This home suffered from a lot of water damage. There were rotten wooden posts and the old fiberglass insulation was falling in piles. Waterproof before Selling in Hubbard, OR

This home was being inspected before going onto the market. During inspection the crawlspace was found to have a old 6 Mil vapor barrier in disrepair. It had rips tears, and dried mud over it, showing that water had definitely been in this space. The inspector spoke with the seller and explained that John's Waterproofing had a Fix it to List is program that could get the crawlspace issues addressed quickly and if they didn't address this problem, they should expect to have the home sell for 10-15% less. With the selling price on the line, the seller opted to take the inspectors advice. 

To begin work, our installation crew cleared out the crawlspace. We then installed the realty basics: Pipe, pump, and plastic. We installed a perforated pipe in a silt sock throughout the crawlspace/ This will collect groundwater and grade it along to a newly installed SuperSump Plus in the lowest spot. From here all water is safely sent out and away from the home to a LawnScape outlet. We then brought in a new 6 Mil vapor barrier, overlapping the edges, and running it up the walls. The seller was happy with how quickly the problem was addressed and happy to know that the home was ready to go onto the market! 

Home Needs a New Vapor Barrier - Hubbard, OR

A homeowner contacted us knowing he needed a new vapor barrier in his crawlspace. Upon inspection our System Designer discovered he needed a bit more, as there were clear signs that he had bigger water problem. While it was dry during the inspection, water problems leave tell-tell signs such as water lines on the foundation walls as well as  the layer of silt on top of the barrier each time it recedes. He showed his photos to the homeowner and measured the crawlspace so he could give the homeowner an accurate proposal. 

When the crew arrived, the pulled the old, dirty vapor barrier out for disposal and dug a trench around the perimeter of the crawlspace. In the trench they laid a 3" perforated pipe that was encased in a silt sock to prevent dirt from getting in it. This was graded down to the low spot in the crawlspace and terminated to a SuperSump system with an UltraSump battery backup. Next, a new 6 mil vapor barrier was laid down, attaching securely so it would stay in place. Now this crawlspace was ready for rain and looks great!

 

Encapsulation Cure for Crawlspace - Hubbard, OR

This customer called after closing on her new home. She had been given a credit by the seller for repairing the crawlspace and she had seen information at a Home Show where John's Waterproofing had a booth explaining encapsulation and she knew that she wanted to protect her home. She wanted to to use the credits allotted and add to them to do a full encapsulation on her home. The System Designer came out and introduced herself and then performed a thorough examination of the crawlspace from both the interior and exterior. 

The crew came out on the scheduled date and got to work by removing the old vapor barrier, the dirty fiberglass insulation and other miscellaneous debris. A perforated pipe drainage system was installed around the perimeter and graded to a TripleSafe Sump system at the lowest point. TerraBlock was laid on the dirt floor and we then sealed up the vents and isolated the wooden posts. A CleanSpace vapor barrier was installed with the seams fully sealed, run up the walls and fastened under the rim joist. A SaniDry dehumidifier was installed to ensure the humidity was controlled to prevent mold growth. Finally, Spray foam was applied to the rim joist to aid the TerraBlock in insulating the space.

Basement in 75 yr Old House Flooding - Lake Oswego, OR

This job involved a 75 yr old family home on a lake. The basement had always flooded but now the homeowner wanted to remodel it into an extra room so he needed it fixed. A System Designer was scheduled to go meet the owner and help him understand how John's Waterproofing could solve his problem. 

 

The System Designer arrived and she went into the basement to find 4 inches of water throughout. She then walked around the perimeter of the home to determine if anything was contributing from the outside but it was pretty obvious with the lake being so close that the problem was a high water table. Since the water issue was so prevalent, she set up a service tech to come out before the installation crew to set up a temporary sump pump to get the water out before the job could begin in full.

 

Our award-winning WaterGuard system was installed around the perimeter of the basement and terminated at a TripleSafe sump pump that included a primary pump, a secondary pump for backup, and a battery-powered UltraSump so the system would continue to run in the event of a power outage. WellDucts were installed at all the windows to keep the window wells from overflowing into the basement because they were below grade. Lastly, the ThermalDry wall system was applied to the walls insulating the basement. Now, this basement is ready to finish and give the homeowner the added space he needs.

Old Vapor Barrier has Pooling Water - Hubbard, OR

This home's old vapor barrier had shifted and ripped as years progressed. With no annual maintenance to keep it in place or repair it, this barrier had begun to collect water. In some lower portions, it had pooling water, and from water moving over the barrier, caked mud had formed throughout the crawlspace. The above fiberglass insulation had absorbed water condensation and was drooping and falling apart. To solve this water problem, John's Waterproofing was called in. 

Our crew began by removing the old and damaged insulation as well as removing the old vapor barrier. Once a clean base was ready, we installed a TripleSafe sump pump to divert groundwater out and away from the foundation of the home. We then did a thorough inspection of the foundation walls and sealed up all cracks and holes where air and water were entering the crawlspace. We also changed out each vent cover to help keep this crawlspace environment controlled. TerraBlock crawlspace insulation was then laid throughout the space and each post lifted up enough that we could insert a layer of Cleanspace. We then sealed up the crawlspace with our CleanSpace vapor barrier and installed a SaniDry Sedona to dehumidify the area. This home will now stay dry and healthy! 

Flooded Crawlspace; Hubbard, OR

The Homeowners had the pipe break from their Washing machine, and this prompted them to adventure down into their basement, where they discovered pools of water. They initially thought the issue was just from the burst pipe and had a plumber come and repair. The water lowered, but as soon as the rain started up, the water levels rose higher again. The homeowners were concerned about the water that they saw and were ready to call the waterproofing experts. 

Our crew was happy to come and help, while the home offered a only a small crawlspace footprint, it did see a lot of water issues as evident by the water marks on the concrete foundation. To access the full crawlspace, our crew had to dig out under some pony walls under the house. Once able to fully travel, they placed a 3 inch perforated pipe around the interior of the crawlspace. This all directed water to the new Smart Sump Pump that we installed. The Smart Sump Pump is designed specifically for Crawlspaces. Its airtight lid has a WaterWatch Flood Alert System that will sound should the water reach more than the Sump Pump can handle so that the home owners are aware of an issue and can work to avoid any damage should the alarm sound. We then installed our 6 Mil black plastic vapor barrier and sealed the space up. 

The Crawlspace is now properly sealed and protected.

Our crews recently went to Hubbard to help a homeowner who was concerned about the amount of water entering into his crawlspace and causing his posts to rot.
