlspace in Harrisburg, OR Crawlspace

A homeowner in Harrisburg called our office to see what we could do for their wet crawlspace. Our crews went out and first cleared out all debris in the crawlspace. They then installed CleanSpace encapsulation system. CleanSpace will keep any moisture or water vapors from coming into the crawlspace through the floor or walls. This will help lower heating costs for the homeowner and improve the overall health of the crawlspace and rest of the home. Our crews also used Spray foam insulation. Spray foam insulation won't be affected by cold, warm or moist air. It fills in every crack, space, and void, helping reduce energy costs and reduces the risk of mold. A CleanSpace Vent Cover was also installed over the crawlspace vent. This keeps outside air where it should be, outside. This means that no cold, hot or humid air is coming into the crawlspace and causing mold issues. A SuperSump sump pump was put in the crawlspace as well. The SuperSump sump pump not only has a powerful pump that can pump 2,650 gallons of water an hour smoothly and quietly but also has a built-in WaterWatch alarm system that will alert the homeowner to a water problem before any damage is done. There is also now a SaniDry CX dehumidifier in the crawlspace to filter out the air, removing any moisture in the air and ensuring a dry and healthy crawlspace and home. Our teams also installed Smart Jack crawlspace stabilizer to stop settling and raise the floor back to the proper level. This means no more sagging floors or inoperable doors. The homeowner now has a dry crawlspace and a healthier home for years to come.
