A homeowner called after noticing musty odors in their home. Our crews went out to the home in Lyle, Washington to fix the problem. The musty odors were originating from the crawl space. 50% of the air in a home is from the basement or crawl space so the occupants of the home were breathing in the wet, musty air from their crawl space. Our team first cleared out all the debris in the crawl space. Then they installed CleanSpace encapsulation system on the floor and walls of the crawl space. We received a call from a homeowner who had frustrations and complaints of a wet basement. Our crews went out to the home to help. This basement in Centerville, Washington had water intrusion that was causing mold growth on the bottom half of the drywall. This was a major concern for the homeowner, so he called John's Waterproofing immediately. Our amazing inspector, Kevin gave the homeowner a patented solution to ensure that there would no longer be water intrusion. He suggested our Brightwall paneling system, a Waterguard perimeter drain, and Everlast Wall Restoration.
The homeowner happily agreed and Luke and his team set out to ensure the health of Eugene's basement. They started by installing Brightwall paneling against the concrete walls which channels wall seepage down into the Waterguard perimeter drain. Our patented Waterguard perimeter drain collects the wall seepage and directs the water into the sump pump. In this case, a Triple Safe sump pump. For the lower section of the drywall that had mold, our team removed that section of drywall and easily replaced it with our Everlast Wall Restoration panels that waterproof and prevent mold reoccurance.

The homeowners had a water issue in their crawlspace about a year ago and they had another company come out. They offered a great price, and the homeowners were told their home wouldn't need anything fancy to keep the water out. With the price right and a convincing salesperson, they went for it. After the rainy season they wanted to check on how it held up to the weather, and they discovered it didn't. The insulation was showing the early signs of water damage, there was mud on the cheap plastic vapor barrier, and since the barrier hadn't been taped into place it was coming up at the edges where more water was evident.
To fix the issues here we had to remove the debris and clean the space out thoroughly. We installed a SmartSump sump pump, specially made to work in crawlspaces. This will direct all of the water out and away from the home's foundation. We then laid out a 6 Mil Black Plastic which was overlapped a minimum of 18 inches and fastened up the foundation walls. This would keep the water out and this crawlspace clean. Our crew then made sure that all of the unaffected insulation was in place.
This home is located at the bottom of a large hill that provides great privacy. The home had not dealt with many water issues, so they had not given any thought to their crawlspace. However after a bad rainstorm, they noticed a trail of mud had crawled down from the hillside after a tree had fallen. This unusual event had pushed a lot of mud around that that loose mud had found a way to the homes foundation, in particular, their crawlspace entrance. Before being able to assess the damage, they let the mud dry out then they began to dig their crawlspace entrance free until they could get underneath. Once under the home they noticed that the crawlspace only had about one to two feet of clearance in most spaces since it had been filled with so much mud. In need of help and a long term solution, they called John's Waterproofing.
To start this job our crew dug down the crawlspace to meet local crawlspace guidelines. Once it was easy to maneuver, they added in a SmartSump that would pump the water out and away from the homes foundation. We then covered the space, isolating each pier, and securing along the walls with our Cleanspace vapor barrier. To ensure the space wouldn't be bombarded with mud should any further mishaps occur, we added in new vent covers and a Turtl crawlspace entrance.
This home had their basement waterproofed and finished by another company a few years prior. However, as the years progressed they noticed water intrusion around their basement windows. The water was seeping through and pooling on the exterior sides. This homes basement was primarily used for storage space and had a good amount of cardboard boxes that were stacked up. When moving some boxes around they discovered some signs of mold growth on some of the cardboard. They wanted to protect their basement and the items they kept down there, so they needed a solution that would waterproof their basement thoroughly.
For this project, our crew dug a trench along the interior perimeter and installed our WaterGuard drainage system. This will collect all the other and divert it to the newly installed TripleSafe Sump Pump we installed that will take the water out and away from the homes foundation. To keep water from seeping through the walls into the basement we installed our BrightWall Basement Wall Coverings which is a durable, washable, and non-organic paneling. This home was experiencing leaking in the crawlspace. The homeowners noticed a significant amount of the crawlspace walls were damp to the touch and they had multiple places where the dirt was mud from the moisture dripping down the foundation walls onto the floors. The walls in the crawlspace had SilverGlo waterproof insulation installed and then the dirt floor and remained of the crawlspace was sealed up with out 20 Mil woven vapor barrier; CleanSpace. This would isolate all of the wooden aspects of the home from any water damage and also creates a bright and easy to monitor crawlspace so we can inspect it and keep it in tip top shape. The homeowners were very pleased with the new crawlspace encapsulation and were glad they wouldn't need to worry about water damage.
This old building had been recently purchased as-is. The old shop was going to be updated and turned into a new store, but it needed some renovations and waterproofing in the basement before much else could happen. To get the waterproofing done right, the new owners turned to John's Waterproofing for a solution.
To waterproof the basement, we began by digging a trench along the interior perimeter and installing our WaterGaurd drainage system. This connects to the new SuperSump pump that is installed to take any water out and away from the foundation of the home. This home had a 6 Mil vapor barrier and while the homeowners had hoped this would be enough for their home, they were still facing water issues. The water was getting on top of the barrier and caused mud to cake on. To try and tackle their water issue, they called in another company, us, John's Waterproofing.
To upgrade their system we began by removing the muddy vapor barrier. We then installed a three-inch perforated pipe system that would collect the groundwater and take it to a newly installed SmartSump pump and then out and away from the foundation of the home. This would be able to keep the water moving so that it would have the chance to pool on top of the vapor barrier. We then reinstalled a 6 Mil vapor barrier, and come out to ensure the barrier is still intact and functioning at our annual maintenance visits.
The crawlspace of This home has become a muddy mess when the heavy rains hit. For years they had opted to go for the 6 Mil vapor barrier route. However, due to the high water levels their home experienced, this would result in caked-on mud which needed to be replaced every few years. after a while, the homeowners decided to search for a solution that would last, so they called up John's Waterproofing.
To solve their waterproofing needs, our installation crews began by removing the old vapor barrier. We then installed a perforated pipe system to collect the groundwater and divert it to a SmartSump pump. From here the water is all diverted a safe distance away from the foundation of the home. Our crawlspace was then encased in our 20 Mil thick CleanSpace vapor barrier. This is tearing and rip-resistant, with a 25-year warranty to back it up. this barrier is secured under each wooden post and anchored along the walls to keep it in one spot. This home is now dry and healthy!
This home's unfinished basement had water moisture coming through the foundation walls. In some spots where the water was more prominent mineral build-up was evident. To address the water problem, the homeowners called John's Waterproofing.
To waterproof the basement, we began by digging a trench along with the interior parameter and installing a WaterGaurd drainage system, this directs all water to the newly installed SuperSump pump which then moves the water a safe distance away from the foundation of the home. The walls were then covered with our BrightWall panel system which is a waterproof material that will direct all water down the walls to the drainage system. We also installed a SaniDry Sedona dehumidifier to keep this basement dry and healthy.
The crawlspace of this home had water seeping up from the dirt floor in the lower portions. This created some slippery and muddy places under the home and was concerned about the possibility of mold spores taking hold. To get waterproofing help, the homeowners called in John's Waterproofing.
Our crews began by removing debris from the crawlspace, the crew then evened out the dirt floor to minimize divots and high places under the home. With a more even terrain, they installed a SmartSump pump to collect groundwater and divert it a safe distance away from the foundation of the home. The crawlspace was then covered in a 6 Mil vapor barrier to help keep water from damaging the home.
When high energy bills are present, we like homeowners to evaluate the foundation of the home. Many crawlspaces are not insulated properly. This home had fiberglass insulation strapped to the underside of the home, leaving it open to water weight, creating an ideal place for mold spores to take hold. The water weight had also begun to pull down the insulation, causing a large majority of it to fall to the dirt floor or just hang, leaving the above home colder than it should be.
To get this home insulated properly, we began with a clean-out. We removed all of the old insulation and cleaned out any debris from under the home. Our installers then installed a SmartSump pump to divert water out and away from the home. The dirt floor was then covered in our TerraBlock crawlspace insulation and the walls were covered with SilverGlo insulation. The entire space was then encased with our 20 Mil CleanSpace vapor barrier. This insulation system was built for crawlspaces so the home can stay dry and healthy, and save the homeowners on their energy bills!
Fiberglass insulation is not made to be exposed to water. In a crawlspace, water issues are very common. This can be seen in pooling water, through condensation, or in high levels of humidity. However, no matter how it presents, this water likes to penetrate fiberglass insulation, where it can find an ideal place to grow mold spores. This added weight also pulls the fiberglass insulation to shreds until it just hangs in pieces, leaving the home barely insulated. When these homeowners noticed that their energy bills were going up, they checked under their home, most of their insulation was now resting on the dirt floor of their crawlspace.
To solve this issue, our crew began by removing the old insulation and clearing out the debris from under the home. We then laid down our CleanSpace vapor barrier. This 20 Mil thick material is inserted under each wooden post to form a water tight seal, and it is anchored into the walls so ensure water doesn't make its way into the crawlspace from the ground. We then secured SilverGlo insulation panels along the foundation walls, and air sealed the space. Since this area did have a high level of humidity we also installed a SaniDry dehumidifier to ensure this space would no longer be a space where mold spores could grow. This home is now dry and healthy.
These homeowners went to check under their home while doing some Spring cleaning. While under the home they realized that the old vapor barrier was caked in dirt. The homeowners looked into getting a new vapor barrier replacement when they learned that dirt on top of the barrier is a sign that water is getting on top of the barrier and can damage the home's foundation. For a long-term solution, they called up John's Waterproofing.
After assessing this home our design specialist came up with a solution to this water issue. Initially, we removed the old vapor barrier and cleaned the debris out from under the home. We then installed a SmartSump pump with a three-inch perforated pipe system to collect groundwater. All water is collected into the drainage system, runs along to the sump pump, and then diverts out and away from the home to a new LawnScape outlet. We then laid down a new 6 Mil vapor barrier. This home will now be protected against water intrusion.
This homeowner had a small crawlspace but big problems with it. Several inches of water would accumulate and breach the old moisture barrier every time it rained. He couldn't figure out why so he called on John's Waterproofing to help him out. A System Designer was scheduled to go out and figure out what the problem was.
After arriving, the designer saw one problem right away. The homeowner's downspouts terminated only inches from the foundation so the water was saturating the ground around the foundation. As he walked around the home, he discovered a small pond beyond the property and by the elevation of the pond, it was obvious that the water tables in the area were very high. The only fix for this home was to extend the rain drains far from the house and install a drain system inside the crawlspace to gather the water and discharge it to the rain drain system. Fortunately for this homeowner, there was good sloping downhill toward the pond so a sump pump would not be necessary.
The Installation Crew came to do the repairs. They started by removing the old barrier from the crawlspace and all other debris. A perforated pipe in a silt sock was installed around the perimeter of the crawlspace and it terminated at a SmartDrain. From there it was attached to the downspout drain system to flow downhill to a LawnScape outlet. A new 6mil plastic vapor barrier was laid out and overlapped well and run up and attached to the foundation walls to ensure that any water seepage would be directed to the drain system, leaving this crawlspace dry and healthy.
This home was getting a remodel, and the new homeowners were excited to embark on this project, but before they could do much work, they needed to bring the home up to code so they could get proper permits to do the work they want to do.
To help the home get up to code, our crews went out and had to fix up the crawlspace. This space had an average of about a foot of headspace, to bring the home up to code we did a full dig out, an average of roughly two feet throughout. With all of the dirty removed we installed a drainage system to collect groundwater and divert it to a TripleSafe sump pump to take all of the water safely away from the foundation of the home. The space was then covered in a 6 mil vapor barrier to help protect the home from water, keeping it dry and healthy, and now up to code!

These would allow all condensation and moisture from the walls to divert down to the new drainage system. Water then goes along the WaterGaurd to a newly installed TripleSafe Sump pump and then pushed out and away from the home's foundation. As a final piece, this home had a SaniDry Sedona dehumidifier installed to ensure the home would be at a safe humidity level so mold couldn't take hold.
The homeowner wanted to finish her basement, so she called on John's Waterproofing to solve her moisture problems and make sure she didn't have to worry about her basement after investing in remodeling. A System Designer was sent out a few weeks later and examined the situation and walked her through the solution.

Now this homeowner can finish and enjoy a comfortable space without the worry of water intrusion and know that the air will be clean and dry.
As the warm summer months arrived, the homeowners notice an odd musty smell taking over their home. To try to stop this smell the family did a deep clean of their home, when that didn't clear out the smell, they called in the experts at John's Waterproofing. One of our design specialists arrived and found mold spores harboring inside the old and water-heavy fiberglass insulation that was in their crawlspace. To solve this issue, the homeowners had us remove the old fiberglass and they called a mold expert to properly eradicate the mold problem that was present.
To ensure that mold didn't appear again, and to re-insulate the crawlspace of the home, we then came back to encapsulate the space. This started with us installing insulation made for a crawlspace; TerraBlock on the dirt floor, and SilverGlo along the foundation walls. The space was then sealed up with our 20 Mil vapor barrier; CleanSpace. This is inserted under each wooden post, anchored along the walls, and sealed up to create a water-tight seal. As a final piece, we installed a SaniDry dehumidifier to ensure the space was no longer conducive for mold to grow, keeping this home dry and healthy.
This homeowner knew that the crawlspace had not been dealt with for many years and was certain that it needed to be inspected, so they called John's Waterproofing for a free inspection.
When the Design Specialist arrived, he got to work measuring the footprint of the crawlspace all the while checking the downspouts and foundation for any issues. Then he donned his protective gear and dropped into the crawlspace to do a thorough inspection. What he found was the fiberglass insulation was falling off the floor above and the vapor barrier was clear plastic and therefore not to code requirements. There was also a lot of construction debris and evidence of repeated water intrusion during heavy rains. He showed the photos to the homeowner and explained what John's Waterproofing could do to fix the problems including the value of encapsulation. The homeowner was impressed and chose to do the encapsulation.
A month later, one of our highly trained installation crews were dispatched to the home. To begin our crew removed the damaged 6 mil vapor barrier and fiberglass insulation and debris and placed a sump pump and fans in the crawlspace to dry it sufficiently to do the work. A couple of weeks later, the space was dry enough to do the installation. They installed a 3" perforated pipe drainage system around the perimeter to collect the water and direct it to a newly installed TripleSafe sump pump, along with proper discharge. TerraBlock, a high-density foam product was laid over the dirt floor. This aids in insulating the crawlspace protecting the new CleanSpace, 20mil, nylon-reinforced barrier. This is used to isolate each wooden post and anchored to the foundation walls. Lastly, a SaniDry dehumidifier was installed to ensure this home stayed dry and healthy. With all the vents sealed, Spray Foam insulation was applied to the full wall of the foundation to keep the home insulated. Healthy, dry, filtered air helps the homeowners stay healthy and comfortable.
This customer had a small but very wet crawlspace. He had received a few bids from other waterproofing businesses, but he was very impressed with our reviews and even more impressed with the System Designer that came out to meet with him who was professional and patiently answered all of his questions. For these reasons he decided to go with John's Waterproofing.
Our crew arrived at the home and cleared the crawlspace of all of the debris, old plastic barrier and fiberglass insulation. A perimeter drainage system consisting of a 3" perforated pipe in a silt sock was installed and graded to the low spot of the crawlspace. Here we installed a new SmartSump pump to take the water out of the crawlspace and discharge it out and, well away from the homes structure. Once completed, a 6mil black plastic vapor barrier was laid and overlapped a minimum of 18" and run up the foundation walls and secured just below the rim joist. This ensures that any water that comes in at the footing or wall can't breach the barrier and is driven into the drain system.
A customer called because of a long crack that had developed on the foundation wall of his basement and water was seeping in. He had tried to fix it himself but his efforts failed. More water was seeping in and he realized he needed professional help so he called up John's Waterproofing.
A System Designer was scheduled and went to help the homeowner with a solution to his woes. He arrived, walked around the exterior and found problematic downspouts as well as the crack from both the exterior and interior. He also noted the moisture damage around the perimeter and took photos and measurements. He explained our award-winning WaterGuard system and sump pumps to the customer and what we could do to address the downspouts.
When the installation crew arrived they got to work installing the WaterGuard patented drain system around the perimeter of the interior. They connected this to a SuperSump system that includes a primary pump with a battery backup in a special container featuring an airtight lid and alarm that would alert the customer to any failure. The downspouts were addressed by extending the discharge line underground to maintain the look of the landscaping. This design also avoids a tripping hazard, discharging well away from the basement with a LawnScape outlet and a subtle design with a removable lid for cleaning out debris. Problems solved!
These homeowners had their crawlspace recently waterproofed. They were happy with how this kept their crawlspace dry, however they had opted out of a new crawlspace entryway. Their entrance was a plywood board that was still working at the time. When we revisited the home the following year for their service, our trained technicians noticed chewing marks along this wood. We brought this issue to the homeowners attention and relayed that something was wanting to live in their encapsulated space. If they left the entryway as was, this could cause their crawlspace to become a boarding house for local critters. We left some information with them about our Turtl entryway so they could mull over this option or buying a new piece of wood. A few days later the homeowners called us up to get a Turtl installed. While wood would have been the upfront, cheaper option, they knew this would only be temporary and not protect their home in the long term. We had the technician back out a couple days later to install a new Turtl entrance.
When selling a home, there are certain expectations to be met. Some code requirements are that there are no water issues in the basement or crawlspace, that the roof doesn't leak, and that the plumbing and electrical are in good order. John's is often contacted by buyers, sellers and brokers to address problems with properties found by the building inspectors. This home needed a new sump pump and a new vapor barrier to bring it up to industry standards. This owner, like so many we help, wanted the work done ASAP. Fortunately, we had a job end early so we were able to accommodate the owner and get the job done in one day! The crawlspace was cleaned out and a new vapor barrier was laid over the top of a newly installed perforated drain system that was installed around the perimeter of the crawlspace. This took the water to a SuperSump pump and properly discharged away from the home to a LawnScape outlet. The space comes with a 10 year transferrable warranty.
This new house was getting near completion, the walls were up, and just final touches were being added. As more awareness around radon is passed along, more people are testing their homes. Knowing that radon levels fluctuate, this homeowner purchased two charcoal testing kits from their local hardware store. The first test showed a level of 4.0 pCi/L, the second one was 6.8 pCi/L. To begin we would install the waterproofing. We dug a trench around the interior perimeter of the space, laying in a bed of gravel and our WaterGuard drain system. This collects groundwater and sends it to the lowest point where a TripleSafe sump pump will send the water away from the home. The space was unfinished so they opted for our CleanSpace wall system along the walls to guide and wall moisture to the below drain system. A SaniDry dehumidifier was installed and then we installed the radon mitigation. This has a pipe that goes through the foundation to pull radon gases out of the soil. This pipe wraps along to the side of the home where a mitigation fan is installed and a pipe extends from there to above the rooftop. Once completed we left a charcoal testing kit so they could test their home's radon levels with a third party company, ensuring the home's radon levels have been properly addressed.
When the rain comes along, water gets into this basement. It had been going on for a few years, and the homeowners were tired of having to monitor the water levels and cleaning it up. So they called up John's Waterproofing to learn about waterproofing solutions that could keep the space dry and healthy all year long. We sent out a design specialist who did a full inspection and worked with the homeowners to craft a system for their home.
To begin this work we dug a trench along the interior perimeter of the basement, there were some leaky cracks bisecting the room, these were also trenched. We laid a bed of gravel in these all, with WaterGuard around the basement, and perforated pipe in the leech lines. These will all collect the groundwater and grade the water to the lowest point of the room to a newly installed TripleSafe sump pump to be diverted away from the home. To guide water down the walls safely we installed our BrightWall paneling. This will not rot or mold. It brightens the space and directs water to the below drainage system to be addressed properly. As a final step we installed a SaniDry dehumidifier to keep the moisture in the air controlled so it can be healthy. The homeowners love the peace of mind and look forward to not having to stress when the rain comes.
This unfinished basement had water coming into it. Two of the walls were damp to the touch and water stains were appearing. To keep this space protected against water issues they wanted to get the space waterproofed. They knew waterproof paint was a temporary fix, and they wanted something long-term, so they scheduled a free inspection with John's Waterproofing. After the inspection we sat with the homeowner crafting a solution to fit the homes needs.
To begin our crew addressed some exterior concerns. Two of the downspouts were pouring out next to the homes foundation, adding pressure to the homes foundation. We extended these downspouts into the ground and installed a pipe system to direct the water safely away from the home. We then went into the basement where we dug a trench around the entire perimeter. We laid a bed of gravel in this, with our WaterGuard drain system to collect the water, a TripleSafe sump pump will then pump the water, directing it away from the home. The walls had BrightWall paneling installed, ensuring moisture from the walls is guided safely to the drain system as well. BrightWall is a semi-finished wall system which is easy to clean and will not rot or mold. A SaniDry dehumidifier was then installed to ensure the spaces moisture to air content is healthy. This space is now dry and healthy and the homeowners can rest easily knowing it is protected against water issues.
This homes basement was damp and musty. The wet odors were wafting up into the living spaces and the homeowners were ready for a solution to protect their home against water issues. For this they called up John's Waterproofing. When we went out to do their free inspection we discovered water coming in around the below-grade windows, the exterior wooden beam wells had dirt and were rotting in a few places. To address the issue we replaced the window wells with a StackWell system which will not rot or mold. This also included digging to below the window and installing a drainage system for any water that does creep into this space. From the inside of the space we installed our WaterGuard drainage system around the interior perimeter to collect any water. This directs water to the newly installed TripleSafe sump pump which will then pump the water safely away from the homes foundation. We then installed our BrightWall panel system on the foundation walls, ensuring any water from the walls is guided down safely to the new drain system as well. As a final step we installed a SaniDry dehumidifier to ensure the moisture in the air is kept down.
This homeowner had reminders set to have their vapor barrier checked and replaced every two years. They knew it was a dusty space, and that they needed to keep it healthy as it affects the home as a whole. So they called up John's Waterproofing to have an inspection. We went out and did a full inspection, and then talked over options. They were not wanting to a do a full encapsulation, and chose to move forward with a Pipe, Pump, and Plastic. There was signs of water getting over the top of the old vapor barrier, so to ensure water would stand stagnant they would have an upgrade to their system. We pulled out the old vapor barrier and debris. We then installed a full drainage pipe system to collect and guide the water to the lowest point where a sump pump will then move the water safely away from the homes foundation. We then laid in a new 6 Mil vapor barrier, overlapping the edges, and running it up the walls to help keep this space protected.
When water is found pooling on top of the old vapor barrier, this is an easy sign to know your home could use an upgrade in its waterproofing system. To get this upgrade, the homeowner here called upon John's Waterproofing. We went out and found the old vapor barrier had rips and tears and in many spots the dirt was exposed with the old vapor barrier out of place. The homeowner didn't want to worry about their crawl space, so they were happy to get an encapsulation to prevent issues.

The vents were sealed shut and TerraBlock insulation laid over the dirt floor. CleanSpace is then placed in, going under each wooden post, anchored along the foundation walls and sealed into place. A SaniDry dehumidifier was installed and Spray Foam insulation applied to the foundation walls to complete the job.
