Setting up a Home Generator - Keizer, OR

This homeowner wanted to have their home ready for anything. For the homeowners this entailed getting a whole home generator installed. They called up John's Waterproofing, their local Cummins dealer. We did a full on-site consultation, going over the benefits of going with the Cummins brand, and mapping out how the system would connect to the home. We then had our Electrical division and Plumbing division scheduled to both go out and install the system. It was hooked up to the electrical box, we installed an automatic transfer switch, and checked the system fully. With everything in place, this home will now switch to the Cummins once the regular power switches off, so they can seamlessly stay powered on. 

Old Pump isnt Working, Water in the Crawl Space - Keizer, OR

When this home had been purchased, the homeowner was pleased to know there was a sump pump installed in the crawl space. As a few years went by though, they noted they hadn't heard it turn on very often. They decided to check it out, and once they got under the home, they found mud. The sump pump in question was a store bought pump in an old five gallon bucket. To get the pump to turn on, water levels had to rise a sold 3/4 of an inch before it would overcome the lip of the bucket and switch on. Because of this, the space smelt musty and damp, and mud was prevalent. They decided to call up John's Waterproofing after seeing our truck a few streets down from their home. 

To begin with this job we pulled out the old pump, vapor barrier, and debris. We spot treated for mold that was appearing on some of the wooden beams. We then installed a full drainage system in a silt sock. This collects the groundwater and send it to the lowest point where a new TripleSafe sump pump will then send the water away from the home. We then sealed the vents shut and reinsulated the space. To provide a lasting insulation we installed TerraBlock over the dirt floor and SilverGlo on the foundation walls. CleanSpace was then installed. This is a 20 Mil woven vapor barrier that fully seals into place to keep moisture and water from damaging the crawl space. A SaniDry dehumidifier was installed as a last step to keep the space dry and healthy so mold will not grow here. 

Water Leak in the Crawlspace - Keizer, OR

This crawlspace had a leak. The homeowners saw water pooling along the lowest wall of the crawlspace, going on top of the old vapor barrier. They called up John's Waterproofing after seeing our ad in a local magazine. They scheduled their free inspection and discussed the findings, landing on a full encapsulation for the long-term solution to their water related issues. 

To begin our work, we pulled out the old vapor barrier and debris. With the space cleared out we then began our encapsulation. We dug a full perimeter drainage system, with a perforated pipe in a silt sock. This would collect the groundwater and grade it to the lowest point of the crawlspace where a TripleSafe sump pump is installed to send the water out and away from the homes foundation. We then sealed off the vents and laid in TerraBlock insulation over the dirt floor. CleanSpace was than installed, going under the wooden posts, attached along the foundation walls, and sealed into place. A SaniDry dehumidifier was installed to keep the air healthy. Spray Foam was then applied to the foundation walls to air seal and insulate the space fully. This space is now dry and healthy! 

Falling Fiberglass in Keizer, OR

After having to have the fiberglass insulation reattached in their crawlspace a couple of times each year for the last four years, these homeowners knew there had to be a better way. They started researching and were interested in the benefits of encapsulation. We sent out a design specialist who did a full inspection and answered the homeowners questions. They opted to move forward with an encapsulation system. 

To begin working, we pulled out the old insulation and vapor barrier that was present. We then installed a three inch perforated pipe system in a silt sock to collect groundwater and grade it along to a SuperSump Plus to send the water out and away from the home. The floor was then insulated with TerraBlock insulation. We then installed CleanSpace. This is a 20 Mil woven vapor barrier that goes under each wooden post, attaches along the rim joists and is sealed into place. The vents were sealed up, the walls insulated with spray foam and a SaniDry dehumidifier was installed. This home will now have lower energy bills, and remain dry and healthy. 

Clean Crawl Space, Keizer, OR

When the homeowner found out that her respiratory issues were because of mold she knew she needed to make sure there was no mold in her home. That's when she called for a free inspection of her crawl space with a design specialist who did find standing water in places and some mold forming. Shortly after a crew went out to her house, cleaned out all of the old materials, found where the water was coming in at, installed a sump pump, and did an encapsulation.

This homeowner in Keizer Oregon called because she was afraid that she may have water in her crawlspace, but she wanted to be sure and handle it quickly if she did. Our inspector Vincent Birchall provided her with a free inspection and did confirm for her that she did, in fact, have puddles of water, eroding posts, and mold in the beams of her home. He provided her a written estimate to solve the problem which she quickly accepted. 

Gordon and his team were given the job of turning this scary space into a cozy place. They removed the old vapor barrier and ripped fiberglass insulation as well as replaced the molded and rotting posts scattered through the foundation. They then installed a perimeter drain, a sump pump, a dehumidifier, and our patented CleanSpace vapor barrier. Fernando finished the space with our spray foam perimeter insulation ensuring a warmer and more comfortable home for decades to come.

Soggy Crawl Space, Keizer, OR

Darryl gave us a call here at John's Waterproofing because he had seen that there were some definite signs of water in his crawl space and noticed some soggy, sagging insulation. Darryl suffers from some respiratory issues and was concerned about his health and the health of the air coming into his home. Did you know that half of the air on the first level of your home comes from underneath your house? Darryl knows this and how important it is to have clean air. 

Daniel M, one of our Design Specialists went out to Darryl's home and inspected the state of the crawl space. He did see puddles water here and there and there was sagging insulation that had become waterlogged. Our Foreman Gordon W. took his crew out and they got to work on cleaning out all of the old material and equipment that wasn't working properly. They put in a SaniDry Sedona Dehumidifier which eliminates all moisture. They then installed a SnaiDry Sedona Smart Sump pump, repaired some damage to the posts caused by water and then did a full encapsulation of the crawl space using the CleanSpace material and added some Spray Foam to the walls of the crawl space. 

Now no air comes into the crawl space or gets trapped in there. And Darryl now has only clean air coming into his home. Darryl says that his breathing has improved and he is happy knowing that his crawl space is guaranteed for many years. And is helping him save on his energy bill.  

CleanSpace, Keizer, OR

We have a customer named Art in Keizer, OR who called in one day with concerns about moisture in his crawl space and was worried that with the heavy rains, and not maintaining his crawl space that there might be some damage to his structure. This is just the sort of thing that John's Waterproofing specializes in so we were hap[py to help. We sent out our Design Specialist Vinnie B. out to take a look. Vinnie crawled underneath Art's house and did see there was some water damage to the posts supporting Art's home and found some mold. 

The project was scheduled quickly and we had Fernando H. and Delfino G. go out to fix the issues. They were quickly able to repair the water damage to the posts and did a full encapsulation of the crawl space for Art. The whole job was completed within just a few days. Art was thoroughly impressed and was delighted to know that he no longer has to worry about any further moisture coming into his crawl space or affecting the integrity of his structure. He also knows that he can call John's at any time with any concerns he might have and that our crews will be out once a year to maintain his crawl space so he doesn't have to. Crawlspace Make over in Keizer, OR

These homeowners had been using this home as a rental and were ready to settle for retirement to return home. After the renters had moved out they noticed that the home had a weird smell constantly in it and the heater always was running. They weren't sure what the issue was but found us and decided to give us a call for an inspection. 

Upon inspection, our inspector found that rodents were getting into the crawlspace. The rodents had ruined the fiberglass insulation and it was hanging down. There was also some standing water in parts of the crawlspace due to high humidity levels causing moisture build up. Our inspector recommended that we do a complete crawlspace clean out and install our Cleanspace encapsulation system. The crews first cleaned out all the debris, old torn vapor barrier, and removed all the sagging fiberglass insulation. After we had the crawlspace cleaned we put down our Terra Block crawlspace insulation that goes on the dirt floor below the vapor barrier. We seal each vent and place a nice airtight vent covers over each one. We install our CleanSpace vapor barrier that is 20 mils thick and rip resistant. Which will help a lot since rodents were known to get into this crawlspace and cause damage. After everything is sealed we use our spray foam insulation around the parameter walls to give more coverage. Due to some moisture, our crew also installed our SaniDry Sedona dehumidifier that is perfect for the crawlspace to keep moisture out and cycle clean air up thru the home. 

The homeowners were so relieved that they didn't need to worry about their crawlspace anymore. That they were breathing in clean air and after a couple of days the musty smell left the home completely. Along with encapsulating your crawlspace, they will start to see a decrease in their heating and cooling bill. Air is no longer escaping out of the crawlspace now with proper insulation and sealed.
