Home Needing New Vapor Barrier and Post Work - Kelso, WA

This home needed a new vapor barrier. The homeowner could see that the old vapor barrier was covered in dirt and debris, as well as rips and tears were scattered across it. They could also see that one of the wooden posts near the spaces exterior entryway was floating over it's footing. They called up John's Waterproofing and scheduled a free inspection so they could learn how to address these concerns and get their home back on track. 

To begin on this home, we crafted a solution to address the concerns, and budget. We began by removing the damaged old vapor barrier and general debris that was present. We then dug a trench around the interior perimeter of the crawl space, laying in a perforated pipe in a silt sock. This is carefully graded to divert all collected water to the lowest point, where it then is pumped away from the home with a newly installed TripleSafe sump system. We then laid in a new 6 Mil vapor barrier, running this up the walls and overlapping the edges. We then replaced three floating wooden posts with our SmartJacks. This stabilizes the home, and can have minor adjustments over the years if needed. The homeowner is happy to have their crawl space healthier than before and is pleased to know the home is resting properly on all of its posts once more. 

Rotting Wooden Posts in Kelso, WA

This home had rotting wooden posts under their home. They had adventured under the house to see what was going on, and upon seeing the post rotting, knew they needed a professionals help. After doing some online research, they called up John's Waterproofing to get their free inspection scheduled. 

To begin our work we had to pull out the old, moldy fiberglass insulation and apply Mold X2. We then removed the old vapor barrier and debris. To stabilize the home, we had to replace all twenty two wooden posts under the home with SmartJacks. The wooden posts were rotting beyond repair. A full interior drainage system with a TripleSafe sump pump was installed. This will collect groundwater and pump it safely away from the home. To reinsulate the space we laid in TerraBlock insulation over the dirt and SilverGlo on the walls, sealing the vents closed beforehand. CleanSpace was then installed, sealing the space off. A SaniDry dehumidifier was installed to make the space dry and healthy so mold and mildew won't be an issue. As a final step we air sealed the space with spray foam. 

Leaky Basement in Kelso, WA

This basement was in the process of being finished. They drywall had just been put up, and a leak happened. Water was found along the floor joist on two of the sides of the home. The contractors removed the lower portion of the walls and found the foundation damp to the touch. While no water had been reported, there was a water issue. The homeowners called up John's Waterproofing at the advice of the contractor before any further work would be completed. 

Our design specialist worked with the homeowners to craft a solution so their home could be finished as they desired. We began by digging an interior trench along the perimeter, here we laid down a bed of gravel and our WaterGuard system. This is then covered with concrete to give a seamless finish. The walls were then insulated with our ThermalDry radiant barrier, this acts as a vapor barrier and insulation for the space. This will direct any water from the walls down into the drainage system which grades the water along to a newly installed TripleSafe sump pump which pushes water safely away from the home. As a final step we installed a SaniDry dehumidifier to help keep the air healthy. The home is now ready for the original contractors to finish their job, keeping this investment protected! 

Post Damage in Crawlspace - Kelso, WA

Water can do a lot of damage in a crawlspace from rotting out wood to invading duct work, causing piers to sink and more. Thinking water under the home was normal, this homeowner had been putting up with water in his crawlspace for a long time, not realizing the damage it was doing until his hardwood floors started to warp. He called on John's Waterproofing to come out and we were happy to thoroughly examine his crawlspace and help him come up with a strategy for repairs. 

An installation crew arrived at the home and found it just barely dry enough to do the work. Before removing the old vapor barrier they crawled in and tied up all the ducting that was on the ground in the mud. They recommended to the homeowner that he should have a heating expert come out and make sure the ducting hadn't been compromised. They replace 2 posts that had been damaged by the water with SmartJack galvanized steel adjustable posts that would serve them for many years. The crew then removed the 6 mil vapor barrier and installed a 3" perforated pipe drain system around the perimeter of the crawlspace and terminated it at a new SuperSump Plus system. A new 6 mil vapor barrier was installed over the crawlspace floor and overlapped by 12-18" and secured to the foundation wall so it would stay in place. 

Leaky Basement Solution - Kelso, WA

Homeowners called John's Waterproofing after becoming tired of water coming into the basement every time there was a significant rain. Our System Designer was sent out to assess the problem and come up with a solution for fixing the problem. 

 

Because this home was older and had no footing on the foundation, the waterproofing solution was DryTrak. This product was installed around the perimeter of the basement floor to catch the incoming water and divert it to a newly installed Super Sump. The drainage for the Sump was connected to the downspout outside which was extended down and away from the home.  BrightWall was then installed to the foundation walls to lighten and brighten the space as well as divert any moisture from the wall to the DryTrak.  This home will now be ready for the heavy rains and the homeowners can rest at ease. 

Water Runs Down Hill and Pools in Crawlspace - Kelso, WA

This home was built at the bottom of a hillside, and every Fall when the rain hits, the crawlspace would gain about eight inches of standing water. This would stay, and the depth out fluctuated until Springtime came around and the water would finally leave. The homeowner had installed their own FrenchDrain on the exterior of the home on the hillside, but this didn't seem to do much to elevate the issue.  The homeowners can see that a simple 6 Mil vapor barrier had been installed, but it was mostly caked in a thick layer of mud by now. 

To help the homeowners find a lasting solution our crew came out to help. While their french drain was collecting the surface groundwater from the hillside, the crawlspace still dropped down another few feet lower, allowing all water below the surface to flow under the drain and into the crawlspace. We began by removing the old vapor barrier. We then installed three-inch perforated pipes in the crawlspace, these went along then interior parameter and cut through the space to ensure the entire space would collect water and push it towards a newly installed TripleSafe sump pump. This would then push all of the water out and away from the home to a LawnScape outlet. Next, each post was isolated with Cleanspace and the dirt floor was covered in out 20 Mil thick CleanSpace vapor barrier. This was anchored along the walls up to the home's foundation so any water that permeated through the foundation wall would be directed to the new drainage system. 

The homeowner was thrilled with how quickly this improved their crawlspace! This home is now dry and healthy! 

Smart Jack in Kelso, WA

This homeowner was selling their rental home and its crawlspace needed new posts and other repairs. They called John's Waterproofing and our inspector, Bob recommended that we replace the rotted posts with Smart Jack piers, a new vapor barrier, and a Triple Safe sump pump.

Alisson agreed to our suggestions and Tim and his team quickly began to fix the crawlspace issues. They installed a new 6 mil vapor barrier and replaced the old posts with Smart Jack piers. Smart Jack stabilizing piers are fully adjustable, stop settling and raise floors back to the correct level. They can always be adjusted in the future if settling occurs again. The team also installed a Triple Safe sump pump to pump out excess water. Triple Safe is a three pump system that will continue to work even if the power goes out.

Alisson is pleased with the new system in her rental home's crawlspace and knows that the future owners won't have to worry about the posts or excess water.
