Efflorescence Throughout Basement - Kalama, WA

This homes basement had efflorescence across the floor and lower sections of the wall. The mineral was just getting pushed through the homes old foundation and had built up over the years. The homeowners were aiming to finish the space to make it usable, so they knew this issue would need to be dealt with properly beforehand. For this they contacted John's Waterproofing to schedule their free inspection. A design specialist went out to do a full inspection and than sat with the homeowner to discuss findings and options for waterproofing. 

To begin on this issue we dug a full interior perimeter, creating a trench. This has a bed of gravel laid into it with our WaterGuard drainage system installed. Since the floor had some spots where the homeowner saw pooling water, we added two leech lines to travel from the perimeter to these spots to ensure that water would also be safely collected in the drain system. This system grades the water to the lowest point, where it enters a newly installed TripleSafe sump pump to then be diverted safely away from the homes foundation.  Since the homeowner wants to finish the space, the walls were then covered with our ThermalDry radiant vapor barrier. This will safely guide water down the walls to the drain system while acting as a thermal break for the space to help it maintain temperature. As a final piece we installed a SaniDry dehumidifier to keep the moisture in the air controlled. 

Home Inspection Shows Issues with Wooden Posts - Kalama, WA

During the home inspection, this home had issues found with four of the wooden posts. A few were just floating above their footings, and the others had rot along the bottom of the wood, starting to eat away at the wood. For the homes sale to proceed, these would need to be addressed. Per the relators recommendation, John's Waterproofing was called for our Realty Response Team. We had a dedicated realty designer sent out to do the inspection. To address the issues we would replace the wooden posts that had problems with our SmartJacks. These will adjust so they can fit with the home as it settles and will not mold or rot. With the space safe, we removed the old vapor barrier and debris. We installed a drain system with a SuperSump Plus. This will ensure water wont sit stagnant in the crawl space and cause other water related issues. A new 6 Mil was laid in, overlapping the edges and run up the walls. This home is now set to proceed with its sale. 

Musty Crawlspace in Kalama, WA

This home had water in the crawlspace. The homeowners could see small pools of water and the old fiberglass was damp, absorbing moisture from the air and drooping from the weight. To have the space dry and healthy they wanted to learn about their options and the benefits of different solutions. After their inspection and discussing the situation, the homeowners picked a stepping stone solution that they could have installed now to solve some issues, and could be upgraded at a later date when they were ready. 

To begin the project we pulled out the old vapor barrier and all of the insulation. Since moisture had been held up against the wooden floor joists of the home, we had to treat some mold with our Mold X2 solution. A full interior drainage system was then installed, consisting of a perforated pipe in a silt sock. This will collect the groundwater and grade it along to the newly installed SuperSump Plus to be pumped away from the home. A new 6 Mil vapor barrier was installed, which will need to be replaced every few years. Whenever the homeowners are ready, we will easily be able to upgrade the space to a full encapsulation. 

Weeping Walls in Basement - Kalama, WA

With weeping walls in the basement, the homeowners were ready for an upgrade. Due to the moisture content, the stored items here were a bit damp and mold spores were growing. The homeowners searched online and decided to call upon John's Waterproofing. They scheduled their inspection and a specialist was sent out. Upon inspection, the downspouts were a big issue for this home, and would need to be addressed as well as the basement. 

Top begin working we went to the downspouts, these had been dumping water next to the home and exerting excess water pressure on the homes foundation. The downspouts were extended down into the ground and a pipe was installed underground to divert the water safely away from the home. We then went into the basement and began our work. This included digging a trench along the interior perimeter and laid down a bed of gravel and WaterGuard drain system. This has Brightwall panels along the foundation walls and sends all wall moisture down into the drain system to safely grade it along to a TripleSafe sump pump and sending the water away from the home. We then installed a SaniDry dehumidifier to ensure the air is healthy in this semi-finished space. The homeowners are very pleased with how the Brightwall brightens the space and is easy to clean and maintain. 

Basement Leaks in Kalama, WA

This commercial business had a large below grade section. It was used for storage, but the business owner was sick of the leaks that were present. One of the employees had used John's Waterproofing on their own home, and suggested John's to the company owner. We sent out a design specialist and found a solution to suit the businesses needs. 

To begin out installation crew dug a trench along the interior perimeter as well as through the space. Along the edges we installed WaterGuard drainage system with a perforated pipe system through the room. These will work to collect all water end naturally grade them along to a newly installed TripleSafe to discharge the water out and away from the home. The walls were then covered with BrightWall paneling. This will direct any water from the walls safely down to the drain system. We then installed a SaniDry dehumidifier to keep this space dry and healthy! The company was very pleased with how easy the walls are to clean, and are please with how crisp and clean the space is. 

Detached Garage Experiencing Water Issues - Kalama, WA

This home had their home waterproofed as it was being built. However, their detached and below grade garage had not. Now after the home is fully finished, moisture was found along the lower walls and along the floor. The homeowner wanted to ensure their home would be dry and healthy, so they reached out to John's Waterproofing for some help. 

We began by digging a trench along the interior parameter. Here we laid down a WaterGuard drainage system in a bed of gravel. This will be smoothed over with concrete to ensure it provides a clean finish. This drainage system will naturally grade the collected water to a newly installed TripleSafe sump pump which directs all water out and away from the home. The walls were then covered with BrightWall panels to ensure any moisture is directed down the walls to the drain system. This provides the garage with a brightened look, and is easy to clean and maintain. 

Below Grade Garage Problems found in Kalama, WA

This was an unusual situation in that this homeowner's garage had been built below grade and, in spite of a french drain installed around it, it was still flooding during hard rains.  A Design Specialist came to check out the problem and was able to put together a proposal for the homeowner that was cost-effective and would give him a great warranty.

A few weeks later a John's Waterproofing truck showed up with a crew and all the tools and material they would need. The homeowner had cleared out all of his personal items from the garage so they were able to get right to work installing WaterGuard along all walls with the exception of the garage entry where heavy-duty Garage TrenchDrain was installed. WaterGuard is an award-winning interior drainage system that is installed on the perimeter walls of basements and sometimes leaky garages. TrenchDrain is much like WaterGuard, however, it is used for entry areas like this garage and outside doors for basements. Lastly, a TripleSafe Sump pump was installed and a discharge line was run away from the garage where it could continue safely downhill.  The last thing installed was BrightWall, a plastic wall system that gives the garage a light, bright look and is waterproof as well as easy to clean.

Leaking Foundation Walls in Basement - Kalama, OR

Foundation walls have a lot of pressure on them, and water has a way of pushing through even the smallest porous materials. This home had water build seeping through its basement walls, resulting in high humidity and mold growth. To protect their home from these issues, the homeowners called in John's Waterproofing. 

Our crew began by installing a trench along with the interior parameter of this space. We installed our WaterGaurd drainage system here to collect groundwater and push it to a newly installed TripleSafe sump pump. The water then is pumped out and away from the foundation to a newly installed LawnScape outlet. We then installed our Brightwall paneling to keep the water on the walls directed down to the drainage system. To protect against high humidity we then installed a SaniDry dehumidifier to keep this space dry and healthy. 

Stores Basement Storage is Damp - Kalama, WA

The store owners were unable to use their basement, it was too damp for storage and was thus sitting unused. As the company grew, their need for space increased, and with potential space, right under their feet, they called in John's Waterproofing. 

Our crews came in and dug a trench along the interior perimeter of the basement and we installed a TrenchDrain to collect the groundwater and bring it to the newly installed SuperSump pump which takes the water a safe distance from the foundation via a discharge line. The basement was now a safe space for the store owners to store extra products so they could grow their business. 

Muddy Crawlspace Damage - Kalama, WA

This old home had a sump pump and vapor barrier installed a while back and it had worked, but without proper maintenance to keep it in tip top shape, the system eventually couldn't withstand the weather. After working for years, the homeowners discovered that the vapor barrier had torn during a bad rain storm. The impending mud had filled their crawlspace and the old sump pump had warped under the earths pressure, causing it to fill with mud and clog. While they had hoped to just repair what they had, upon further inspection they realized that having to clean all the mud off of the old barrier would be to much work, and that was before even getting to fix the system down there, so they called John's Waterproofing for some expert help. 

Our crew removed the old system and cleared out the muddy mess. With a clean space we installed a perforated pipe around the interior of the crawlspace to direct water to a new, top of the line, TripleSafe Sump Pump. This would protect the homeowners with two sump pumps and a back up pump that is battery operated, prepared to keep working even if a power outage occurs. We then laid down our Cleanspace, a 20 Mil thick tear-proof barrier and sealed it under the piers, along the walls, and used waterproof tape to set it all in place.
