Looking to Learn about Radon - Jefferson, OR

This homeowner had read an article about radon, and wanted to learn more. They scheduled a continuous radon test through our office so they could know their homes radon levels and also chat with a certified specialist. The radon test takes three days, allowing the system ton record the homes radon levels as it fluctuates over that time period. We can then see the homes average radon level, as well as it's peak and lowest level. This paints a thorough picture of the homes levels, and for homes with an average over 2.0 pCi/L, mitigation is recommended. This homes level averaged out at 3.2 pCi/L, but its peak was recorded at 11.8. The homeowners chose to get a system. This involves a pipe that dips under the homes foundation, pulling radon gases out from the soil before it can enter the home. The mitigation fan then directs these gases through a pipe to be released above the homes rooftop. Once completed we left behind a charcoal test kit. This provides a snapshot of the homes radon levels through a third party company, so the homeowners can see the improvement. 

Looking for Encapsulation in Jefferson, OR

This home had fiberglass insulation on the underside of their home. After seeing a commercial for John's Waterproofing, they decided to glance under their home to see how things were holding up. Upon inspection they saw the fiberglass falling to the dirt and an overall mess. To get help, they called up John's Waterproofing looking to learn about encapsulation and see if it was the right solution for their home. While the falling insulation did negate any potential insulation value, it had kept the mold from the insulation to seep into the wood of their home. To properly insulate and protect the home, they scheduled a full encapsulation. 

To begin we removed the old fiberglass, vapor barrier, and debris. We then installed a full drainage system to collect and guide water to the lowest point. From here a TripleSafe sump pump will send the water safely away from the home's foundation. All vents were then properly sealed shut. To insulate the floor, we laid in TerraBlock insulation and then installed our CleanSpace vapor barrier over this. A SaniDry dehumidifier was installed a Spray Foam insulation was applied to the foundation walls. This home is now properly insulated and will be able to remain dry and healthy. 

Re-Stabilizing the Crawlspace - Jefferson, OR

With water issues being persistent under this home, the wooden posts were succumbing to water damage. The homeowners noted the doors that would stick in their frames, and places along the floor that had a bounce to it. They called up John's Waterproofing to get a professional to inspect under their home and report their findings. In the end we found nine posts that would need to be replaced. There was rot eating away at some, and others just hanging over their footings from the foundation issues that occurred due to the rot. The homeowners opted to have all of those posts replaced with our SmartJacks, adding in four more to add needed stability to a few places. The homeowners chose to then get a pipe, pump, and plastic to help stop water issues from reoccurring. We installed a full drainage system throughout the crawlspace. This collects groundwater and grades it to a low point where a TripleSafe sump pump will pump the water away from the homes foundation. We then laid in a new 6 Mil vapor barrier. This barrier will need to be changed every few years or upgraded to a full encapsulation. 

Damp Crawlspace in Jefferson, OR

This crawlspaces dirt floor was almost always damp to the touch and during heavy rains, the foundation footing was damp as well. They didn't want their home to mold or mildew, so they called up John's Waterproofing to receive their free inspection. We found that the home sat on a high water table which was causing the constant dampness that was evident. The design specialist than sat with the homeowner and discussed their options and the benefits that could accompany the crawlspace repairs. 
To begin work on this home, the space was cleared of debris. A full trench was then dug around the crawlspaces interior, here we installed a perforated pipe system in a silt sock that will collect the excess groundwater and grade it along to a newly installed SuperSump Plus with an UltraSump battery backup. The sump pump then sends the water safely out and away from the home to a LawnScape outlet. We then laid down TerraBlock insulation over the dirt floor. Next we installed CleanSpace, this 20 Mil woven vapor barrier goes under each wooden post, attaches to the foundation walls, and is sealed into place. A SaniDry Dehumidifier was installed and spray foam applied to the foundations wells. This space is no longer damp, and the homeowners can rest easy that mold and mildew won't be an issue. 

Addressing Exterior Water Issues in Jefferson, OR

These homeowners had their home waterproofed, but had done some extensive landscaping around their home. Since the work was done, they found their gutter downspouts were causing water to pool near the home around the homes sidewalks and in their flower beds. They had used us for their waterproofing and wanted to fix up their downspouts. 

To begin our crews extended the downspouts into the ground. These connect to a perforated pipe that we extended off the spouts to guide the water well away from the homes foundation. These expel water to a LawnScape outlet. This pipe system is fully covered and the homeowners were thrilled with how quick and efficient the crew was and they instantly saw an improvement! 

House with Wet Crawlspace in Escrow - Jefferson, OR

Here at John's Waterproofing we have a special program for brokers and their buyers/sellers. Since they are always in a rush and need numbers to negotiate with, we have designed a system of using the typical average price per square foot of what we call a P.P.P. or Pipe Pump & Plastic and with an inspection report, we can give them an rough estimate of the cost of the work and get them that number quickly as well as giving them a special discount. If they wish to proceed, we then do an in-person inspection to give the final quote. 

This homeowner wanted to get the work done for their buyer so an inspection was scheduled to give them a solid proposal and payment was scheduled to come out of escrow do the work even though it had to be done after the new owners took possession. The proposal consisted of removing all the old plastic and debris, trenching around the perimeter to install a 3" perforated pipe drain system which terminated at a SuperSump pump, and replacing the 6mil vapor barrier with a well-laid barrier that was overlapped and attached to the foundation walls. This is done to make sure any water infiltration from the foundation or footing would be captured by the drain system and not breach the vapor barrier. It comes with a 10 year transferrable warranty and made the whole deal a winner.

Basement Waterproofing Before Finishing - Jefferson, OR

These homeowners wanted to optimize the home they owned, and finish their basement. While they knew a contracting company that could do all of the finishing work, they were informed on the importance of waterproofing before doing this. Even though water wasn't visible at the time, the contractors sent them to John's Waterproofing. The contractor didn't want their work to get ruined by any possible water issue that could arise as the years went by. 

To ensure this project would be protected for years to come, our installation crew arrived. They dug out a trench along the interior parameter. Here we laid down a bed of gravel and installed out WaterGaurd drainage system. This will collect the water and divert it to a newly installed TripleSafe sump pump. All water is then safely pushed away from the foundation to a LawnScape outlet. To insulate and waterproof the walls we then installed ThermalDry radiant barrier along the walls. This space will now be ready to be finished, and protect the homeowners investment in their home. 

Standing Water Found Under Home in Jefferson, OR

This home's exterior crawlspace had been just a plain wooden board, and after a few years, this began to show signs that it had been chewed on and waterlogged. Upon removal, standing water was found under the home. The homeowners wanted to find a solution to this issue and called in John's Waterproofing. 

Our crew arrived and began by clearing out the crawlspace. Once it was clean, we laid a 3-inch perforated pipe around the interior parameter. This collects the groundwater, pushing it towards a newly installed SuperSump plus. From here water is then diverted out and away from the home. We then laid down a layer of 6 Mil vapor barrier. to finish up we installed a new Turtl crawlspace entryway so that the homeowners wouldn't need to worry about this. 

Wet Crawlspace In a Home for Sale - Jefferson, OR

Before putting a home onto the market, a thorough inspection should be performed, and this means getting under the home to check out the foundation. This home had a very wet crawlspace. To set the home up to be sold, the sellers called in John's Waterproofing to waterproof this space and keep it healthy. 

To get this space in tip-top shape, we began by drying it out. It was too wet to begin work in! Once the space was dry, we cleaned out the debris and installed a three-inch perforated pipe drainage system. This collects the high amounts of groundwater and directs it to the newly installed SuperSump Plus where the water then gets pushed out and away from the foundation. We then installed a 6 mil vapor barrier and added in a brand new vent well. This home will now be dry and healthy for the new homeowners. 

Home needs Waterproofing before it is Sold - Jefferson, OR

The homeowners were ready to sell, but the house was not. Water damage was evident under their home and before they could move forward they needed in implement a waterproofing system. 

Our crew came out and dried out the water to assess the damage. Once it was dry, we dig in the dirt floor and laid down a three inch perforated pipe system to collect the water and divert it to a SuperSump that would take the water through a discharge line away from the homes foundation. Our crew then installed a 6 Mil vapor barrier that would keep water from reaching any wooden foundation pieces. To cap it off, we changed out the vent covers so they could help keep water out. 

The home was then ready to be sold!
