Water Coming Through Cracks in the Basement Floor - Junction City, OR

This homes basement had cracks that had formed on the basement floor. These began with minor condensation forming along the lines, but years have gone by and there are now puddles where the cracks appear. Furniture and storage items have been moved around to accommodate this issue, but the homeowners are sick of it. Looking for a solution to this water problem, the homeowners called up John's Waterproofing for their free inspection. Afterwards they sat with the design specialist to discuss options and land on a solution. 

To begin we installed a full interior perimeter drain system. This has a bed of gravel with our WaterGuard drainage system laid in. To address the water that is coming up through the cracks, we then dug out leech lines for each crack. By installing leech lines here, we will be able to collect water from these points, and grade it to the WaterGuard system. This exterior system then guides water to the lowest point where a TripleSafe sump will then pump the water safely away from the homes foundation. The walls had our CleanSpace wall system installed which is a vapor barrier to ensure any moisture that comes through the walls will be directed to the drain system as well. The final step was then to install a SaniDry dehumidifier, keeping the space fully dry and healthy. 

Home for Sale, Standing Water in Crawl Space - Junction City, OR

Standing water in the crawl space put this sale on pause. Needing to fix the issue before being able to proceed, our Real Estate Response Team was called upon. We had a dedicated realty expert go out, draft a Pipe, Pump, and Plastic solution to get this home ready to stay on track. This job included clearing out the old vapor barrier and debris. We then installed a full pipe system in a silt sock that wraps around the spaces interior perimeter. This system collects the groundwater and grades it naturally to the lowest point where a new SuperSump Plus sends the water away from the home. A new 6 Mil vapor barrier is then laid throughout, with the edges overlapping and run up the walls to help protect the home. This vapor barrier will need to be replaced or upgraded after a few years. But by keeping the water moving away from the home and no longer standing in the crawl space, we can help protect the home against water issues. 

Crawlspace Flooding in Junction City, OR

This home had the crawlspace flood. The homeowners knew the water needed to be dealt with so they could determine if any long term damage had occurred. To get someone out to investigate, they called up John's Waterproofing. 

To begin helping out, we had a team out to perform a dry-out. We added in a few temporary sumps pumps and fans to get the water safely out from under the home and dried out the space. We then began to install a full drainage system. This is a perforated pipe in a silt sock that wraps around the interior perimeter of the space, and is graded to the lowest point of the crawlspace. This is where a SuperSump Plus with an UltraSump battery back up is installed to send the water out from the home to a LawnScape outlet. We then laid down a new 6 Mil vapor barrier and overlapped the edges to help it keep the space dry. This barrier will need to be changed out every few years, but the pipe and pump system will help to keep the space from flooding again. 

Critter Issues in Crawlspace in Junction City, OR

There were critters in this crawlspace. They had chewed on the crawlspaces exterior entrance, through some of the mesh vent covers, and made a mess of the area. The homeowners had already had the critters evicted, but they now faced the problem of being able to keep them from coming back. Their pest control company highly recommended an encapsulation system to really deter critters by making the crawlspace an unwelcome environment, as well as by making it just really difficult for them to get into anyways. After looking up crawlspace encapsulation online, the homeowners called up John's Waterproofing. 

To begin working we cleared the space of the general debris. Since no major water issues affected the home, we didn't need to worry much on the water front, but did install a SmartSump in the low spot to ensure water was gathered and dispelled away from the home anyways. The exterior entrance was then upgraded to an EverLast doorway to keep critters from chewing through in the future. Each vent was then fully sealed. The dirt floor was insulated with TerraBlock. CleanSpace was then brought in, installed under each wooden post, anchored along the walls, and fully sealed into place. It's woven material makes it rip and tear resistant. The walls were then insulated and air sealed with Spray Foam. This crawlspace is now dry and healthy, and unwelcome for any critters. 

Creating a Healthy Home, Starting with the Crawlspace - Junction City, OR

A homeowner called us, he was sure he needed a new vapor barrier. He could tell there was an odd odor which began under the home, and knew this couldn't be good for their health. A System Designer confirmed that he, indeed, needed to clean up the crawlspace and get a new vapor barrier but he needed more than that. They went over the photos that the System Designer took and he explained that the falling insulation was a big problem because it was no longer offering any insulation to the home, and was attracting critters who like to use fiberglass for bedding. He educated the homeowner on the benefits of our encapsulation system, which includes but is not limited to creating clean air for the crawlspace and subsequently for his home, reducing utility bills, and increasing the value of his home. 

The installation crew arrived later that month and cleared the crawlspace of all the old dirty fiberglass insulation, the old barrier and other assorted debris to prepare for the encapsulation. The crawlspace showed no evidence of water intrusion so a drain/sump system was unnecessary. The crew laid TerraBlock, a dense, flexible foam barrier that would be the first stage in insulation. This was covered with our CleanSpace vapor barrier which is a 20 mil, polyester-woven barrier. All the seams were sealed and it was secured to the foundation walls just below the rim joist. A SaniDry Sedona dehumidifier was installed and all the vents were sealed. A closed-cell spray foam was applied to the foundation walls and rim joist to completely seal the crawlspace and complete the encapsulation. 

Dirty Crawlspace Causing Allergies - Junction City, OR

A customer stopped by our booth at a Home and Garden Show and was amazed at the pictures of our crawlspace encapsulation. He, his wife, and most of their kids all suffered from allergies and the thought of relieving everyone of many of their suffering was very appealing. The person running the booth was very knowledgeable about the system so she was able to answer all of his questions except "how much will it cost". She politely explained that it was impossible to help him with that but we offer a free inspection and can then put together a proposal. He signed up to get a call from our office and grabbed several brochures to take home to study. It was discovered, that while the home didn't have a problem with water in the crawlspace the space suffered from high humidity which had allowed mold to take hold.

When the crew arrived, the first thing they did was remove all the debris, the old vapor barrier and the fiberglass insulation. TerraBlock, a high-density foam product was laid over the dirt floor. This aids in insulating the crawlspace protecting the new CleanSpace, 20mil, nylon-reinforced barrier. This is used to isolate each wooden post and anchored it to the foundation walls. Lastly, a SaniDry dehumidifier was installed to ensure this home stayed dry and healthy. With all the vents sealed, Spray Foam insulation was applied to the full wall of the foundation to keep the home insulated and the air clean and free of mold and dust mites. Both are real problems for everyone and can present issues to those that suffer from allergies. Some months later this customer wrote a glowing review for us and emphasized how much the family's allergies had abated.

Upgrade from Needing a New Barrier to Encapsulation - Junction City, OR

A homeowner called John's Waterproofing and stated that he needed a new vapor barrier in his crawlspace. A System Designer was dispatched to the home to do a full inspection. He found it to be dry but clearly unattended for many years and indeed it needed a new barrier and the insulation needed to be removed and debris cleaned up. The specialist explained that we could do a cleanout and lay down the vapor barrier, this would be cheaper, but would need to be redone every few years, or we could do a full encapsulation which is backed by warranties that it will last much longer.

 

An experienced installation team arrived a few weeks later and got right to work on a full encapsulation. The crawlspace is first freed of all the debris including the old vapor barrier and dirty old fiberglass insulation. Because there was no indication of water intrusion, a drainage and sump pump system was unnecessary.  TerraBlock, a 1/2" flexible foam insulation with a vapor barrier on both sides is laid throughout the crawlspace. The vents are sealed and the posts are isolated. CleanSpace, a 20mil, the nylon-reinforced barrier is installed over the TerraBlock, the seams are sealed and it's run up and attached to the foundation walls. A SaniDry dehumidifier is added to keep the air dry and clean. Lastly, a 2.5" single-cell spray foam is applied to the foundation walls and over the sill plate and rim joist.  Now with the crawlspace effectively sealed off, the leaky ducting is now these homeowners' friend as it distributes conditioned air into and out of their crawlspace warming and cooling the floors and lowering utility bills. 

Old Basement Drains Can't Keep up - Junction City, OR

This older home had a general drainage system that had been built into the basement flooring. However as the home aged, the concrete floor was letting more groundwater into the space, and the old drain could no longer keep up with the amount of water that was present. 

The homeowners were ready to update their basement and to do so, we dug a trench along with the interior parameter and installed a WaterGuard drainage system. This collects the groundwater and diverts it to a new TripleSafe sump pump. From here all water is pushed out and away from the home via a discharge line. This home can now keep up with the water levels and will stay dry and healthy. 

Large Basement has Water coming up Through the Floor - Junction City, OR

Large basements can be great, however, water creeping up through the poured floor, not so great. This home's unfinished basement acted as general storage, laundry room, home gym, and large indoor games for the children. But the home had water pooling on the floor. The walls had all been waterproofed from the exterior, but with a nearby stream and high levels of rain, the water that passed under the home decided to move up through the flooring. To protect this home and its assists, the homeowners called in John's Waterproofing. 

Our crew began by installing our DryTak baseboard waterproofing system around the interior perimeter since the foundation of this home was a single pour. We then dug trenches throughout the concrete flooring to ensure we got all of the groundwater collected by our flangeless WaterGuard system. These will work together to direct all water to a newly installed TripleSafe sump pump. This will divert all water out and away from the home's foundation, keeping this space dry and healthy. 

Crawlspace Attached to Garage has Weeping Walls - Junction City, OR

Homeowner has a dirt floor crawlspace attached to the garage. Checks on the crawlspace after heavy rains to make sure everything was okay, but has now discovered weeping walls on the concrete slab walls. Is nervous that this could begin to work its way into the house above or into the garage. The homeowners knew it was time to protect the home with a waterproofing solution before long lasting damage occurs. 

To begin, the crawlspace had to have all of the general debris removed and the dirt floors were dug out so our install crews could move through and encapsulate the space without issue. The install crew added in a Smart Sump and SaniDry Pump to keep any water build up under control. We then isolated the posts under the house so that a clean and uniform space could be built. We then covered the crawlspace with our product; CleanSpace. From top to bottom the crawlspace is a waterproofed beauty. 

The home and garage are now safe from any intruding water.
