Critters Wrecking the Crawl Space in Idanha, OR

When scratching was heard from the basement, the homeowners were worried. They began to look around their home, and found multiple vent screens were torn and chewed through. They began by replacing these, but only a few weeks later, those were already damaged. They called out pest control who dealt with the issue head on, but without a major change, it was very likely rodents would find a way in again. The pest control company recommended a full encapsualtion to deter critters from going back in. 

To do this, John's Waterproofing was called on. We began by removing the old vapor barrier, general debris, and bits of fiberglass that were present. We then installed a drain system with a SuperSump Plus, this is just in case a water issue occurs. We then sealed all of the vents fully shut and laid down TerraBlock insulation along the floors. CleanSpace was then installed, going under each wooden post, anchored and sealed along the rim joists, and sealed in place. This vapor barrier is 20 Mil thick with a woven fiber through it to deter critters from chewing it. A SaniDry dehumidifier was installed, this will keep the space healthy, no mold or mildew will be able to grow here. Spray Foam insulation was then applied along the foundation walls, both insulating and air sealing, leaving no space for a critter to squeeze through along the foundation walls. 

Vapor Barrier Replacement Needed in Idanha, OR

This home had their vapor barrier replaced every few years, keeping up on it to be proactive against water damage. However, after doing this a few times, they wanted a solution that would provide long-lasting protection. For this they took to the internet and started reading up on encapsulation. They called up John's Waterproofing to learn more about how it protects against water damage and the warranties for our products and installation were what made this an easy choice. 

To begin work, we cleared out the old vapor barrier and debris. A full interior perimeter drainage system was installed, this will collect ground water and grade it to a low point where a TripleSafe sump pump was installed. From here water is sent safely away from the home to a LawnScape outlet. TerraBlock insulation was installed over the dirt floor, and SilverGlo along the foundation walls, with all vents sealed shut. We then installed CleanSpace, a 20 Mil woven vapor barrier which goes under each wooden post, attaches to the rim joist, and fully sealed into place. A SaniDry dehumifier was installed and the space was air sealed to keep the crawl space dry and healthy! 

Water Pools in Crawlspace - Idanha, OR

Small pools of water were evident on-top of the vapor barrier in this homes crawlspace. The vapor barrier was already having to be replaced every two years because of this issue, so they decided it was time to invest in a solution that would provide long-term protection. They opted to have a full inspection from John's Waterproofing and were excited to hear about our crawlspace encapsulation. With its many benefits, and products backed with warranties, they were excited to move forward! 

To begin, our crew cleaned the space of its old vapor barrier and debris. We then dug a trench along the interior perimeter of the space and laid in a perforated drainage pipe in a silt sock. This will collect ground water and grade it along to a newly installed TripleSafe sump pump which discharges the water safely away from the home. TerraBlock insulation was installed over the dirt floor and all of the vents were sealed off. CleanSpace was then installed to keep all moisture away from the wooden pieces of the foundation. We installed a SaniDry dehumidifier, and spray foam along the foundation. As a final step we upgraded the exterior entrance with a new EverLast Doorway. 

Pooling Water and Mud in Crawlspace - Idanha, OR

This homeowner had a simple 6 Mil vapor barrier in their crawlspace when the home was originally purchased. As the years progressed, they wanted to check how this was holding up. Upon inspection they discovered water pooling on the barrier and mud caked on it as well. The homeowners knew this could cause their air quality to be compromised and could shorten the homes lifespan. They searched online for a better solution and found the website for John's Waterproofing. Our design specialist found that the home had a high water table, which was causing the excess water issue. The old vent covers also had been chewed on, and there was evidence critters had been inhabiting the space. 

The homeowners opted for the crawlspace encapsulation. To begin this installation our crew removed the old vapor barrier and debris that was present. We then upgraded the exterior entrance to an EverLast doorway, and sealed up the vents. Next we installed a TripleSafe sump pump. This will collect the groundwater and send it out and away from the homes foundation to a LawnScape outlet. To insulate the space we then laid down TerraBlock over the dirt floor. We then brought in CleanSpace. This 20 Mil woven barrier was inserted under each wooden post, anchored along the rim joists, and fully sealed in place. Spray foam was then applied to the foundation walls to help the home lower its energy bills. As a final piece we installed a SaniDry dehumidifier to ensure this space remains dry and healthy. 

Settling Home in Idanha, OR

This home had settled into place, and it's crawlspace was no longer up to local codes. The homeowners were wanting to sell their home so they knew they needed to address this issue for a sale to go along smoothly. They had spoken to some friends, and were recommended to John's Waterproofing for a solution. 

Our installers arrived and began by digging out the crawlspace an average of 9 nine inches. Once the space was cleared out we had to replace six wooden posts with SmartJacks to keep the home's foundation properly supported. We then added in a perforated pipe system to collect groundwater and safely divert it to a SmartSump pump, and then pushed the water out and away from the home to a LawnScape outlet. We then laid down a 6 Mil vapor barrier to help the home stay dry and healthy.  The homeowners were thrilled with the work and happy to know the home will be ready to be sold. 

Dirty, Damp and Moldy - Idanha, OR

A homeowner called John's Waterproofing complaining of musty smells and their suspicions that the smells were coming from their crawlspace.  The crawlspace showed signs of frequent flooding and there was mold growing on the posts and beams under the home. A design specialist explained that we could solve the water problems with a more simple system, the only way to rid the crawlspace of the mold and keep it from coming back was to encapsulate the crawlspace. The homeowner knew of the dangers of breathing mold so they opted to go with the full crawlspace encapsulation. 

 

Our System Installers were dispatched to the home a few short weeks later. To begin our crew removed the old 6 mil vapor barrier and fiberglass insulation and debris. They installed a 3" perforated pipe drainage system around the perimeter to collect the water and direct it to a newly installed TripleSafe sump pump, along with proper discharge. TerraBlock, a high-density foam product was then laid over the dirt floor. This aids in insulating the crawlspace and protecting the new CleanSpace, 20mil, nylon-reinforced barrier. This is used to isolate each wooden post and anchored it to the foundation walls. Lastly, a SaniDry dehumidifier was installed to ensure this home stayed dry and healthy. With all the vents sealed, Spray Foam insulation was applied to the full wall of the foundation to keep the home insulated, fully isolated from any moisture, and help keep utility bills down. Since approximately 50% of the air in a home rises from the crawlspace now this family could be assured that healthy, dry, filtered air would help the homeowners stay healthy and comfortable.

Home Settles Making Cramped Crawlspace - Idanha, OR

This old home had settled a bit over the years, and it settled a bit. Because of this, the crawlspace entry that was located in a bedroom closet was difficult to enter. To keep this home up to local codes, this crawlspace needed some work done. 

To solve this issue, our crews came out and began by safely cutting into the foundation walls to install a new EverLast exterior entry. With a safe and waterproofed entryway, our crew began to dig out under the home, moving an average of 11 inches of dirt throughout the crawlspace so it would meet code. We then made the concrete footings for the home's posts wider and safer so they would stay put, no more settling or having issues. To finish off we laid down a 6 Mil vapor barrier. This home is safe and up to code!

Water Entering Crawlspace through Crawlspace Entrance - Idanha, OR

The homeowners had purchased the home with a vapor barrier already installed. The inspection had said that this was sufficient, but after the rainy season they noticed some issues. The crawlspace entrance was located under a trap door in their deck, but the entrance itself was open to the elements. The rain had been pooling under the deck and it streamed right into the crawlspace via the entrance. Because of this, the old vapor barrier was covered in mud and had been pushed around a good amount. They knew they needed to protect their home from water damage, and their friend referred them to John's Waterproofing. 

Our crew went in and removed the old vapor barrier, we then installed a 3 inch perforated pipe around the interior parameter which lead the water to the new SuperSump Plus that we installed. The water would then go out a discharge line to a LawnScape outlet a safe distance from the home. We then covered the crawlspace with a new 6 Mil vapor barrier that we sealed into place. To cap off this project we installed an EverLast door to seal up the crawlspace entrance. Now their home will be Dry and Healthy!
